Negative experience: An absolutely disgraceful agency who I've reported to the local authority for negligence. Our 25 YEAR old boiler broke over eight days ago during one of the coldest February's we've had in years. There is still no hot water or heating at all. You would think that equals to an emergency response but the property management team have dragged their feet and ignored our concerns. Under the housing act they should have provided us with alternative heating options at the bare minimum. I cannot stress enough how awful this experience has been and unless you're looking for slumlords you best stay away from here.

Positive experience: A very smooth re-let process, and short gap between tenancies - thank you to Phillipa, Harry and the rest of the team. I haven't given five stars as there seems to be a different person from the Linley & Simpson team involved in each step of the process, rather than a single point of contact, and this can make it difficult to know who to contact at times. Nevertheless, a good service, thank you!

Fantastic experience: I found the staff , at Lindley & Simpson’s in York most helpful.. They found & help me to secure in a lovely central flat in York.. Aiden in particular went out of his way to not only with the form filling but still sharing emails 8.30 pm on A Friday night well after his hours of work . Negative experience: No stars isn't an option. I was with L&S York branch for a while as a landlord and it was a complete fiasco...AVOID USING THEM AT ALL COSTS. When my penultimate tenants left,L&S showed my lovely flat in a completely substandard state. Then,during the 1 year that the poor final tenants were in there was issue after issue and I was lied to more than once by L&S. In the end communication with them was so unreliable and bad,myself and the tenants just communicated directly and resolved many things ourselves. Beware some of the obvious bot ratings all saying the same thing and how great L&S are! In the end they dropped the management fee % from 12.5% to 10% to go some way to acknowledge how dire they are but it has been awful and I will never deal with a branch of L&S ever again. Not only that but I felt so sorry for the tenants I actually gave them some financial compensation out of my own pocket to apologise for their experience.

Fantastic experience: Every property I have rented and lived in within York has been managed by Linley and Simpson, and I found them to be very friendly and warm in their customer service-- and very approachable in handling a variety of issues throughout a tenancy at all stages. I have been very impressed with the excellent customer service of many of the team, but especially Harry and Beth, who have both gone above and beyond on multiple occasions, with engaging and helpful service.

Negative experience: Renting with this letting agency has been a miserable and frustrating experience every step of the way. During the viewing process, expect to be dealing with an agent who has no knowledge about the property or area at all. For example, we were told it was 'not a studenty area at all', in reality every other house on the street and adjacent streets was student accommodation. They will, of course, try to sell you their deposit alternative scheme. Be very aware that this is effectively a scam where you don't keep any of your deposit. They didn't tell us this, fortunately we did our own research and found out it is not refundable. Having been present during viewings before we left the property, they tell people this is the best way to secure the house and are not making people aware of what it actually entails. After moving in, we noticed several issues, including a broken microwave, shower and clogged drains. Despite immediately raising these issues, it was several months before they were fixed, during which time we were regularly ringing up, sending emails and completing their online forms. Somehow, none of this sped the process up and each phone call made meant dealing with a different person who claimed no knowledge or record of the requests. Expect to be passed to different 'departments' who will each make promises and provide nothing, and dealing with a different person each time who has no knowledge or record of the requests. There is an incredible amount of bureaucracy behind every decision, with several visits from contractors taking place before someone actually came round to fix things. Finally during the leaving process, expect that even if you spend several days cleaning meticulously, they will still find things to charge you for. There's not much you can do about this, and they will bombard you with automatic emails to sign away your deposit money. Overall I would strongly recommend avoiding them, but if you have to rent with them be wary of their deposit alternative scheme and make sure to check any information they give you.
Negative experience: Lived in a property managed by Linley & Simpson for over 7 years. They were helpful at first, but service declined rapidly over the last few years. Near the end of our tenancy there was a *very* long list of repairs to be done that we had reported long before but nothing was ever done. I have many complaints about the awful service but my biggest complaint is that just before we moved out, an agent showed up completely unexpectedly wanting to do a viewing. I explained we had had absolutely no warning of this and that I was playing with my baby and her toys were out everywhere— the place was not in a state to view and we always pride ourselves in preparing the apartment beautifully before any viewings. They absolutely insisted on coming in, and I was forced to run around the apartment, tidying what I could in mere minutes as they waited outside the door and my baby was crying. Once finished, I waited out in the hall with my baby while the viewing took place. I called my husband to double check if he had received any communication about the viewing, to which of course he said no. When the viewing was done, I reiterated this to the agent and despite it not being our fault at all I was friendly about it and apologized for not being aware or ready. She doubled down and said we were absolutely notified of the viewing and acted as if I was lying. She did not apologize for putting me and my baby out at all. My husband later called Linley & Simpson to find out what happened and the agent had used the wrong number to contact us by. No apology issued.

