Fantastic experience: I have to say that after being with Leaders a number of years in Norfolk, I wasn’t overly impressed the first few years. I had numerous property managers and had a number of issues with them - that was until Hannah took over. Hannah does the small things that make a big difference to you as a landlord, keeps you in the loop - even if she can’t get a response from another department she keeps you informed. As a landlord that’s all you want to know to keep you happy. I know I can be a nightmare as in very abrupt and forthright but despite this, Hannah has remained professional throughout and she has remained in place for a substantial time. Even the most difficult people (me!) can be tamed once the right person takes over! If you use Leaders in Norwich to manage your property, just make sure you ask for Hannah. Leaders management, do not lose her!

Negative experience: I would seriously recommend that you avoid this company at all costs if you are a tenant. Do not believe this 'we really care about our customers' rubbish. You will be treated as a number and worse than that, you will be treated with no respect. Leaders let themselves in to rental addresses without the courtesy to let the tenants know. Instead of calling the tenant to arrange a property visit in a proper and respectful way, they just send an email from a 3rd party and don't care if you read or reply to it or not. Because they send it from a 3rd party, the email goes straight to junk. A phone call would take 5 minutes tops but instead they choose this practise of just letting themselves in unannounced. I felt violated, disrespected, hurt and angry to come home and find someone had been snooping around my address while I was out at work. They had photographed all my possessions. Why operate in this way when a phone call would be so quick and easy? It is clearly because they are lazy and unprofessional, and don't give a damn about the tenant, their privacy and their feelings. Worse than this, I believe they enjoy sneaking and snooping in people's homes. When I complained, they arrogantly bragged that they will continue doing it to other tenants and won't be changing their practices. If you are a parent to young children, renting from Leaders, you will need to warn your children to expect a strange man to enter the address at any time. Leaders are a disgrace, avoid at all costs. Because you will be treated like a number and not a person.

Fantastic experience: Having unfortunately found ourselves having to move due to the current landlord selling up we embarked on the journey to find a new house. WHAT A CHORE. The market is a mess Letting agents can’t keep up And don’t even get me started on price! All in all a huge mess compounded by agents who are supposed to be there to assist you but in my experience, in the main appear not to care. Failed returned calls, total lack of information and a clear lack of desire to offer anything resembling help in finding a property. After 9 weeks of this horror show we stumbled across a property listed with leaders. Never dealt with them, had no idea but well it couldn’t get worse than it was. Then something magical happened, our enquiry fell into the lap of a gentleman called Riley and what a difference this guy was. Maybe it’s his youthful exuberance, maybe he doesn’t have the years of being beat down by the system, maybe he genuinly still cares about helping people find a home, all I know is we we’re lucky he picked up our call. Polite, courteous, GOOD COMMUNICATION (god that is so needed when you are trying to rent a house, you are literally facing being homeless and an agent can’t even pick up the phone to update you). Arranged a viewing really quickly and met us at the property. Good communication, wasn’t trying to sell, just there to answer questions when needed. Promised to send application form through, and he did. As soon as we responded he got straight onto the landlord to say we we’re interested. Promised he would come back in a few days…. And he did. Helped us through the application, helped plan for referencing etc and answered all the questions we had. Kept us updated on when the next step would be, never over promised, always set fair timelines and always stuck to them. Now we sit here.,…. Ready to collect our new keys, finally excited about something again, not stressing about being homeless and all because Riley took that time to guide us through and tbh he was the one agent that I felt actually cared about the customer, the one agent who actually gave some time. So if you are after someone to actually HELP you find a house in this god awful rental market then I would highly highly recommend giving Riley a call. And for any other agents that read this….. maybe you should spend some time with him, remember what it’s like to have some passion and drive rather than just treating people like a number, nothing more than a income v expenditure figure on a bit of paper! Riley…. Your a legend

Fantastic experience: After a difficult time Olivia tried really hard to assist me in finding a new property and done so quickly and efficiently

Negative experience: I called on Saturday asking to view a property, and was told by Riley that due to sickness, they couldn't show me round. Called on Monday morning and was told they'd get back to me. Called Mon afternoon, still nothing.l was assured no one had viewed yet, and no applications had been submitted. Called Tues morning, was told the lettings manager will call me back. Just looked now, and it now says let agreed, same day. AVOID. Their bog standard, exact same response to every review is also laughable.

