Negative experience: Quite predatory - they charged me £100 to "secure the property" I applied for and had already made an agreement for. At the time, I was coming from Canada and I did not really understand UK laws, but have now been told by several people (and after searching up online) that this fee is illegal. My agent was Louie Alden. Also, I had to email and politely ask in person several times for my inventory for my flat but never received it, which I believe is quite dishonest. Just very disappointing as it was my first experience renting in the UK.

Negative experience: Thank you for your response. I would like to clarify few points regarding the previous review from Julia. You stated that tenants may choose to employ a third-party company, such as JLF Relocation Services, to carry out referencing on their behalf. However, I would like to make it clear that: • We have never communicated with JLF Relocation Services at any point, • We have never been contacted by them, • We have not provided any personal information or documentation to them, and • No services were carried out by JLF Relocation Services to our knowledge. The only company that handled our referencing process was LetAlliance, whom I contacted directly and who confirmed that they do not charge tenants any fees. Additionally, you mentioned that tenants are “equally free to provide the information themselves” and that a list of required documents would be provided. This option was not presented to us at any stage prior to payment. We were explicitly told that in order to proceed with the application and to have the property taken off the market, we needed to pay £99 per tenant immediately. No alternative option to self-provide the information was explained, nor were we given a list of requirements before payment was requested. For completeness, could you please therefore confirm in writing: 1. What specific services, if any, JLF Relocation Services actually provided in our case, 2. Why payment was requested for services from a company we had no contact with and to whom we supplied no information, 3. At what point tenants are informed that they can provide referencing information themselves without paying a fee, 4. Why this option was not communicated to us prior to the £99 payments being requested, and 5. Under which specific provision of the Tenant Fees Act 2019 the £99 payment to JLF Relocation Services is permitted.

Negative experience: We rented a property through abbotFox in 2025 and were asked to pay an additional £99 per tenant (£297 total) to a company called GLF Relocation Services, separate from the deposit and first month’s rent - the property manager name is Patrick Oregan. This payment was requested verbally and was not clearly explained in writing at any stage. Despite multiple requests, the agency refused to provide written confirmation explaining: • what services GLF Relocation Services provided, • why tenants were required to pay this fee, • and how this charge complies with the Tenant Fees Act 2019, which prohibits additional tenant fees. The lack of transparency and refusal to respond in writing is deeply concerning. Based on our experience, I would strongly advise prospective tenants to be extremely cautious and to question any additional fees that are not clearly documented.

Negative experience: Try to avoid them, there are a lot of other letting agencies. I had a viewing booked at 5:30, the agent arrived at 5:50, proceeded to the property. It was a flat building, he had no clue where the flat is and we roamed around for 5 minutes. At the end, the tenants didnt allow to view the property due to the time. AVOID! Use Gilson Bailey or someone else.

Negative experience: Avoid Abbot Fox at All Costs – Incompetent, Dishonest, and Completely Unprofessional Our experience with Abbot Fox, particularly under the management of Colin, has been appalling from start to finish. What should have been a straightforward process of selling our home turned into a stressful, time-consuming ordeal due to their sheer incompetence, lack of accountability, and blatant dishonesty. We first contacted Colin on 15th March 2025, confirmed we wanted to proceed by the 18th, yet had to chase twice just to receive the contract, which wasn’t signed until the 26th — a delay that foreshadowed the ongoing failures to come. The marketing provided by Abbot Fox was of poor quality and misleading. The photos taken by Colin were substandard — poorly lit, unflattering, and clearly presented in a way that made the house look dark and uninviting. We provided additional information and requested edits as early as 8th April, including something as simple as removing a towel from a shot. These edits were promised but never actioned, despite being chased six times. Colin claimed the edits were showing on their system, yet they never appeared online. When new photos were finally taken in May and uploaded immediately, it became clear we had been lied to. When confronted, Colin denied all knowledge of the previous edit requests. Abbot Fox repeatedly failed to meet key contractual obligations. Despite Colin’s assurance on 23rd April, the premium Rightmove listing — which was part of our agreement — was never implemented. Similarly, the 3D showcase, also included in our contract, was only added after we chased it on 29th April. Most concerning of all, a formal complaint submitted on 13th May was never acknowledged, which constitutes a direct breach of The Property Ombudsman’s Code of Practice regarding complaints handling. The communication and service from Abbot Fox were dreadful throughout. We were constantly chasing for updates. Weekly calls were missed, and we were left in the dark about viewings and feedback. When we finally got through to Colin, he was dismissive and evasive. He even admitted he didn’t think he needed to respond to our complaint because they’d “organised new photos” — as if that excused weeks of poor service. Even after the revised listing went live, further issues persisted: • Viewings were booked without our consent. • Agents arrived without knowing where the key was, despite us sending clear instructions. • Feedback was not proactively gathered following viewings. After giving them a final deadline to turn things around, we still saw no meaningful improvement. We requested the termination of the contract on 30th May, yet they continued to list our property and even tried to book more viewings. After multiple calls and emails were ignored, we spoke to someone in the office who informed us that our file was marked, stating that our case should only be dealt with by Colin, who was evading communications. Our listing was only finally removed on 5th June after we formally pointed out that Abbot Fox was in breach of the Property Ombudsman’s complaints procedure and made it clear we were prepared to escalate the matter further. Not only was their service consistently abysmal, but their mishandling of the process after we chose to switch agents actively undermined the sale of our home and cost us valuable momentum in the market. If you value your time, your sanity, and the successful sale of your home, do not use Abbot Fox.

