Negative experience: Terribly run place, viewed a house, put in an offer, rang the following day to find out wether we got accepted to be told they're waiting on the landlords decision then waited and rang again to find out they gave it to someone else, which is completely fine but for them not to let us know about it when it happened 5 days before is absolutely shocking and disgusting. If there was a way to put zero I would gladly do so

Positive experience: My experience with CPS homes was frustrating to say the least. They couldn’t get into the apartment I wanted to view because the landlord had changed the locks which I understand is not their fault but they brought me out there 3 times just to tell me they can’t get in. I had a lot of issues with the whole renting process which ended up with me moving out of my place earlier than moving into the new place. I wont get into everything right now, but I will say the only person that really helped me through this process was one of their employees called Jenna. She was super patient with me even when I called multiple times and when I was frustrated with the process. I wouldnt have been able to rent the place without her, she’s truly a star employee and I hope all good things come her way. Flo and Kyle (not 100% sure of the names sorry) were also very helpful although i was frustrated. The main thing I would fix is just communication between the employees because I called on the morning of the third viewing attempt and they said its still on, then I get there and call again and they say they dont know whats happening and then make someone else call me and that’s when i get told i cant get into the place yet. Anyways the whole point of this is to say Jenna and others sorry for being persistent and difficult on the phone at times the process was getting to me and thank you so so much

Nathan came out initially to value and was so helpful and friendly while obviously having a very good understanding of the market . Scott did a fantastic job of the video and photos to show the house at its best. Angela , Sian and Nathan all carried out viewings and we always received feedback which was a really important issue for me . Tiffany was always lovely and helpful and well organised and Chelsea did an excellent job of following through the sale to completion once an offer was accepted . Fantastic experience: Worked with CPS homes in getting a rental accomodation in Cardiff while being situated in Elgin, Scotland. CPS homes and especially Jessica were really accommodating and helped us along the process via virtual tours, feed back and prompt communication. I found thier local knowledge and regular updates a refreshing change from the previous large estate agent I had previously engaged. The sales process changed from me chasing the previous estate agent for an update to regular updates and friendly suggestions. I would highly recommend CPS homes and suggest some large estate agents exaggerate valuation to obtain the business and then ignore you.

Fantastic experience: Great experience selling a home through CPS Homes on Albany Road. I'm not usually one to heap praise on Estate Agents, having been a renter in London for so many years, but CPS were great from start to finish. Firstly, the initial valuation was very friendly and felt low pressure. Options were talked through and I was given plenty of time to discuss. CPS homes was one of the lowest commissions around. The valuation also seem well considered and realistic. The photographs were done a week after agreement and the quality was amazing. Like any lived in home its full of clutter but the photographer did a great job of altering the photos - striking a balance between cleanliness and accuracy, putting the property in the best light. Within a few days the property was on Rightmove and their website, and CPS booked a series of viewings for the following week. Angela did a awesome job at presenting the house and managing the bookings. Following the weekend I had a few decent offers to consider. CPS continued to offer notable support throughout the sale. My self appointed solicitor was awful, and struggled with communication. Thankfully CPS's case management team made sure things kept moving whilst keeping me sane. Special thanks to Chelsea was instrumental for making sure the sale went through by diligently chasing all parties and keeping everyone updated. My experience with CPS was great for beginning to end. Selling a house is stressful but CPS provided a professional service that was reassuring throughout. Highly reccomended if you are looking to sell a property in the Cardiff area.

