Negative experience: I’ve had an incredibly difficult experience with PurpleFrog. For months, I’ve been dealing with ongoing rent receipt issues that they have repeatedly failed to resolve, despite multiple calls and emails. Each time I’ve tried to explain the situation, I’ve been met with staff who don’t listen, dismiss concerns, and are clearly trying to get me off the phone. I was advised each month that the issue had been resolved however each month I received another email saying my rent hadn’t been received. It had gone through on time as it had done every month. This is understandably stressful and PurpleFrog do nothing to help nor seem to care. The lack of communication, accountability, and basic professionalism has made the whole process far more stressful than it needed to be. I would not recommend renting through PurpleFrog based on my experience.
Negative experience: I’m writing this because future students deserve protection. Living with Purple Frog has been one of the most unprofessional and distressing experiences I have ever had with a letting agency. My mentor and therapist had to intervene at one point, and even then the response from Purple Frog was cold, scripted, and completely devoid of basic humanity. Students, especially international students, need to be warned. If you’re wondering why their ratings look “above average,” it’s because they ask for a 5‑star Google review during the viewing, before you’ve even moved in. That alone should raise alarms. What follows is what actually happens once you sign. The most serious issue is their absolute disregard for tenant wellbeing. Their behaviour shows a clear pattern of taking advantage of students, particularly those who are young, international, or unfamiliar with UK housing rights. It is genuinely unsafe to rent from an agency that operates with this level of indifference. During a period when my mental health was under significant strain - a time when I genuinely needed compassion and basic human decency -I formally requested to end my contract early. They ignored everything I explained and responded with copy‑and‑paste messages that didn’t even acknowledge what I was going through. That level of dismissal during a vulnerable moment is something I will not forget, and frankly, they should not forget either. I considered reporting them to the ombudsman, but the process is long and I am trying to finish my degree. Even now, seeing their letting signs around the city is enough to bring back the stress of dealing with them. Financially, their practices are equally alarming. I was pushed into paying extra rent directly to another tenant out of pocket, something that is not how rent is supposed to be handled under UK tenancy law or client money protection rules (Landlord and Tenant Act 1985). It left me financially exposed, and when I raised it, I was told it was “not our problem.” Completely unacceptable for a regulated letting agent. Refunds for payments already made were withheld instead of being returned promptly. I spoke with the city council and local councillors, who confirmed I had grounds for legal action. I didn’t pursue it because it would take months — and Purple Frog knows students don’t have the time or energy to fight them. They rely on that. Communication was excellent before we signed the contract. After that, it deteriorated immediately. We were not informed about viewings until they were already scheduled, despite having lived in the property for only a couple of months. Emails went unanswered for weeks, forcing us to go into the office in person for even basic questions. They also increased the rent for the following year without notifying us. I understand rent rises happen, but the complete lack of courtesy or explanation made it impossible to plan financially. The property itself was handed over in an appalling state. It had not been cleaned before our arrival: rubbish left by previous tenants, broken heaters, a non‑functional kitchen extractor, a poor‑quality shower, and general dirt throughout. They failed to provide the required HMO documentation despite having us sign the contract. Maintenance staff entered the property wearing shoes despite our requests, and on a rainy day their boots left mud all over our white rugs. While they schedule maintenance quickly, the standard of care is extremely low. Parents: if you are arranging accommodation for your child, avoid Purple Frog entirely. University‑managed housing is far more accountable. Students: know your rights, and do not allow agencies like this to exploit you, because they count on being able to. TL;DR: Purple Frog treats students like disposable numbers. They count on you being too overwhelmed to fight back. To the people running this company: the way you treat tenants is shameful. Zero stars for basic humanity.

He spoke about his time as a student at UoB which really helped as he could empathise with us in the different aspects of house searching so with that in mind he found us a perfect house

Fantastic experience: Matt Plant has been immensely helpful with sorting out our maintenance issues ensuring that any broken/old amenities (including full mattress replacements for all tenants) were tended to quickly and efficiently. Our communication with Matt was easy and our queries were always answered in good time, which has influenced our decision to let with them another year. He was punctual, courteous, very helpful and went out of his way to try to answer all of our questions. He made the viewing very easy and stress free. Negative experience: The worst living experience I have ever had. Wouldn’t recommend it to my dog mate. Promise’s were made by the estate agents and landlord's. My landlord even blocked my number when I explained to her that the other housemates were messy and she just assumed it was the whole house contributing. I literally showed her messages from the group chat of my housemates and videos/photos and she just brushed of it.

Negative experience: If i could give 0 stars, I would. Purple Frog have major communication issues. Back and forth emails for weeks as they’d leave my emails unresponded. When i did receive a response, it wasn’t helpful - particularly from Beckie. I will say Michael helped me out the most but, even then, it was not substantial enough for a company that specifically works with students and deals with our money, they do not care about us enough. They are also very misinformed and basically told me that I would be receiving my deposit back from them through their deposit return scheme then later changing this to I had to deal with the return of my deposit on my own and talk to the landlord, myself and it was none of their problem, essentially. I will warn all future students, as soon as you sign please make sure you ask them how and who is protecting your deposit as I was never told this information and it caused me a lot more problems than it should have. As someone who had signed with them, this was upsetting to hear and also news to me. I had come to them with an issue and they weren’t forthcoming or even willing to help me with it, despite it being their job (in my opinion). No problem with the property we had signed on to or anything like that but if you’d like an agency that actually helps you deal with problems that may arise, especially in times of need, please avoid Purple Frog.

I especially loved my experience with Cherlette or Sherlette. I can't even spell her name right haha but she's worthy of the mention. She showed me a property today and though it was not 100% my cup of tea, I'm willing to consider it because of her. She's amazing!! Informative, persuasive without being pushy and very humane!!! Positive experience: I really appreciated how diligent purple frog was about providing us with many different options. Overall we did experience some issues due to communication. We ended up losing money because the amount that we had to pay for a deposit was not communicated clearly. We also didn’t receive much of an apology about these miscommunications. However, they had a estate agent called Charlie who made our viewing experience really enjoyable. She was great fun and clearly made every effort to tend to our many preferences and requirements. Doesn’t rectify any of the complaints, doesn’t take prompt action for even issues with necessities like water supply but at the of the contract, will have the audacity to charge £60 for every single room in the name of cleaning.
