Negative experience: I am extremely disappointed with Prospect Estate Agency and their persistent cold-calling practices. Despite telling them numerous times to remove my phone number and personal details from their database, they continue to call me. Today was the final straw. I was so fed up with yet another unsolicited call that I hung up immediately—only to then receive a rude and unprofessional text message from their agent. What makes this worse is that continuing to contact someone after repeated requests to stop is not only disrespectful, but also raises serious concerns around GDPR and data protection compliance. A clear request to remove personal data should be acted on immediately, not ignored. This behaviour shows a complete lack of professionalism and respect for privacy. If this is how they handle basic data requests, I seriously question their standards overall. Unprofessional, intrusive, and unacceptable. I would not recommend this agency.

Fantastic experience: So far, so good! I’m a new client and have been impressed by Prospect’s proactivity, support and helpfulness on the journey of letting out my property in Reading. Special mentions to Stefano and Lewis supporting the initial property listing and tenant finding as well as Nicola for her proactivity in getting everything squared away in a short space of time ahead of tenant move in! Negative experience: I had a terrible experience with this state agent. Initially everything was ok, viewing was done and I was told to to id check and spent £185 then Mr Liam was vanished who was dealing with the property. Hardly I catched him and he told me the seller sold the property to another party. So be aware everyone while buying the house

Negative experience: They will cancel your viewings without letting you know so you turn up and waste your time. Useless rude staff on the phone , don’t bother with these guys to sell your properties because they won’t show up to customer viewings.

Fantastic experience: I'm a landlord I arrived at Prospect Lettings when they bought out my previous agent Stef in sales is excellent, he found me a new tenant at a very satisfactory rent level Emily deals with any issues that arise with the flat, she's super dependable she arrived at Prospect from my previous agent All good so far!

Negative experience: Continuing to recieve spam calls from this agent. I made a review recently about the same thing and they agreed to stop calling me and delete my number if i removed it, clearly they did no such thing and continue anyway. They even use alternate numbers and withheld numbers like a proper spam outfit. Clearly very untrustworthy and not good at their business if this is a good use of their time. Just avoid, don't give them your information, plenty of better people out there.

Fantastic experience: I had a property viewing with Archie this week and was really impressed with how he performed (he informed me that he had been on the job three weeks). Archie was punctual and provided parking information in advance of the viewing which was very helpful. His knowledge of the property was exactly what we hoped and he endeavoured to get answers to our questions. He was personable and accommodating. An all round pleasure to work with.

Fantastic experience: I needed to find a rental property in central Reading and thanks to Lewis and the team at Prospect for their support in securing a tenancy. On the same day I enquired about available flats, I was able to view one just a few hours later and start the rental process! Lewis was quick and polite to reply to any questions I had and I was kept up to date at each stage the process. I found the referencing process a little painful with answering to the chatbot but everything was resolved in good time. Much appreciation to Lewis and the team - I am very pleased with the service I’ve received. Would recommend Prospect to others.

Fantastic experience: Beth Reilly was a friendly face from Prospect Reading that made purchasing my flat as easy of an experience as possible. From bringing summaries of each flat being seen prior to each visit and being quite frank and approachable, I can give a massive kudos to her for choosing my flat. Throughout the process, she also went above and beyond in being liaison between the seller, myself and other parties, sometimes even calling multiple times a day to give updates. She was quick to respond and organised any meetings within a couple of days; and got a colleague to help if she wasn’t available. I couldn’t recommend her from Prospect enough!

Fantastic experience: I was shown around two studio flats by Oliver and Ellie today. Ellie was prepared with handouts, very approachable, and able to answer all questions I had about the properties. Oliver was excellent at following up after the viewing and dealing with an offer that I made on one of the apartments.

Positive experience: Prospect took over the sale of my house after the first agent had failed to find a buyer. I soon established that the asking price recommended by both agents was too high as was the valuation on Zoopla. After the price was substantially reduced viewings increased and a prospective buyer was found and the sale was completed 7 months later. From the initial placing on the market to exchange of contract too just over one year. The property market seems to be tough in the UK and the legal process takes far too long.

Positive experience: 2 stars for the professionalism at the beginning and at the end of contract. 1 star for the reply’s for any queries we had throughout the contract. Suggestions I would like to pass, Firstly I would like to thank prospect agents for considering our offer, I would like to suggest some tips that I have gone through my experience. Firstly, Reply’s to the any email by tenants within 24 hours would gives a extra trust and respect to the agent and the person dealing, Secondly, any repairs or changes requested by the tenants to the property manager should go directly to the land lord instead of going through some of the third party browser, (anyway the property will be repaired by the trusted persons by the landlord) extra hustles should be taken out. Thirdly, anyone who wants to inspect or repair the the property (even landlord) should be informed to the tenants or with the presence of tenant, Finally, landlord or the expert from agency must take a tour with the tenant in the beginning of contract to explain the damages, wire or internet sockets, meter locations and the SOP of equipments in the property.