Negative experience: Shame on this company, what a shame!! After 5 years as a good tenant I'm having a nightmare, it's been 52 days since I handed over the keys and I'm fighting to get my deposit back. 5 years ago they did not make a photographic report claiming that there was no technology for this and now after 5 years they took photos of every centimeter, even photos of human hair were taken, trying to put as much difficulty and trouble as possible to delay the return. It is very difficult to deal with the deposit team, I tried to schedule a meeting to inform them of how the apartment was handed over to us and they refused. I will recommend everyone when trying to rent from this company, MAKE SURE THAT YOU TAKE PICTURES OF EVERY SINGLE CENTIMETRE OF THE HOUSE OR FLAT AND WRITE DOWN EVERY SINGLE PROBLEM FROM THE TOP TO THE BOTTOM EVEN IF YOU FIND A HUMAN HAIR IN THE FLOOR AND SEND THE INVENTORY FOR THEIR TO SIGN, AND KEEP THIS WITH YOU VERY SAFE COZ IF YOU DO NOT DO THIS, THEN THEY WILL DO IT WHEN YOU LEAVE AND YOU WILL HAVE THE SAME PROBLEM WHICH I AM HAVING NOW. I hope no one goes through this situation I'm going through, it's embarrassing. John 8:32 says, "And you will know the truth, and the truth will set you free.

Negative experience: Justice was done, after 4 months we were able to receive 65% of the full amount of our deposit since CPS HOMES was making efforts to the expense match with full value of ours deposit. It was a struggle because we had to activate the DEPOSIT PROTECT SCHEME and go to a dispute having to prove the exaggerated expenses that CPS HOMES wanted to attribute to us and that it wasn’t our fault. It was not because of the value, but for the lack of consideration towards us after 5 years as a good tenants.

Fantastic experience: As a Landlord with 25 years experience of letting a small number of self managed properties to Students in Cardiff, I have found CPS to be of invaluable assistance. I used to carry out all my own administration, but now, particularly with the increased burden of legislation on landlords, I use CPS to find tenants and complete the contracts. This has meant I have had little problems with tenants renting the property and have also greatly increased the rental income, without any hassle. I manage the tenancies myself, as prefer the personal contact with the students renting, but find CPS have provided invaluable free advice on a number of matters and couldn’t be more helpful. This has included issues concerning legislation, student behaviour, maintenance and rental income. I have also used CPS to sell a property, which was very successful, despite difficulties with the transaction. I have found whoever I call at CPS has been friendly and extremely helpful, but will mention Rhys Owen in particular, who, with his team, efficiently rent the property quicker than I expect each year.

Negative experience: When we first moved in the house was great, but after 1 week our kitchen sink was fully blocked and took around a month to be fixed. Also was not told where the gas meter was for about a month so couldnt get a reading and required multiple emails and phone calls to get a helpful response of the meter where they send us a photo of the meter without telling us the location so we could not set up an account as we did not have the serial number required

Negative experience: Good afternoon, I hope you are well. I had 3 viewings today with cps. I was totally relying on your company as i had trust in it for finding myself a flat. I woke up today with a cancelled appointment. I went to the other appointment at 10:20 at vega house and no one was waiting for me. I called your number like 10 times with different people answering me giving different answers. One employee told me just wait she is coming. Another said she is inside the flat go knock the door; which i managed to get inside the building and i did knock the door multiple times and no one answered so i called back and the last employee said that i missed the viewing and she was waiting till 10:45 and left. I told him how come since i am already here since half an hour and calling you guys many times and your colleagues were reassuring me with different answers everytime. I was very frustrated and he said that she can't come back. And he can only offer another viewing on tuesday. I have wasted 2 hours of my day because your employee didn't show up or showed up in the wrong place and didn't bother to call me. I have pictures of my car parking receipt and timing of parking 10:17 proving i was there on time. I need explanation of what happened please and how come she says she left at 10:45 and we didn't meet? I am also requiring the cost of the parking which is 3.5 pounds + the gas consumed from the car for driving 3.5 miles from my current home. And for my time wasted and walking in the rain with my old mother with arthritic knees; i think i just lost that because that can’t be replaced.

Negative experience: Poor communication. Had appointment at 240 pm. Called them at 240 pm that i am outside property. Phone picked by a lady probably in office who said will let the agent know. Waited for 15 minutes and then called them again. Phone picked by another lady who said the agent is gone to next appointment and no further viewings available.
