Negative experience: On the face of it these guys are not bad but no better than your average agent. When it comes down to the serious stuff, no one really took ownership or was really bothered about the time pressures, failed promises call backs & plenty of agent rivalry, they wernt afraid to bad mouth my purchase agents which isn’t professional at all. Nearly lost my buyer & purchase through them as he was taking his own sweet time but no one seemed to care. Arrived late to do my viewings & wondered why I was annoyed when the office is a 5 min drive. Chelsea doesn’t have a clue, Steph has common sense & Matt certainly talks the talk. Got it all sorted in the end but no end of stress that could have been avoided, unfortunately wouldn’t recommend.

Fantastic experience: We didn’t ever imagine we would go through the buying and selling process this year but at the end of May found ourselves with our house on the market in the care of Matt, Steph, Brady and the extended team! From the start there was full communication at all hours of the day, even a Sunday at one point and they didn’t gloss over the process. It wouldn’t be easy, but they would do everything in their power to find us our dream home and sell ours! How right they were! Fantastic experience: Over the many years of many moves and many dealings with many estate and letting agents, they have been the most helpful and patient bunch yet! Massive thanks in particular to Chelsea and Laura who got us out of a fix and quickly and calmly settled everything to ensure a straightforward move. I couldn't recommend highly enough!

Negative experience: I do not recommend this agency, they do not answer the phone, we were deceived, there was supposed to be no chain, but it turned out that there was, Before buying, repairs were supposed to be done, as bad as a broken hinge in the main door, there was no handle to exit to the garden from the kitchen, 3 skips of rubbish, we were assured that it would be done, after exchanging contracts, the agency's answer "that's how it sometimes is". This is unacceptable. After finalizing the contracts, they do not care about anything anymore. I definitely do not recommend!!!!

Fantastic experience: After 8 years my tenant gave notice. I had never changed tenancy before ...the staff at ORB were outstanding from start to finish, patient, informative, efficient...I had just 2 weeks before they secured me a new tenant, referenced and all monies paid. In the two weeks the property was empty ORB organised painters and cleaners for me. The management fee with ORB is worth every penny. I would highly recommend them as a letting agent.

Fantastic experience: Well what can I say.... I decided to put my family home on the market, a decision that has taken several years! After speaking with Matt and deciding to put all my trust in the hands of him and Steph (his right hand side) it was officially on the market! I was put in good hands, not only did they listen to everything I asked for they delivered! The constant communication, reassurance and the quick sale of my property meant we have been able to secure our forever home. When Steph and Matt say trust the process absoloutly do! And Trust them because they never fail! This is our first house move and honestly it's been amazing. People say its stressful, not the case with these guys! Negative experience: Sent an email about being interested in a rental property, got a call back 2hrs later and arranged a timed viewing the next day. Come the next day at 11am, no one shows up at the property, nobody has called to let me know and when I ring up to see what's happening, I leave my details and no one has gotten back to me. Appalling service and will honestly avoid all properties from this agent. Absolute time wasters.

Negative experience: I initially had a good experience with Stuart who showed me the house. However I am extremely disappointed with the service I received towards the end of the house purchase. When it was time to pick up the keys confusing and conflicting information from different staff. First time purchase so was genuinely concerned something had gone wrong. When I mentioned I would leave a review about was told Stef and Mathew “I am being threatening and aggressive”. As a woman of colour am I surprised by the language they used to describe me when expressing my disappointment at the service and confusion? No. Trust Pilot seemed to give more honest reviews. Disgusted!
