Negative experience: I would strongly advise anyone considering renting through Fulfords to not bother. I moved into a property in February 2025 that was not fit to be handed over to a new tenant. Numerous maintenance issues were outstanding, cleaning had not been done properly, and problems raised by the previous tenant had simply been ignored. From day one, I was forced to chase repairs that should have been completed before I moved in. Communication was consistently poor. Emails went unanswered for weeks, contractors either did not turn up or were never instructed properly, and at one point the agent was contacting the wrong tenant entirely about works. I spent an unreasonable amount of my own time following up, coordinating access, and repeatedly explaining the same issues to different people. Matters became so badly handled that I was forced to escalate a formal complaint to The Property Ombudsman. The complaint was upheld, and compensation was awarded for service failures and poor handling of the tenancy. Even after this, unresolved issues remained. When I eventually moved out, Fulfords attempted to deduct money from my deposit for minor cosmetic issues, despite the fact the property was handed to me in a far worse condition and despite their own service failures being formally recognised. Only after pushing back firmly did they agree to return my deposit in full. I literally moved out of the property with the same issues not fixed. I would imagine that the new tenant will have the same issues to deal with. Renting is stressful enough without having to fight your letting agent at every stage. This was by far the worst renting experience I have ever had, not because of the property itself, but because of the way it was managed. I would not rent through Fulfords again and I suggest you don't either. If I could rate them lower than 1 star I would. Avoid at all costs.

Fantastic experience: I recently moved into my new flat after working with Fulfords Sales and Lettings in Exeter and I have to say that, having some negative experiences wtih other unnamed estate agencies in Exeter, the Fulfords were just absolutely brilliant. Aaron was professional throughout and always available to answer any questions I had and I really can't recommend him enough if anyone else is in need of a wonderful estate agent. More importantly, Aaron, and by extension Fulfords, were especially helpful and understanding while trying to navigate the affordability weeds that trip up so many renters by way of clear guidance and helpful information. Fulfords will definitely be my first port of call if and when I need to move again.

Fantastic experience: I can't praise Fulfords Lettings Agents high enough. In particular Andrew Hayes who went above and beyond to help me find a short term rental (3 months) which was proving impossible to find. Andrew was the only agent that genuinely tried to offer possible solutions/advise. In addition to this, he was the only agent to give a follow up call one week later to check the situation. I would strongly recommend Fulfords Lettings Agents, Exeter.

Positive experience: We tried to sell our home with Fulfords, but didn't find a buyer within 12 weeks. We then switched to a different agent and found a good buyer very quickly. Every individual I dealt with at Fulfords was professional and friendly, but there were some issues with the right hand not knowing what the left was doing. I would recommend using a smaller estate agent, as trying to sell your house is a time when you really want to be able to communicate with the same person every time, who always knows what's going on and knows you.

Fantastic experience: Been looking for a house around Exeter for a few month now. Called all the large Estate agents in Exeter and Fulfords are the only ones that I feel actually care about me and want to help. As far as I can remember they are the only ones who have reached out to me with properties to look at. Unlike other agency's I have used in the past in London they genuinely seem to understand what I am looking for and only send me properties that actually match my criteria and not just a huge list of everything in my price range. Seems like a great team who are very welcoming. Whoever is there hiring manager needs a pay rise as everyone on the team I have spoken to so far have been professional, kind, understanding and as helpful as possible. Big thanks to the whole team, especially Anna J, Olivia H, Tom, and James, who have handled most of my queries. Their mortgage advisor, Damian, clearly knows his stuff too.

Negative experience: AVOID! I had awful and scary experience today as I was taken to see a flat with Andrew. I asked for full details before arranging a viewing of the flat. He said the flat was excellent and in good area. LIES!! I am not from Exeter and when I went to see the property it turned out to be a council building (he said it wasnt) and the flat itself was £1000.00 per month. The area the flats was at was disguisting , filthy and full of junkies , there was poo in the halway and lots of rubbish, probably 100s of alcohol bottles. I am a single young woman and 2 of the neighbours above 39 King Arthurs Road started shouting at me, I am genuinely partified and ran off before I could even see the flat. I do not understand how an agency such as Fulfords offers disgusting council properties that are safety hazard. I’m genuinely very disappointed of this agency especially from ANDREW, who lied and laughed at my face.

Negative experience: I rang twice to enquire if a property accepted pets and didn't hear back either time. So I assume it's a no but it is not great not to get confirmation I would expect this information to be available the second time I rang. I don't understand why this isn't included in listings as it would save time all round.

Negative experience: We booked with them to sell our house in Dec -23 as we had a good experience previously. Deffinitely a bad move in my opinion. They only bothered toget in touch, twice in 12 weeks and then it was not the person we agreed to sell with. Basically very poor service would avoid them at all costs.

He is extremely proactive and has always been up to mark, proactively calling up and updating on new let properties based on my requirements. Negative experience: Awful company. Viewed a rented house which needed lots of work doing to it and was told by (James) that it would all be done by the time we moved in if we wanted it so we grabbed it. Moved in and nothing was fixed. No gas, boiler leaking, holes in all the doors/missing door, smashed and missing windows, mould under the sink, dirty walls it goes on. Now they’ve given out the key to a contractor without my permission which is trespassing. Do not go with this company!

Negative experience: As a apparently agency full of experience people. That place is full of people who are incompetent. Which cannot deal with easy things as responding for messages. The biggest problem is trying to appropriate not them money.

Negative experience: I would not recommend them from both the perspectives of a landlord or tenant. Whilst the team in Exeter are always very polite, communication and organisation between colleagues within this team - and with wider Fulford teams such as maintenance and deposits - is very poor. Emails from us as tenants are frequently ignored, and it takes multiple calls to multiple team members to get things sorted. Our landlord feels their charges are unnecessarily expensive, and, give a similarly poor customer service
