Negative experience: The shittiest & worst of all the agencies I've ever contracted with in my life- I've lived before in the uk but in Wales & the agencies there were fantastic, then Ive lived in Vancouver & I had a similar good experience but now I have moved back to the uk in Reading & without doing proper research or asking people around I got into a contract with them and its been hell since day One. From the house being handed over dirty as hell (I have all the pictures as proof) I had to scrub & scrub to make the apartment a little habitable, then one of the windows dont close completely (closes like only 80%) and all the cold wind keeps on coming in- so the apartment is wet & cold even if you turn on the heaters & due to this your electricity bill is crazy high too! And then in cases of emergencies, no one is available! Like this is the worst & the most unethical way one can run business- at the time of payment of rent even if one day is missed they will start calling & disturbing you like crazy but when we need them they are non-existent. They had promised to repair the floors & walls- guess what they came in & inspected & suggested little renovation & painting & then of course vanished! When I moved in, ( I was supposed to move in earlier but extended my then airbnb stay by 2 to 3 weeks after these guys promised that a new mattress will be delivered & be ready before I move in)- guess what!!! The I moved in & they did not do shit. I had to sleep on a very very very dirty mattress (I have pics) for almost 3 weeks- that too I had to intervene & followup with the mattress company & after days of back n forth it was realised that Romans never made the payment. So, financial loss, mental harassment, false promises & the list goes on trust me! Ive never written such a big review for anyone till date, but I just had too- I just couldn't let this go. I fail to understand the reasons behind all of this- unprofessionalism, racism?!! God only knows. If you want a peaceful life, dont ever think of getting into a contract with these jokers!

Fantastic experience: We are very grateful to Kimberley Garcia Jones for finally helping us resolve the boiler broken issues. She’s extremely helpful. When we first moved in, the condition of the property was not good. The walls were very dirty and dark, the carpet was in poor condition, the hot water system did not work properly, and there were several other issues with the facilities. We reported these problems many times to the previous property manager (Harry Rice) who kept telling us that “the landlord said the wall issues would be fixed.” However, after that, there was no follow-up at all. When we called and asked for updates - We were repeatedly told that the landlord had not replied, and the issues were left unresolved for over a year. Recently, the boiler was broken again. As before, we faced difficulties waiting for a response from the landlord. However, Kimberley proactively contacted the landlord, successfully reached them, and pushed for the boiler issue to be resolved. This significantly improved the long-standing situation where we could not get any response. She is highly professional, very responsive, and clearly strong in problem-solving. Her communication is clear and efficient, and she follows through until issues are actually resolved rather than left unanswered. Thanks to her direct and effective approach. We truly appreciate her help and support and are very thankful for her excellent service.

Negative experience: I was a tenant and had a disappointing experience with this property agency. After moving out, I was charged an amount I felt was unreasonable, with no clear evidence provided to support the claim. The way the situation was handled raised concerns about professionalism. When I contacted my property manager, the conversation felt dismissive, and there was little willingness to discuss the matter, despite my agreement to settle the claim. After reading other Google reviews, it appears that similar concerns regarding staff attitude and customer experience have been raised by others as well. As a result, I would encourage prospective tenants to carefully consider their options before renting through this agency. Based on my experience, I would not recommend them. Good luck! P.S. Negative experience: I don’t think Roman has right to evaluate my financial status after showing them the bank letter. They still forge me to talk w their broker or I cannot view the house since when Romans has right to own people data right and ask for another approval that not from the bank

Fantastic experience: Charlotte & Jess have gone above & beyond during a tricky change in tenants. They have updated me at every stage during the many maintenance issues that have cropped up and kept the new tenants happy. Highly recommend.

