Negative experience: I would strongly discourage anyone from using AM Surveying & Block Management. My experience was extremely disappointing and fell well below an acceptable standard of professionalism. Communication was inconsistent, accountability was lacking, and the overall handling of the matter raised serious concerns. In my opinion, some of their business practices felt questionable and lacked transparency. Based on my experience, I would not use their services again and would recommend that others look elsewhere.

They have been absolute professionals from start to finish. What I appreciated most was their kindness toward the older residents in the building; they are consistently polite, patient, and reassuring, which has made the whole process much easier for everyone. They are clearly putting in a lot of effort to do a great job, and their friendly energy makes them a pleasure to have around. Thank you both for your hard work!

Fantastic experience: I highly recommend Sam and Darren for any painting project. They have been working incredibly hard at our block of flats here at Maple Court, and the results are showing. Beyond the quality of their work, what really stands out is their attitude. They are very friendly and professional. It’s been especially refreshing to see how polite and reassuring they are with our more senior residents, taking the time to make sure everyone feels comfortable while they work. It is clear they take pride in what they do and aren't afraid of hard work. It's a pleasure to have such a dedicated and respectful team on-site!

Negative experience: I live in a building managed by AMSBM, and their conduct is nothing short of appalling. Residents are routinely ripped off through extortionate service charges that deliver virtually nothing in return beyond building insurance. Any minor work that is carried out is wildly overpriced, conveniently outsourced to one of their preferred “buddy” firms at three times the market rate. It’s a masterclass in extracting money while providing no meaningful service whatsoever.

Negative experience: One of the worst and most incompetent property management firms I've come across in years. They're in charge of managing our block of flats, and in the space of less than a year, we've had our water cut off on two separate occasions - each instance lasting for 1-3 days of absolutely NO WATER - due to their mismanagement of bills / payments to the electric supplier company, who supply the communal electricity needed to power the main water pump for all the flats. We're talking about more than 50 flats here. And what's worse, is that they don't even take responsibility for their utter incompetence and constantly try to shift blame onto others, like the council, or the electric supplier, claiming they're doing all they can when it's clearly not the case. Over the water cut-off issue, I suggested that they could get a generator to power the pump temporarily while the issue was being sorted, instead of delivering bottled water as a solution, which again just speaks to the sheer inconsiderate, idiocy of the people who run this so-called property 'management'. Like, there are no toilet flushes! how is bottled water going to help? Obviously nobody's going to die of thirst here. And what I heard in return was: "oh no that's going to cost too much and we don't have budget for that! We can just do bottled water deliveries" When it comes to collecting service charge on time they're the most diligent, but not when they are required to provide urgent services to the residents. Seriously, if you've had one of your properties' water cut off due to your own mismanagement of communications, bill payment, etc. on two separate occasions in less than a year, you're a pretty terrible property manager and you shouldn't be one. That's literally your job to prevent that and you FAILED, TWICE! The record speaks for itself.

Negative experience: Gutted I actually had to give a star on this review, absolutely no regard or responsibility for human health, all they care about is a pound note, mould caused by their property and they will not act on it, even going back on promises, disgraceful company

Fantastic experience: I recently had a demonstration with Aaron Crotty and was very impressed with his level of professionalism and knowledge. His customer service was excellent he communicated clearly, was well spoken, and demonstrated a strong understanding of his company’s fleet and services. Overall, it was a very positive experience, and I appreciated his support as helped us build a good rapport in our first meeting together.

Negative experience: I’ve been raising the same issue with AM Block Management since 2022 (over three years now), and despite countless promises that the necessary works would be carried out, nothing has been done. Each time I follow up, I’m met with excuses or false assurances. After years of inaction, I submitted a formal complaint this summer, only to receive a dismissive response acknowledging delays but offering no real plan or resolution, just a vague promise of an “update in August.” Since then, I’ve chased this up three more times to understand what is happening and I’m now just being completely ignored. In all my years of dealing with property management companies, I have never encountered one so unresponsive, unaccountable, and seemingly focused on collecting fees rather than providing any real service or care for residents. Extremely disappointing and unprofessional.

Negative experience: I’ve been having ongoing problems with the neighbours upstairs — constant noise that’s made worse because there are no carpets, so every sound travels straight through. It’s been really stressful, and honestly, I’m exhausted from it. What’s even more frustrating is the complete lack of updates. I’ve emailed Courtney Bilgen several times, but my messages have been ignored. Getting any kind of reply or progress feels like a miracle. I just want some peace and a clear plan to sort this out, but right now I feel completely stuck and unheard. It’s really disappointing how little communication or care there’s been about something that’s making daily life so difficult.

I'm very grateful to all her and company staffs' help and assistance to make my construction a smooth and painless process. Highly recommend and bravo to the team!!

Fantastic experience: Vasim was great did a fire inspection for me made sure everything was all okay thank you. It’s a shame about the company overall They Are quite hard to get hold of when you need them, especially when the lift Has broken down.. And they constantly bring the charges up every year with reasons that don’t make sense… just to make it clear, the five star is for Vasim only and Not the company.

Her professionalism and skill in handling those negotiations made a difficult transition much smoother and gave us real confidence moving forward.

Fantastic experience: The new maintenance gardner Liam, has tackled a problem with a very overgrown bush on the side of my property in Coxheath that had become infested with brambles and had been an eyesore for years. He has removed the brambles without killing the bush and done a superb job. Cant thank him enough.

Negative experience: Useless managing agents on behalf of Shorts Reach. Never respond to emails or phone calls despite chasing numerous times. Think they can send threatening letters for no reason and then when they are questioned or corrected they never reply. Absolute shambles.

Negative experience: Very poor experience, exhorbitant fees, literally make every charge huge for the tiniest job - take a look at this workmanship for example - we fired them from our block after huge amount of issues and are now taking legal action. This SINGLE loose paving slab they took 3 attempts to fix all appalling workmanship and the bargain price just £624 !!!!! First they bedded 10mm proud making a trip hazard, then they broke it on attempt 2, then just thought I know we'll pour some cement in the hole that will do it
