Negative experience: I am absolutely frustrated I am absolutely frustrated, fed up and this is actually affecting my health. This is actually my 2nd private rented property, i thought the first was bad but this one is worse. I don't know what to do or who to turn to. I started renting with Shipways Great Bar in August 2025, well so I thought until I was told otherwise. Before moving into the property I did a virtual viewing. I did ask to view it in person but Abdul's response was 'But Lucy, I really don’t want to do a viewing for the sake of a viewing We have said no to so many properties that we need to secure one now It ticks all your boxes New paint + carpets so will be nicely modernised for you.' Even though the issues weren't apprent until i moved into the property. Just before christmas i mistakenly thought the new boiler which was put in while in the property had a fault. So contacted Adnan. I find Adnan very sarcastic, even had the nerve to tell me i am rude because i am complaining. I have had quite a few issues since i moved in, which majority have been resolved. While the workman was here he looked at a couple of other issues and advised me. Adnan's response was after sending this message to him: 'The boiler is now sorted but the heaters need bleeding. Raja said the painter painted the gauge on the heater so not moving. They need sorting as well plus the pipe under the sink needs a stop cap to stop the water from overflowing in the cupboard. Due to a washing machine use to be connected there but now its no longer been connected to the pipes a stop cap was suppose to be put there but wasn't. Can I literally dream up these problems.' Adnan responded; 'Job reported 8pm on a Monday evening out of hours Job solved within 60 mins Next time if an issue like this occurs which is not engineer / landlord fault A call out fee will apply.' He did not even acknowledge my message. I have been literally scared to say anything more because I feel like am made to be the bad person. I have asked twice for the key to the alleyway which me and my neighbour use. This is a health and safety issue, God forbid anything should happen, I only have access to one way in and one way out. I need to get to the electric meter, no key to get in. I just don't know what to do no more, its frustrating when you are made to be the problem and I am clearly not. On top of that because I complain to much, its like I am now been forced to leave by offering to end my tenancy. The property is absolutely cold, the conservatory has mould everywhere because of no heating in there, yet it looks like i am the one that suppose to buy heating to keep in there warm. I have had to change energy supplier due to my energy price keeps going up. I am having to have the electric fireplace on everyday because how cold it is. I topped up nearly a £100 since the 26th of December and today 04/01 i am on emergency. I am literally losing the will. 14/01/25 I want to publicly thank Shipways for serving me a Section 21, all because I put up a review of my disappointment and because I kept complaining about issues within the property. You have no clue what strain you have put on me and my family. So this is retaliation due to the above. I would never introduce anyone to Shipways. The law needs to look into unlawful evictions.If this is how you deal with tenants who are not in arrears, what a reputation. Thank you again.

He has helped us secure mortgage and has given excellent advise on what is best for our situation. Negative experience: I relocated down south, and this was my first time renting a property. Unfortunately, it turned out to be a deeply disappointing experience. I waited 13 months to write this review as I was still under their tenancy agreement. I strongly urge tenants to avoid this estate agent altogether. My experience with the Great Barr branch, particularly with Adnan Ahmed, and Abdul Razaq was extremely poor and unprofessional. The property was advertised at £1,250 per month, yet when we showed interest, we were abruptly told they would accept no less than £1,400. Advertising one price and demanding another is misleading and unethical. Communication was equally frustrating — constant phone calls and emails created unnecessary pressure, as if tenants are expected to be available 24/7. You would think they work in a call centre. They turned the rental process into a bidding contest, repeatedly setting false deadlines like “the property will be gone by 6 p.m.,” only for it to remain listed the following week. The estate agents do not communicate with each other at all. It’s surprising they all work under the same roof yet completely lack basic communication skills. They rely heavily on “virtual lettings,” sending video tours instead of allowing proper in-person viewings, which feels deceptive and risky. Any issues discovered after moving in are then conveniently blamed on the tenant. Even more concerning, as early as three weeks before our tenancy was due to end, they began pressurising us, repeatedly asking when we were going to move out, creating unnecessary stress at the very end of our agreement. Overall, this agency operates in a highly misleading, unprofessional, and pressurising manner. Transparency, honesty, and basic respect for tenants are clearly not part of their values. Adnan, and Abdul. DO BETTER.

I would recommend them, however I would strongly discourage anyone from using their preferred solicitors Conveyancing Direct who did not meet the standards i would expect.

Negative experience: LANDLORDS - AVOID SHIPWAYS GREAT BARR UPDATED: Shipways Great Barr has now blocked my phone number so that I cannot reach out to them. Despite my clear instruction to them not to put the tenants in until i get the EIRC recommendations done, they have illegally breached their professional code of conduct and moved the tenants in. Now that I am asking for the deposit and rent, they are giving me a million unjust reasons not to pay my rent and deposit. I had to resort to legal action. ----------------------------------- I deeply regret having fallen for their lies and misleading information. The so called owner was sharp as a knife presenting himself as the best in the area. However, soon after it turned out that he had dealt with the tenant completed all the paperwork work without my presence. Especially, I had repeatedly asked that I wanted to be present when the tenants move in and that I would like to record an inventory. However, despite our agreement they ignored my request and let the tenants move in without my consent. Even after they tenant had moved in, I asked them if they could show up at the property so I can record an inventory, he said he would be there but then to-date, he is ignoring our calls and messages. I would avoid this agent.

Negative experience: my experience with your team has been far from satisfactory, wish if I could give 0 star for your customer service .The process of arranging a viewing was not accommodating, was given an appointment only one and a half hours prior to the actual viewing ,this left me with no choice but to leave work abruptly to attend the viewing. After the viewing of 62 wellhead lane property , I formally submitted an offer for the property and received only telephonic acknowledgement of its receipt. However, I received no further updates or responses for an entire week. Despite leaving messages and attempting to follow up, my inquiries were ignored, leaving me in the dark about the status of my offer. On Friday, 21st March, I decided to visit the Great Barr branch in person to seek clarification. Upon entering the office, I felt unwelcome. I met with Nicole Korik, whose demeanor was unprofessional and lacking in basic courtesy. She remained seated throughout our interaction, did not listen to my concerns fully, and communicated in an abrupt and dismissive manner. Her response to my queries was vague, stating only that offers had been forwarded to the vendor and that there was no timeline for a decision. She then returned to her work, giving the impression that she had no interest in addressing my concerns further. She was very rude throughout her conversation and highly unprofessional. This experience left me feeling dejected and disappointed. As a potential buyer, I expected a higher level of professionalism, communication, and customer service from your team.

Fantastic experience: My property needed huge renovation before reletting, as I just had new central heating and boiler system fitted, everything else then started to look dated. We were going to do this ourselves over a few weekends however, Adnan suggested he supports us with the renovations to make it marketable for the rental consumers and modernise the whole property. I didn’t expect to spend the amount of money I did on the refurb, and it was a huge amount for me, but the renovations were well worth it and we were really pleased with the outcome. Adnan played a huge part in organising everything but we had great communication as he ran everything past us, and respected our final decisions on the whole renovation. This reduced the level of stress this project could have caused me! Even though the outlay price was high for us, in comparison to other similar total refurbs, the price was great! Adnan took on board any concerns we had and addressed these to our satisfaction. I now have tenants in the property and hope they enjoy their new fully refurbished home and garden.
