Negative experience: Is the phone call are scams I've been trying to get in contact with them and then the AI answered me and keep repeating same Question even when clearly requested a human assist, the AI aske me to give my information again to complete this request??

Negative experience: The agency mishandled the guarantor termination by failing to acknowledge repeated written notice and consistently answered emails very slowly to elongate the process. They listed me on an unsigned agreement and did not seek a replacement guarantor. They also ignored a material change in the tenancy agreement which typically ends the existing tenancy. Multiple emails raising these issues went unanswered. Unfortunately, a very bad experience.

Fantastic experience: My partner and I had a really positive experience renting with Smart Estate Agent Exeter. All of the staff we dealt with were very professional and hardworking - I particularly want to mention Emily, who always responded promptly to our email enquiries, and Jon, who was really friendly and actually made the process of having viewings in our property for the next tenants very pleasant! Overall, I would definitely recommend Smart Estate Agent to a friend.

Negative experience: I really don’t like being negative, especially since everyone working here is lovely and tries their best, but I felt I needed to share my various negative experiences with this estate agent. I was scheduled to move to a Smart property, so I cancelled my existing tenancy, and two days before the move Smart informed me that they had not cleared the tenancy with the landlord (despite previous assurance that they had) so I was left having to pay exorbitantly for temporary accommodation for a month. In fairness to them, they then offered me first access to a new property they were marketing, though it was more expensive than the one I was due to move into, and in a more inconvenient location. At this property I had more unpleasant experiences. The carpet on the stairs ripped, exposing nails and staples, and despite being reported was left many weeks before being fixed. They also failed to uphold the terms of my tenancy agreement in regards to notice to enter the property, which resulted in me returning home to find two men in my room. They were performing electrics maintenance and were very apologetic as they had been told by Smart that we were aware of their visit. I have since moved out of this property, but my deposit of nearly £700 is being held despite my multiple emails requesting repayment or notice of deductions. I don’t want to give the impression that it’s impossible to receive good service from this agency. In many cases they were professional, and I’m sure I was just unlucky in my experiences with them. I hope they manage to sort out their issues.

Negative experience: Avoid this agency at all costs. One of the worst estate agents I have come across. Very unprofessional with complete lack of communication.

Negative experience: A very poor experience with this company. I have now been to view two properties with them. Most recently I went to view a property and discovered online that the property had been let. After a promise to let me know either way, no communication whatsoever. I also sent a follow-up email which was ignored. This is both unprofessional and demonstrates what sort of company they are. This company only seem to have the interests of the landlords at heart. Tenants are simply numbers with little thought given to how much time people take off work to go and view properties. If you are a tenant I would recommend looking elsewhere for more experienced letting agents especially judging by the other reviews given by existing tenants regarding repairs not being dealt with and general unprofessionalism. AVOID.

Negative experience: Renting with smart. Ignore emails and have been waiting for work on our rental house for now over 5 months.

They respond quickly to emails, do what they say they will and stick to deadlines. I am really happy they are now my letting agents.

Negative experience: Absolute shambles, we've arranged 3 viewings through "smart" lettings and they have managed to cock up every one. Wrong day, double booked, not having the keys.

Negative experience: What can I say. When we were using them for viewings of properties, they would regularly book viewings on top of us. So we'd been in the properties 10 minutes then someone else would be shown around inside the house with us. This happened 3 times by two different estate agents. Been in my property nearly a year. 18 months ago I asked Smart to remove me, they've clearly ignored me as ive received multiple phone calls, twice from Josh even though I spoken to him before to remove me but clearly didn't. He called once more this morning asking how my property search was going. I was firm with him this morning. It's a legal requirement if asked to remove someone from a Data Base. Smart ignored this. I've been emailed as well. I'd stay clear.

Negative experience: Rented various properties before through other Comapnies and always felt they were on our side, not Smart. From Josh making us wait around on our first viewing as he was late, and then not having answers to 3 of our questions regarding the property. Then having the cheek to ask us to leave a 5 star review for him! To renting the property to us with the garden in an embarrassing state, the downstairs toilet being blocked making the house smell terrible, then asking for pictures of the blocked toilet before sending a plumber?! Our second property rented through another agent at Smart was when things went from bad to worse. The carpet had been heavily soiled and was mouldy due to the previous tenants having dogs and they made us feel that we were supposed to just deal with it and let our 3 year old play on it as the Landlady was unable to pay for a replacement. In the end we had to pay for a new carpet ourselves (we spent the first 3 weeks in the property avoiding the Living Room), and then battle with them on leaving our tenancy for them to pay us to leave it in (only after we threatened to put the old one back in). Sometimes you wouldn't even get a response to a phone call or email. This is all only scratching the surface. Avoid this company at all costs!

Negative experience: I think they have their PRIORITIES.I called as a very first person to rent a property in exeter as soon as they advertised on zoopla..They assured a viewing time and wrote down my details.it was a friday and when i called on monday for follow -up,they are fully booked!!!the staff acted totally helpless!!!and this is my second experience with them..so disappointed and frustrated..I guess it is because from where i am..

Fantastic experience: After six months of not being able to sell my apartment over looking the Cathedral I moved estate agents. Smart appeared to be keen and hungry to take the sale of the apartment on. From the onset they hit the ground running. They produced first class sales details with fabulous photographs. The first week I had numerous genuine viewings and the second week i had an offer at the full asking price. Seven weeks later the sale was completed without any hassle at all. I can only speak of my experience but Smart were fantastic from start to finish throughout the whole sale process. They were highly motivated, professional, honest and the communication from them was excellent right the way through. We made an online enquiry on a Friday morning, and by Friday evening we had viewed the property and placed a deposit for our rental. Negative experience: Emily B was one of our agents. I found her to be unprofessional and unwilling to appropriately resolve/follow up on any issues we had. I also felt like she discouraged us from disputing claims at the end of our tenancy when we had a right to. When I would call to discuss issues she seemed uninterested and complained about her workload.

Fantastic experience: As landlords we have been very happy with the service offered by Smart Estate Agents. We have been impressed by the manner in which they have advertised our property, reviewed prospective tenants , completed/processed necessary documentation and ensured that all legally required documentation such as EICRs, EPRs , gas checks etc are updated promptly. Inventories and inspections are excellent - thorough, clear and supported by innumerable photographs. Communication has been superb - a friendly and supportive, team who are ready to listen and take action where necessary.

Negative experience: I am extremely disappointed with my recent experience with this letting agency. When I called to arrange a viewing of a property, I was met with absolute unprofessionalism. Firstly, despite their website clearly stating viewings were available every day, I was informed that viewings could only be scheduled on Mondays. This blatant contradiction left me confused and frustrated. To make matters worse, the lady I spoke to adopted an unprofessional tone throughout the conversation. It felt as if I was being perceived as a nuisance for simply requesting her to do her job. Her dismissive attitude and apparent lack of interest in assisting me only added to my growing frustration. Additionally, the limited time window provided for viewings, from 12:00 to 13:00, is highly inconvenient for working individuals like myself. It is astonishing that a letting agency would impose such rigid restrictions, disregarding the diverse schedules and availability of potential tenants. Overall, my experience with this letting agency has been nothing short of a letdown. Their contradictory information, unprofessional demeanor, and restrictive viewing schedule have left me feeling dissatisfied and discouraged. I expected better service and professionalism from a reputable agency, and unfortunately, this agency has failed to meet those expectations. I will definitely be looking elsewhere for my housing needs.
