Communication in general was excellent. Louise Ruddy was particularly good (especially right at the end when the rest of the chain was being hopeless - she kept on at them and kept me up to date). I'd use them again. (In fact, the reason I picked them is because I'd bought the house through them - and it was clearly a good decision to stick with them)

Fantastic experience: The best agency in Norwich by a country mile. Every single member of staff I dealt with was excellent, from the initial call with Juliette arranging the valuation, to Jack who provided fantastic advice on how to market the property, through to Alex, Stuart and Angel. Every interaction was professional, helpful and reassuring. However, one person in particular truly stands out. If it wasn’t for Louise Ruddy, I genuinely believe the whole sale would have fallen apart. She is one of the most genuine people I’ve ever had the pleasure of dealing with, open, honest, supportive and completely reliable. Most importantly, whenever Louise said she would do something, even something as simple as calling back, she did. On paper, the sale looked straightforward. In reality, it threw up more than a few curveballs. Louise handled everything relentlessly and professionally. Having worked in the industry myself some years ago and having sold properties before, I can honestly say she is the best sales progressor I’ve ever dealt with, by some distance. Selling a house is one thing, but when you need someone who will push, chase, manage timelines and effectively hold the whole chain together, Louise absolutely steps up. The level of incompetence we experienced elsewhere in the chain was staggering, and without Louise’s persistence and determination I’m certain the sale would not have completed and we would have pulled out. She is a huge asset to the business and a true credit to the company. Thank you to everyone involved, but Louise, you really are a star and me and my family cant thank you enough. Negative experience: I am extremely disappointed with the service from Gilson Bailey. Their customer service has been consistently poor, and they have shown no care for their tenants. They have refused to fix issues in a timely manner, leaving a mother and two young daughters without proper heating for an extended period. Problems within the house have been ignored, and they have repeatedly shifted responsibility as if it is not their fault. I would not recommend them to anyone looking for a reliable or considerate estate agent.

Negative experience: We are tenants in a property this company is selling and had clearly agreed that any viewings must happen on a specific day and only with our prior consent. Despite this, they entered our home without notice or permission. Even our landlord was not informed. We only discovered strangers were inside our property because our indoor camera alerted us. Watching unknown people walk around our home without our knowledge was incredibly distressing. When we returned, our cat was visibly frightened and unsettled. Entering a tenant’s home without consent is completely unacceptable (and illegal) and shows a serious lack of professionalism. Based on this experience, I would never recommend this company.

Negative experience: My wife and I are tenants at a property they are selling. Despite clearly stating that no one should enter without our consent, Gilson Bailey entered while we were not at home and without any prior notice. There was no emergency, and the landlord neither us had not authorised this. This breach of privacy caused significant distress and damages the trust we have built with our landlord over more than eight years. Unauthorised entry into an occupied home is unprofessional and unacceptable. Based on this experience, I cannot recommend this agency.

Negative experience: Don’t be misled by their current rating. My experience with this agency during a house purchase last year was a complete waste of time due to an unprofessional approach and rude staff. Most importantly, they didn’t even pass our offer on to the seller. we only realised this when we later saw the asking price reduced on Rightmove. To make matters worse, they then submitted the *wrong* offer amount on our behalf. Unbelievable.

Negative experience: 10 weeks of advertising with this company and 1 viewing 3 days before contract ended, disgraceful, not sure how genuine that viewing was. Photographs were nothing more than amateur. They never kept in contact with how my Property was doing, I was constantly chasing them every week. Gone with another Agent who I must say should have been my first choice, photographs are much better, took his time, not like Gilson who was in a rush, in and out within 20 mins both times! Now struggling to get my door key back from them and get their board removed. I wouldn’t recommend these at all.

Negative experience: This agency was brilliant when I used them in 2018 and 2024. Sadly their customer service has really gone downhill recently. They didn't attend one viewing which they did not make clear was an open house. I called to complain and they apologised and I accepted this as a one off. Unfortunately after giving them a second chance they did not commucate that this next viewing for a different property was an open house. The Rep was late, rude, unapologetic and had an attitude. Making the same mistake with bad customer service twice is not on and it's sad. Especially with such a company that seemed to be exempilary in their customer service has let their standards slip so dramatically. Laying out the customers expectations, turning up on time and good manners doesn't take much.

Their after sales manager Louise has been actively engaging with myself and both of the conveyancing firms. Fantastic experience: I recently used Gilson Bailey to handle the sale of my flat. They were nothing but clear and professional from the very start all the way to the end. I had my valuation done a couple months before I was actually looking to commence marketing and at no point did they put on any pressure for me to get going with the process until I was truly ready. Once the property was advertised, the team were really good at keeping me in the loop with everything and offered guidance where needed. Once a sale was agreed, I primarily dealt with Louise who again was amazing at providing frequent updates to both my solicitor and me which I really appreciated. Fantastic experience: As a buyer, then landlord and then seller, Gilson Bailey have looked after us exceptionally well. The lettings team always managed everything well in advance, and all repairs and tenant concerns were dealt with faultlessly. When it was time to sell, we wanted a good price, and the sales team kept going over some months to find the right buyer at the right price. /we agreed a sale in October and completed less than 2 months later - fantastic result, managed professionally by Juliette Samson.

