Negative experience: The claims that Hunters operate solely in favour of landlords are entirely accurate and it’s seems everyone has issues with their end of tenancy no matter how clean you leave it! Our landlord initially managed maintenance himself. Earlier this year, he left us with a faulty boiler and refused to send contractors, resulting in a severe carbon monoxide leak that nearly harmed our family. Shortly after, he transferred management to Hunters, likely to distance himself from his negligence. For years, annual inspections were positive. When we gave notice, we were concerned the landlord would try and extort money from us due to the fractured relationship. Dominika at Hunters assured us she would personally manage the end-of-tenancy process and not escalate concerns to the landlord until satisfied. We engaged professional cleaners for a deep clean and provided all receipts. Despite this, Dominika aggressively claimed the property had not been cleaned even though it was in a better state than when it was given to us. Dominika sent a workman to inspect “problem areas,” many reported months prior. Footmarks on the white kitchen floor, clearly left by contractors, were blamed on us. We immediately arranged for cleaners to return and resolved the issues and a few others. A week later, Dominika returned with new complaints, including claims that the carpets had never been cleaned. Additional workmen were sent in that week, explaining further mess. Dominika personally bought wipes to “prove” the floors were dirty, again attempting to blame us for mess caused by others. We requested photographic evidence of the alleged issues, assuming some cleaning might have been missed. What we received was absurd: photos of entirely new areas, from spotless walls to a single piece of fluff. Dominika had time to buy wipes but could not remove a piece of fluff possibly left by her own team. She later claimed 97 issues but sent only four photos, refusing to provide the full report. Without proper identification, it was impossible to resolve. It became clear the landlord was actively involved. Dominika’s manager confirmed she had been in regular contact with him, explaining the petty complaints. The manager admitted Dominika’s tone and behaviour were inappropriate, particularly regarding floors and carpets dirtied after our departure. The final flatfair report is absurd. Dominika never updated the inventory with our start-of-tenancy photos, so we’re blamed for the landlord’s shoddy paintwork. It also claims the property “smelled of pets and body odour,” despite two deep cleans, a month-long vacancy, and no furnishings. Our dog is groomed regularly—if pets are a problem, ban them. Any odour? Likely your own staff. The report also references waste left outside the front of the property. The waste was collected immediately after the initial inspection, as communicated to Dominika. By her follow-up inspection, the waste was no longer present. It is unclear why this has been included in the report. The minor delay in collection was solely due to Hunters’ inflexibility with key drop-off times, which necessitated dropping off the keys days before our move-out, prompting Dominika to inspect the property immediately. Finally, the claim that we failed to “treat the doors” is completely unreasonable. The landlord lived in the property for years with the doors in the same condition and never addressed the issue. He cannot retroactively hold tenants responsible for his own lack of maintenance. I don’t understand why they think it’s acceptable to outwardly lie about a situation when we have all the photos and communications to prove otherwise? Hunters fabricate issues and cannot be trusted to act fairly or responsibly Edit: why should we contact you? We did last week and all you could say is that you can’t comment on the situation. You’re not managing the branch at all. If you were sat with Dominika and you thought her comments were inappropriate when she said them why did you not stop her? Seems like you’re scared of your own staff.

Fantastic experience: Probably the best Estate Agents in York! I've dealt with Hunters now for three years and the service provided has, quite frankly, been second to none. Experienced, knowledgeable, highly-efficient (They have sold two of my properties previously, both under offer in less than 14 days) and their response times to emails and calls is faultless. On top of that, they're just really lovely people to deal with! Lewis, Jenna, Aaron, Jessica and Graham have always gone above beyond and I would have no hesitation in recommending them to anyone buying or selling a house in York.

Negative experience: As letting agents this lot are hopeless. We originally used the Pocklington Office to let our property but, out of the blue, a friend noticed a post on Facebook to say they had cease trading. The following day I got an email to say that my account had been transferred to York! Since the property was near Pocklington I had wished to use a local agent! My tenants were problematic (cooking without using the extractor fan causing plaster to fall off the kitchen walls, breaking the shower extractor fan by inserting a plastic comb etc, felt tip pens scrawled on new bedroom carpets & walls, turning heating off and closing doors allowing black mould to grow). They were reluctant to visit and then started charging for visits - something the Pocklington Office did not do. I told them to diarise for serving a Section 21 (so we could hopefully sell the property) which they served early and therefore illegally. Two more Section 21's were served erroneously (missing paperwork). Eventually they got it right. We were in the process of evicting them through the courts when one day the tenants rang the agents to say they couldn't find anywhere to rent and 2 days later the neighbour rang me to say they were actually moving out! When I rang Charlotte she was her usual less than courteous self. We then had an endless struggle to get back the Bond to pay towards the damage the tenants had caused. If the Pocklington Office had remained in business and in charge, I am sure that the overall repair bill would not have escalated to £2,500 as it was the Bond did not cover half this. I would have expected the agents to instruct the tenants to make the repairs before leaving. I do not recommend using this Hunters office.

