Negative experience: I don't like giving bad reviews, but... Absolutely unpleasant experience from us. Our lovely landlady was no longer able to manage the property and an executor took over. We were interested in buying the property for the asking price and just a little more, after me and my partner were promoted. Stupidly, we asked the executor in front of a Hudson Moody agent. As soon as Hudson found out, I would argue they rushed through getting the house on sale with them, and took advantage of executor not really knowing who were are.. but that's up for debate. Before the house went on sale, we went straight to Hudson to put our offer in, again on the sale price, or we were willing to go above. The attitude and absolute judgement vibe we got from the agent in the branch felt snobby. It felt like they were not taking us seriously, we were very young renters but now wanted to buy in the centre, good luck type of vibe despite having a mortgage in principle. Despite the judgement we felt and the attitude, we put our offer in and viewed two properties. We didn't hear anything from them after, until it was time for viewings in the property we were win. They rang us at 11am and expected an answer by 2pm, despite us being at work. They left mud in the house after viewings. In the mean time, we found another lovely estate agent who took us seriously and put an offer in for another property. After many viewings later, it turned out, our offer was probably the best option for the seller after all, but it was too late, we found somewhere else because of Hudson's attitude. Also, I was basically called a liar, they rang to say we were the best offer, then my partner went into branch to tell them we found somewhere else, but in branch they denied ever saying that, then two hours after leaving the branch, they rang to say sorry they were infact wrong, we were the best offer? Nevertheless, we were going ahead with the other property. What's also funny is Hudson suggested the executor to get rid of us as tenants whilst they sell. Little did they know, this was also bad advice as the process for them took longer and worked out it was good for us to stay and maintain the property. We found Hudson judgemental, poor at communicating, providing wrong advice and greedy. When we want to buy further in the future, we most certainly wouldn't recommend them.

Positive experience: During the initial viewing process I saw several different Agents. Some knew more about the property and buyers situation than others. Once the sale was agreed a primary Hudson Moody agent did deal with the ongoing sale process. This particular agent was knowledgeable about the property and very professional during the negotiation process, resulting in a straight forward transaction and sale.

Fantastic experience: was looking for an estate agent to let my property when I moved abroad. The situation was complex and much of the work needed to be handled by the estate agent as I would no longer be in the UK. Hudson Moody were extremely efficient both at the time and subsequently. Negative experience: Hudson Moody selling houses in York and stating there in Woodthorpe (nice expensive area) but in fact the houses are in Foxwood (bad area) this is done to get a sale and is dishonesty at its worst.

It was 18 weeks of unmitigated frustration, due to indecisiveness, time-wasting and lack of organisation on the other side, and at times I despaired of getting through it.