Fantastic experience: Bernadette Martin from Prospect was really helpful in completing my purchase. She followed up, spent a lot of time on my file, chased solicitors (both mine and the seller's) regularly to ensure that everyone stayed on timelines. There were times when she provided me updates sooner than my own solicitors.

Negative experience: I marketed my property with Prospect at the start of 2024. Having a poor experience with estate agents in the past, I was tempted to "go direct" with a company like Purple Bricks, but Prospect convinced me to go ahead based on their promise of ensuring a smooth sale. I had also worked with Bernadette Martin (after-sales progression) previously and was confident that she would help me progress the sale. Bernadette is amazing and is the only positive part of this process. Within a few weeks after marketing the property, it was clear that the list price Prospect recommended was too high and they were suggesting I reduced it for a faster sale. This was disappointing as it felt like they'd inflated the price to get my business - something which I was already wary of. After the reduction, we had an offer within a week. Prospect then recommended a local legal firm to me. I was told that the buyer also had a local firm which was very good and well known to Prospect, helping the sale move quickly. I was keen to progress fast so went along with this. I then did everything in my power to ensure the process was fast - I expedited sales packs from the management company, I spoke regularly with my solicitor and Bernadette who also did a great job at streamlining and communication. However, the solicitors Prospect had recommended were awful at communication - they seemed to speak to each other once a week on average, repeatedly asked for the same information, didn't speak over the phone etc. Neither solicitor seemed proactive at progressing the sale. After six months of going round in circles with solicitors asking for information, much of which was deemed to be unnecessary by multiple parties, I found out that my solicitor had left and my case was now being run form a parent company in the north of England. It took me a month to track down and speak to the new solicitor who was the least helpful person I have ever met. I was regularly ignored, if I got frustrated then he told me I was being abusive (which wasn't true) and threatened to end the contract on many occasions - he clearly didn't need the work or care about completing it. Bernadette did her best to help but we were both powerless to move things forward with two solicitors who didn't talk to each other or their clients. After another month, we ran into issues with cladding which slowed the progress again. My sale completed in on 30th September, nearly 18 months after the process started. I cannot fault Bernadette as she has always been incredibly helpful and professional. We had daily calls for months, trying collectively to move the solicitors forward and I am sure that if she hadn't been involved then the nightmare process would still be ongoing. I am very grateful to her and everything she has done. I appreciate that she has worked on this case for 18 months and has put in a great deal of effort. Bernadette is clearly the best part of Prospect estate agents. However, I do feel that Prospect all-up secured my business with promises of a higher sale price which was reduced quickly, they recommended terrible legal firms, they signed me up to a Legal Aid company for ID checks which automatically subscribed me to their services (which I assume meant Prospect received a referral fee). I realise all estate agents cost money, but when I look at the outcome of this engagement and the cost of £4,515 for the service, I do not think it was justified. I also realise that there were external complications with the sale based on cladding issues that arose in January and this review is tainted by two TERRIBLE legal firms... but these firms were recommended and the cladding issue didn't happen until ~8 months in, when the property should have sold many months before if all parties involved had been more professional.

Our leasehold property was complicated and there were a few sticking points. If it wasn't for Bernadette keeping me fully updated, I honestly believe the sale would have fallen through. She was excellent at being the go-between, obtaining outstanding items from the buyers solicitor and then feeding back to the buyers side with the progress. (Yes, this is the Solicitors job, but when she doesn't do it, you need a Bernadette). Bernadette you are a complete star, thank you. I have no negative feedback about Prospect Reading. Fantastic experience: I rented a property through Prospect and had a very smooth experience. Marina was always responsive, easy to get hold of, and dealt with everything quickly. They recommended a reliable cleaner for the end of tenancy and my deposit was fully returned without any issues. Would happily recommend.

Negative experience: People should think twice about dealing with people as rude and disrespectful as this. They try pressure you to go through with deals even when there are huge flaws and they also hid costs from me until my solicitor found out. Well known in reading to be dodgy.