Fantastic experience: Thanks to Hannah and Jack for all that they did from me viewing what has become my first home and completing it by collecting the keys today! Hannah was great throughout keeping me updated and being happy to help with any questions or problems I had! Jack dealt well with the final stage when it came to collecting the keys and even moved them to an office closer to the location of my new property which was a great help and idea!

Fantastic experience: A big thank you to Jack, Mollie, and Hannah for handling the initial stage of the house sale. I was kept informed of viewings at all times and given advice about adjusting the price to make the sale all done in a friendly, professional manner. Highly recommended.

Negative experience: Started off fine and fast communication but the longer into our tenancy as renters the more lazy they got Multiple times issues with the house took weeks to get sorted out (their self-imposed deadline of 28 days to fix non-urgent issues was not met) For a tenancy addendum they tried to ask us to pay £50 PLUS VAT even though the agreed contracted limit for addendums was £50 including VAT, clearly they just count on people not knowing this to squeeze more money out of them Failed to provide the legally required 24hr minimum notice before multiple visits - gas company coming round, new tenants viewing, and a contractor came round once with 30min notice. I was directly corresponding with the contractor so essentially doing leaders job for them as they did less than bare minimum, couldn't even pass on details of issue to contractor so had to relay all of the information twice. Very slow communication overall and just pure laziness compared to 2 years ago when we started with them A lot of the positive reviews here seem to be from bots so beware

Negative experience: Still haven't received my deposit money back with more than half a year having passed since I left the flat I was staying in. I'm guessing Niki Davenport and the rest of the team don't care about the money of their tenants. Extremely poor customer service.

Negative experience: I had a very disappointing experience with this agency, particularly with the agent Olivia Hales. Initially, everything seemed fine when I paid the holding deposit for a property in Norwich. However, after that, the communication became poor and unprofessional. There was a simple error in my name on the agreement, which I asked to be corrected multiple times. Despite being assured that the correction had been made, I kept receiving documents with the same mistake. I emailed repeatedly over more than a week, but the issue was never properly addressed. Due to this lack of attention to detail and the agent’s failure to correct a basic error despite multiple promises, I lost confidence in proceeding with the tenancy. I decided not to go ahead with the property because of their negligence — yet they refused to return my holding deposit, blaming me for the cancellation. This experience was extremely frustrating and felt unfair. I would strongly advise others to be cautious and ensure everything is in writing if you decide to deal with this agency. Professionalism and accountability were clearly lacking in my case.

Negative experience: WHAT A SHOWER If you are a landlord looking for an agent, think long and hard before appointing Leaders in Norwich, no one is familiar with the legitimate action of changing Beneficial Interest by way of a Deed of Assignment!! they paid my rental income into a wrong account placing an incorrect tax liability, they then said I had to pay the money back which I did, to date they have failed to repay into the correct account, total shambles!!!! They have been messing about with this issue since start of April, HMRC requires notification of such arrangements within 60 days!! Managers, SAM and Nicholas don’t bother to get back to you!! Well eventually after some chasing, i spoke to Nicholas on the Friday who promised that I would have information / resolution on Monday, now 15:30 guess what! I reckon Nicholas was telling porkies!! Oh and incidentally they still owe me my rental income which apparently HAS BEEN LOST!!!! WHAT A SHAMBOLIC SHOWER!!!!

Negative experience: Updating my review from positive to negative. Before signing any contracts (as a landlord) I was dealing with someone competent and helpful. As soon as I had signed, I was handed over to someone who was reluctant to speak on the phone, confused every issue to the point that I had to speak directly to tenants to even understand what was happening, seemed to take the path of least resistance every time and did not represent my best interests. I would strongly discourage anyone from accepting the no deposit scheme as when it came to it, since the tenant preferred not to pay for damages, in order to fight this, there was an enormous charge to take it further! Using a normal deposit scheme, this would all be free. At every turn, I was out of pocket and the tenants were not held accountable. This was not an awful service but it wasn't good either and I have several issues with the service provided. If you are just looking for an agent to make your life easier, do it yourself or go elsewhere, leaders made my life so much more complicated than it needed to be and charged me hundreds of pounds a month for the pleasure ‍♂️ additionally, I would recommend getting all numbers in writing as agreed upon deals were not honoured.

Then I found out they actually placed him in their one of the other managed properties. How can this guy passed tenancy checks, I am really surprised! seems like they don't do checks at all.