Negative experience: Terrible communication and service when exchanging and receiving the keys. Dealing with Abbot Fox turned out to be an unpleasant experience with little effort or value shown to their buyers during the exchange. They wouldn’t consider driving an extra 30 minutes to deliver the keys on our moving day. We were relocating from over a 100 miles away so the extra travel and time needed to collect the keys added a huge amount of stress, as well as the financial impact incurred with having to extend the moving time and costs of the day. This decision by Abbot Fox extended the time we got through the door by 3hrs. Not what you what from an agency whose only job it is, post-sale, to hand over the keys on the day. Colin McKenzie (branch partner) was very combative and defensive when the poor customer service was highlighted ahead of the move, but he refused to accommodate more than a halfway pick up location in a Co-op car park. Another 30 minutes and they could have met us at the house. He made me very aware he was doing me a HUGE favour by even offering this as an option. We didn’t even receive a congratulations from him on our moving day when we spoke on the phone. Pretty shocking actually! If you’re a company and you claim it’s not your standard practice to offer this extremely basic level of service, you should damn well reevaluate your standards of service. Their excuse was that they wouldn’t consider allocating someone to meet us at the property due to manpower shortages. Strange as the £10k+ commission the sellers paid them would have surely contributed to putting another person on shift for the afternoon. They also stated that they had to keep staff available for viewings that day. Which show exactly where their priorities lie.

Fantastic experience: We would like to thank Jem, in particular, at AbbotFox for his extreme professionalism and expertise in dealing with the sale of our holiday home. Although there was no chain and a cash buyer the whole process, from the time of offer to exchange (of eight months) became laughable while frustrating at the same time, and at every turn of events Jem remained calm, reassured us that this sale was not being held up by us and he instilled confidence in getting this whole process over the line. In all seriousness if this had been the sale of our home we feel our wellbeing would have been well and truly compromised! Jem remained in contact with us even on his days off and during times when we were not easily contactable, leaving messages and most of all he bridged that gap between us and both parties solicitors, as his third party intervention defused any frustration and irritancies that could well have arisen. We will use AbbotFox, if and when we go to sell our home and hope that Jem will be our mediator once again. Thank you so much for being there every step of the way, Jem.

Positive experience: My experience of renting through this company was mixed. During my tenancy they were very polite and responsive but as soon as I had to leave my tenancy due to being in hospital receiving treatment for serious illness, they became impossible to get in contact with. I finally found someone to take over my tenancy with little to no help from AF, I then called up twice to speak to someone about getting my deposit back and was told I would receive a call back - I never did. After two weeks I sent an email and received a blunt response saying I needed to sort this out myself with the new tenant - our tenancy agreement says nothing about this and I wish I had at least been made aware of this when I first started the process of leaving my tenancy. Ultimately I would avoid renting through Abbot Fox again due to their lack of empathy and professionalism.

Fantastic experience: An excellent working relationship was quickly established with all staff at AbbotFox and communication was always prompt and relevant. Our main contact, Sam Le Good, was very personable and always kept us fully informed, whether positive or negative. We would have no hesitation in recommending AbbotFox.

Negative experience: The most irritating experience I've had with any Sales agency. We are locked 15 weeks into a 20 week 'contract', without a single meaningful enquiry, despite us (the Vendor) having opted to reduce the asking price from £325k to £290k, the first reduction was made only a few weeks into the process because NOTHING was happening. It is abundantly clear that the house was grossly overvalued to win the business, but the 'Sales' journey was completely empty, no meaningful enquiries whatsoever and the only updates we got were when we chased them and even then they felt fluffed and fudged to make it sound like something was being done. After all of this, for Abbot Fox to hold us to the remaining 5 weeks despite bringing nothing whatsoever to us, is a sign of everything that's wrong in the industry. "If we can't have it, nobody can". ***EDIT - The response from the owner was just to look good here. I emailed the address provided and have had nothing back.***