Negative experience: Rubbish like any british letting agency. The process is always the same: 1) Advertise an overpriced "ruin" known as room or flat nowadays though edited pictures to make it look better than it is. 2)During the viewing dont forget to lie and conceal important information from the tenant. Remember they dont give a damn about you, they just want your money. 3) After the contract is secured make sure to ask for a couple of months rent in advance as a deposit. Yes people renting nowadays dont want a roof on their head. Deep down they want to vandalize your property. You got us!!! 4) Should any issues arise make sure to take a couple of weeks to reply. In the event that someone insists about a repair in the rented "ruin" make sure to use your super powers! SECTION 21 EVICTION notice. Why? Because you dared to ask for some decency in your "ruin". NOPE. You dont matter my friend. But your pocket does. 5)Make sure to deliver the final blow! Keep the whole deposit by blaming the tenant for everything that is wrong inside the "ruin". After all it your reward for your "hard work". 6) Last step. While the tenant is trying to move out make sure to harass them and stress them as much as possible. Once they are out of the "ruin" re- advertise the "ruin" BUT dont forget to list at least 200£ more expensive. After all the more its "value" increases so do the chances for it to collapse. BRAVO!

They always kept us updated with regards to the progress of the viewings and the new tenants. Negative experience: I am formally escalating my complaint against Romans Reading to The Property Ombudsman to seek compensation for the financial and emotional distress I have suffered, stemming from what I believe to be a consistent pattern of gross incompetence throughout the sale of my property, the subsequent complaints process, and even in response to my Data Subject Access Request (DSAR) under Article 15 of the UK GDPR. I instructed Romans to sell my property in October 2024. From the outset, I made it explicitly clear to both Michael Page and Chris Wilkins that there were urgent personal circumstances requiring completion by April 2025. Despite this, and after reducing the asking price by £20,000 from the valuation given by Michael Page, two sales memorandums were issued, both of which ultimately collapsed—each time because the buyers were unable to secure a mortgage. I am appalled that basic financial due diligence, such as mortgage checks, does not appear to have been carried out before proceeding with these sales. During this time, I received minimal communication and frequently had to chase the team for updates, often after weeks of silence. On the occasions I did make contact, I was met with dismissive and unprofessional responses, particularly from your Move Manager, Hannah Rawlings. The entire process has left me feeling neglected and disrespected as a client. I have incurred nearly £3,000 in direct financial losses due to the collapse of my onward purchase and being moved onto a variable mortgage rate I was trying to avoid. Furthermore, my wife and I lost the opportunity to purchase the home we had hoped to move into. When I lodged a formal complaint with your head office, it was not responded to with an outcome. After switching to a new estate agent, Romans actively interfered with the sale by misleading them into believing the previous buyer had secured a mortgage and that the sale was progressing—this was categorically false and cost me several valuable weeks. To make matters worse, my DSAR request was met with an inadequate response, providing only five documents, all of which contained information already known to me. I have now made the difficult decision to rent out my home, as we urgently needed to relocate. My savings are dangerously depleted, and I believe I am owed compensation for the financial damage and emotional strain this experience has caused. I will be pursuing this matter with The Property Ombudsman and, if necessary, through further legal channels.

He was very easy to talk to he listened to what we had to say and knew the market giving examples of other properties he had sold in the area. Negative experience: Made the mistake of using Romans again to sell our house. Once again given a very unrealistic sale price to start with…only to have this dropped to a much lower valuation a couple of weeks later (exactly what they did last time). Full of confidence they could sell the house for tens of thousands more than they did. Strongly tried to encourage us to put the house for auction for lower than our mortgage…knowing we are financially supporting ourselves and five minors. When a sale was finally agreed everything went quiet for months. We had to chase any updates or progress. It was clear they were 100% working for the buyer who was purchasing several properties in the area. The buyer had everything in place to refurbish the house the day we completed having only agreed the date a week before. Quite frankly I have no idea what we paid Romans thousands of pounds for?

He was so hands on my opinion of Romans Changed. I had a previous issue with Romans and said I wouldn’t deal with them but Matthew was the biggest reason I used your company again. He is a massive asset to your company and I cannot praise him enough for what he done for me and my wife.

