From the outset, they moved incredibly quickly to get our property on the market, Matt came out on the day and did an excellent job of showcasing our home, which we really appreciated. The viewings were well-organised and, most importantly, they were with genuinely interested buyers — no time-wasters. That made the whole process feel efficient and well managed. Professional, proactive, and easy to deal with throughout. We wouldn’t hesitate to recommend them to anyone looking to sell their home.

Fantastic experience: My partner and I were unexpectedly made homeless after our newly purchased property was destroyed by a water leak last January. We urgently looked for a rental property and came across a few through kinetic. Nina was absolutely brilliant in finding us the perfect fit for us two and our dog. She was always helpful in answering any queries we had and managed to get us into a property in 5 weeks post water leak discovery. Fantastic experience: HIGHLY RECOMMEND KINETIC!!! I have dealt with Kinetic for several years now, both as a seller, a buyer and for rentals and I cannot recommend them enough! They are not your run of the mill estate agents, they care about every single client and their needs and I personally don't know anyone who has dealt with Kinetic that hasn't praised them for the same! All staff are brilliant but Nina (and Matt) particularly go above and beyond for their clients. I'm so grateful to them for all they have done for me over the years. I'm not a friend, I don't work for them, I'm just a client that has had nothing but fantastic customer service! So don't let other bitter reviews give you a false impression, no one can please everyone 100% of the time but the majority of reviews speak for themselves!

Negative experience: Our experience with Kinetic Lettings, and in particular our assigned agent Nina, was deeply disappointing and stressful. Throughout the tenancy, we felt consistently disbelieved and unfairly treated. We were repeatedly accused of smoking in the property despite this not being the case and no evidence ever being provided. Each time we raised concerns, they were dismissed rather than properly investigated. We later became aware that the letting agent had a personal friendship with the landlord outside of work. While we cannot comment on internal policies, this raised serious concerns for us about impartiality, as the agent appeared to consistently side with the landlord regardless of the facts presented. There were also ongoing issues with landlord conduct. The landlord attended the property extremely frequently, often daily, without clear reason. When we raised that this made us uncomfortable and felt intrusive, we were told that because it was “his property” he could attend as often as he liked. This response failed to acknowledge tenants’ rights to quiet enjoyment and made us feel intimidated in our own home. Communication was also handled poorly. Emails and updates were often sent only to my partner and not to me, despite us being joint tenants. When I questioned why I was being excluded from conversations, I was made to feel as though I was being unreasonable rather than having my concern addressed professionally. This lack of inclusive communication was upsetting and inappropriate. We paid our rent on time, looked after the property, and tried to be cooperative throughout the tenancy. Despite this, the overall experience left us feeling like we were constantly “walking on eggshells.” Unless you are a landlord seeking representation, I would not recommend Kinetic Lettings to tenants. Our experience suggests tenant concerns are not treated with fairness or neutrality, which made an already stressful situation far worse than it needed to be.

Fantastic experience: Excellent service from start to finish. Matt was super quick getting the property on the market to give us a chance in selling so we had a chance at a property we fell in love with. Property sold to first person that saw it. Marketing and video was great. Jo has been excellent in helping us with the minefield of conveyancing, without her input to push it over the line I am not sure we would have got there. Now exchanged and looking forward to moving. Would highly recommend all round, thank you.

