Negative experience: Our offer was formally accepted in writing and we submitted all documents. We were waiting for confirmation on agreed repairs before paying the deposit — which we communicated. While we waited, the property was let to someone else. Poor communication and a wasted process. Very disappointing.

We appreciate you provided us with the necessary documentation, however, the holding retainer was not provided, therefore, the landlord continued with viewings and only secured alternative applicants for the property once the initial timeframe in which was given to you to take the next steps in the process had lapsed. There was no intention to cause frustration or waste your time, and we regret if our communication did not meet expectations during the process. We always aim to be transparent and fair to all parties, and we will reflect on this experience to improve our communication going forward as required.

Fantastic experience: I rented a 1 bed flat from Tomkins Davis for just under 3 years. I have now moved out of for just over 3 weeks, and they have fully refunded my deposit. I am writing this because they have been great for me in every aspect and I have no complaints, and I am really pleased with them. From the very start Richard and Pavandeep have been great. Whenever there was an issue they were very prompt at resolving them, in one particular incident when I lost hot water over a weekend and their regular plumber was not available they arranged a someone else to come in and fix the issue. Negative experience: I had a very disappointing experience with this estate agency. They failed to show up for a scheduled appointment without any notice—no call, no email, nothing. When I tried to contact their office to find out what was going on, no one answered the phone despite multiple attempts. There was no effort to cancel or reschedule the appointment, which shows a complete lack of professionalism and respect for people’s time. If this is how they treat potential clients, I can only imagine how they handle actual business. I would not recommend this agency to anyone looking for reliable and professional service.

Negative experience: Had multiple problems with my boiler since my tenancy started experiencing no hot water or heating. Cannot offer emergency assistance on the day due to limited engineer number. Very unacceptable as we are still in winter season and they won’t offer to get a different plumber to fix the issue.

Firstly, we regret that there have been various issues with your boiler and although we have historically been incredibly active in having an engineer visit (on some occasions the same day), you are correct, we have been unable to arrange an engineer to visit today. As you know however, a visit has been booked for tomorrow between 12pm & 4pm as this is the soonest possible available time. As you also reference, the winter season brings challenges of this nature not experienced during other seasons thus all our engineers are booked out for the remainder of the day. If anything changes and we are able to have an engineer visit today, we will of course let you know.

Negative experience: Worst experience ever. Failed creit check, asked to provide two guarantors to pass the credit check, provided two guarantors and their paperwork, both guarantor passed the check but they declined the application reasoning Isurance policy not met and lack of transparency. The moving date was changed three times since viewing, even once after starting application. We provided everything they ask for, stressed for three days, lost holding deposit, blamed for not being transparent when they were in the same fault for not being transaprent regarding dates and declined the application. This agency will make you stressout with zero result. For a tenant, It's important to know that there is a rental insurance policy in place. We weren't mentioned about this until they decline our application. Is this transparency?

Our terms & conditions (which all applicants are given) are quite clear in that if references fail due to poor credit (either knowingly or unknowingly), and the landlord rejects an application on that basis, the holding retainer will be non-refundable due to the time & cost incurred in removing the property from the market (viewings are no longer conducted) and processing applications. Irrespective of this, we always try our very best to keep applications “alive” via the guarantor(s) route where possible as was the situation in your case. As I’m sure you can appreciate, it is only once full information is available once references have been completed can a landlord make a true judgement of the potential “risk” involved with any case. Our referencing partners are also unable to provide a rent warranty to our landlords unless applicants pass on their own accord, something this particular landlord wasn’t necessarily insistent on (hence the guarantor(s) route being explored) however could only make such a judgement on whether to proceed with you or not once references had been completed and full information available as previously stated. Fantastic experience: We have been renting through TomkinsDavis for 6&half years now and we can't complain. Harv always responds to any issues we have immediately and although our land lady sadly passed away, they have been still trying to help us, whether it is pest control or other issues. The property I rented from them was in prime and safe location near railway station and the High street making it super convenient for my work and life in London. Fantastic experience: So lovely and helpful people. Renting a flat nowdays is so complicated and stressful but with TomkinsDavis it was really easy and I did not feel stressed as they always supported us and reassured. We found a lovely place in Hayes and started the paperworks right away and it took around 2 weeks from the first viewing to getting the keys! I can only recomment them as we have only positive experiences. If there is any maintenance enquiry they act very fast and every support is available and they make sure you are comfortable in your new place. If you need to phone them they always answer. I hope to live in this flat for a couple of more years.

Fantastic experience: We spoke with Richard regarding a property to let posted on their website. The highest of compliments are due, as the photos taken and the information provided by both their website and the agents (Richard on the phone and Brigitta at the actual property) were accurate and helpful. They had answers to all of our questions and we feel the property was very fairly priced. They took safety measures during the pandemic very seriously which is appreciated and the flat was in excellent condition. Sadly, the master bedroom was a bit small for my 6'4" husband and our bed, but we look forward to using them in the future as needs arise.
