Fantastic experience: I am currently staying in Lancaster, at Damside accommodation managed by Seraph Property Management. Love the place, it is at the city centre and everything a student needs is just a walk away. Jessica makes the place even better with how kind and helpful she is, and how well she manages the place. She even organises breakfast for us monthly and bakes delicious brownies!

Fantastic experience: Jessica, at Damside has been one the most helpful and passionate person I’ve ever had the pleasure of being assisted by. Fantastic experience: Damside has felt like home away from home. It’s the best student accommodation I could ever ask for. The cozy vibes, all the amenities and the people make this a really good place. Jessica has always made me feel at home and supported me in all ways she could. She also arranges events and brings us tasty treats. The pricing is also affordable and student friendly. 10/10 recommended for international students who are worried about their accommodation. The rooms also have personal microwave and fridge which is honestly such a relief. Jon, the maintenance guy is also really efficient and super helpful.

Negative experience: Sadly zero stars is not an option Seraph have been 'managing' our building for over a year now, having acquired the responsibilities of the prior managing agent. In that time communication is very poor, sporadic and inconsistent. There are outstanding maintenance issues that remain unresolved, a complete lack of attention to residents' issues and no sense of regular maintenance. They have overseen budget deficits and failed to provide explanations for budget proposals to justify the service charge. Serious questions remain

Positive experience: My original experience with Seraph was an extremely stressful and bad experience, where my move in had almost every issue under the sun. I was advised the property was professionally cleaned prior to move in, but all the cupboards were filled with soiled towels and cloths, the sofa was full of toenails and cigarette butts, alongside other cleanliness issues. Electricity and gas shut off due to previous tenant's arrears that took almost a month to resolve, so I had no utilities for that time, and a neighbour that was trying to insert themselves into my property, which led to them harassing me and damaging my property in retaliation. Moving across country with no outside support made it more difficult, but that was almost four years ago. I think Seraph had some reshuffling and since Chloe Knowles and Sara Hughes took over the property, things have been incredibly smooth. Any maintenance issues, legal responsibilities of boiler and electricity maintenance, issues with neighbours, etc were always resolved quickly, and I felt safe in my own home. They are also two very lovely people that hold a lot of empathy for their tenants, and likely the landlords too. They are fair and unbiased, so had I moved into a property managed by Seraph now, I'd give them a full 5 stars. Thank you both for looking after me.

Fantastic experience: Had a complaint on moving in, reached out. Although it did take some time, Chloe was able to help sort this out and communicated transparently throughout. Still hoping to get some other concerns looked at but mostly down to me persevering and hoping I’m not expecting too much. Update (22/1/26): I was able to get help with my recent boiler issues and Chloe Peachey was of great help expediting and prioritising my concerns. Great customer service

Negative experience: Manages a property that my family own. We are selling, had buyers lined up and Seraph lost our buyers by taking over seven days to answer simple queries relating to our block and I STILL have not had one response. Totally unacceptable. I would not recommend the services of Seraph Property Management.

To clarify, queries regarding structural alterations and lease-mandated consent (such as the kitchen wall removal and window changes) are not simple maintenance items. These must be reviewed by the Freeholder's Directors to ensure compliance and the safety of the building, which necessitates a formal process and a longer timescale. We are very sorry if this was not made clear to you and responses have been delayed.

The manager of the department has been in direct contact with you to provide an update, address your complaint, and agree on a clear path forward.

Fantastic experience: We had an issue with a slow filling toilet, but was quickly sorted out by the plumber who came, literally took about 2 minutes. Eve was also quick to respond to my email and booked our plumber as early as possible, she also sent a follow up email to check it was working after about a week. Overall nice and quick and hassle free.

Negative experience: A company that requires serious investigation. Seraph continue to sting residents with hefty, non-transparent management and service charge fees, and deliver the bare minimum service. Very poor management and an unclear business hierarchy with many off shoot companies charging each other unrealistic costs for basic services. Management chop and change like the weather and pass the buck to increase lead time on issue resolution. Seraph expect you to just live with serious maintenance and H&S problems that you are paying them to fix. Seraph will neglect their responsibilities which have significant impact on communal areas and services. Their AGMs are a complete waste of time - consist of nothing but all talk and big promises. I urge all future business partners to seriously consider the 1 star reviews. Seraph’s replies to the poor reviews listed here highlights their incompetence and resistance to take accountability. The level of “neglect” and untruthfulness in their service is very concerning. RESPONSE TO SERAPHS COMMENT BELOW: If Seraph provided the service I am paying them for to fix a problem I brought to their attention at the beginning of the year, then I would not have to leave such a review.

