Negative experience: Horrible experience with Rum Dalupere after everything was finalized. He was very prompt in responding to my emails and calls before everything was ready for me to move in. Yeah, that’s the catch because they want customers and ratings. One little mishap, i expressed my concerns and he went blank. Not responding to my emails or calls anymore. He is meant to be my property manager during my tenancy and i don’t know how this will work….horrible personality. Fake character.

Negative experience: Very poor service. Previous tenant had left several items we did not want. Took them several weeks to reply and asked us to get rid of items. Now we have left the property and they are delaying return of my deposit and making excuses each time. Very frustrating company to deal with. Would advise avoiding renting from them if you can. Save a lot of time and headache.

Fantastic experience: Updated in 2025: Good experience with Ezytrac and Rum I was engaged with Ezytrac for 8 years as they were the management agency for both properties that I rented in that period. Overall my experience was very good. Now, for my last experience with Ezytrac I want to commend Rum who was a focal point for us from the first day we submitted the notice and until the day of releasing the deposit. He was responsive, attentive and supportive. This sets a high bar for other agents. 2019: As a tenant, I am quite satisfied with Ezytrac agency, so far for the last two years never had any issues with them or with the apartment. My tenancy was easily setup and maintained online. When asked, feedback was provided in timely and accurate manner. Staff is very polite. What I would suggest as an improvement is to provide some background evidence when requesting the rent increase.

Positive experience: Ezytrac have managed a property for me for 10 years as well as taking over the management of my own home whilst I was overseas, purple bricks unfortunately proved to be the most useless, incompetent people I've ever had the misfortune to deal with. Over the years they have been good at communication on the whole, there have at times been a different person to deal with every time a conversation was needed, so occasionally frustrating. More recently they have moved onto a new management platform that really keeps landlords fully in the loop on anything to do with their properties. Monthly statements are always provided as pdf via email as well as being uploaded to this platform. We have just gone through a change of tenants after having people in situ for 4-5 years and Rum was excellent at making sure we were kept up to date at every step making this a very smooth transition. Would recommend Rum and the rest of the team there.

Negative experience: By far the single worst property management company I've rented with. First five weeks couldn't sleep in my own bedroom because the carpet reeked of urine. After that had a mouse infestation, when I talked to Ezytrac, they told me I had to physically see a mouse even though I'd sent them photos of mouse activity, took three weeks for them to take any proper action and they didn't even clean up the mess afterwards, leaving mouse droppings everywhere. Communication is constantly slow and decidely unhelpful, at points taking over one month to get back to a simple email. It seems that Ezytrac go out of their way to do the absolute bare minimum for their tenants.

Negative experience: Horrible communication, let tenants move in without running hot water or heating. Had to pay to have a third-party repairman come in (because they refused to cooperate), rip up the shower floor and see black Mould everywhere. Does not respond to emails. Phone lines are never answered. They give you extremely misleading information. Avoid at all costs. Save yourself.

From the moment I made my initial enquiry, Lyn was incredibly responsive, helpful, and professional. Negative experience: Genuinely the worst experience I've ever had with a managing agent in my life. They have absolutely no idea what they're doing, severely mismanaged at every turn and zero communication between their departments. They are brash and rude when you bring up an issue, slow to deal with any problems the tenants are having and tried to keep a chunk of our deposit for a 'cleaning fee' which they later dropped. If you're a tennant, or a landlord who cares about their tenants, look elsewhere for property management. I have never dealt with a company so detached from reality in my life. And on top of all this, we asked them for months to tell our water company we were moving out and they didn't, lying to us at every turn, and now they're getting to charge us for the new Tennants water.