Louis looked after our sale and kept us up to date with the interest our house was getting, progress with bookings, and potential buyers. In 6 weeks we had sold our home and was looking for our next home. Whilst we were viewing houses Jo kept in contact regularly to understand our position better so she could update our buyers, I think this is so important, I had full confidence that Jo was on top of everything, was listening to us and therefore able to set realistic timeframes for our buyers so they wasn’t forgotten about and left in the lurch, this must have made their buying experience much nicer. If only we had this with our purchase but unfortunately that was through a different estate agents. I must say the whole experience of buying and/or selling a house can be stressful but Jo and the team make life so much easier. Fantastic experience: Sold our house through Kinetic, from the start Kinetic were very competitive on their charges, Mat came and did the valuation and took the photos. For some of the viewings other staff came and showed people around and their knowledge of the area was first class. For us the person who stood out was Jo. She was in constant contact with us and our buyers, she was sending weekly emails to our solicitors after updates on where they were in regards of searches and replies, she even sent emails/phoned our sellers estate agent asking them to chase things up. Fantastic experience: They say moving house is one of the most stressful things you can do — clearly, those people didn’t have kinetic estate agents on their side! From the first meeting with James to handing over the keys with Joanne these guys were on it like a hawk on a property ladder. Always available, always professional, and somehow managed to keep smiling — even when I caused them probably the most stress any client has done and also asked the same question for the fifth time (sorry again, James forever grateful for you). If you’re looking for an estate agent who knows their stuff, communicates better than my group chat, and doesn’t run away screaming when they see your name come up on their phone these guys are the ones!! Joanne and James time and time again picked up the phone to me sobbing and having temper tantrums and handled my high maintenance likes pros and as much as I’m sure they’re happy to get rid of me now nothing was too much to ask and they definitely did more than there job title entails. Would I use them again? Yes. Would I bake them a thank-you cake? Also yes. Do I recommend them? Absolutely – unless you’re bidding on the same house as me in the future. Then… maybe not. Negative experience: Very poor experience with Kinetic, took 7 days to get our property listed, and they did the floor plan wrong twice. The photos were terrible. We had 1 viewing in 4 months. When the agent left the house he pointed out that Kinetic have another for sale across the road. We heard this on our ring doorbell. Disappointing when he was meant to be selling our property. No advice was given to us on how to increase viewings or any offer to help. We’ve now moved to Martin & Co who are already so much better, we’ve had 4 viewings in one week already!! Photos are so much better and include a high quality virtual tour. Superior customer care. Do not recommend Kinetic.

Negative experience: I had a very poor experience with Kinetic during the 4 months my property was listed with them. Over the entire contract period, we had just one viewing, and no offers, which is incredibly disheartening when you're trying to sell what should be a very marketable home. From the start, things were handled poorly. The photography was subpar, with bad lighting and awkward angles that didn’t do the property justice. The floorplan took far too long to finalise and still contained errors even after multiple attempts to correct it. This caused unnecessary delays in getting the property live, despite initial assurances that it would be up much sooner. Throughout the listing period, the only suggestion I was given on how to improve interest in the property was to reduce the asking price, which is a lazy and generic tactic that requires no effort from the agent and showed no attempt to tailor a strategy for my specific home or situation. No advice was offered on presentation, staging, or any creative marketing ideas. There was an attempt made to offer me extra premium listings on Rightmove and a free virtual tour of the house, but this only came once I gave notice to leave the market with them, which in my opinion was too little too late. The fortnightly update emails were equally uninspiring, usually just a copy and paste of Rightmove stats telling me how poorly the property was performing, followed by a vague “let me know if you have any questions.” The only question I had was why they were asking me for ideas when I was paying them to be the “experts”. In truth, it often didn’t even feel like my house was for sale. The lack of engagement, poor marketing, and absence of strategy made it seem like my listing was simply forgotten about. Other agents in the area clearly managed to generate viewings and offers on comparable properties, Kinetic did not. I gave notice and moved on once my contract ended, and I definitely wouldn't recommend Kinetic based on my experience. Another house down my road which was on with Kinetic has also just left the market without a sale, and from what I saw a similar lack of interest, so I know that I am not alone. Sellers deserve better than a passive approach and generic advice, especially when trusting a professional service to handle something as important as selling a home.

Fantastic experience: We recently sold our house with Kinetic (as well as purchasing our new one through them) and wanted to leave a review to show our appreciation. Throughout our journey to sell, Kinetic kept in touch with us every few weeks and were proactive in helping us achieve a quick sale. We purchased our new house through them also and were regularly kept up to date, and any queries were dealt with very quickly. We had previously spoken to various agents regarding listing our properties and even went to a different agent initially (which was short lived). We had an introduction to Kinetic and it was a great choice on our part! The team has been brilliant. As we have multiple properties listed with Kinetic and Kinetic New Homes, we have dealings with all members of staff. A special thanks and shout out does go to Jo. Our properties haven't be the easiest to deal with, nor have I (calling most days) but she has never let me down in terms of sales progression and knowledge of what's going on through the chains. The whole experience of buying and selling houses is complicated and stressful but what's really nice is that I feel like we have made friends with a few of the team along the way! We dealt with a few other agencies in the process for viewings and offers and frankly Kinetic made even the better alternatives look like amateurs. Their reputation locally is fantastic, and for good reason. Quite simply you won't find a better estate agent out there and can guarantee if you go elsewhere you'll regret it.

Owing to the actions of others, it was not an easy process but Jo, George and Matt helped us over the hurdles thrown in our path along the way. Our first contact with Kinetic was Matt, whose valuation proved to be most accurate of the three we obtained. The lower valuations of the other two agents (one local and one online) would have lost us thousands if we had settled for them.
