Negative experience: Moved me in quickly and then begged me for a 5* review, which I gave, only for them to provide a poor service for the two years I lived in one of their properties and an even poorer service on checkout. During the two years I had to endure: *a two week delay on dealing with a leak under my sink, kept being fobbed off with 'we're waiting for a response from the landlord', and only took action when I threatened to call in my own plumber and invoice them *when renewing the contract, only being told of a rent increase 2 weeks prior to the contract end date even though I'd previously been told there would be no increase in rent *Left without hot water for 48 hours because it took so long to get a contractor out *Being given 4 hour's notice of conducting a viewing, when we had specifically agreed there would be no viewings until the following week as I was in the process of moving out and cleaning the place *After moving out, slapping me with a hugely disproportionate £200 cleaning charge for a small amount of cleaning (I'd already spent a day cleaning the place and the additional cleaning required was approx 2 hours worth for a professional cleaner). I lodged a dispute with the TDS and after a significant amount of prompting, it turned out that the cleaning company had only actually charged £85. Who knows what would have happened to that £115 if I had just accepted the deduction without going through the dispute process. I'm sure Alan Francis will respond to this dismissing all my criticisms, but this has been a very dissatisfying experience - prospective tenants please be warned!

Negative experience: Horrible experience We had put an offer in and had it accepted, contracts have been drawn up, searches have been done, we were very far along in the process - however was never showing as sold as STC on Rightmove - I believe this is what allowed us to be gazumped as we were yesterday and lo and behold the property is now sold STC on Rightmove. I believe they were always holding out for a higher offer and wanted to make sure that happened. Zero integrity.

Negative experience: Very disappointed with this agency. In order for the agents to do their job properly, you must go and talk to someone in person, if you ever call the agent who rented you the house his never available and I don't know how, but the message you left for him doesn't reach him. If there is an urgent problem, they pass you from one agent to another, you tell the story to everyone and it still doesn't get resolved. You leave them feeling like you're the worst person on earth because that's how they make you feel. The only person in this agency who helped me and helps me every time, she is respectful, listens to you carefully and patiently is Jade McCormack, this person has all my respect.

Fantastic experience: We found the house on marketplace, called the agency; agreed to visit the property in 10 minutes and after 20 more minutes we filed the application for rent. In two weeks, after the references checked, we got the keys. I think we owe it to Vincent, who showed receptivity, efficiency and great support throughout the application process. It’s really great to find the right person to help during such a stressful time when you have to move house in a determined period. Really appreciated!

Negative experience: Would not recommend this agents. They decided to inform council tax officers and anglian water that I moved out from one of the properties they manged before I confirmed the moving out date. This resulted in debt against me. Took about 3 months to revers it. But than again you can't expect much more from any estate agents.

Negative experience: Worst estate agents in Milton Keynes. Really bad experience. They didn't return our deposit money back , made manipulated receipts and invoices and submitted to TDS and then won the case in their favor. Never responded to any of the problems we faced during our stay. In fact, told that we made the property damage and stole our deposit. Rude and arrogant staff, especially the ladies.

Fantastic experience: I recently enlisted the help of Alan Francis agents to rent out my flat, and I couldn't be happier with the results. Within just one week of contacting them, they had already found suitable tenants. My main point of contact throughout this process was Vincent Forrest, and I cannot speak highly enough of his professionalism and efficacy in handling any issues that arose during the rental process. Vincent was always available to answer my calls and messages, and his courteous and efficient manner made the entire experience smooth and stress-free. Fantastic experience: I have been with Alan Francis for over ten years as my lettings agent. They have always been great at keeping on top of everything and keeping me updated. Each time the tenants have changed its literally been days before they have found new ones. Always easy to deal with. Samantha is always really responsive when I ask for confirmation of anything.

They were very efficient in quickly finding a buyer for my property, and then keeping me up to date throughout the whole property transaction. Negative experience: ***AVOID 21 TROUTBECK AND ALAN FRANCIS*** Rented for a year with AF and it was by far the worst experience. As soon as we moved in, we mentioned so many problems. Promised call backs that never happened. We as tenants had to keep on chasing. I think it took 5 months for all problems to be resolved and they were very simple issues to resolve but AF were just being very difficult. We even had to reach out to the manager in order to get it resolved and communication between their staff was so poor. None of them had a clue what was being communicated. We left the property and AF promised to get back to us about the results of getting deposit back, again we had to keep on chasing. We called one day and asked if Holly was available to speak to, lady on thr phone said no. We mentioned we are on our way to the office then. Ironically we got a call from Holly within 2 mins of hanging up, giving us the update of which we should have got 5 days ago. The whole company itself is shambles. 2 months on ans still no sign of deposit. Landlord wants to keep partial deposit due to cleaning however asked for evidence snd still nothing provided. As I have cleaned and recorded this as evidence with time and date of leaving the property. Please be wary when dealing with AF with such cow boys.