Negative experience: What an absolute shambles from start to finish. Initial hand over of the property was poor, the house was very dirty and in need of repairs. Complaints made and maintenance requests issued but never resolved. Now we are no longer renting the property and trying to obtain our deposit back only to be met with unreasonable charges and lack of communication or evidence to prove charges are valid. Will not communicate over the phone and not effectively communicating via email. Really disappointed and appalled with the manner of the support team. Will be taking matters further.
Positive experience: We were assisted by Lyn throughout process, I must say she is very responsive and guides you about everything in time. I would give her 10/10. But overall rating is for the company. As company's policy. I was not completely satisfied because they are not flexible at all with moving in times (then it shifts to inspection team whenever they handover the key, it was working day so we were handed over key really late) - It is inconvenient as we had to take off because they didn't want to handover key on sunday although property was empty ( no one living). I really think any company should be at least consider the customer while making policy.
Negative experience: If I could give zero stars, I would. After four years of tenancy, the way I was treated during the moving-out process was completely unacceptable. Emails ignored, passive-aggressive threats of legal action, and a total lack of professionalism from Casey, Ethan and Peachy. Basic questions were never answered, and any attempt to hold them accountable was met with silence or hostility. This is not how a professional agency should operate. Avoid at all costs.

Negative experience: If chaos, miscommunication, and a complete lack of professionalism are what you’re after, then congratulations—you’ve found your dream estate agents. From the very start, this agency delivered a masterclass in how not to manage a tenancy. We requested an unfurnished flat and had it clearly written into the draft tenancy agreement. Fast-forward to just four days before move-in, and suddenly it’s “part-furnished”—news to us, but apparently not to Peachy, the property manager, whose responses were short, dismissive, and aimed at shifting blame back to us. Stating we only asked for the bed to be removed. We have a whole flat of furniture to move into this one so why we would just ask for the bed to be gone is ludicrous. With no time left to pivot, and a full move already in motion, we had no choice but to accept the flat as-is. I arranged to collect the keys at 3pm on move-in day, confirmed by email. Naturally, the agent showed up at 3:45pm and handed the keys to concierge without even informing us. When we arrived, we were met with attitude and another surprise: the flat hadn’t been professionally cleaned as stated in the contract. In fact, we were told there was “shit in the toilet.” A charming welcome. Only after I called Jacob, our estate agent, did we find out that the cleaners had apparently cancelled over the weekend. This wasn’t communicated to us—because why keep tenants informed, right? Jacob acted shocked that we were moving in, despite days of frantic back-and-forth trying to finalise the tenancy. The cleaners eventually arrived an hour and a half later and, to their credit, did a solid job. Jacob later called to apologise for the ordeal and promised a £100 goodwill gesture for the stress. Unsurprisingly, that promise has vanished into the same void as their customer service. My follow-up messages? Read and ignored. In short: avoid this agency unless you enjoy last-minute chaos, unreturned messages, and being greeted by literal excrement on move-in day.

Negative experience: I recently attempted to secure a flat through Ezytrac and was extremely disappointed with their communication. I raised important questions about how heating and hot water charges were handled, including whether any additional service fees from the mandatory provider would apply. Apparently, the building has a mandatory provider that cannot be changed—information that was not disclosed in the draft agreement before we paid the holding deposit, nor was it mentioned during the viewing. On the contrary, we were told that all bills were independent. While it's acceptable for bills to be handled in various ways, the agency should be able to provide clear estimates. When I asked, they stated they had no idea because the landlord submits the meter readings quarterly (which raises questions about who has access to the readings). I even asked the current tenants for an estimate, and they mentioned that the landlord pays for these bills; however, Ezytrac denied this. I asked multiple times how the bills are handled but only received vague, incomplete answers. They never clarified whether I would pay the landlord directly, the agency, or if payments are made at the end of the tenancy. Instead of addressing my concerns, I was pressured to sign the contract without any clarity - response were late and the final straw was when and I had to chase them for a response three days later after they kept pressuring me to sign. (keep in mind I sent out an email on Friday asking for more details and they only got back to me when, after they pressured me to sign, I told me they had to first get back to me and answer to my concerns). I am not signing anything if I have no idea what I am getting into, reason why I've decided to withdraw my application and they kept the holding deposit. If you're looking for an agency that provides transparent and timely information about bills, their handling, and estimated costs—especially when the provider cannot be changed—I would recommend looking elsewhere. Update: No, I don't believe you care that much. If you did, your employees would have asked the landlord for the estimate cost of the bills and they would've put more efforts in trying to provide accurate information and answer my concerns, such as how the bills are paid. Instead, you kept the holding deposit while YOU, as an agency, are the ones that were not providing the right information.