Negative experience: Rubbish like any british letting agency. The process is always the same: 1) Advertise an overpriced "ruin" known as room or flat nowadays though edited pictures to make it look better than it is. 2)During the viewing dont forget to lie and conceal important information from the tenant. Remember they dont give a damn about you, they just want your money. 3) After the contract is secured make sure to ask for a couple of months rent in advance as a deposit. Yes people renting nowadays dont want a roof on their head. Deep down they want to vandalize your property. You got us!!! 4) Should any issues arise make sure to take a couple of weeks to reply. In the event that someone insists about a repair in the rented "ruin" make sure to use your super powers! SECTION 21 EVICTION notice. Why? Because you dared to ask for some decency in your "ruin". NOPE. You dont matter my friend. But your pocket does. 5)Make sure to deliver the final blow! Keep the whole deposit by blaming the tenant for everything that is wrong inside the "ruin". After all it your reward for your "hard work". 6) Last step. While the tenant is trying to move out make sure to harass them and stress them as much as possible. Once they are out of the "ruin" re- advertise the "ruin" BUT dont forget to list at least 200£ more expensive. After all the more its "value" increases so do the chances for it to collapse. BRAVO!

Positive experience: We recently sold a house through Prospect in Reading . Due to various issues (not of Prospect's making , I hasten to add) the process took 1 year to complete . So to give 5 stars would be a little odd . Bernadette Martin was responsible for the sale progression and to her credit she did her best under very difficult cicumstances .The buyers solicitor had only one speed and that was ultra slow , coupled with a perdantic modus operandi. Bernadette was up against it and did her utmost to get the deal over the line - and for that we are very grateful. She is a definate assett to Prospect.

Negative experience: While the rental process itself was smooth, our experience changed once the property manager got involved. We often felt more like we were being managed on behalf of the landlord rather than supported as tenants. As this was our first time renting in the UK (after nearly two decades in Dubai), it was disappointing to feel dismissed rather than mediated with fairness. Kate Smith, in particular, often forwarded messages directly from the landlord without any context or effort to resolve the issues, especially during more sensitive exchanges. It left us feeling quite unsupported. Despite multiple requests for early termination of our contract after we purchased our own home, which left us managing both mortgage and rent for nearly four month, there was no attempt from the agency to help negotiate terms. So, while everything is smooth when things go well, anyone contracting under the agency should be prepared to navigate challenges alone if things go south.

Fantastic experience: It took a while to sell our property in a very difficult market but Beth, Liam and the Prospect team were persistent, communicative and made sure we were never short of viewings. When we did find a reliable buyer Bernadette was a bubbly and professional support through the whole process.

Negative experience: Unprofessional Conduct, Poor Communication & Disrespectful Treatment I had a confirmed property viewing with Prospect Estate Agency in Reading (360 Tilehurst Road, RG30 2NG), and the entire experience was extremely disappointing from start to finish. Due to an unforeseen road accident, I called the office to inform them I would be around 10–15 minutes late—having already travelled over halfway through a two-hour journey. Luke (or possibly Lee) initially hesitated but eventually confirmed (after checking with the agent Beth) that a 10-minute delay would be acceptable. I appreciated that flexibility. However, further delays occurred due to ongoing traffic, so I phoned again to explain and asked for Beth’s contact details to keep her directly informed (which I understand couldn’t be shared). I even offered to wait nearby for a couple of hours in hopes of a later slot. Despite my effort to communicate clearly and offer reasonable alternatives, Luke was completely inflexible and unwilling to assist. When it became clear I couldn’t arrive in time, I showed the courtesy to call again and formally cancel the appointment. I also specifically requested the viewing to be rescheduled. I was told Beth would call me on Monday to arrange this. However, the only call I received was from Luke, whose tone was dismissive, defensive, and unprofessional. Instead of acknowledging the situation, he focused on blaming me — even suggesting dishonesty on my part by using the cancellation call against me. I reminded him that he himself had said delays beyond 10 minutes wouldn’t be acceptable — so the cancellation was inevitable. I waited a few days to hear back and followed up again on Thursday to reschedule. By that time, I was told that an offer had been made on the property on Wednesday, and therefore no further viewings were being arranged — despite the fact that: • The offer had not been accepted by the seller • The property was still publicly listed as available on Zoopla This feels like the next level of unprofessionalism and possibly even a personal vendetta, likely due to the honest negative review I left on Trustpilot. I had genuinely hoped they would follow up and turn the situation around — but clearly, they are not interested in resolving issues or treating prospective buyers with fairness. I was eventually told that if the seller does not accept the offer, my details would be passed to the front office to arrange a future viewing. I’ll continue monitoring, but at this point, my trust in this agency is extremely low. Timekeeping is important — but so is basic empathy, flexibility, and respectful communication. Unfortunately, none of those were demonstrated by Prospect Estate Agency (Reading branch) in this experience.