Negative experience: Very disappointing experience. My friend dealt with this agency and paid a deposit to reserve a property, but they never refunded the money after the booking was cancelled. Despite many calls and follow-ups, there was no response. Very poor customer service — not recommended at all

Negative experience: Very poor service from their Sheffield office. I paid a Holding Deposit and waited more than two weeks without any clear response. I called them many times and there was no proper communication. In the end, they tried to blame me for “withdrawing” when in fact all the delays were from their side. Completely unprofessional – I would not recommend anyone to deal with them This statement is completely false. The delay was intentional, and they took the holding deposit without any right. I sent several emails, but they never responded..
We’re sorry to hear about your frustration. For clarity, the holding deposit was processed in line with our tenancy terms. At the time, all checks and references had been successfully completed and the tenancy was ready to proceed.
Our records show that you chose to withdraw your application after finding another property. As per our policy, the holding deposit was retained in these circumstances.

Harry was very helpful throughout the letting process. Currently let my property through this agency and have done for 6 years. It's renewal time and despite confirming 4 weeks ago that I wanted to re-let my property no one has responded to my email despite numerous chases. Poor customer service and communication.

Negative experience: LANDLORDS BEWARE - We have had nothing but awful service from Linley and Simpson. They have missed getting a yearly gas certificate, causing us to be letting illegally. Their original inspection when the tenant moved in had extremely bad photos and a description that was not correct, to an extent it is not useable, so if the tenant made any damage we'd not be able to claim costs back. They have attempted to raise their fees, just by just sending out an email explaining their fees are going up NEXT MONTH despite us signing a contract for their fess less than 7-months ago and they say this will be debited from our next month's rent. They also said in an email to us, "for your convenience, we are debiting £250 from the next rent we receive from your tenant". They say this is an emergency fund, no warning, no ask of permission and regardless that a contract was signed less than 6-months before this. These really are not sound people to be doing business with. I can also tell you that they take a long time to respond to emails and never answer all the questions in them. The list goes on...

Negative experience: They don’t care at all about the neighbours of their rented properties. Had a issue with someone who was sent down to the property next door by Linley and simpson to do some work i have rang up multiple times and been told i will get a phone call back regarding my complaint however they haven’t even cared to do so. EDIT there was no problem with the neighbours due to the response not being relevant. they had sent someone down to do work who left loads of rubbish and concrete and garden waste in our black bin.Still 2 months later, no resolution has been given from this company.