Fantastic experience: Brilliant Block Management company. The company has taken over from a previous management company and I have to say that the service far over last year and a half been nothing but professional, friendly and overall responsive as a whole. A special shout out to Louise Stanbury who has been especially helpful with dealing with queries and issues around the block/building. She has always been always quick to respond and addresss concern from residents whenever raised in a prompt and timley manner. This has been espically true when sorting issues related to the bins/lifts and can say as a resident been generally impressed. Fantastic experience: My flat is in a large development that has been managed by Seraph for several years and I have had an excellent relationship with their staff, both on site and in the office. The service has always been very good. Recently the development, which has huge problems with building defects has been awarded costs going back many years. Each leaseholder are to be reimbursed monies they previously paid out for legal fees. Every leaseholder was issued a digital form to complete, which was designed by Seraph for this purpose. I have two flats, my residence and a rental which made it more complicated. I had a problem trying to use the form a second time and emailed Seraph with the issue late evening. I was surprised to receive a quick reply from Katie Overson, the Business Change Manager for Seraph. She informed me that she had now resolved the matter and I could now complete the form a second time. I was very appreciative and impressed as I was quickly able to complete the applications and commence the repayment process. Katie had obviously worked on late to resolve the problem for myself and a number of other leaseholders in the same predicament.

Fantastic experience: Sorry in advance for the low level of writing. I don’t do English as my degree. My time at damside has been very pleasant, moving in I didn’t really have any problems since I did see it that much more different than boarding school. However, in the second term, it got a-bit stressful since I had to pay rent and go to uni at the same time, Jess really helped me out with the payment as it allowed me to breathe a bit and focus on what I actually needed to do. Her checkups on how I was doing once in a while were also really helpful, gave me a reality check that I needed to focus . Accommodation wise, the kitchen was a pain to use at the start as people would you your things without asking, mess up the place and whatnot, same thing with people shouting in the corridors at night, however, once I spoken to Jess about it, the problems were all sorted within a couple of days and I’m glad to say I haven’t had any problems since the start of the first term which makes it a really nice accommodation to stay in. Sorry I don’t really know how to end a review but thanks for reading!

Fantastic experience: In the Cathedral Gardens development recently there have been changes in the personnel dealing with our block. It was a pleasure to deal with Paige who dealt with some problems regarding a door which had become stuck. Paige phoned me to see if I could meet the workman who came to mend the door. The workman phoned me to say what time he would arrive and was able to fix the door to the bin store. Paige also arranged to get a one off rubbish clearance as the bins were overflowing. I also mentioned that the bins needed a deep clean and Paige is in the process of arranging a deep clean. I find that Paige always answers emails with efficiency and in a timely manner. It is good to have such an efficient person on the team at Seraph Management.

Negative experience: I have had the displeasure of having Seraph as a landlord for 5 years. They couldn’t run a bath let alone a property management company. They have been trying to improve their reviews lately by only asking those with positive experiences to leave a review but don’t fall for it they are awful. My block actually removed them for leaseholders but tenants are still stuck with them. Any issues you have as a tenant will take months to be resolved. The staff all have an attitude and no professionalism or customer service skills. They will send you defensive emails which don’t address the issue at their own pleasure and are always “in training” or at “a meeting” if you try to call no matter the time of day. They should be politicians as it’s rare you get a straight answer just get fobbed off or misinformation. All the new nice people don’t last or quickly develop these bad habits unfortunately. They do substandard and cheap repairs and arrange subcontractors that don’t attend and have no respect for your time or property. AVOID AVOID AVOID. Update: I can see that Seraph have replied and have sited one incident which has been on going since last November but that is the straw that broke the camels back and caused me to finally leave a bad review after nothing but stress and issues over the past 5 years. I rented in Swansea for 5 years before that and my landlord managing agent was a 3 star yet I didn’t face half the issues I have with seraph back then! The only time they will be quick and efficient is when they’re putting up your rent.

Negative experience: If I could give a 0 I would. Very disappointed with their services. The front door to where I live has been reported by myself and many other residents from early September, it has still not been resolved. Many of us feeling unsafe due to rough sleepers who are disrespecting our homes. However Seraph are just dismissing our concerns but still happy to take our money as quickly as they can!

Negative experience: Don't rent from this company dodgy people and company full of promises that will never get delivered. Liars and absolute joke from start to finish. Specifically don't rent 5 Marlborough road room 3, or generally any of the flats. Both Landlord and property management are aware the roof needs to be re-done, as there are multiple leaks yet continue to rent out to tenants on fixed term contracts without telling them of issues, they just cover it up with a paint job despite doing nothing to fix issues will moan if you do. Walls moulded up within 3 months. Annoying tentants will leave mail on the stairs in piles and garbage everywhere on the patio. Wallpaper covers mould and cracked plaster work. Nightmare let, do not bother. Only Virgin Internet available. Stoves are useless and constantly short circuit and the fuse box to the lights in the basement are locked. 0 respect for tenants 3 times people entered my room without authorisation 2 times cleaners and one estate agent. Was told all bills included by the agency and then they backtracked on it when signing the contract. Flat was not clean when moved in, took 3 months for them to get a plumber out to fix a leak second time round, reported the leak on the roof and nothing done throughout tenancy remainder of tenancy regarding that. Also it was their own agent that told me the house needed a new roof. And I know the agency let out the properties to people knowing of the leaks, as I spoke to both the previous tenants and the new tenants downstairs had leaks and were not told. I'll upload photos when I can be bothered.
