Negative experience: Not happy with the service at all was looking at purchasing a property took 3 weeks to get a booking. They let us put an offer in, came back asking for more money, then no communication as to what was going on, this was cash only and not mortgageable. We finally questioned what’s going on and there is potentially movement in the house but they didn’t warn us before and wasted our time. The house also had a huge apple tree in the back garden that would need £5-£10k to remove again no details of this anyhwhere in the listing. Was promised call backs and had to constantly chase. This has now put us off using them to purchase a house

Communication was a bit poor at the start but once I accepted an offer and Elizabeth Powell, the Move Manager, took over the case, everything was really good. Fantastic experience: I recently got in touch with Ryder Dutton Royton to arrange a viewing for a property on Cumberland Drive. I spoke with Ammaarah, who was incredibly friendly and helpful from the outset. She answered all of my questions, got the viewing booked in quickly, and from there we decided to put in an offer. As you can imagine, this was a nerve-wracking stage, but Ammaarah really went above and beyond to guide us through the process. She was always available to answer any queries and was in constant contact with ourselves and the vendors to help the sale move forward. Working in an estate agency myself in Oldham, I understand the demands of the role and I can honestly say Ammaarah exceeded expectations throughout. Negative experience: Absolute disgrace this firm Ryder & Dutton and a terrible way they treat people - they have no respect for the people who provide their employment and living - we agreed to buy a property for the full asking price and which was confirmed and agreed in principle but only 3 days later then learned from a third party Not Ryder & Dutton that the property had been sold to another buyer without any call or correspondence or communication of any kind - whilst it is appreciated it’s not final until contracts are exchanged manners cost nothing and the decent thing was to make contact to explain what had transpired but NOTHING so shame on you Ryder & Dutton and your MD Mark Manning needs to consider training skills for his management teams !! also buyers and sellers should consider other agents in Middleton as their first choice don’t get caught!!

Negative experience: tried to view 2 properties (cash buyer). 1st one in Dec I had to cancel the viewing and asked could I rearrange. The answer was ' so you want to cancel' so I gave up. 2nd property Feb I asked to view and told they 'don't do Tuesdays for viewings', that was the only day in the wk my son could come with me. The property was less than 1/2 a mile from the office. It was a 1 bed house. Asked the girl to check with the manager and told again no he wont do Tuesdays. I went in the shop to complain explaining I knew there was no viewings on it, no interest and here I am seriously interested and the 2 girls sat in the office said Michael would contact me on his return..still waiting. Now the property is no longer on the market.

Fantastic experience: Just completed on a property with Ryder and Dutton and after dealing with other agencies in Manchester. Ryder & Dutton is deffinitely the best. We have dealt mostly with Elizabeth Powell and i would 100% recommend her and her team. She was always there for us and swiftly resolved any questions or requests we’ve had.

Negative experience: As first-time buyers, we had an extremely frustrating experience with this estate agency. From the start, communication was incredibly poor. We were kept in the dark about important developments—specifically, the sellers pulling out of a property they were interested in. Shockingly, we weren’t even informed until they had already pulled out of a second one! Despite being reassured multiple times that the sellers were committed to moving, this clearly wasn’t the case. Whenever we called for updates, we were constantly passed around and promised callbacks from the person handling our case, which never happened. We had to chase them repeatedly for even the simplest of updates, and getting a response to an email was nearly impossible. After waiting patiently for six months, the property was eventually taken off the market, leaving us feeling like our time and hopes had been completely wasted. Overall, the lack of professionalism and communication made this an extremely stressful and disappointing experience. I would not recommend this estate agency to anyone.

From start to finish from the valuation, to marketing, to negotiation through to exchange and completion the staff have been with me every step of the way. All the staff I've dealt with have been very friendly without taking anything away from their efficiency and professionalism. Fantastic experience: Overall we were satisfied with the service from Ryder & Dutton Estate Agents. Our contact Claudette kept us informed on a regular basis and did follow up any queries we had regarding the sale. We feel however that the initial asking price was over inflated which resulted in a slow start to the selling process.

Fantastic experience: Unfortunately Ryders were not my first choice due to location I was living in - and boy do I regret that. Previous real estates were everything Ryders are not. Over there I had to wait weeks for returning the call or had to wait days for a viewing confirmation... But enough with them (NPE by the way), lets talk about Ryders! My main point of contact was Claudette and veiwing were done by Ashleigh and Amber - both of them were alway puncutal, patient and very orientated about property we were in (again unlike other estates;). As timing was crucial to us, Ryders were arranging 3 viewing per day on every other day around our 9-5 jobs, and only sending us emails with properties that were very close to out criteria. I'd say their accuracy was 9 out of 10. Claudette was amazing, to be honest she went above and beyond. She kept me in the loop with all correspondence, from chassing broker to chassing solicitors (vendors and mine). Quickly replied to any questions I had for a vendor. I have rang her on few occasions and only once she was unable to answer my call but it was returned within next 15 minutes (not like NPE - week if you are lucky). If I am correct I took us 3 weeks before we have found property and placed an offer and had quite few viewings. Laura managed our buyer's expectations and the whole process professionally and with extreme patience and a smile.
