Fantastic experience: Everything well explained. Didn't feel pressured to make any decisions.
Negative experience: [Fire hazard] Kingstons haven't responded to multiple emails about rats in the walls and the roof spaces. The rats have chewed through the wires of my neighbour's fire alarm (also renting from Kingstons), meaning the alarm went off constantly, and so the alarm is now non-functional. [Black mould] Kingstons have not repaired a hole in the shower sealant or reattached a door handle that came off 7 weeks ago despite multiple emails. There is black mould in the shower. [Rent hikes] Kingstons have hiked the rent for two years running. [Heating] For the first year and a half the heating did not work in the bedroom, and Kingstons continually failed to respond to my email requests to address this. The flat is not well insulated or soundproof, and we hear the traffic outside day and night. [Risk] The gas and electric meters are housed in a room that automatically locks from the outside, multiple tenants have been trapped in there. The kitchen surfaces aren't attached to the wall. The sinks constantly block. Kingstons have been absolutely no support and have only been in contact to raise the rent.
Fantastic experience: ⭐⭐⭐⭐⭐ I had an excellent experience at the house on Clive Street. The service was outstanding — very professional, friendly, and efficient throughout. Everything was handled smoothly, and I truly appreciated the care and attention to detail. Highly recommended!

Negative experience: STUDENTS DO NOT USE THIS COMPANY I would say they lack professionalism, but it turns out that they have never heard of the concept! After multiple attempts to contact and enquire about our booking, we received nothing. We called. We emailed. And lo’ and behold, nothing at all in response. You’d think that after we fed them a holding fee that they would get back to us in a timely manner. However, with our questions being asked days before our contract signing deadline, we didn't receive any response or acknowledgement of our queries for weeks. Even then, we were met with “Well we only received one email and you are well past your deadline.” In this time, we were able to view other properties and secure a house with an alternative company, all in the time that it took for them to get back to us! And to top it all off, after we requested a refund for them wasting our time, they refused as it was “against policy” Despicable. Do not use the company. Go elsewhere.

Negative experience: Abandon all hope, ye who enter here. This is a phrase known for being above the gates of hell. Or, over your property if you decide to rent through Kingstons. The company is incompetent at best. From no responses to emails raising maintenance issues to being told to use their website to raise issues which then directs you to call. We waited several months for a leaking pipe to be resolved. This was only resolved when the landlord of the property below got involved due to the water going down into the flat below. This then caused issues with water damage to the floor which was never solved. Emails about this were never even acknowledged. The only time they acknowledged it was to make deductions from our deposit. We were left without a cooker for several months. I understand we must do our best to support those who have learning disabilities to have some kind of income. But running an estate agency is a bit too far. Perhaps maybe send them to a daycare instead?
Negative experience: If I could give a negative score I would. Kingstons have held onto my daughter’s deposit and despite many visits/calls have failed to return it. They have now had it for 3 months. This is a lot of money for my daughter who doesn’t earn much. The lettings woman is incredibly rude, dismissive and unhelpful. She couldn’t phone or email anyone to help us, as her PC was conveniently playing up. My daughter provided everything they have asked for and they still won’t return her money. Her MS has even contacted the company and they have ignored the correspondence. I have now had to tell them we will be involving a solicitor and taking them to small claims court if it is not returned. This is a terrible company with indifferent, ill mannered staff who simply don’t care. Avoid at all costs.
Negative experience: Rented a flat from them - genuinely the worst company ever, avoid like the plague. Flat was in a state when we arrived and no issues were ever fixed.
Negative experience: ⚠️ WARNING STUDENTS — DO NOT USE! Our experience with this letting agency was extremely disappointing. As students, we felt taken advantage of throughout our tenancy. The property had persistent damp problems, and getting anything repaired took months and multiple follow-up emails. When maintenance was finally arranged, it was often done incorrectly — for example, a plumber was sent to fix a broken radiator but “repaired” a working one in the wrong room instead. After moving out, our deposit was withheld for nearly six months. We were told several times that the accounts manager was on annual leave, and the money was only returned after we threatened legal action. To make matters worse, we were charged £70 for “missing lightbulbs” and £300 for “cleaning fees,” even though the property was professionally cleaned before we left. It genuinely felt like they took advantage of us because we were students and assumed we wouldn’t challenge them. I strongly advise other students to avoid this agency and to keep written records of every interaction if you do rent through them.
Negative experience: Look up incompetent under the dictionary and you’ll find Kingstons Lettings. Have let from Kingstons 3 times, and each time has been absolutely abhorrent. Every time I’ve moved into a house it’s been absolutely filthy and riddled with problems, and they have the nerve to charge a cleaning fee despite the property’s being cleaner than when moved in! Regarding maintenance issues, we have had to wait days-weeks for responses regarding home essentials, like broken microwave, dodgy showers, smelly/broken fridges. There are even safety issues like sparking outlets/ones that don’t even work, which were not addressed at all in a timely manner. The only reason you’re able to let from them so late is because everyone steers away, and for good reason!
Negative experience: My son and his friend have rented a property from kingstons, got the keys, place was a mess, paid 2 months rent plus their deposit and still unfit to move into.
Negative experience: They give you money off your holding deposit if you leave a 5* review so don't believe any of the positive reviews. Terrible experience renting a house with Kingstons, they are still chasing us for money we don't owe nearly 3 years later. They took ages to reply to dangerous concerns in our house. House was dirty, showers didn't work, shower leaked and caused a hole in the ceiling which took weeks for anyone to see to.
Negative experience: Can not explain how appalling this company is, do not use! They are not dealing with any of my daughter’s complaints e.g. water leaking through the roof of the bathroom. But worst of all they basically lied saying they couldn’t read the emails that were for the maintenance team and wouldn’t give a number so she could contact them directly. Just trying to palm them off because they are students! Would never use them again and never recommend to anyone else. Do yourself a favour and go somewhere else!!!!

