Fantastic experience: John shepherd lettings looked after our property for well over 20 years. They are reliable, professional, trustworthy and their service is value for money. We found their service very good. They reminded us when legal requirements e.g. EICR were needed and they took care of them. There was one person dedicated to look after our property and which provided continuity of knowledge, issues etc. Most businesses nowadays do not provide this service. We would recommend John Shepherd lettings. Particular thanks to Fiona and Senka.

Whenever there has been a maintenance issue it has been dealt with efficiently and communicated well. As my children have now flown the nest I needed to downsize, and the property I applied to rent was also with John Shepherd Lettings. Fantastic experience: having struggled to let my property out for 2 months with another estate agents, leading to it being empty for a month, the team were able to let it the same day it was uploaded! The team were so amazing at communicating, and were very efficient at moving things along quickly. Would highly recommend to anyone looking for property services.

Negative experience: The client onboarding experience from a landlord’s perspective was excellent, but unfortunately that level of attention to detail and communication did not continue once the tenancy began. I am not a professional investor; I was renting out our family home and trusted John Shepherd to find suitable tenants and manage the property. Unfortunately, I experienced poor communication, inconsistent information and what felt like unnecessary pressure to pay for cosmetic works. Despite being strongly advised to use a professional cleaner and being assured the tenants were contractually required to leave the property in the same condition, the tenants left the property uncleaned, both internally and externally, and admitted this. Due to circumstances, I had to carry out the cleaning myself. The most disappointing part was the lack of follow-up afterwards. I was left without an update for over a month and, despite several requests and explaining the impact this was having on me, my emails were not acknowledged. There were one or two genuinely helpful staff members who went above and beyond, but overall the poor communication and lack of accountability overshadowed those positives. Sadly, based on my experience, I would not recommend John Shepherd for property management.

Negative experience: A friend of mine called up about a property they advertised and they was informed of her situation as she claims benefits and they wanted her to have savings and was so unhelpful towards her to find any sort of property as far as I’m concerned they discriminated against an individual claiming benefits and wouldn’t assist finding an affordable property.

Negative experience: Asked them to value our house, left a message with an agent for them to call back - never did. How can you trust theyll respond to enquiries on your property if they cant have the courtesy to callback to the sellers??

Negative experience: I usually only write positive reviews for exceptional service but feel compelled to write this review for small landlords considering employing Solihull Lettings to manage their property. I have worked with JS for four years but found a significant change for the worse over the last 18 months or so. Specifically I have noticed what has felt like a high turn over of staff, poor communication, high quotes for work required and poor systems. I would recommend you strongly consider other options.

Positive experience: First off, the staff at john shepherd are 5 star. Ive deducted a point simply for the online application process. Since tenant rights have improved, each adult individual needs to make individual payments for the holding deposit, then the tenancy deposit and finally the first month rent. What a faff this was. But other than that, utter joy to work with John Shepard. Alan in particular was patient and friendly and we love our new home. Than you

Negative experience: As if a 3 bed 2 bathroom property on hillwood avenue, shirley is actually a 3 bedroom and 1 bathroom. Unless they're counting the downstairs wc as a bathroom. I guess they should either amend the rightmove listing or attach the correct floorplan.

Positive experience: Senka and Co were very helpful and thorough in the procurement and handling of securing a qualified tenant. My disappointment is in the way the tenants being finicky in requesting services such as untangling the blind cables. I think that the management team needs to advice tenants that they cannot expect landlords to service non essential items as part of the infrastructure maintenance. Tenants requiring on-going services ought to relocate to a 5 star hotel. I hope that management do not bring silly tenant requests going forward .

Negative experience: Unprofessional & unethical Estate Agent I engaged this agency to market my property following a 10-year tenancy, at which point the home required some general updating. I relied on the professional advice provided by John Shepherds, who assured me the property was suitable to go to market in its current condition. I also agreed to pay £390 for professional photography. Unfortunately, the quality of the images was not acceptable. Personal items such as coats, boxes, and children’s photos on the fridge were clearly visible, and no effort was made to stage or appropriately edit the images prior to advertising. It was rushed to market. The initial market valuation provided was inaccurate. Within just two weeks of listing, I was advised to reduce the asking price by 13%, which I did based on their recommendation. I was informed that viewings had taken place; however, I received no feedback whatsoever from these viewings, despite being assured that I would receive regular weekly updates. Additionally, I was not informed about premium listing options at the outset, which are critical during the initial launch period of a property. This was only offered later as a goodwill gesture after I raised concerns about the pricing strategy. Earlier use of this feature may have improved visibility and buyer interest. Communication throughout the process has been consistently poor. I have had to repeatedly chase for updates, often waiting over a week without any response. I have not received the level of service or results expected from a professional agency. Sales Director, Matthew Ellsworth has taken a week to get back to me and sees no real concerns in what I’ve noted here and suggests to continue working with the agency he assures me things will change. Given the lack of communication, transparency, and results over the last 13 weeks you would expect they’d have the decency to do the right thing, as I obviously no longer have confidence in their ability to act in my best interests. Please consider this if you’re looking to sell a property with John shepherds.

