I wish that I had instructed them earlier (although hindsight is a wonderful thing) and opted initially to go with local estate agents with a high street presence. Whilst initial interest, from other agents, was there it quickly diminished and we went for months with zero viewings. She was professional, friendly, fast, efficient and reliable. Any issue I had was sorted very quickly. Excellent service. I highly recommend Rice and Roman.

Negative experience: I am writing this to warn others to be extremely cautious when dealing with Rice and Roman. Honestly, they are the worst agents I have ever dealt with. 1 Star is too much !!! The issues began when my 70-year-old mother was told she had to find alternative accommodation for three months simply because the landlord wanted to "enjoy the summer in London." This was fully supported by the Rice and Roman team, who forced the end of my mother's tenancy to accommodate this request. The lack of communication and flexibility leading up to our move-out was unprofessional, but the actual checkout day was unacceptable. Both the agents and the owners arrived at 9:00 AM and began rushing and pushing my elderly mother, showing a complete lack of respect for her. It was a deeply upsetting experience which still a year later haunts her. Furthermore, please be very careful during their checkout process. Their representative photographed every single inch of the property, every Nail, every chip, every dent, every possible damage leading to excessive and unfair deductions of hundreds of pounds from my retired mother's deposit after living 3 years in the property. Throughout this entire ordeal, Leah Ludlow and Joshua Rice were incredibly unprofessional and unreliable, turning what should have been a standard transition into a high-stress situation. They were on the landlords side from the beginning, they cared deeply about their account than the elderly tenant. Please, do yourself a favour and find an agent on the High Street instead of using them. I would never recommend their services to anyone.

Moving house is always stressful, but with a good estate agent who genuinely want to help move things along, it is so much easier. We first approached Josh in sales to try and sell mums retirement flat after mum's passing but the market was proving to be slow and there were already several properties on the development also for sale. After losing my mum I had to sell her flat and was finding it difficult to understand exactly what to do and how to go about it. As I know Rice and Roman often sell apartments in Mums block I asked them to do a valuation for probate. This was done quickly and efficiently so it was natural to use them for the sale. This was handled with care and at a speed that I wanted to move at which was slow to start with due to so much else going on. They found a buyer quickly and everything moved forward seemingly effortlessly. We completed end of August. I can’t thank them enough, especially Tom who I dealt with most of the time.

Fantastic experience: We have recently used R & R for both sales advice and letting management. Good sound advice re sales and understand market. We are now using the letting management service which is very satisfactory. Although at the top end of fees the service provided justifies the cost. Proactive, prompt responses and actions, personal service, very good knowledge of properties and property managers, no automatic telephone system (!) you get to talk to someone. Would recommend.

From the outset, we agreed a v challenging target for a completion date which Josh beat. He was unusually positive throughout, in spite of some really challenging circumstances, and was very wise in terms of the advice he gave us. He built a great relationship with our buyers, and was really good at communicating with us and keeping us updated. I would 100% recommend him.

Positive experience: Trying by any means and ways to grab every penny that can be taken from landlords and tenants. Presumably they have a cut on everything that can be charged/supplied. Are they the only ones though? A very close watch is recommended. Be very careful.