Negative experience: Terrible, terrible company, would give 0 stars if I could. If something breaks in the house, don't ever expect them to try fixing it, even if it's something morally and legally required, like working fire alarms. If you/your kids want a safe living experience, they're unlikely to get it here.
Negative experience: Evil liars who will do everything they can to steal as much of your deposit as possible. Tried to get me to give them a positive review by waiving some fees for a locksmith. Cheats and untrustworthy - go anywhere else if you can. All 5* reviews are likely the same (people taking them in exchange for something else) Houses they rent are basically holes in the ground that they will then charge you for when you leave, saying that you're the reason it looks that way. If you want to ensure you get your deposit back, take photos of EVERYTHING and then send them in an email to their maintainence as proof of the date. Then don't even obther arguing with them, just call up the deposit protection service and have them intervene. Quicker and more reliable. Kingstons like to take their sweet time when returning your deposit, possibly because they know you're only protected for 3 months (can't confirm).
Negative experience: Do not rent through Kingstons, the service was atrocious. The house was disgusting when we moved in, despite them claiming multiple times it had been cleaned. I had the door shut on me at the office multiple times, and through the year they refused to respond to emails and assist us with anything required through the property.
Negative experience: Avoid at all costs. We rented a house as students in 2023-24 with Kingstons and it was the worst decision we made. Upon arrival to the property, despite being ‘professionally cleaned’ there was a mouldy fish and chips takeout in the fridge, growing black mould on mattresses and general dirt across the house. In addition to the lack of cleaning, the chest of drawers in 3/4 rooms were entirely broken with drawers that simply were in two parts and didn’t function. We made complaints about all of these upon arrival and consistently followed up throughout the tenancy, the drawers were not fixed for the entire 12 month period meaning that we had to live out of suitcases. In addition to the shocking maintenance team who are only contactable by email and rarely provide useful replies, if they reply at all. The general lack of communication is abysmal. Over a bank holiday weekend, when there was nobody in office, we had a visit from a contractor to ‘fix our stairs’ which was entirely unannounced. When questioned, the agency told us they had no idea who it was that came over and that they didn’t arrange it - the contractor had a key and had been issued to fix them under our landlord/agency, thus as tenants we felt not only lied to, but left in the dark. This contractor then left all materials in our garden, which we couldn’t dispose of free of charge, for 9 months. There are so many issues with this agency from poor communication, a total lack of cleanliness and a disregard for tenants. Avoid at all costs.