Negative experience: Hey All, I would like to share my experience with Romans. I rented a property for two years, and when I checked out, the Romans team informed me that I owed £1,845 in proposed liabilities. Although I agreed to arrange for a professional cleaning team to clean the property, the Romans team would not allow me to do so after my checkout. Instead, they charged me £460 just for cleaning, despite the fact that the other items in the property remained in the same condition as when I checked in & most of the items fall under the category of fair wear and tear . Here is a breakdown of the charges: Cleaning: £460.00 Gardening: £200.00 Redecoration: £500.00 Blinds/Curtains: £250.00 Flooring: £100.00 Damages: £125.00 Light Bulbs: £30.00 Left Items: £10.00 Appliances: £150.00 Baskets Not Seen: £20.00 Ultimately, I transferred the final settlement amount of £1,845. I did this to avoid complicating matters with this large company, even though it meant borrowing money from my friends to make the payment. My experience with Romans has been incredibly unpleasant and feels almost like harassment, and I feel compelled to share this widely. At the end of your tenancy you are given the option of getting a professional clean or cleaning the property yourself (note that tenancy agreement states that the property only needs to be returned in the same state of cleanliness that it was in when your tenancy began). Myself and my partner decided to clean the property ourselves and spent an entire weekend deep cleaning the house in order to save on cleaning fees, leaving the property in a superior condition to when we moved in (when the washing machine was full of mould, other parts dirty, prior tenant's possessions left in cupboards, etc.). Despite this we were shocked when Romans asked for £400 in cleaning fees for a professional clean (from a cleaning company based in Portsmouth per the invoice hence why I believe this figure was so substantial), which they completely refused to budge on (I would later find out this was because they'd already contracted the cleaners before we'd had a chance to counter their initial offer of £400). We replied in depth, responding to each and every supposed issue with picture evidence from the start/end of the tenancy which was completely ignored, with Romans simply stating that the property hadn't been professionally cleaned and if we wanted to dispute the charge we'd need to go to an arbitrator of their choice at a cost to ourselves of £120 per our contract. My advice to any tenants is to sort your own professional clean and then the liability is with the cleaners if the property is not up to Romans unrealistic conditions. They will also not ask you for an invoice proving a clean has taken place as we were repeatedly rebuffed when we asked for proof of invoice for a professional clean having taken place prior to the start of our tenancy.

Negative experience: My partner and I rented with Romans for a year and would strongly advise anyone renting in Reading to use an alternative agency. The agent which showed us our flat did not know anything about the property, they created as many barriers as possible to report issues in order to pin it on their tenants, and they are overall just quite unpleasant. Our property manager,Jessica Phillips, was particularly rude and unhelpful. The first time I called her after moving in, I was greeted by a massive sigh on the other end of the phone, as if I had been bothering her all day when this was the first time I had ever communicated with her. Every phone call, she seemed uninterested, annoyed I would call her to signal an issue, and has only been responsive now that the time has come to argue for the deposit. The flat had cracks on the wall as well as mold spots which had been half painted over when we moved in, and yet they tried to blame this on us. When we argued this, they stated we were to blame as the cracks had worsened due to the damp (which we notified them about in person and which they deny). I have rented with many agencies- none have been worse than Romans, and no property manager has been worst than Jessica. The people there do not like or care about their job and it really shows. Save yourself the trouble go anywhere else.

Fantastic experience: Incredible experience with Romans Reading. I was in a difficult situation with immediate need to move to a new house and they did an amazing job starting from arranging the appointments to showing properties as per our requirements and finally helping us find the right house. Fantastic experience: I rented a property from Romans about a month ago. So far I have been able to sort out all the difficulties I have had in renting a property with the help of Sang (the letting agent), Kimberley (the property manager) and Kim. In fact, they have always been helpful. They took care of everything (even the simplest process of registering for council tax, choosing an energy supplier, etc.) in a very friendly and helpful manner. Although I have no further experience with other agencies, I would say that these guys have really made a positive impact on my opinion of Romans.

Positive experience: James Fleming was appointed as my move manager at Romans Estate Agents. He was wonderful during the whole process of buying the house. He is very responsive whenever I have any queries and replies in quick time. He handled so many queries related to the sellers and helped in the smooth process. He is kind and consistently goes above and beyond to ensure things remain good. We had a minor hiccup at the last stage of our purchase just before the exchange, but James definitely pushed our case to the sellers to complete quickly. The whole process with the Romans was also very nice, and I would recommend them for any future house tenancy and buying/selling process.