Fantastic experience: We rented a property in London with Ezytrac Property Management for almost 5 years. We had really good experience with them. Any maintenance issue; they would take care of it with high priority. We never had a rent increase even once for the last five years and the rolling contract they put you in after the first year is just amazing! His quick and strategic approach, especially with the counter-offer, made the entire process hassle-free and efficient. Fantastic experience: I've rented a property with Ezytrac. Since the beginning, Joanna was super comprehensive with all my questions and concerns, from the tenancy agreement and length to a lock issue that she managed to sort it on the same day. She promptly assisted me through the renting process, doing everything in her power to make my tenancy as pleasant as possible. If we had any sort of concern or problems with the property, We could literally just pick up the phone and give her a call, and she would sort it out within minutes.We expect the same experience from the ezytrac team throughout our tenancy.

Fantastic experience: I have been with Ezytrac for a couple of years now and I can highly recommend them. Since I’ve been with them, they have managed the first tenant coming in, helped with repairs that needed to be completed ( shortly after snagging) and over the past year or two found more tenants in an efficient manner to ensure little changeover time. Special thanks to Anna on this recently- everything was done quickly and without fuss. I will be using Ezytrac on future rentals.

Negative experience: Disappointing and ridiculous service. I’m not sure as to how other people seem to be having a great experience with the company but in my 12 months of tenancy plus the time before and after I have had a horrible experience with Ezytrac that I had gotten into contact with Chris. Before my tenancy there were issues, they weren’t resolved nor were Ezytrac communicative or efficient. There was a lack of knowledges shared which is significant considering that this is in relation to a home and property. During my stay there were more issues and problems with communication again! On top it was very difficult to deal with maintenance. Now again there are communication issues. I have spoken to Casey but since asked for updates and haven’t heard back at all. I have sent emails to Casey, Chris and Ethan yet heard nothing. at. all. This is so ridiculous considering they are dealing with information which is significant and important. I am honestly appalled by the lack of communication and understanding from the company and would never consider a property dealt by Ezytrac ever. Hopefully after this review I will hear back from the company. Update: I heard back from google review responses than the company responding back to me in regards to my deposit which should have been dealt with already! Can the complaints team please contact me!
Positive experience: Ezytrac has really begun to really improve over the last few years. I have now had a couple of responsive property managers and my most recent, Anna, is great. She answers my emails promptly and deals with my requests politely and professionally. I am happy for Ezytrac to manage my property as I am busy in full time work.
Fantastic experience: My review is based on my interactions with Casey who takes care of matters related to my property. Casey is patient, knowledgeable and diligent. As an owner I have come to trust her knowing she is able to handle different situations that can arise in tenancies and use her judgement well.
Fantastic experience: Overall, my experience with Ezytrac as a property agency has been positive. Everyone was consistently helpful. In the past few months, I primarily worked with Joanna and Casey, who were both wonderful. They were always calm, enthusiastic, clear in their explanations, and followed up with confirmation emails.
Negative experience: I really don’t know why people giving it 5 stars since this company is irresponsible to the tenants, slow reply, and giving wrong information and didn’t show up at the meeting time with no earlier notice. And they claimed they have contacted us which they never. Further information from above. Joanna is the one who never reply or sent email with incorrect information since they started to draft me the contract. In the end, Casy? I don’t know did I spell it right, she is the one who answered Joanna’s direct line, to solve my problems quickly and nice, even I was giving her attitude since Joanna’s irresponsible was pissing me off
Fantastic experience: Great customer service throughout! Casey and Joanna have been amazing throughout our moving process and have been at hand to help every step of the way and with any queries we have had. We highly recommend using Ezytrac and in particular asking Casey and Joanna to help.