The process was smooth, the staff were responsive and professional, and the property was exactly as described. They were quick to address any concerns, making my time in the property hassle-free. Negative experience: One of the worst agency. Poor services and harsh behaviour, I guess most of the good reviews here are paid.... Provided us with a dirty and unmaintained house and charged us for petty issues while leaving the property. Even the landlord cancelled the agreement with them due to their poor services and maintenance of the property.
Negative experience: PLEASE AVOID THIS LETTING AT ALL COST. They were terrible with the students. The house was dirty when we moved in and they said the cleaners already cleaned the house. Also the bathroom was covered in mould in the shower room and also on the ceiling. It was disguting. They took so long to reply to any emails and didnt accept phone call. They took partially our deposits for the problems that were already there when we moved in. How can you do not what was in the property and what wasnt when you were actually there when we first moved in to record the inventory. The deposit return process was pushing my patience to the limit. They promised to give the checkout report within 14days from the moved out date. They literally sent that on the 14th days and that was on Friday and said would return the deposit within 3-5 working days so I had to wait in total 7 days just for them to still not return the money even after the promised date. It was totally absurb. I didnt raise any dispute regarding the partial deduction of the deposit because I know it will took more longer for them to settle it. But still they took so long to pay back the deposit and still nothing until now
Negative experience: Very slow at sorting issues. Only quick for taking money. Moved into a house full of mould and they’re not taking it seriously at all.
Negative experience: We rented a house with Kingstons from 2022-2023 just off City Road, Cardiff. When we entered the house it was filthy, windows were smashed and rubbish everywhere. The letting agents refused to answer the phone to us and wouldn’t let us in their office. Generally over the year they ignored emails and would take months to get anything done. We had to get Cardiff Council involved and they got housing inspectors out who were horrified with the state of the building. Do not ever go with Kingstons.
Negative experience: Most awful letting agency in Cardiff. The house we rented had a foul full bin outside of my window which drenched of death after it had evidently sat there for two months over the summer, called kingstons, took them two weeks to remove it. We had constant issues with the property which they never did anything about. From them not cleaning the house before we moved in to them trying to partially take our deposit (they didn’t take it all as we had photos of EVERYTHING when we moved in). If you have rented a house from them please take pictures of everything and complain as much as possible or they will not get anything sorted. Unliveable standards.
Negative experience: The worst letting agent I've ever dealt with. Do not recommend at all. They never respond to emails, left our property with countless leaks for the entire year, which caused so much mould, we had a broken washing machine for well over a month, unsafe/unusable fire alarm, with water in the electrics, and sewage flooded our garden. Any issue will take months and months to fix if you're lucky, most likely not at all. When we signed the contract they tried to blackmail us into leaving a positive review in return for not paying a holding fee. They are found to break multiple laws and have unsafe properties, they have no care for tenants or owning habitable properties. Say goodbye to your deposit because they will never give it all back, ridiculous reductions with no evidence. You will have a year from hell if you sign with them...

Negative experience: Absolutely useless estate agents, by far the worst I've dealt with. Broken furniture on arrival, still here after 4 months and multiple emails. Since had to by our own furniture. Tried ringing up to complain and had a very rude employee answer. Had random maintenance people arrive and let themselves in with no notice either. On top of that we keep having notifications for people coming to the property to view it with nobody ever turning up. Absolute joke of an estate agents, would avoid.