Negative experience: Horrible Agency: I am currently stuck with them because of the contract, but no one fixed any issue in the house. I got over ten emails stating the problems; pictures had three inspections, still nothing; do not bother with them at all; right now, I am with legal advice and Council and see what they can do. The best part is that they asked me to pay the previous tenant instead of them doing it so they could keep the deposit. I had to do it because the previous tenant tried to break the door and enter. I only have three emails from a girl working in the Agency saying how much I have to give to this strange tenant; when I told the Council, they couldn't believe how unprofessional they are! Also, if you speak with Charlene, just give up; she shouldn't work at all with people. Dear manager, where is the email you have to send me for fixing the issues? I haven't seen it. To prove it, I will attach some pictures of the problems they don't want to be fixed and told me to always keep the heating on... (This is only a few pictures from all the issues we have in the house!)

Negative experience: We never hear from our property manager Vincent and Charlene Douglas, who is not a property manager and has nothing to do with our property, has been rude, sarcastic and incredibly unprofessional. Do not bother with Alan Francis. Go elsewhere. Our tennants have also had a terrible experience with this letting agent.

Negative experience: Really disappointed with Alan Francis. Asked them to remove my property from the market within my 14 day cooling off period but the house is still on the market. I have explained numerous times that I will not be selling with them and they have insisted on keeping on the market against my wishes. Very unprofessional and no customer service

Fantastic experience: Extremely happy with the team who went above and beyond helping me get everything in place for renting out my house. Including arraning new carpets, a handy man to sort a few bits and bobs, a deep clean and of course finding the tenants. Big thanks to Mia, Vincent and Jack for helping get everything over the line! Fantastic experience: Review Update after Move into Property. ⭐ ⭐ Nicky Andrews ⭐ ⭐ Initial review was regarding property letting and confirmation with Nicky which she handled immensely well. This review is all about what can be a perfect Move in - So the Move in was scheduled on 4 Dec which definitely happened as per prior commitment. I moved into a property and Nicky was there ensured everything is up to the mark. She also ensured the property is neat and clean without any issues. All the paperwork was ready, got it explained with all due formalities. Honestly, as a Customer I feel greatly appreciated and would definitely refer Alan Francis to friends and families. ===⭐⭐Nicky is a Star Thanks Nicky ===⭐⭐⭐ ---------------------------------------------------------------- Truely amazing experience with Alan Francis. Props to Nicky Andrews. I am supposed to move in a property and has been in touch reg. Documentation. A week later I called MK Branch to hear that the person coordinating with me left Alan Francis . With ton of worry I headed into Alan Francis Branch and met with Nicky Andrews. Nicky ensured that nothing is affected wrt. Move in and also ensured that she will be dealing with the process. She not only build up the confidence, but also made me trust the process. I must say props goes to Nicky who did fantastic and I walked out of the branch worry less.

Fantastic experience: My wife and I bought a house with Alan Francis. Estate agents. We can happily say we enjoyed working with them Especially Joe and Charlie. Fantastic experience: Extremely Disappointing Experience with Representative Mia at Alan Francis I had an incredibly disheartening encounter with Mia, a representative from Alan Francis. My experience was marred by her unprofessionalism and rude behavior, making it clear that she is unfit for customer interaction. The initial interactions with the letting agency were positive, but once Mia became involved, everything took a turn for the worse. Mia's pushy approach began with demanding a booking fee urgently, as if I owed her money. When I requested time to consider, she adamantly refused. Despite my reservations, I eventually paid the booking fee after researching the area and deciding to proceed with the rental. The nightmare continued with Mia's erratic availability, going from constant reminders for payment to being virtually unreachable. Any attempt to seek clarification on the contract was met with arrogance and inflexibility. Mia's insistence that money transfers take two days to reflect in the company's account was both baffling and frustrating. Even when her more reasonable boss intervened, Mia remained uncooperative and dismissive. The entire process, from dealing with Mia's incompetence to her condescending attitude, was exasperating. Her unprofessional conduct reached its peak when she hastily handed over documents and keys, showing little regard for the agreed-upon meeting time. Mia's judgmental behavior, seemingly influenced by racial biases, further soured the experience. It's evident that her actions are tarnishing the reputation of Alan Francis. I implore the management to address this issue promptly, as retaining such an employee reflects poorly on the company. Mia's dismissal would undoubtedly contribute to restoring trust and credibility in your services. Also I am only giving a 5 star cos the company I believe is good but this woman please pray she is not the assisting you if so please ask for another representative immediately to save you time and experience.