Negative experience: Countless complaints from elderly vulnerable neighbours about a tenant of theirs, dog left alone barking all night, drug use, smell coming from apartment aswell as police and RSPCA knocking doors regarding her and they refuse to do anything, even after they acknowledge all the issues. Would never use them or give them a property to manage. Worse managing agent in Solihull, DO NOT USE.

Negative experience: I arranged over 1 week ago to have my house valued by John Shepherd Solihull and provided a guide on the expected valuation based on good local knowledge of similar property values and market activity in the local area. I am flabbergasted that, after rearranging various commitments to ensure I am able to be present for the valuation, I received a call from the agent at 4pm the day before our meeting to essentially advise me that the ‘compares’ they have done would likely result in the valuation being significantly apart from my own expectations. When I asked about the compares, the properties used had no relevance to my own. They were not detached houses, different number of bedrooms / bathrooms etc. clearly John Shepherd do not want to take on the listing of my property, nor do they want to actually look at relevant market data and, what’s more, they have no appreciation for anyone else’s time and the logistics in ensuring you can be present for a valuation in the working week. A terrible experience. I strongly advise anyone looking at estate agents in Solihull (seller / buyer / leasing) to avoid at all costs

However in the last 12 months I have used them to market and procure tenants for 2 properties, on both occasions the "back office" administration team service has been poor, such as wrong tenancy agreements being sent out, lost property keys. As a consequence I would hesitate to continue to recommend John Shepherd

And now JS are asking for a deposit while I am in the property which is ridiculous to hear The property is overpriced and still to this day is not finished yet and I have been here for over a month Our advisor who looked after our case Left right at the end so we had to file for of our details and proof again all we have is a sorry, it is not good enough from their side, When I did call and go into JS most of staff were really friendly and helpful And understood our situation well

Positive experience: Estate agent encouraged to use on-line auction for sale of property, using sister agency iamsold. Offered a comparison of traditional and on-line auction and agreed on-line as property empty. Valuation for property was lower than other estate agents but John Shepherd were recommended and we agreed sale price of £175,000, with a reservation price of £160,000. I was disappointed that it appeared on Rightmove at £160,000. Majority of viewings were from buy-to-let landlords, rather than the broader interest I would have expected from a low-priced 3 bed family home. Commend Nancy for keeping me up to date and aware of choices. Overall, John Shepherd did help reduce some of the stress of selling. I also recommend Medway Law, the legal firm recommended by John Shepherd/iamsold. They successfully completed the sale a week ahead of the deadline.

Positive experience: Our experience has been fantastic with John Shepherd. All the way from renting the house to vacating. Some people that I'd to mention are, Quentin, Cheryl, John, David and Lara. Negative experience: If you looking at letting with John Shepherd I would seriously think twice! The service is appalling and very disappointing. There is no compassion in the way things are and have been handled and dealt with. My shower broke on a Friday and I was assured someone would come out on the evening or Saturday morning. I have had to pay someone privately just to come out and take a look. John Shepard maintenance have then had the cheek to email me Monday PM after their lovely weekend to see if I can send further information re the shower. They just can’t get the basics right! My landlord is a brilliant person who has been very supportive and has now questioned why he has trusted his property in their hands. We have had nothing but trouble. They are keen to take the rent upfront but the assistant from them had been shocking. I would never recommend this letting agency to anyone. They have caused me nothing but stress. I have had to make alternative plans which has not only added extra costs but ruined my weekend. I am very disappointed feeling let down and disheartened. I hope they can understand how this has made me feel and other people who have been in this situation. My question is how would they feel and respond in my situation.

Negative experience: If I could give 0 stars I would. I paid for a ‘fully managed’ service for letting out my property. The last tenant destroyed my property in the 10 months that they were there. The agent completed a review at 6 months and stated that although untidy the apartment was in an OK state. So then this would mean that the tenants destroyed the apartment in 4 months! Trying to speak to someone was almost impossible, I got the standard, “it’s not me it’s so and so you need to speak to” I ended up complaining to the senior manager who, whilst appearing sympathetic offered no real support. To find that the tenant was on a ‘nil deposit’ scheme and that when trying to claim against John shepherd for the damage, I was told we will only cover their part of the carpet/ curtails / wall that are damaged! And also apply standard wear and tear, where 10 months prior the apartment was in ‘showhome’ condition? So what was I meant to do, cut around the damage and replace that piece of carpet/curtain! An absolute disgrace. I would urge anyone looking to use this company to avoid at all costs!

Fantastic experience: John Shepherd is a good agent. Mang thanks Charlotte to help us to rent the house successfully. We come from Hong Kong and no credit score in UK. Charlotte response us very quickly and help to negotiate with Landlord. We move in a good apartment and good environment right now. Thank you so much.