But,he then got in touch off his own accord a few weeks later to advise there was a property available to view which we showed interest in prior. Negative experience: Unfortunately have had to update my review with leaders, after 3 years of renting and our landlord passing away as well as our property manager Viki going on leave, we have had awful service and have not even had the details of our new landlord in almost a year in order to be able to complain to the right authorities. We’ve been left for 4 months with a broken shower and property manager who took over Danielle saying that the landlord is under no obligation to fix the broken shower- an amenity that we had when we moved in. We are having to set 3 separate baths a day and have a rising water bill to deal with because of this. We have been left with a very rude property manager who does not care in the slightest about the tenants or their needs and a secret mystery landlord. When I asked to complain about the property manager I was told she’s the only manager so there’s no one to complain to. DO NOT RENT WITH THIS COMPANY UNDER ANY CIRCUMSTANCES. They are a big business who care only about money and not at all about their tenants. We have been fighting black mould in the property for years, making repairs ourselves, been very good tenants making sure the property is kept in lovely condition and maintained to the best standard but there is no reward for being loyal tenants, you will get fu**ed and left with no shower for months and told that you just have to deal with it as no obligation to repair. Not to mention the other issues we’ve had with our ‘home’, making our lives a living hell.

Negative experience: Rented through leaders last year and didn’t receive a good service. Got asked to pay the deposit to the wrong place and had to check the paper work ourselves to correct it. Didn’t tell us when our keys were ready and the bloke was rather rude when we went in to collect them. Bad vibes.

Fantastic experience: I’ve used Leaders for many years now and have always found them very helpful and professional. I think I have been extremely fortunate to have had Amber London as my property manager. She is exceptional. Always friendly and efficient, dealing with problems quickly and taking the pressure off me. I was overjoyed when, after a break, Amber came back to work for Leaders and was reassigned as my property manager.

Fantastic experience: I went to Leaders for advice about renting my mother's house. The contact at Leaders was Thomas Haskett. From the start he was very helpful this was June of 2024. Over the next 5 Months he stayed in contact with advice on how to achieve getting it on the rental market. I'm pleased to say that today 28th of November 2024 our first rental moved in Thomas has made the whole experience easy to achieve what I set out to do at leaders.

Fantastic experience: Leaders, especially Thomas Haskett (Tom) has been wonderful in helping us let out our home at short notice with tight timescales! Tom kept us updated regularly with progress and wasted no time, even over a weekend, to get all the necessary bits done; very pleased with service received so far. Hope to continue with them in the future as well as a fully managed letting service.

Fantastic experience: Leaders helped me to sell my flat in Norwich. I worked with Jack Carter who was very helpful from the beginning. There were a few bumps along the road but Jack always sorted things out and we got there in the end. I would say that it was a positive experience and if I had to I would use Leaders again in the future.

Negative experience: Unfortunately I didn’t have a good experience with Leaders Lettings. I was in process of application for a property in Norwich for which I was selected and I promptly paid the Holding deposit. However, due to the existing tenants circumstances I was told the let would be off and I’d be refunded my money back within 7 business days. As of today (10 business days) later as well I haven’t received the amount. I had multiple calls to the agency and emails to the senior manager and still I haven’t got my money refunded. This is highly disappointing and unacceptable from a leading letting agency like Leaders hence I am giving 1 star

Negative experience: Complete shambles from the start. When moving into the property (to let) I was given 3 separate moving in dates, over 3 months between the first and the final one! For all different reasons with the last one being ‘the landlord doesn’t have the councils permission to let out yet’! Why put up for rent then? Throughout my time at the property I have so many mould issues and with it being a studio flat amongst house shares and other studios I had NO control of the heating! The property was also an unfinished job, lots of cracks in the walls and issues, with the mould spawning everywhere! Raised this issue and got told it was my fault! 14 days before my initial tenancy term was up I received an email saying that if I wanted to stay, the rent was going up by £50 per month and I needed to pay the whole lot upfront that day! Where was I supposed to get £10k from that day? Confirmed that this was true and I had to do this if I wanted to stay and the property manager confirmed, again horrific property management from the woman in charge of the building gave SO MUCH miss-information, which was horrific considering as an 18 year old at the time it was my first time renting, the email correspondence was a joke! Ignoring my questions repeatedly and only replying to what she wanted to! Finally when my check out report came in, I had left everything in very good condition so they decided to try and claim £200 for a missing smoke alarm? Considering they are only £10 to buy off the internet I thought that was crazy in the first place, secondly it was reported there and working in the exit report! Once I had responded that I was absolutely not paying anything, I then sent 4 follow up emails over the course of 2 weeks and had nothing back! Would not ever recommend to anyone and I certainly won’t be renting again after this.