Fantastic experience: I recently had the pleasure of working with Alan Francis Estate Agency, and I must say, the experience was nothing short of exceptional, largely due to the outstanding service provided by Leo. From the outset, Leo was not only professional and knowledgeable, but also demonstrated a deep understanding of the market, offering invaluable advice and insights that significantly aided my decision-making process.

Negative experience: Rented two houses with Alan Francis. The first the landlord seemed a bit more inclined to fix things but Alan Francis couldn’t organise a piss up in a brewery. The second property we were so let down by Alan Francis and the landlord. We reported multiple defects upon moving in and not one was fixed, they asked for us to pay for them to be fixed ourselves and we’re talking about major electrical problems, garage doors falling off, faulty glazing and drainage issues. It took Alan Francis 7 months to organise a plumber to come out and fix the heating, we had no heating over a whole winter. When we moved out they refused to give us our deposit back through an assured tenancy scheme by lying on their paperwork to protect themselves from the landlord. They also recommended a cleaner whom they colluded with to not issue the end of tenancy clean paperwork. They are despicable. They will warm you up, make sure you bite and as soon as you have the keys you are left ignored for months fighting for things to be fixed.

Fantastic experience: Alan Francis sold my property within a short timeframe and found the perfect buyer through their deeper understanding of what they were looking for. Charlie made sure the photos reflected a true image of the property and the marketing was superior to other agents. Communications throughout were excellent and all my (and the buyers) queries were managed and resolved immediately. I had used other agents prior to Alan Francis and been very disappointed in the service and unable to even get viewings. Thank you to Charlie and the team for taking the stress out of selling my home. Keep up the good work.

Fantastic experience: Alan Francis sold my investment property and myself and the tenant were very impressed with the seamless process passing the property over to a new landlord , I can’t recommend enough . Charlie , Joe and the whole letting team have been a great help and I can now retire on a beach somewhere

Negative experience: We had a very bad experience with this company as buyers. We really loved the property and made an offer which was accepted by the seller. We had a solicitor and surveyor already dealing with the purchase when the seller withdrew and went with another offer. We experienced nothing but delays with this company, despite them pressuring us to proceed with our side of the transaction fast. The story ended sadly for us, with us not finding our home with Alan Francis. We strongly suspect that the agency played a major role in the gazumping because of the way they were delaying communication exactly when they needed. To give you an example - it took two days to receive a response to our initial offer. Likewise, they called us on a Saturday morning (our offer was already accepted) and told us there is another offer. It disrupted our weekend, and yet they remained silent until Monday at which point we heard that they were still accepting offers, and that the seller hadn’t even instructed a solicitor. The whole process of dealing with this agency I can describe only as dishonourable and disgusting on their side. On the positive side, we’re very happy that we don’t have to deal with them any longer. Please read this thoroughly before making the decision to buy a property with this agency, and don’t make the same mistake we did! We would genuinely have been happy to offer more if we felt we could trust the other parties in the transaction, so even sellers beware!

Fantastic experience: I've bought a house with "Alan Francis. Estate agents". I really enjoyed working with them, who were always in touch and had an amiable attitude. Overall, I never felt like I was alone in this process. Definitely a pleasant experience. And special thanks to Leo Delaney, an excellent specialist who knows his business. He was always in touch and interested in the progress of the purchasing process.

Positive experience: To be transparent, Alan Francis are a good agent – I have had an incredibly difficult and frustrating transaction with my buyers solicitors being quite possibly the worst company I’ve ever encountered. I would recommend when selling your property, avoid the conveyancing company Convey Law at all costs. It is my understanding that Alan Francis did not recommend them, but if you ever cross a buyer using them, I would question if you want to go through with that buyer. The start of the process was seamless, the fees involved were the best I had found, great pictures were taken including drone shots, and listings were created on the same day, viewings begun the following day and I was sold the day after that. Very efficient. It was further down the process that things started to drop, I was 4-5 months into a no chain transaction with my buyers’ solicitors causing lots of issues and not responding. I had asked my agent to help chase them multiple times as I am not able to do so, but this did not happen as much as I would have hoped. It took multiple emails and phone calls before chasing begun and even then was not as efficient as I would have expected given it’s in their interest for this transaction to complete as soon as possible. At one stage, when agreeing a completion date, I explained that it was difficult given my partners shifts as a worker of the NHS to which we were asked, “Can’t she just call in sick?” which I feel is very unprofessional. That said, they answer emails promptly, and they do always pickup the phone when you need them. I would recommend them to others given the fees and ease of beginning the process.

