I have rented through Bairstow Eves for almost 5 years now and have found them excellent. Any maintenance issues completed quickly and always excellent communication from the office, Really happy to be a Tennant with them .

Negative experience: They had managed my rental property since 2021. I had minor issues throughout, but in the last 6 months have had significant problems. As a result, I’m currently recovering costs via the property ombudsman. I’ve rented properties for 20 years and never encountered such poor performance from another agent. I have also spoken with previous tenants who had an equally poor view, so seems they don’t look out for landlord or tenant. Be careful Update: I reached out to the POC provided below, but have received no response. My complaint via the property ombudsman seems to be the only route. Update 26 Jan 2026: They are the gift that keeps on giving. I am now receiving letters from a debt collector because they failed to forward on energy bills once the tenant moved out. Avoid at all costs - diabolical company

Fantastic experience: From point of contact to actually meeting Sam for our viewing was so easy. Really made to feel welcome and happy to listen to all of our wants and actually finding us a property which we fell in love with. Negative experience: Very dissatisfied with this agency. I recently moved into a house rented through them, and considering it’s November, my girlfriend and I are living there without the heating system working at all. We can’t take a bath, we can’t wash the dishes, and worst of all — it’s freezing cold throughout the entire house. I’ve called the agency, the gas company, and the boiler service — no one is fixing anything; they just keep passing us from one to another. The agency, in particular, seems completely uninterested in us and our problem. I do not recommend this agency — it is not reliable. It’s unacceptable to live in a rented house without heating from the moment you move in and for weeks to pass without anyone solving the issue

Negative experience: I rented a house from them and for over a week I have had no gas and no hot water. I sent them an email, I reported the problem, but they barely respond to my emails. Just because I'm a tenant and not the owner doesn't mean I don't have rights! A very bad agency, my problem is still not solved.

Negative experience: I’ve been a tenant with Bairstow Eves for three years, and after being served a Section 21 notice, I was called two to three times during a period when I have a legal right to peace and privacy. One of the agents, Liam, came across quite unprofessional and said he had a key and would come into the property, even though tenants are legally entitled to quiet enjoyment of their home.No one should enter or make unannounced visits or without permission until a court orders an eviction, it’s illegal to enter a property without consent.I also spoke with James and a few other agents who were polite and helpful, but overall this experience has shown a lack of understanding and respect for tenants’ rights that really needs addressing.its also not quiet enjoyment when asking me to remove personal photos while I'm still living in the property.

Negative experience: Worst experience ever! I would give this a -10 review if I could. After weeks trying to get a viewing booked for a flat in Lincoln, I finally got a call and booked it. It's a 2h drive one way for me to Lincoln, on the day, which is right now, no one showed up and no one is picking up at their office either! It has been nearly 30 min and they can't even be bothered to reach out to at least mention something but they are going as far as cancelling my call. You would think an agency such as Baistow Eves would do better but clearly not. Worst experience with property agency so far. I would stay away from them.

Negative experience: It’s almost amazing how everyone at this branch is so incompetent and uncaring about their job here. It took Bairstow and Eves two months to return our deposit for a flat once our tenancy was up - it took almost daily emails (that nobody responded to) and the same amount of calls (that were rarely picked up, and when it was it was just a receptionist who said they’d get someone to contact back but never did) and it still took an extortionate amount of time to get our money back. We went through multiple people (Joanne, Jayne, Kieran) who were completely useless and it felt like pulling teeth every time I needed an update or just ANYTHING in relation to the deposit. Emails were rarely responded to (and if there were it was because I had to ring up and ask for a response, my partner even went into the branch to get answers and still NOTHING was done) and I was lied to constantly - such as being told it was being processed and then weeks later being told the process hadn’t actually started. Or being told that my refund would be processed in 3-5 days only to receive an email 3 days later being told that I’ll receive it in 10 days. Please avoid this realtor if you can, they’ll do anything to delay the process of getting your money back to you. I genuinely don’t know how this place still operates if this is how they’re treating tenants.

Fantastic experience: Bairstow Eves had my details when looking for a buy to let house in Lincoln. But I didn't buy with them. Recently, Joanne Smith called from the branch, offering a better lettings agency deal than the one I had. Personal tribute to her is that her professionalism and integrity is top notch such that within weeks I've come to trust her word on everything and it feels like we're working together. Calming and nice is the best description.

Negative experience: It’s teams like this why there is a general mistrust of estate agents and landlords. After being denied a viewing, upon seeing the property for the first time I understood why. It was nothing short of a run-down hostel. Staff were dismissive and I needed to run through a shambles of paperwork just to ensure I didn’t end up living in this hovel for too long. Even after filing a complaint and providing evidence, the final report was returned to me, and it was riddled with mistakes. I suppose the staff at their head office are just as incompetent as the grunts working in the branch.

Had a few bumps along the road but overall have been really impressed with them and in particular Joanne Smith who is hard working, professional and has good communication skills. Will definitely recommend them to other landlords who have empty properties to let.

Positive experience: Was looking for a property with my partner, was dealing with the new branch manager. She’s not much use, her sentences are twisted and confusing. Gave false information on properties and said they will find a property for us through knocking on doors asking people to sell their house We have now found a house but still receive emails about properties and so many about mortgage services etc. even though my partner said no at the beginning. I did also speak to Chloe who seemed nice and was able to give clearer answers.