Negative experience: One of the worst agencies we used for renting . The google reviews of course is high , if you look closely is only the landlords writing reviews, not the actual tenants. I rented from them in the past, they are always taken the side if the landlord no matter what. They try to overcharge us at the end of tenancy almost double in repairs, when finally we had a independent arbitrator, he decided was half of the money . In the beginning , I was thinking to have Hunters as well as an agent to buy a house in cash, however after my experience with them as a tenant , is a big NO. My advice for all the tenants , fight for your money and deposit till the last minute.

The house wasn't left in the best condition. Our Hunter's team sorted out all the issues at no cost to us. We decided to renevate the kitchen and bathroom. Fantastic experience: Moved into my new house in York with my family and Hunters - especially Lottie (who's handled my rental and dealt with question/issue ) - have been excellent. We were living overseas at the time, and everything was done remotely. You'd have thought this would've made the deal trickier and more stressful. But Lottie handled everything brilliantly and made it as smooth as possible for us. We love our new home and we're very happy with the service we've received.

Negative experience: I urge anyone thinking of using these “estate agents” to deeply reconsider, as someone who has used various agencies for 5+ years in york I can say with confidence Hunters York is by far the worst and caused me a great deal of stress! Me and my partner moved into one of their flats that I can only describe as subpar squaller, it had not been cleaned from the previous tenants, leaving C*NDOMS on the bedroom floor, holes in the carpets, a sofa covered in spills/cigarette stains, used soap bars in the bathroom and bugs on the mattresses. When we raised this issue we were sent on a wild goose chase by being passed onto different people, we asked our estate agent Alex to put us in contact with Charlottle to which he told us she was in Filey showing a house but when we arrived at the office we were told charlotte was actually in the back! After speaking to Alex again as we were told Charlotte was too busy, he informed us he knew how bad the property was but still signed off on the other tenants receiving their deposit back and the best he could do was provide us with a cleaner in a week after my partner and I had been tasked with disposing of the furniture ourselves because the landlord allegedly according to Alex “didn't care” about a property we were paying £1200 (now £1300!) a month for. Putting through maintenance requests was tedious as Alex was fired and our apartment got passed off to new agents anytime we emailed. And to top it all off when we finished our tenancy despite leaving it in a cleaner than when it was given to us we were charged a whopping £75 for 3 lightbulbs…. I have advised anyone I have met moving house to save their money and not give it to these unprofessinal people! Sinclair Properties is a far better estate agent.

Fantastic experience: Our experience of Hunters was nothing short of excellent. From the no pressure/super helpful valuation, through to final moving day, every member of staff that supported us were amazing. What we valued most was the brilliant communication. There are so many questions to ask along the selling journey and being able to get an answer often within a day was hugely appreciated. Secondly the extended service of connecting us with our mortgage broker and solicitor gave us peace of mind and helped to keep things moving. Negative experience: We rented with Hunters for almost two years, during the initial experience with hunters it was all easy going, helpful staff members who obviously wanted us and our money. As soon as the keys were handed over that’s when things changed. The attitude of the children who run the office at Hunters was unbelievable. The lettings manager Kitty has no customer service skills or understanding for her tenants and quite frankly is a foul person to deal with. They are slow with repairs and issues with the household alongside actually completing the repairs they think it’s acceptable to leave paying tenants houses like building sites and then when they’re asked to make the place more safe “its not their problem and you need to sort it out” as in their words “you pay them for nothing” the staff are full of themselves and think they’re better than most people. At the end of our rental nightmare we were charged with fees for things which were already not up to standard and they expect that the fairy godmother has come round and cleaned the whole property. Hunters will push your rent up straight away and over inflate the market value, not thinking of the real term impact that has on people and their communities. After all it was owned by the Tory MP Kevin Hollinrake so maybe that’s why the agents reeks of incompetence and greed.

Positive experience: I recently bought my first house through Hunters York. The office staff I worked with (Aaron and Jessica) were fantastic and they helped facilitate a quick sale (first viewed the property on 23rd March 2024, completed on 24th May 2024). The agents who conducted the viewings were less helpful. I did two viewings (one before making an offer and one after receiving a building survey report) and saw a different agent each time. On both occasions, it was their first time seeing the property and they weren't able to answer any of my questions. Perhaps this is standard practice in the industry, but I found it unprofessional.