Fantastic experience: We bought a house and our agent, Bernadette Martin, went the extra mile to support us all the way through the process. As first time buyers,we needed a lot of support, extra explanations of the steps of the purchase process, terminology.She was very professional, we communicated well and everything went very smoothly for us. Bernadette liaised between us and the vendor , she was also in touch with our mortgage advisor and lender and that spared us of a lot of headache. Fantastic experience: I rented an apartment through Prospect Estate Agency in October 2020 and resided there for nearly five years. The onboarding process was efficient, and any issues I encountered were promptly addressed. The landlady was exceptional and assisted with various matters, including providing an additional mattress topper. Hazel, the Senior Property Manager assigned to me, demonstrated exceptional professionalism. She consistently maintained a polite demeanor and addressed issues and concerns promptly, with regular follow-ups. Urgent matters were resolved immediately. To be honest customer service in this country is not always great but she respects her job, and get the things done and keep us informed, which I think she really deserve a 5 star not only in her industry but also in this country. Negative experience: I’m writing to express our dissatisfaction with the experience we had renting a property through this agency. We had high expectations based on the listing of a fully furnished apartment, but upon moving in, we were met with several issues that were frustrating and disappointing. Firstly, during the signing of the rent agreement, we noticed that the contract clearly stated the rent was to be paid on the 24th of every month. However, when it came time for the rent payment, the agency insisted that the rent was due on the 1st of each month instead, which they sent emails to us accusing us that our rent was overdue. We immediately pointed out the discrepancy, showing them the signed contract, but instead of apologizing or offering a solution, they became evasive and started pushing back aggressively. Their attempt to alter the payment date was not only unprofessional but felt like an attempt to scam me into agreeing to unfavourable terms after the fact. They even tried to make me feel like the error was on my part for not noticing this change earlier. Despite the contract explicitly stating the 24th. Also, we nearly got scammed by this agency when they tried to overcharge us while making our initial payment, and at the end of our tenancy. In addition to this, the move in date was delayed due to some issues with the landlord and the agent, however, the house was advertised as “available now”. Our move in date was changed from the 09th, 11th to the 13th and finally to the 24th of October 2023. This resulted in cancelling our jobs to fit into the actual move in date. When we finally moved in, we found that the sofa provided on the day we moved in was bug-infested, there were no beds in the two rooms, just a dirty mattress. It was clearly not in a habitable condition. Additionally, the apartment was only equipped with a mattress, and not the full set of furniture that was promised in the listing. This was a major inconvenience and certainly not what was advertised. It took two weeks for your team to deliver the furniture, after going back and forth with Nancy Suri. This caused further disruption and discomfort during the initial period of my tenancy. We had to make last-minute adjustments to our plans, which added to our frustration. The thing which was brought to us as a sofa is one that can be turned into a bed. We made complaints several times regarding the type of furniture provided. We were advised to make a complaint to Jake Harley and which we did but received nothing tangible. “Unfortunately, the landlord is only responsible to supply the furniture you've requested - the condition/quality of the furniture is obviously something he has chosen to supply”, this was his response from the email he sent. If we were aware that was the kind of furniture in the property, we would not be renting. Despite our complaints about the issue and awaiting your response, the problem was not resolved. As a result, we experienced undue stress and discomfort, which severely affected our overall experience in the property. Given the circumstances, we believe it is only fair to request compensation for the inconvenience caused. We trust that you will recognize the validity of this request and provide an appropriate solution. At the end of our tenancy, the agency refused to refund our holding deposit, despite providing them with a receipt of a professional cleaning carried out before we left. Hazel Sims (Senior Property Manager) is the one insisting some deductions be made on our holding deposit. What a shame. We raised these issues with the agency at the end of our contract, though we got a response from Chloe Hoptroff who promised to investigate our complaints and gave us a feedback duration of 14 working days. Unfortunately, we have not received any feedback till today and that was on 13th Decmber 2024. I sent an email for a follow up but no repsonse was received. Please note that every statement made here is backed up with emails, text messages, and photo evidence.

Negative experience: If you are considering to rent with them, please don’t! They have absolutely no interest to help tenants as soon as they get the contract signed and everything will be done in favor of the landlord. If you’re a landlord, I presume you’d be better off. Absolutely no flexibility, no response or basic respect for a paying tenant, unfortunately trapped in a 24 month contract with them, can’t wait to leave them for good. If you are researching a bit, you’ll know that tenants aren’t treated well but most landlords have had good experiences with them.