Made everyone in the house so Ill! Landlord awful as well! Owned by the same guy it’s just one big SCAM! It’s hard to rent in cardiff but Kingstons is above the rest is incompetence and rude staff. We personally dealt with Jade a lot and she was no help what’s so ever and was out right disrespectful and rude.
Negative experience: The way they take advantage of students is disgusting. Unreliable and careless. Do not rent with Kingstons. All the 5 star reviews are fake- they give you a discount if you leave them when signing the contract. They do not care if you are living in a mouldy house, and will ignore multiple maintenance emails. Our boiler broke and we went weeks in December with no heating because they couldn’t be bothered to fix it. If I have a maintenance issue, I should not need to email and phone multiple times to get a response- they would flat out ignore us for weeks. I would send them an email about multiple issues and they would only fix one and ignore the rest. Our sofa was ripped, the house was damp and mouldy (which they blamed on us), the dishwasher was broken, lights were broken, mattresses were disgusting, the tiles in the kitchen were cracked and broken. Our fridge broke and they took days and days to replace it. Jade was unhelpful and issues took weeks/months to be fixed. I lived there for a year and issues that we emailed about at the beginning of the tenancy were still prevalent at the end.
Negative experience: DO NOT RENT HERE. I experienced extreme mould issues here, mould growing from ceilings, fridges and ovens not working, rats and deductions taken from my deposit that were not caused by myself. I persistently complained about how the mould was causing me to have severe eczema and lung issues. No one came to help. Every complaint or issue we raised was met with the agents hanging up the phone.
Negative experience: It's interesting that there is multiple reviews reflecting the hostility they face when dealing with them. We had exactly the same experience, we agreed to rent a house via them and paid the deposit. Prior to the payment of the deposit we agreed minor changes at the house .then they pulled back to their agreement. Which is a red flag for future encounters. The other 'true' reviews are just a reflection of their attitude and lack of professionalism. I believe we dogged a bullet. Warning ⚠️ to everyone to be careful.

The hostility you get from the staff over the phone or in person, lack of response from the email resulting in no essential maintenance work being carried out. Students and professionals please avoid this agency, save yourself the headache.

For months, we had no access to an oven or washing machine despite repeated complaints. The property's condition upon moving in was deplorable, with rats and rubbish from previous tenants. Upon vacating the property, we left it spotless, only to face unjust deductions from our deposit. This adds insult to injury, reflecting a disregard for tenant rights and fair treatment. Not only are the staff unwilling to help, they do so in the rudest manner even having the audacity to hang up multiple times when we try and raise legitimate issues with our house. In person they’re just as unhelpful and conduct themselves in a disrespectful manner. In regards to maintenance, after weeks of emailing, we have been met with silence and incompetence. If you try to phone the office (which is their only available number), they will simply just shut you down. Avoid Kingstons at all costs.

Negative experience: DO NOT GO WITH THIS AGENCY, the team are rude and disrespectful , we had ongoing issues with them for the duration of our student lease, we had no washing machine for months, when we moved in the place it was disgusting with rats and rubbish from previous tenants and when we left the place it was spotless but they still decided to deduct money from our deposit, please do not go there if you are a cardiff student be aware , the women there were very rude and the guy that’s there manipulate you by saying you get £50 off from the initial deposit if we can leave a good review, wish we had seen all of the reviews before we moved in, my year was awful because of them and how disgusting the living situation was.

