Negative experience: The viewing booking process was very smooth and efficient. However the viewing itself was extremely rushed. We were shown around the property as part of a group and were told to leave and ask any questions outside (in the snow) within 3/4 minutes. We also asked the person showing us around some questions which he said he'd get back to us by the following morning. It's been 5 days and we haven't heard anything back.

Negative experience: absolutely terrible experience, sold us the dream when we were viewing and then completely dropped the ball. When we moved in the property was dirty and had a lot of issues. Corrine and her team went out of their way to make our time at the property miserable only choosing to respond and help if necessary. They didn't fix any of the issues on the property, they left the boiler broken for 6 weeks and broken window for 6+ months. They backed us into a corner and we ended up moving out early as they treated us extremely poorly. Citizens advice and the council both advised us of improper conduct by the agency in disrepair. There's so much to say about the incompetency of the agency when it came to managing our tenancy yet no words would be enough. 1* is generous

Negative experience: My experience with LV Property under the management of Corrine Cook (Branch Manager) has been extremely disappointing. The property was not ready on the agreed move-in date, forcing us to delay our move by two days. The house was dirty, unfinished, and missing promised furnishings. She will ignore your emails and only reply to what benefits her. This situation has caused significant stress and financial strain, and the lack of accountability is unacceptable. I would strongly advise anyone renting through this branch to proceed with caution and ensure all promises are confirmed in writing before moving in. 1* is even too much

Fantastic experience: Applied for one of their properties for rent on one of the major site. I was called staright away by Jackson, one of their agents. Although that property itself was not matching my criteria, he put my details in their system and sent over a list of properties that do match. That was very helpful and saved me a bunch of hassle.

Positive experience: The overall experience was good, I encountered some issues but they always helped me with it.

Negative experience: I’ve booked almost 2-3 viewings for properties from this agent at west side one, one in Chinese quarter and one at the back to new street station. They said that they had maintenance work going on at the house at last minute and never responded, I took a day off and cancelled my plans just for the viewing and the employees couldn’t even say anything or apologies for the mistake they did. Very unprofessional. It’s been almost 3 months since this happened. But then I got reminded to post the review in here to help out the people who are trying to find a home like me. Would never recommend the agency to anyone. There are amazing agencies like accord lets, martin and co, James Laurence and Inciti Lettings. Please go with them.

Negative experience: 01/07/2025 Really bad experience with this agency and completely waste of time. I’ve booked a viewing appointment from last week for today and I called them in the morning to get a confirmation for the viewing at 3pm and I got a day off from work because of viewing. They said everything is alright and you can go to the property at 3pm and call us to help you get in. After 50 minutes driving to arrive there I called them and they said all the appointments for this property viewing changed to Friday and they haven’t sent anything about this even they gave me a confirmation in the morning. Completely waisting time ————— 05/07/25 Due to my bad experience with this agency on 01/07/2025 and their cancellation of my viewing without prior notice when I was at the property, their manager kindly offered me another viewing to take place on Saturday 05/07/2025. However, I showed up at the property and no one was there. I called them and they said the viewing has been cancelled. AGAIN WITH NO PRIOR NOTICE. This is a waste of my time and energy, driving 50 minutes to view the property and finding out that it’s been cancelled AGAIN. This is very disappointing and disrespectful. This agency has no understanding of customer’s time importance. They don’t value their customers.

Fantastic experience: Recently started renting again and my experience with LV can only be said to be excellent. Since moving in Corrine has been easy to communicate with, attentive and has sorted out all the issues i raised upon moving in. Highly recommended.

Negative experience: Terrible experience. Was sent a video of an apartment by Sana and was pressured to pay the holding deposit before the viewing, it sounded like it's needed to book the viewing. We were reassured that the holding deposit would be refunded if we didn't like the flat but then blatantly denied that she said anything like that. Took a lot of time and effort to get the money back. Oh and you're pressured to go with their deposit scheme which gives you literally no benefits, isn't cheaper in reality as our contract was quickly prepared for us to sign before viewing and it was the same amount as normal deposit. The difference is they keep the deposit for the next property you rent with them"to avoid the hassle", if you don't want to go with them, they just keep all of the deposit. Regarding the contract, Sana was really pushy that we sign it before even viewing the flat and really pushy for the dodgy deposit scheme, had to say no 3-4 times. I'm really happy we chose not to go ahead

Negative experience: “Unfortunately, my experience with this rental company has been very disappointing. Their service is poor, and they completely neglect any follow-up after the lease or sale. Once they have your money, they stop caring about tenant concerns or maintenance issues. I would not recommend dealing with them!” Unfortunately, my experience with your company has been extremely disappointing. Your promises turned out to be nothing but empty words. I reached out multiple times over a span of three months to get my water heater fixed during the winter, and despite it being an urgent issue, I received no real response—just repeated assurances to ‘wait’ and that someone would help me. However, nothing was done. It is clear that your main concern is money rather than providing actual service to your customers. People deserve to know the truth about your unreliable and misleading services.