Fantastic experience: As a family we have had superb service above and beyond from Bairstow eves - in particular we have to give a very special mention to Joanne Smith (Jo) who has been incredible from the moment we met her. Initially she helped us to secure a property for my wife and myself and then went even better by helping two of our children to secure their own properties, all in a matter of weeks. Service like this deserves special mention and definitely individual praise. Having one point of contact throughout has meant a seamless service from start to finish ane we would recommend anybody to use Bairstow eves and in particular Jo who knows how people work and how to get things done! Negative experience: They managed my property for years. As is typical in this business, they profited from mediating services without adding much value—acceptable to a degree for someone who isn’t local. I gave them six months' notice to terminate our agreement, but they ignored it because the person handling my account had left the company. As a result, they continued charging me for two months after the contract had ended. When I discovered this, I asked for a refund, which they provided, but the amount was incorrect. After requesting a recalculation, they refunded the correct amount. Overall, these experiences reflect a lack of professionalism. Given the low added value in this line of work, where fees often don’t align with meaningful service, I would advise avoiding them. However, the person who ultimately handled my case was very pleasant and polite, which is why I gave one star.

Fantastic experience: We sold my parents bungalow in Lincoln through BE. We live 35 miles away so entrusted BE with all the viewings. From the outset we received clear guidance on price expectations and buyer demand from Helena. Through the sale process Fabian kept us updated with viewings, possible buyer interest and then negotiated us an acceptable price. Following the agreement of a sale there was then some delays, as is often the case, but Fabian kept us informed and chased other parties when needed. Overall I would not hesitate to recommend BE to sell your property in Lincoln.

Negative experience: Absolutely disgusted with the service provided by Bairstow Eves, Lincoln. My son has had a leak over his bed for the best part of a year, continous emails to the letting agent and lots of broken promises later he still has a leak, and it's not even from the facilities he uses but from the other tenants shower!!. I've advised him to take it higher and even seek legal advice but the lad works 60 hours a week and finds it hard. Bairstowe Eves seem disinterested and after he asked about ending his tenancy they told him they will look into it, no effort in trying to keep him as a tenant!. So be warned...enter into a contract with this letting agent at you're peril.

I have been in touch with Saffron over the past few years since she took on managing this property and can confirm that she has great communication skills, is hard-working, highly competent, and efficient. Negative experience: Lettings team are lovely, property management are awful. I was left without heating for 3 weeks in February due to the property management team trying to illegally force us to pay for something that we never agreed to. It took a formal complaint and getting the council involved for them to eventually back down and resolve the issue. Due to this, I was out of pocket, having to pay to heat my home with an electric heater which was extremely expensive, and they've ignored all of my contact when I asked to be reimbursed! Be very careful when renting with Bairstow, they seem to have a very poor understanding of tenancy laws and will try to pressure you into paying for things that they should never ask you to. Extremely disappointed with their cowboy attitude.

Fantastic experience: Keshia, Scarlet, Fabian and Helena have been exceptional. They made the sale of my property simple and straightforward in a normally very stressful time! The house sold amazingly quickly and I can't fault them. Keshia in particular made sure I was always up to speed with the latest information regards the sale.

Fantastic experience: The most reliable and positive agency in Lincoln. We have rented with a few different companies and none have been so efficient and so willing to help. There seems to be a genuine care about us. Kieran has been outstanding, giving us plenty of updates, so straight forward in what is needed from us. He was ready to answer my endless questions, give his support and has made this whole process easier without stress. A big shout out to Sammy also for her constant updates and support in the early stages. I could not recommend this company more if you are renting. Professional through and through!

Negative experience: Very poor experience with the purchase of a property through Bairstow Eves Lincoln. Only provided reactive service with the sale process, constant chasing and no proactivity or forward thinking from the management. The manager did nothing but worsen any issues rather than resolve them - would not recommend. The only reason this is a 2 star review and not a 1 is because Keshia was particularly nice and did try her best at all times.

They never keep us updated, we have to call them twice or more to ask about the situation. Absolutely disappointing. Hope it will be as good as their sales/letting team.

Jayne was my initial contact and was helpful with the process and paperwork. Super speedy to reply, always very profession and friendly and goes above and beyond to get things done. Izzy arranged for a contractor to come out to look at my Patio doors and Ryan was brilliant. Again he was very professional and polite but really friendly and chatty and made me feel really at ease. He explained everything he was doing and made a huge effort to get the issue resolved on site rather than arrange another visit. Brilliant customer service all round. Thank you!

Fantastic experience: Bairstow Eves bought the student property we were renting and they have to be the most accommodating agency when it comes to the special needs and disabilities of our household. The staff on the phonelines are helpful, patient and kind; it's hardly stress inducing. In terms of house visits, they're always punctual and very friendly. Stephanie in particular has been very helpful and informative, along with putting us at ease with the whole process. Would strongly recommend Bairstow Eves for selling or letting properties, but if you're selling ask for Stephanie ;)

Negative experience: Worst agency ever. Agents didn’t let us view the property physically and they lied to us saying property is in good condition. A property in Horton street, it had many issues and was not very suitable for the baby, property was very old and very stingy landlords. They never bothered to fix any issues we reported and even the agents were very negligent. Fix flow never worked. On top of that after we left property landlord done a false claim on us for about £1100. Luckily the adjudicator found this false but still we had to pay £300 unnecessarily. Never trust the agents blindly. view the property physically and take time and find the suitable property. Never fall in to the trap of Bairstow eves.