It was a long and difficult transaction, due to issues further down the chain, but Jack Carter, who we liaised with, remained helpful, friendly and fully engaged with us throughout. He and other staff at the agency were all approachable.

Fantastic experience: I had a great experience with Leaders Sales, their communication and constant updates throughout the negotiations was brilliant. Nothing has been an issue, happy to show me round a second and third time to make sure it was the property for me. Fantastic experience: I've been speaking to quite a few estate agents lately as I am in the process of moving - So far Leaders has been rather standout in customer service, Riley who I have communicated with a couple of times has been incredibly polite and friendly. I have also spoken to Dan who has helped pick some things up, regardless on whether I end up following through with Leaders they have been stand out for customer service compared to my other experiences.

Fantastic experience: My experience with Leaders was super smooth and really easy as well as stress free. Big shout out Daniel C who conducted our viewing and our main contact throughout the process who was a top top guy, super nice guy and very professional always answered any questions we had just a fantastic contact, we owe you beer or two Dan! Overall the experience was easy and leaders overall come across an excellent organisation and would look to use them again should I decide to move in the future.

Fantastic experience: Dan was amazing at getting us sorted with the move, kept us updated throughout the process. Sean (I think that was his name, sorry if I'm mistaken!) stayed an extra 10 mins after closing just so we could pick our keys up on time which we really appreciated!

Negative experience: Unfortunately it won’t let me give them a 0 star rating, 1 star is the lowest. Absolute scum of a company! DO NOT TRUST THEM! Never experienced such horrible treatment from certain members of the team and such horrible living conditions. In short, false advertisement from the very beginning! The flat was full of mould and they did nothing about it, by the end my health was affected, most of my clothing and furniture was damaged and all they could say was that it was my fault, even though i found out that the previous tenant had been through the same situation. The mattress that was initially provided to me in the semi furnished flat was also mouldy and full of holes, this was not visible in the viewing, (so was the wall that was behind the bed, therefore it just kept spreading). To the point where the mouldy damp wall was affecting the plug sockets nearby, which i could not use until they decided to come and fix then when i reported that i had had a slight electric shock when attempting to use one of them. It is clear that all they keep doing is covering it up with paint to temporarily “solve” the issue. The carpet was filthy, walls were damaged in general, the interior part of the window had condensation, the washing machine was disgusting and had a horrible odor, the kitchen was filthy (old bits of food in the fridge, oven, cupboards etc) and they had the cheek to say that it had been deep cleaned), THE TOILET SEAT EVEN HAD MOULD ON IT as well as a crack in the bowl which was not fixed , and so on. A few months after leaving the flat, the landlord also tried to steal my deposit money by falsely accusing me of issues that the flat initially had, amongst other ridiculous reasons. Luckily my money was protected by the deposit scheme and they kindly gave me the full amount back, backing up my arguments. Also, the month before leaving, they had arranged viewings for new tenants to move in. As i was present i could hear the lies that the agent was telling to these people, in order to try and get a new tenant in asap, such as, “we will sort the mould out” (maybe that particular agent wasn’t aware of the ongoing issue, but I was told by the manager that this would not be sorted out as it is not their problem, hence me having to leave). I am aware that unfortunately these kind of things occur regularly throughout agencies and landlords, but honestly this is the worst experience i have ever had with an agency and landlord. Don’t let them fool you.

Fantastic experience: Leaders have been great with the rental process and Dan Copsey has been particularly supportive throughout. From support during initial inquiries, through to viewing and the whole application process, it's been an easy process which he and the team have actively supported through phone, email and in person. Negative experience: Tenant review. I’d take all these 5 star reviews with a big dollop of salt. Clear bot army on this one. Awful agency. I’d strongly advise people to avoid Leaders if possible. From the start they have been appalling to deal with. They seem to exclusively hire children straight out of school and offer the poor kids zero training. House I moved into was filthy (including a toilet full of human waste) and covered with damage not listed on the inventory. The damage reporting portal just doesn’t work, it seems like a way for leaders to just file stuff away in a bin. Genuinely one of the worst companies I have ever dealt with.

Fantastic experience: Having moved many times within Norwich, I’ve come across many letting agents, and would recommend Leaders over all of them! Emma Trett particularly has been so kind, patient and efficient when dealing with the random issues that come from renting. Emma always ensured to deal with any issue promptly, and I have felt like a well respected tenant, which often isn’t the case. She’s also kept us in the loop with any information we need, and offered to do as much as she can! Would definitely recommend Leaders.
