Fantastic experience: Sold a bungalow, from beginning to end less than eight weeks there was no chain, regardless that was beyond excellent. Janet was absolutely on the ball, keeping everyone up to date at every opportunity as the sale progressed. Janet most certainly is a credit to Starkings and Watson. Megan, who unfortunately left the company was excellent. Then taking over, Daniel was also fabulous with weekly phone calls and organising viewings. They were all polite and went the extra mile. Negative experience: Worst estate agents I have ever dealt with. Lost our money twice over 2 years which led to abusive messages from the landlord... After the money was found zero apology! (On both occasions) Had a hole in my kitchen window for the duration of the tenancy, this was never addressed by the agents or the landlord. £1200 a month to live in a fridge ! Will never use these agents again.

Fantastic experience: Used Starkins and Watsons to sell my house after making the mistake of first using another agent. S&W were much more professional and easier to deal with. Sean Baney come to take the pictures and composed the advert, the standard of photos and quality of the advert was much better then the first agents. Once S&W sold my house I had excellent after sales from Janet Riches who chased up everything for me, kept me up to date with regular calls and emails also answered any questions I had quickly and thoroughly. After dealing with many other estate agents, Starkins and Watsons are miles ahead of their competitors and I wouldn’t hesitate to use again.

She worked for our sellers but spent a long time talking with our buyer when they got nervous, despite not being our agent! There’s no way the chain would have completed without her. Negative experience: Unfortunately used starkings as a renter - it was a good service mostly apart from a handy man I had to wait in for days and would never turn up -the garden we received had long grass and lots of brambles and leafs all over it - we cut back the brambles and repaired the grass - at the end of the process they are pursuing me for long grass even tho its in better condition and there is +/- 1cm difference in the grass height - it has been wet so was impossible to cut anyway - we had place professionally cleaned and seemed like they just needed to find something- have requested a copy of my deposit protection certificate few days ago and still awaiting it

As a first time buyer, I really had no idea what would entail but Janet helped every step of the way from consistent calls and emails daily. No question was too silly and the communication was second to none. A real asset to Starking & Watson! I would highly recommend them, you will be in safe hands with Janet!

Negative experience: Starkings & Watson was a good agent, well approachable and quick with the listings. We reduced the rent to aid them in securing interest and they got a viewing shortly after the property went on the market at the new rental value. They were good at communicating that the viewing was going ahead. Unfortunately, they were not on time for the viewing, in fact 45 minutes late and therefore i (the landlord) had to conduct the viewing. If i had not been there the viewing had not gone ahead as the agent was not able to get of hold of either the potential tenant or myself. Lucky as i am a proactive landlord, the viewing went ahead. When discussing the lateness of the agent, they advised it was due to travel times, which makes me think they should not have expanded their scope of work outside Norwich. Also, Chris Starkings, does not believe a reduction of fee should be accounted for, due to missed/late apportionments. Regardless of all this, the application is moving forwards and we are likely to secure the tenant. The office/referencing team at Starkings have been in contact quickly and i have been told to expect a few days before referencing is complete

Fantastic experience: Just sold my house with Starkings & Watson, the whole process was smooth and efficient. From the house going on the market to completion took just 7 weeks (cash buyer helped with that). Communication from the whole team was excellent Janet Riches was assigned to liaise with us after we had accepted an offer and she kept a good line of communication with both sides solicitors easing the whole process. The pictures taken of the house and the virtual tour was excellent. Peter Downes was also worth a mention, good communication and got us a sale very quickly. Well done to all of you.

Fantastic experience: I should declare as I write this review that I was the buyer and the not seller of a property, therefore I am actually not the one paying them. That said I have been nothing but impressed with the service received, particularly Caroline Larke. During a difficult and stressful chain where solicitors are apparently allowed to to do nothing for months and then dig their heels in when you dare to question their professionalism, Caroline was the only one in the whole sorry process who gave me any kind of confidence, or indeed indicated that she knew what the chuff was going on. And I include my own estate agents in that who despite making and easy £5K out of me have been conspicuous by their absence when any actual work needed doing. Caroline you are that rarest of things - an estate agent that can be trusted, I salute you.

Fantastic experience: Daniel Laxton was simply superb. My sister and I had a disappointing experience with another estate agent and when we switched to S&W what a difference. Daniel took the time to check in every week and keep us fully informed of all progress, market trends, viewings and strategy. This transaction was complicated and because of legal matters took more than 6 months to complete. Fantastic experience: I would like to share my experience. We booked a viewing appointment in GY with S&W and Jade was the agency rep who has shown us around the house. We were advised that there is another house that we might like in Carlton Coalville. The moment we met Jade I felt saved, I felt that this girl would help us to find our dream house. Jade advised and made a plan for our further action, she booked a valuation of our house and all this happened on the same day. Jade is huge credit to your company. Fantastic experience: Easily the best letting agents I've ever dealt with. The people are genuinely lovely, friendly and helpful. Unlike other letting agents I've worked with where it feels more like you're a piece of commission rather than a person. The landlord is also genuinely great, very welcoming and considerate, they also have glowing reviews from the neighbours from when they lived here The processes are clean and efficient, paperwork is handled easily and quickly without any stress. Any queries we've had have been dealt with super quickly and always without grief. Couldn't recommend them enough. 10/10

Fantastic experience: We bought and sold through Starkings & Watson, and we found everyone to be really helpful and lovely to deal with. We mainly spoke to Carl and Lisa regarding the purchase, who were always happy to help and answer questions - and take us on multiple viewings at short notice! Our sales progressor Charly was great, and kept us up to date with progress. Sam was also always on hand to help with any issues. We also loved the little gift that arrived after we moved in!

Fantastic experience: Buying a house is scary! It's a huge decision and an unfamiliar process and I'm really grateful to Starking & Waton (particularly Melissa Ellis) for their level of service. Our purchase process took a few months and Melissa was so proactive at sending updates. The communication between us and the sellers was facilitated expertly and I was never left wondering what was going on. Melissa was great at setting expectations, both about timescales of when she'd be in contact, but also her patience gave me confidence to ask the million questions I had. It makes a difference when an Agency who obviously deal with house buying/selling all day every day still remember that for their customers, it's a once (or twice) in a lifetime experience. Melissa and the entire team do a great job of sharing in your journey and I'd recommend them to anyone.

Fantastic experience: We phoned Sam (Costessey office)he told us in detail Starkings & Watsons process of selling. Sam would keep us updated throughout. His aim for the sale to be worry free for us. He was always available at the end of the phone. David visited, advised us the price we could expect. Took photographs to down load and put on the market. He asked was there anything we wanted to ask? A colleague would take the viewing on an appointed day. We would vacate the property for a few hours. Shannon arrived on the appointed day to take the viewings. She said she had lots of viewings but not everybody wanted to buy. Shannon said she would phone us after the last viewing. Shannon had had a busy day, she would phone the interested parties in a while, also us advising if we had a buyer. We did have a buyer, the team had worked hard. Sam said he would pass us onto Melissa now, but he was always available to phone. Melissa kept us informed about everything. Her emails were often and detailed. We have now sold the property with little effort from ourselves. Huge thanks to Sam, David, Shannon and Melissa. The sale was worry free, just as Sam predicted.