Negative experience: Requested some desktop valuations from them for the auditor of a company portfolio. They said that they would do these but 3 weeks late I’ve had nothing. I made several emails that they just didn’t respond to and several phone calls were I was promised a call back which didn’t happen. I even called the Branch Manager to register my frustration and despite a promise from a colleague that he would call me back he couldn’t be bothered either. I can’t comment on what they are like at selling or letting but their customer service is appalling.
Negative experience: I am a Tenant and been renting a house with them for years now, their property management/maintenance is poor, they would keep you waiting for a long time for repairs - and if you report to their complaint department - they would not acknowledge the concern and would reason out for the failure on managing the issue, so in truth, their complaint department isn’t really to help but to make you feel helpless and just accept things. They also favor the Landlord at all times - keep you waiting, do poor maintenance on the property as per Lanlords advise, the property managers don’t ensure that maintenance carried out are according to good standard - once the Landlord fixed a rotten/mouldy issue on the countertop by the Landlord asking someone to sand the wood and apply oil - and this was allowed by the property management and I am forced to just accept it, tho I know it was ridiculous and would make things worse, until issue actually got worse and they had no choice but to replace it. The only reason I remain here is because I am used to this place now but should I have known this is how poor the management is, I would have looked at better agencies at the beginning. I have been having issues with heating, and the engineer advised they need to change the thermostat as it is faulty, and from Oct 18 it is now Nov 12 and still had to call to remind them, this is the only company that would make you wait to get heating issues fixed for that long. It might be a good company for Landlords, but definitely not for Tenants.
Negative experience: We had an offer accepted and confirmed by the agents on email. However they proceeded with other offers after this and gazumped us. Very frustrating and in my opinion a very un professional practice. It’s a shame this is even legal. Shows again how unscrupulous these larger agents can be!
Negative experience: I have rented house managed by linley and simpson for 7 years. Rent was paid every single month with no delay. Maintenance of the property was horrible. They left me without oven for month. Someone from their useless Maintenance team advised me to use microwave to cook for my kids. After that they left me without shower for month again, in the middle of the summer, July and August. Seven months one of the garden lights was hanging just on the wires, threatening to fell on my, or on my kids heads. Two years they did nothing about the damp. Now I'm fighting with them and with the greedy landlord for my deposit. I have opened dispute with TDS, they didn't respond. Hopefully in the end I will get my money back. SO IF IT IS POSSIBLE, PLEASE AVOID THIS AGENCY. Almost two months after my tenancy ended still no response to my request for deposit to be paid back. Lies and lies, day after day. They and the greedy landlord want to steal my money. Today 1st of October 2024. Two months after my tenancy ended. Still no response from landlord or Linley and Simpson on my request about the deposit. They don't even respond to the dispute I opened in TDS. Absolutely disgusting!!!!!
Negative experience: I will forever recommend people stay away from Lindley and Simpson. Over the course of renting a house through them we were repeatedly given incorrect infomation, delays, wrong forms and much more. After being assured repeatedly of one move in date it turns when the final contracts came in 3 days before move in the date was a delay later causing so many costs and issues. All they offer was a sorry, with no recompensation for the costs and incovience their actioncs caused. I will be actively telling everyone I ever here renting in this area and putting this anywhere I can. Go somewhere else. They aren't mean or unapologetic but it comes across empty when they won't fix any of the issues they caused.
Negative experience: I have just handed the keys in for my rented flat of two years.For the first time in 20 years of renting I have been advised that I have to pay for a clean & paint in order to get my deposit back.The flat -3 Kensington House,York had damp & rats which I complained about but the landlord refused to do anything about the damp.Rentokill killed the rats then my flat was full of thousands of flies which was I also complained about-I was told to buy fly killer. I have offered to go reclean & add 2 lightbulbs but apparently I am not allowed back in due to Linley & Simpsons policies.
Negative experience: Unhelpful, rude staff and constantly ignoring any communication. Never helped with any problems logged, made promises to help with serious safety issues in the property, including an unsecured back door for 18months and never did. Claimed their system wiped all our logged problems from the past 12 months (found out to be a complete lie) and we should resubmit all issues logged or they wouldn't deal with them despite alrwady waiting months for them to fix the issues. Would not recommend. Avoid at all costs. Would give less then 1* if possible
Negative experience: Lived in a property managed by Lindley and Simpson York for almost a year. Firstly they changed our moving day from a Friday to a Monday with less than 24 hours notice with no explanation. Which we had already hired a van and took annual leave and all the help we had arranged could no longer help us. Had to extend the van hire for a further 4 days which costs us a fortune. We later found out this was so the staff go could into town for a drinking session. We’ve had bug infestations, paint peeling from the walls(damp), utilities breaking on us. And whenever we ring all we get is attitude from the staff annd tell us to fill out a form. They do not care one bit. Will not be signing another lease with these. Worst service I’ve ever known from any company. Oh and they charge us almost £1300 a month for the privilege of dealing with their incompetent staff. Would give 0 stars if it was an option.
Fantastic experience: My encounter with Harry Russell of Linley and Simpson is the best encounter I've ever had with any property agent. Harry is absolutely amazing, polite and has got an excellent professional approach towards customers. He's just perfect at what he does. I'm very much pleased with Linley and Simpson because they've got lovely properties and at affordable prices. I've just got my dream house and I highly recommend them.