Connor picked up the Sale and we were impressed with his knowledge of the area and our type of property. Plenty of viewings which were communicated well with one or two offers we rejected but pleased to settle a good deal with a cash buyer with no onward chain. We only had one delay down to the Local Authority not signing off recent building work but Louise and E.g Law kept all parties updated whilst this was being sorted out. Fantastic experience: Selling property is often complicated and stressful, but Tom Baird at Gilson Bailey made the process completely pain-free. Within a day or so, viewings were coming in thick and fast. I was stunned, especially since my previous agent managed only three viewings in three months and blamed a 'difficult market.' It really proves that smaller, local agents who actually care are the way to go. Communication has been faultless—I never had to chase for updates as I was informed at perfect intervals. Fantastic experience: Big thanks to Dan (Daniel Bush) and everyone at Gilson Bailey throughout our tenancy over the last 4 years. Every issue was promptly responded to with help always at hand. We always had preference for being at the house for inspections, gas safety checks or fixes, which were always accommodated and appreciated. We were too hasty in giving notice so asked Gilson Bailey if we could push back our tenancy end date - we were appreciative as they were happy to approach the landlord again (extra work) who kindly accepted this request. Dan was particularly helpful in advance of our checkout inspection giving us some really valuable advice whilst also reassuring us that the inspection after checkout would be fair in the context of the return of our deposit. It indeed was fair, with Dan going out of his way to help us after checkout, which he certainly wasn't obligated to do - it was very kind. We are very thankful and wouldn't hesitate to recommend Gilson and Bailey.

If it wasnt for her we would have pulled out of the sale. Turns out the issue we had was with lack of procedure from our solicitor. Louise was able to gain the information we needed from the seller within 24 hours. We had waited weeks on this with our solicitor. Negative experience: Firstly the only reason there are so many 5 star reviews is because they offer a £50 Amazon voucher if you leave a 5 star review after moving into a property. I rented a flat through Gilson Bailey and had a really poor experience. When I moved in, the property wasn’t in good condition, it clearly hadn’t been properly cleaned, and several issues needed fixing right from the start. One issue in particular I reported three times over a six-month period. They sent different people round twice to look at it, both confirming that it needed fixing, but nothing was ever actually done. They did not provide me with any updates on people continuing to quote but not fix and no explanation on why nothing was done. The issue was a gutter leak which was causing water to run down the inside wall and caused mould to grow inside the bedroom which I had to keep spraying to get rid off, almost daily. There was also an incident where the flat next door caught fire, my property was filled with smoke and the smell lingered for ages. I received next to no support or communication from Gilson Bailey during this, despite the obvious seriousness of the situation. Lastly during my tenancy I received 4 inspections within a single year despite not once failing a single inspection. This felt like a blatant violation of my right to quiet enjoyment. Overall, they were unresponsive, slow to act, and didn’t seem to care about their tenants once the contract was signed. I wouldn’t recommend renting through them.

Negative experience: The worst estate agents I've ever used. I've rented for years, never had a problem, but they were neglectful at every stage. I moved out of their property as soon as I could. The landlord didn't care about the tenants, nor property upkeep and gilson and bailey didn't seem to care much either. They offer tenants an Amazon voucher for 5 star reviews, hence their reputation here. I never write negative reviews, but even a year on from renting with them I'm still upset at the lack of respect we received. I would recommend to not use this estate agents at all.

Fantastic experience: Juliette at Gilson Bailey is a star ! We purchased a property recently and I’m delighted with GB and Juliette especially , very professional in all the dealings , super responsive with questions and calls back - goes the extra mile and in a lovely way , and worked hard to make the deal happen, one other worthy of mention was Frankie , more viewings that maybe typical but always cheerful and happy answering questions , I would without doubt recommend them 10/10 ! While it’s correct that I was not your direct client, estate agents have both a moral and professional duty to act with integrity and diligence toward all parties involved in a transaction. The smooth progression of any property chain relies on clear communication, honesty, and professionalism from every agent involved — not only those representing a specific client. Unfortunately, my experience with your agency fell short of those standards, and the lack of transparency and responsiveness was a contributing factor in the collapse of the chain. I hope this feedback encourages greater accountability and care in future dealings, as the actions of one agent can have significant consequences for everyone involved. Todays news around sellers being forced to disclose problems with homes before sale under the government plans to cut costs for buyers is refreshing to read and will have prevented the issues in this case.

Fantastic experience: thanks to all the team at GB especially Louise..muchas gracias amigo. There's little doubt that here in the UK we buy and sell houses in the most drawn out and archaic way, all the time the "sale" is proceeding at slower than a snails pace and nowhere near as fast as watching wood warping which I have to say would be much more exciting to bear, the "sale" could fall through! little wonder that it's in the top 10 stressful things to do in your life! I'm convinced that as soon as you've decided to get that "for sale" notice put up outside your house someone somewhere has alread got a voodoo doll out somewhere and throughout the whole process needles are stuck into said doll periodically, atatched to the needle is a flag saying "searches" just to add to the pain of the selling process..however many times I heard that word mentioned seemed to run into 3 figures! at least GB were there to help keep me sane! it really shouldn't happen this way, there HAS to be a more refined and simpler way to sell/buy a house..according to the wonderful Louise at GB my sale went very smoothly..to me it was nothing short of a nightmare white knuckle ride speeding along at .003 mph... frightening indeed! with no pun intended the deed was finally completed after several nail biting weeks.. you really do need big boots when selling just to keep the solicitors awake.. thanks again to all the team at GB, you were most helpful when the going got tough, hopefully we had a bit of a smile at times or was that a grimace? I would definately reccommend GB to assist you on your selling "journey", very professional and attentive, kept me in the loop even when there wasn't a loop! now that IS classy. Thanks guys and gals.. you done well.. ALL of you

Alex in particular has gone above and beyond to make this a seamless experience so far, from initial interest through to viewings ( which were made complicated due to getting access to the property )and then having him thankfully negotiate on our behalf. His manner and professionalism, not to mention his personable and positive manner have made everything brilliant. I can not fault the experience thus far.
