She was friendly and knowledgeable about the local area and the properties themselves, which whilst one might think is to be expected, our experience is that not all agents conducting viewings are able to answer reasonable questions! Emily engaged in our discussions around how to potentially make spaces work better for us and added lots of helpful suggestions. All in all a very productive time was spent with an agent who was an excellent professional host.

Negative experience: ⭐☆☆☆☆ Review for Nicolas Estate Agency I recently made an offer on a property through Nicolas Estate Agency, and the offer was nearly accepted. We were asked to provide a few additional documents, which we were in the process of preparing. Unfortunately, before we could submit them, the property was sold to another buyer without any prior notice. While I understand that the market can move quickly, I would have appreciated being informed before the sale was finalized, especially since communication was ongoing. This experience was disappointing and did not reflect the level of professionalism I had expected.

Fantastic experience: NEA Lettings is one of the best estate agents and managing agents I have dealt with in over 20 years of renting property. They are highly responsive and always have been fair. Definitely a great choice and a sign of quality when it comes to renting in and around Caversham. Megan, Dhanvir, and their team are great to work with, and I highly recommend them.

Negative experience: Rented a property via NEA in June 2024, the property didn‘t deep clean before handover to me, especially the oven （photo 1-5 took on 2024, photo 6-7 took on 2025） and shower （photo 8 took on 2024, photo 9 took on 2025）. I had raised to NEA once I moved in and the propety team said the property already cleaned before I takeover. Now I can see all stains removed after I hired cleaner for tenancy end cleaning. They want to deduct my deposit as they said I put some hooks on the door, luckily the hooks already appeared on the check-in inventory report. I raised it to them to show those hooks already there before I move in. The experience is extremely bad, not recommend as their service is really poor. Additional information after NEA replied on 17 Oct 2025: 1. NEA sent the cleaner after I raised my concern in June 2024, and the cleaner still claimed they already completed the cleaning, he said additional charge £70 required for the oven cleaning. 2. About the stains in the shower, it already appeared when I moved in, I think it can’t be fixed but finally it removed when I hired someone to clean before my end of tenancy, i.e. cleaning in June 2024 is not completely done. 3. According to tenancy agreement, NEA should inform me within 10 working days after my tenancy ended if there are any deduction on my deposit. I heard nothing then I sent NEA a reminder on the 11th working day, then NEA came back to me and said they want to deduct £100 for the hooks. After I appeal, I sent 2 tracers per 3 working days as NEA only mentioned “waiting for landlord’s confirmation” without any deadline.

Negative experience: Rubbish like any british letting agency. The process is always the same: 1) Advertise an overpriced "ruin" known as room or flat nowadays though edited pictures to make it look better than it is. 2)During the viewing dont forget to lie and conceal important information from the tenant. Remember they dont give a damn about you, they just want your money. 3) After the contract is secured make sure to ask for a couple of months rent in advance as a deposit. Yes people renting nowadays dont want a roof on their head. Deep down they want to vandalize your property. You got us!!! 4) Should any issues arise make sure to take a couple of weeks to reply. In the event that someone insists about a repair in the rented "ruin" make sure to use your super powers! SECTION 21 EVICTION notice. Why? Because you dared to ask for some decency in your "ruin". NOPE. You dont matter my friend. But your pocket does. 5)Make sure to deliver the final blow! Keep the whole deposit by blaming the tenant for everything that is wrong inside the "ruin". After all it your reward for your "hard work". 6) Last step. While the tenant is trying to move out make sure to harass them and stress them as much as possible. Once they are out of the "ruin" re- advertise the "ruin" BUT dont forget to list at least 200£ more expensive. After all the more its "value" increases so do the chances for it to collapse. BRAVO!

Negative experience: Refuse to speak to me via email, only on the phone. All I wanted was to view a property they have for sale, that can be arranged via email. Gareth is obviously an ableist estate agent.

Positive experience: Thank you to the team at NEA who really supported us through the whole house-buying process, a particular mention to Gareth who made us feel at ease at every step and couldn't have been more helpful throughout! As first time buyers we felt reassured and always a priority. Thanks again for such a smooth and quick process.

Negative experience: This has been the worst estate agent experience we’ve had so far. During our tenancy's final weeks, they began showing the flat to prospective tenants while we were still living there. On one occasion, they entered the flat while we weren’t home and walked around with shoes on, dirtying the carpets. After we moved out, they tried to deduct £305 from our deposit for damages we did not cause. - They claimed the toilet seat was “broken” when in fact it was simply loose due to wear and tear. It was a cheap model that couldn’t be tightened properly. - They claimed for “paint marks” despite us never having done any painting. - They charged us for "scuff marks" which were there when we first moved in. We disputed these charges through the deposit adjudication process. Although the adjudicator ruled that £115 should be returned to us, we still had to pay £190, which we believe is unfair. Overall, a frustrating and time-consuming experience. I would strongly recommend avoiding this agency.