Negative experience: We moved in to a property rented out and fully managed by Linley & Simpson at £1200 per month and due to unforeseen circumstances we asked if we were able to terminate our contract early as we were faced with financial difficulty. I explained that we are in a really tough situation and were told that the landlord has agreed to let us leave early. They informed us that we need to pay them £400.00 in order to leave as this is the “marketing costs”. They reused the same photos as we had only been at the property around 4 months. We were also informed that when they find a new tenant and agree a date, we HAVE to leave 10 days prior to the new tenants move in date but still absolutely liable for the property up until that date. When we did find a new property, we needed to pay rent and deposit up front and it was a little more than expected, I informed Linley and Simpson that I’m in a situation where I am unable to pay. I had stated that both me and my partner are struggling a lot and that if we don’t pay immediately, we will be left with no home to go to. This was relating to the fact that we were having to be out within a week just for the property to be vacant. I expressed that I’m giving more and more money just to end up homeless. Cayley proceeded to respond to me and say “I can push their move in date back but you’re leaving a family with two small children homeless”. I feel that this was unhelpful to say the least, inconsiderate of our situation and just plain rude. Thankfully, we managed to pay the deposit with help from family and was able to keep everything on track. I then receive an email about the check out and deposit thanking us for taking care of the property and handing it back in good condition but proceeded to say that they have been quoted £120.00 for cleaning fees. The cleaning in question was dust and hair around toilet seats and the en suite shower soap residue. I do not know who in their right mind is charging over a 100 pound for this. We were then informed of another quote for oven cleaning which was for an additional amount of £63.00. The email also stated we would be charged for damage caused by “peel and stick tiles in the bathroom” that have apparently caused paint to rip off. 1) those peel and stick tiles were already on the wall from previous tenants, which she failed to compare to the inventory carried out for our tenancy. 2) when we handed the property back, they were still completely flat to the wall. We were also told we are waiting on quotes for the grass to be cut which she said was probably going to cost over £100, the cost of someone to go out and replace 4 light bulbs yet when we moved in 3 did not work. I find it rich that we are being asked to pay all of this money out of our deposit, yet when we moved in, the conservatory light did not work, one tap was basically detached from the sink, the fridge was disgusting, so was the oven and there was chipped paint in the bathroom that we need to fix ?? when I got to the property there was a gaping hole near the front door, I filled this and painted over it! Should that not have been sorted if they’re so in depth with the check outs?? I refuse to line their pockets with anymore money and requested that I am given the keys back as I would rather do it myself for little to no costs incurred, then to lose half of my deposit for things that I believe won’t be fixed.They gave keys back and when we went to the property, the light had been on and the bathroom window was left wide open.This is completely negligent, especially when all of this has stemmed from financial difficulty, which I have made them aware of on more than 5 separate occasions. I’ll be charged for the actions of another tenant, yet who is going to reimburse me when a light has been left on for a week and we’re incurring extra charges!
Fantastic experience: We'd worked as landlords with Linley & Simpson some years ago and chose to work with them again with a new rental property. Helen has been right on the ball from the outset; she's got all the right people in place at the right time so that we'll be going to the market with a freshly-refurbished property in the very near future. Great service.

Because, 1) although I speak little English, he helped me understand the issues with his ability to speak simple words and use translations when necessary, and explain the procedures clearly. 2) When I entered the agency, their smiling and friendly approach made me feel friendly and like home. Fantastic experience: Excellent estate agents. Their representative Nicole Martin met us at a viewing. Courteous, knowledgeable and has a design flair too. Any questions met with either an answer or I will find out for you now. Tom in the office has taken over negotiations and extremely helpful. We’ve dealt with a lot of agents over the years and these are by far the best and we had never heard of them!! Go local is our advice for this bespoke service.

Fantastic experience: I have had an absolutely outstanding experience with L&S, and would happily recommend them. I am in the process of relocating and this has been my first time moving solo and I chose a very competitive letting market. I’ve been supported at every stage, above and beyond what I would normally expect from letting agents, including my service, the advice I received, and discovering that having mentioned minor touch ups needed to the property, finding the work already being arranged before being told my offer was accepted. Seeing how fast and willing they were to listen to my concerns and still take my offer in a highly competitive market was hugely reassuring. I’d particularly commend Kayleigh for submitting my offer, Harry for his efficient and detailed arranging of work, and especially Grant who at all times built my confidence and became a solid and reliable point of contact, and I’ve been delighted at every step. Fantastic experience: I've recently had two viewings with Linley & Simpson. I filed both applications for the property that I've viewed and thought they were both at great locations, with close proximity to a grocery store. I've had my first application rejected, but the letting agents were quick to follow-up with my needs to find me a more permanent home. I'm really grateful for that. It's a great example of caring "a little goes a long way".

Fantastic experience: I have let my property with L&S for nearly 20 years. When a tenant stopped paying rent last year, they successfully obtained legal possession of the property under their excellent Rent Guarantee Scheme. The property was left in a dreadful state and Maja Gierwatowski from the York office arrange for trustworthy contractors to go in and get the property ready to be re-let. They provide a comprehensive, thorough and supportive service and their staff are lovely, caring people. Fantastic experience: I recently had a house viewing with Linley & Simpson. I was met at the property by Harry Russell who was really friendly and had lots of knowledge of the property. He answered all my questions and offered advice - even followed up the next day with an email offering to answer any further questions. I’m so impressed by the professionalism and how helpful he was! It made the whole experience less stressful and if we’re unsuccessful in this application, I would definitely be looking to view their other properties!