Negative experience: Review: Utterly Unprofessional and a Complete Waste of Time If I could give zero stars, I would. I booked a property viewing with this estate agency, received a confirmation the day before, and then drove 40 minutes to the location—only to find out the appointment had been cancelled without so much as a courtesy call or email. To make matters worse, when I called to find out what was going on and was left me on hold for 20 minutes just to answer a simple question. This agency clearly has no respect for people’s time and operates with a shocking level of incompetence. If this is how they treat potential buyers/tenants, I dread to think how they handle actual clients. Avoid at all costs. *They have since replied and said they called when they DID NOT CALL. Paul is a complete liar

Negative experience: I am using this agent for 2 years. Trust me, this is not the type of agent you want. They are extremely irresponsible regarding every single work. I don't even know where to start to criticize them. They throw every enquiry from resident away if you don't chase them and get angry via phone call. I don't know why such a company could still exist. When I send the negative comment, they contacted me directly and asked me to remove this comment. I told them that if you coukd solve my issues then I can remove it. Unfortunately it has been over a week since they contacted me and nothing fixed. Even a small fob issue.

Negative experience: Shame Google doesn't allow 0 stars. Please avoid these scammers at all costs. I planned to write a full breakdown of my horrific time with LV but I don't have enough time to compile all the facts so I'll keep it simple and help you with one easy point to make. Do not be scammed into taking their "Lifetime membership" it is a complete scam as once they have your money, when the time is right for you to move on with LV they will do nothing at all to help you stay with them. Not only will they do nothing to help, when properties come up with them that fit your criteria, they will cancel your viewing of such property. I lined up a viewing with them for one which fit my criteria so I could move in and stick to the "membership scheme" then on the day of the viewing I got an e mail off them canceling the viewing with no reason given. Putting it to the test, my partner called LV later that day and they (knowing she would be a brand new client) arranged a viewing of the same property for her! I lost £750 through their scam scheme, please don't let it happen to you. I could give so much more context to their complete ineptnus that couples this scheme but don't have enough time. You'll probably see some response soon trying to apologise or deny any wrong doing but I can ensure you as someone who only ever treats people right they are the worst company I have ever had the missfortune of dealing with. *Update - LV continuing to do one of two things, either not updating their system (as the last time they tried to claim that I cancelled the viewing myself, I informed them that this isn't true) or just plain telling lies. I absolutely did not cancel the viewing, why would I do this when they were holding so much of my money for a "Lifetime membership". Be so very of this awful company please people!

Negative experience: ‏The rental office staff were excellent in their dealings, and the employees were truly outstanding. However, there is one issue that was not good. They were fully aware that I am a student and would leave the UK as soon as I complete my studies, they gave me a lifetime contract under the Alternative Deposit Scheme. Yet, they refused to return my deposit because the contract is a lifetime agreement.

Negative experience: I called numerous times for a flat at Trident house. I was told a video would be sent to me via Whatsaap. I received no video. Then got a call from Sana. Calling me by a different name trying to rent me a £900 apartment. Very careless client service and poor communication.

Negative experience: Beware landlords, left my property empty for 3 months collecting holding deposits every day and telling me they were not. Wouldn't return keys my keys, tried to keep my property under the multiple properties clause? Started taking money from rent without permission. Google Bobby Singh love your postcode (his brother runs LV ) thank me later avoid at all costs. Open rent for me now, works well.

Negative experience: I would give a zero if I could. I used LV property to rent out our flat in central Birmingham and we bought the property from them back in 2016. Since we have engaged with the lettings side of the business it has been an absolute nightmare, the only thing I can assume is that they have no CRM system or need a dramatic upgrade. We have had tenants leave the property without being told (loss of 2 + months revenue), charges added onto our bill for new services we did not agree to, and tenants not paying council tax which we have then had to pay due to a court summons! When we asked for the layout of the flat for new legisaltion (to submit how many rooms etc), we were told that there was no record of even selling us the property!!) SERIOUSLY reconsinder if you're thinking about using LV as your lettings agent!

Negative experience: AVOID THIS COMPANY AT ALL COSTS. Attended a viewing for a property with these guys almost a month ago and left a holding deposit (which they collect from everyone who's interested in the property). Received a call the next day to inform me that my application had been rejected and that they would return my deposit in the next couple of days. It's been four weeks now and they haven't bothered doing it yet. Perhaps they're hoping I forget about it and they can get there hands on some free cash.

Negative experience: I emailed to organise a viewing and got no response. A few weeks later I found another apartment with these guys, managed to arrange a viewing, both me and my wife took half a day off and then they rang 30 minutes before to cancel because of a 'double booking' and now have no appointments till the new year. Absolutely disgusting and unprofessional. Will definitely be going out my way to let everyone know what a shoddy company this is

Negative experience: Bad experience with LV Properties . When I got the keys the house was not ready to move in.I was promised the house will be ready in 2 days. The house was very dirty full of insects in furniture. Blinds were broken,garden was dirty,shower was filthy.Front door need fixing.I have been paying rent for 2 months and house is not ready to move in.I put a review on and was requested to take it off and promised that they will sort it in few days.Dissapointed with their customer service and bad attitude. Please be careful when dealing with this company. Pls don't waste your time and money with this company.

Fantastic experience: We recently completed a purchase buying from Ajay at LV Property. He was very responsive with updates and helping to chase solicitors throughout the process. I liked that the company asked us to pay a 1% commitment fee up front (that comes off the final purchase price) because it made me feel confident the sale wouldn't fall through; more agents should do this in my opinion.