Negative experience: AVOID! Staff are very rude when you call up and completely disregard anything you say. Any issues with the property took months to resolve, we had water leaking into the kitchen through the ceiling for 5 months causing black mould and mushrooms to grow on the wall. This was despite us sending constant emails. There is no number to call maintenance when you have an issue so you have to email which is normally ignored. Do not rent a property with this company.
Fantastic experience: In my personal experience, I think Kingston is a good agency. I have lived in the apartment for 2 years. They reply our email timely and also help us deal with something. Jade and Laura do the excellent and professional job.
Negative experience: Totally agreed with all the poor ratings. It is all the same thing. Poor quality housing, infested with mice in rooms the kitchen and the garden. We ended up fighting over the cleaning as well, lived there for 2 years 2 months and the cleaners only ever came once and even they were disappointed with the state of the house. Awful responses and rudeness from the office staff. Only one staff member was sensible. The rest hung up the phone or ignored emails and would be flat out rude to your face with no regrets whatsoever. There is a serious lack of duty of care. I struggled with antisocial behaviour, which was not addressed despite several complaints. Instead the perpetrators were supported. I took them to court and they covered up covered up everything as if they had done a lot and blamed me instead. I liked that house and even took to fixing it up. Horrid bunch.
Fantastic experience: Laura was great help to me as I got locked out of the house that I am renting from Kingstons, after exhausting all options that were available especially at the time I got locked out of the house. Also, the time from when I asked for help to getting to me was really quick too.
Negative experience: Terrible experience. I planned to view a flat, when I arrived at the given time, no one was there. When I called, the receptionist informed me that the time they had written down was later, she was very rude and didn’t give any information on how long the agent would me. After waiting around for a long time no one turned up. When I tried to cal back no one answered. Complete waste of time, very foul attitude from receptionist and unprofessional time keeping.
Negative experience: Worst estate agents I have ever used. 5 months later and still having issues with receiving a set of keys to our own building. Terrible with no duty of care and having to chase up maintenance issues yourself. Our flat was not even cleaned or had an inventory done the week we moved in. we arrived ready to unpack with filth everywhere, dirt, food, and nothing prepared for us. Avoid at all costs.

Negative experience: It is so bad I would give no stars if I could! Bribed into giving a good review! Maintenance has no number to call! We can't use our fridge, dishwasher, washing machine, dryer, microwave, kettle or toaster because all the sockets are broken and no one is coming to fix this issue! We have mold in the house which has not been resolved and we have been complaining about it since moving in. When we moved in the taps didn't work, we had a broken couch, broken table, the counter was coming off. All of their houses look really nice but when you move in everything crumbles when you touch it! They also refused to fix any of these problems until we threatened to not pay rent! Do not go with Kingstons!

Negative experience: Offers a fake discount for a 5* review when you sign. Mould in the house since the 1st of July that still hasn’t been fixed. Kept writing to Kingstons with a list of problems with the house including; two missing taps, a broken boiler, broken sofa, a mouse infestation they didn’t tell us about before signing (the previous tenants got in touch), no contact with our landlord, and an oven covered in last years dirt. These problems only got fixed when we threatened to withhold rent after 2 months of emailing.

Negative experience: If i could give this company 0 stars I would, the first red flag should have been that he was late to the viewing and didn’t know what house he was going to, the second and main red flag was offering us to pay a £50 deposit instead of £80 if we left a 5 star review. I’m not surprised they’re doing this to cover up the awful customer experience especially working with mainly students. This company is awful do not give them any money or sign anything.

We were told we would have 7-10 days after placing the holding deposit to provide the company with all information they needed to continue the process, however after paying this they have waited for 3 days after and now told us the house is back on the market and we will not be refunding the whole amount. It does not surprise me that this company are literally making people pay less for deposits in return for 5 star reviews. DO NOT sign anything with this company.