Fantastic experience: I bought a house through Alan Francis, and throughout I couldn’t recommend them enough. From the first/second viewing- to offering, to completion they were stellar. I dealt with Charlie whom was impeccable in communication throughout and I wouldn’t hesitate to recommend them for buying or selling a house. Thank you!

Negative experience: Major issue with the truly awful state of the tenants back garden (and also the shared side path) in a rental property next to my home. Communication from Alan Francis Ltd was at first non-existent and when prompted for a reply....ultimately disinterested and dismissive. States they have spoken to the landlord who is allegedly happy with this to continue, although doubt the latter has actually seen it.

Fantastic experience: Vincent has been brilliant and managed to turnaround a situation with a rental, cannot thank you enough. My experience a few weeks back with another agent was very poor where as with Vincent at Alan Francis I have been kept informed every step of the way. Very professional from start to finish. Fantastic experience: Great company to deal with. My previous agency merged with Alan Francis and it's been nothing but positive since. Lauren in particular is bubbly, friendly, efficient, helpful and nothing is too much trouble. She is responsive, organised and gets the job done and always makes me chuckle in the process. If all staff members are like her, how could it be anything other than fantastic? Jan 2023 edit: another two years with Alan Francis and they're still spot on. Mia Anderson has gone above and beyond for me this week, she was a pleasure to deal with and I cannot thank her enough.

Negative experience: Ridiculous service.... I stayed in one of their properties but it was hired by my employer and I was not on the contract. It ended up negatively as my employer and alan francis ended up in some sort of dispute. Now I have been calling for last one week to speak with jack Hurley and get something from them on my own name as I am returning to MK however he has been avoiding me. Anytime I call (morning, evening and afternoon) he is either on break or property viewing or not in office. I asked for Ben Stock as well however no response.. This is the problem with these people as they avoid you when you are not needed. I advised the bimbo who picked up the phone that I will place a offer on property but they ignored accordingly. I just don't understand why they ignored me when the issue was with my previous employer, not me. On other hand the properties they offer are absolutely ridiculous and have no concern of people going into tenancy. I can see alot of good reviews however they request reviews once the tenant goes into the property. I gave good review before as well. I am sure Jack and Ben might call me after seeing this review.... AVOID AT ALL COST BEFORE ITS TOO LATE.....

Fantastic experience: Natalie at Alan Francis was extremely helpful when wanting to renew our rental. We were very impressed that not only the landlord is looked after, but also the tenants (which sadly is not always the case). When the landlord was looking to increase the rent at the end of our six month contract, Natalie and the team pointed out that as the white goods were no longer the landlord’s responsibility and we had only been in the property for six months, that this was a little unfair. Therefore the landlord agreed to extend for another six months, with a view to increase after that. It is refreshing to find an agency that is fair to both parties.

Fantastic experience: My wife and I were looking at houses in Bletchley and called Alan Francis to book a viewing. The house was already under offer but they said that another would be available the day after and it actually matched our requests. They scheduled us for a visit. At first glance we understood that it was our dream house, and we immediately offered the asking price. Alan Francis guided os throughout the process, remaining in contact with kindness and genuine care for our purchase and when problems with paperworks occurred, delaying the process, they have been in constant contact and have done everything and more to help us throughout the full process. My wife and I are deeply grateful to the whole staff at Alan Francis and in particular to Josh Kennedy, because he has been an absolute star in dealing with our purchase, not simply doing the extra mile but a thousand extra miles. I would definitely recommend Alan Francis to anyone who is buying or purchasing a house as the quality of the service is outstanding, and the kindness of the people working at Alan Francis is exemplary.

Fantastic experience: Jack was and incredible agent to work with. Being from outside the UK it was rather confusing with the details and how some things are different over here. Jack took the time to explain and answer any questions I had. And if he didn’t have an answer he went out of his way to find it in a timely manner. Jack & Alan Francis made this move for me seamless and with no hiccups which I appreciated because for me it was a very stressful time dealing with moving to a new country. Fantastic experience: Our experience with Alan Francis on our first home purchase was excellent. From the start to the end the process went very smooth. Thank you very much to all the staff who are involved in our house purchase, especially Joe. Joe is very friendly and supportive throughout the process. Whenever I called someone was always available to answer. Joe helped us to complete our mortgage process promptly as he always chased the seller and the seller's solicitor for us. Fantastic experience: This was my first house sale & purchase in 21 years. My second ever. And what a pleasure it was dealing with Josh, Joe, Leo, Charlie and Brad at Alan Francis. AF isn't a national chain, but is a local business, and they worked really hard for me, and were always pleasant and courteous. All young people with a lot of energy, they constantly went the extra mile for me. There was no hard sell or sharp practice. Just a delightful bunch of very competent and personable professionals. We all find ourselves let down so frequently these days. So it was very refreshing to find Alan Francis a safe pair of hands. My purchase/sale was not uneventful, losing both a buyer and a vendor which extended the ordeal to eight months, and meant I had to re-market the house and go out seeking another purchase in an already highly competitive market. But Joe and the others kept it on track and kept me positive. They were quick to pivot, and very communicative. Negative experience: I’ve rented a property which was fully managed by Alan Francis, and the experience has been quite poor. The agents are quite nice and friendly when doing viewings however once I lived in the property the maintenance requirements were rarely done unless it was an absolute emergency. I requested the main door to be aligned so that i dont break my hand every time I lock and unlock it but this was always postponed and never completed. A month since I’ve moved out and still waiting for my deposit to be returned, they are very slow to respond to email and never call back when requested. They suggested deducting 40 pounds from my deposit for a light bulb which wasn’t even there when I moved in. It’s been weeks since I’ve been chasing via phone and email but never able to get through to the right person. Very poor treatment in my experience they don’t value tenants and don’t care if you are satisfied or not.

Fantastic experience: Leo expertly handled the purchase of my property, he was very instrumental in making a complex and time consuming process very pain free. Leo was very personable, diligent, attentive and patient. He kept me well informed throughout the entire process and was always available to deal with my queries. When there were obstacles to navigate, he was willing to make the extra effort to facilitate the process and resolve the issues.

Fantastic experience: I initially chose Alan Francis due to their incredible knowledge of the Milton Keynes housing market. They understood every sale that had already happened in my development and what that told us about the marketing of the property. When they came to market the property - they put as much care into it as if it was their own house. Negative experience: I went to view a property with this agency and finally saw the house I liked. The agent was very friendly even though he had a rough day, he was still nice He didn’t really have a clue about the property so he wasn’t able to give much information. He ended up googling half the information. He told us to fill out the form required as he stated it was first come first serve for the house, I really wanted it. I filled out the form which he was patient enough to wait. He called me a few hours later and said the property has been let. When I had a look on right-move and their website the property was still on the market. I rang the agency and someone had told me the house is still very much available. I don’t understand what is going on there. I am really disappointed and having read other people experience with the agency I am glad I didn’t get the place after all I don’t want to be dealing with all this.

Negative experience: Absolutely shocking customer service from both angles. I initially contacted Alan Francis to view a property last year, the sales agent I spoke with was extremely rude and seemed to make the assumption that I could not afford the property due to being a single occupant female. I called to chase viewing the property but no one returned my call, I then followed this up with an email but AGAIN no one responded to my email. I eventually viewed the property with an alternative (very good) estate agent and moved in. I have now come to the end of my tenancy so Alan Francis have been arranging viewings with potential new tenants. I had some viewings were booked in without me being informed or asked if the time was suitable, the viewings were only mentioned because I was calling to confirm a time on another viewing. I was then due to have 2 viewings on a Friday evening, I left work early to accommodate the viewings and re arranged my Friday evening. The viewing time passes and no one arrived, I called Alan Francis to check what was happening with the viewings and they then informed me they had all been cancelled (2 on Friday evening and 1 on Saturday morning). As previously said I had changed my plans completely to accommodate these and was extremely disappointed that I had to call to find out they had been cancelled. I would stay away from them and would not wish for any of my friends or family to use them judging on the service I have received. I dread to think if I had have rented the property from then encountered a problem what kind of service I would have received.

Negative experience: Would not recommend Alan Francis. Had placed holding deposit down and was completing checks to move into a flat asap. Turns out the landlord did not know we existed and so had moved his own tenants in. Total lack of communication and no apologies whatsoever. Difficult to reach on the phone too as reception won't put you through to anyone.