Fantastic experience: First time using Kingstons to find a student house. They have been very helpful. Significantly better than the letting agent I was with this year.
Negative experience: WARNING to all students!! DO NOT go with this letting agency. We did not get our deposit back and yet the house was left in a state when we moved in. They treat tenants really badly and aren’t willing to negotiate over the phone. Really unhelpful and lost a lot of money.
Negative experience: They told us to write a 5 star review for a discounted deposit. The house wasn’t clean when we moved in, there were multiple things wrong with the house (eg broken lights, mould, draining issues) that didn’t get fixed for months until we threatened to not pay rent. They’ve known about the mould for 3 months and still haven’t done anything about it, and we didn’t have any water when we first moved in. Do not go with Kingstons!!
Negative experience: The biggest cowboys in Cardiff. They do not respond to any emails or phone calls then have the nerve to insult your intelligence by saying they are "busy" even though they have been informed for months about issues. Avoid this place like the plague.
Negative experience: If possible, I would give them 0 stars, please avoid them.When we moved into the property, no one from the agency came with us so we can go inside the rooms and double check everything. The house was not clean, we had a mouse trespassing for more than six months and was still there when we left.We had problems with the shower and they got someone to fix it, who did not ring the bell and just entered the property with keys from the agency. When we left, they claimed deductions from deposit for fabricated reasons. The worst agency ever, please avoid at all costs!!
Negative experience: DO NOT USE THESE COWBOYS. Having rented 5 student houses in the Cathays area in the last 5 years, Kingstons are by far the worst letting agent. The house was filthy at outset, we contacted the agent who promised to clean it - nothing. A pile of rubble was left outside all year. We left the place cleaner than when we started but it was too filthy to get clean. Kingstons then made a load of spurious deductions from the deposit which we fought over for months. The worst agent in Cardiff.
Negative experience: would give 0 stars if possible. They're impossible to reach out to, don't properly clean the house. they will take as muvh of your deposit as possible, even for nonsensical reasons. they also (allegedly) offer to reduce the deposit cost if you give them a 5 star review. so many reviews are fake, and give a distorted view of this company. don't rent with them if you want to live in a hygienic, organised home.
Negative experience: The worst letting agency in Cardiff. They left our house an absolute state with scaffolding left on the house, everything was dirty and dusty, they left all the old furniture in the rooms along with the new furniture and we had to remove everything ourselves. On top of that, they deducted from our deposit for cleaning and the state of the garden, when they left the house to us in a disgusting way. Do not go to this agency.
Negative experience: Moved in and house was in terrible condition. Rubbish in both front and back garden. Walls covered in dust, dirt and mold in nearly every room (especially bathroom). All three sofas were covered in dirt with one of them being broken. Not all plug sockets work. Not all lights work. Tried to talk about it at kingstons office but was refused entry. Asked for an in person meeting or at least phone call and was denied that and given an email address instead.
Negative experience: Awful awful. Don’t deal with this agent. Property was substandard, they did not deal with repairs throughout and then tried to claim deductions from deposit for fabricated reasons! If you’re a tenant find another property - we are now in dispute about deposit and they outright refuse to correspond to resolve!
Negative experience: Houses are so poorly maintained… Nothing in the house is in good condition. One of the bedroom door is on the verge of falling off and barely holding together. Also, none of the bedroom door closes properly. Definitely won’t use this agent again. Very disappointed.
Negative experience: Unable to give zero star, I do not recommend any landlords or perspective tenants going to this utter shambles of a company. They will bully you to resign for another year and leave you high and dry when it suits them.
Fantastic experience: Recently worked with Kingston's to secure a property and I could not recommend them enough! We were very open with our wants and needs in which the letting agents were very accomodating in finding our perfect place. Very happy to reccomend to students and professionals alike in Cardiff. Absolutely lovely team and so helpful!

Fantastic experience: After searching for a student house for a few months and not really being impressed with any, we finally came across this agency with a house we all wanted. They were very open and forthright in the viewing and gave us a very clear picture of what we would be getting. Once we all decided we wanted the house, it only took a five minute phone call and then we were paying the fees (which were much cheaper than other agencies) and then we had our house. Great service and very reliable

Negative experience: The first day I moved in, the shower didn't work, there was rubbish in my bin, I had a dirty window, microwave, none of the plugs were working, nor the radiator, I'd asked asked letting agent to wait while I check out the room for issues and she ran away without letting me know so I had to call them, terrible from the offset. One day I came home late in the evening after work and they changed my door without any notice or providing a key, so I was locked outside. Another time maintenance people had come by and left dirty unflushed tissues in my toilet. They also refuse to fix holes in my shower walls Lack of professionalism, when I was showing me rooms, the letting agent opened an already occupied room. Terrible company, never fix any issues, no communication at all, no accountability, AVOID AT ALL COSTS! All these problems only 2 months into my tenancy.
Fantastic experience: Laura did a great job at showing us around some 6 bedroom properties today. She was super friendly and Kingston's have made it a an easy process finding a house for next year. Thank you!
