Negative experience: I strongly advise against using Hayley Hughes or Reeds Rains due to serious communication issues and lack of accountability. Selective Deafness, she has an amazing ability to hear everything except the part where she owes you money. Hayley the Human Voicemail Talking to her is like talking to a brick wall, except the wall doesn't put you on hold for 20 minutes or pretend not to be there in the office. Her idea of a detailed inventory is writing "it’s a house" on a Post-it note and charging you a £200 admin fee for it. Her vetting process is basically just checking if the tenant’s card doesn't bounce on the first try. If they have a pulse, they’re "highly qualified". She’s the reason people in the North West have started managing their own properties. It’s not about saving money; it’s about saving their sanity from her management style and this is why she was REMOVED from the St Helens Branch for signing contracts without landlords permission - THE EVIDENCE is online. Disgusting.

Positive experience: Tom has been excellent in sorting out communication issues between myself and my prospective landlord, with a professional and kind attitude towards tenants. I’ve had to knock a star off because said communication issues have caused a near month-long delay in the tennancy start date, but we are set to recieve our keys today at last.

Fantastic experience: Definitely a great choice of estate agent. I spoke to a few other agencies before selecting Reeds Rains and chose them because they seemed by far the most efficient and professional people. This was borne out with the work they did. Found a buyer very quickly, got a great price for my property and did all the work quickly. Good communications too. Fantastic experience: I recently purchased a property through Reeds Rains & the experience from start to finish was exceptional. I met the branch manager Justin, when I first viewed the house & he took me round the property & explained everything about the listing in great detail. Fantastic experience: Used to manage my property for circa 10 years. Good service from the team in general over the years with a real star recently in Hayley. Super responsive and handles all queries efficiently. A really reliable service.
Negative experience: Absolutely awful customer service. I used Reeds Rains to manage my property. They took my money and didn’t check the tenants were looking after my house, they didn’t complete an inspection in nearly 2 years despite my asking and then were useless in getting quotes for the work required, both of which were part of the contract. They have a very fast turnover of staff so no continuity.

Fantastic experience: I chose Reeds Rains to let my property, and they have been incredibly helpful throughout the process. They work hard to find reliable tenants and ensure everything runs smoothly.
Negative experience: The terrible reviews written here by landlords are all accurate. The Reeds Rains Liverpool branch caused me no end of frustration for over 2 years before I finally pulled the plug and moved my 2 properties over to Berkeley Shaw. It’s night a day moving from an incompetent lettings management team to a company who cares about managing their landlords with due care and professionalism. My issues were so bad that I escalated to the Regional Manager in the North West on multiple occasions. I at one point at least had some honesty from her after she informed me that the Branch Manager Justin is heavily focused on property sales not lettings. Their top down lack of interest in managing lettings runs through to the front line of branch staff. The result is a constant turnover of staff, mis-management of properties, passing blame to other branch colleagues, and terrible communication. I could spend hours listing out all the issues I had, many of which are laughable and repeats of what other landlords experienced with the branch based on other reviews. To top it off, the finance department is outsourced to a 3rd party firm, so whenever there is a question on payments or an invoice, it gets routed to an outside firm who are equally poor in communicating with little skin in the game. So pleased to have moved on from so much stress and mis-management and wished I did it sooner.
Fantastic experience: I chose to let me property with Reeds Rains and not once have I regretted it. Tom has been great throughout the process of getting viewings and moving a tenant in. With clear communication through the whole process, and he was able to answer any queries I had. Great company overall, highly recommend

Negative experience: Hi I can only say their service is outrageous and completely unprofessional. We were booked for a viewing of a house in Liverpool and the agency, particularly we were spoken to Thea, failed to show us it as they moved our time slot backwards and we were unable to be there on time for new times as we were still on our way there from London. When we got there asap and were late for a new appointment only for 10 minutes they said the agent Owen has already left though we arrived there 30 minutes prior our original time slot. Afterwards the branch manager Justin Barton sent us an email we didn’t show up for the viewing. Although we were offered a new time slot we would have to wait for another hour we had to leave for another viewing. So this agency really let us down and we just wasted our time coming all the way there from London. Not recommended to deal with,1/10.

Fantastic experience: My partner and I were looking for a 2 bed flat for a week, and most other estate agents were no where near as accommodating and up front about the properties they showed us around. Negative experience: As a landlord who had the misfortune of entrusting two properties to Reeds Rains Liverpool City Centre, I cannot stress enough how utterly incompetent and unprofessional this company is. From start to finish, my experience was a nightmare. First and foremost, they failed to return my tenants' deposits in a timely manner, which created unnecessary stress and frustration. The staff (especially Leighton McMylor - lettings manager, and Ben Latham who's an ex lettings negotiator) are rude and dismissive, showing a complete lack of respect or care for landlords or tenants. To make matters worse, they have an unbelievably high turnover rate, with new staff seemingly replacing the old ones every month. This meant I was constantly dealing with unfamiliar people who had no idea about my properties or ongoing issues. They didn’t even bother to inform me when staff left, so I often wasted weeks waiting for responses from people who no longer worked there. Their negligence doesn’t stop there. They completely failed to conduct the regular inspections they were contractually obligated to perform. This left my properties vulnerable and unchecked for damage or maintenance issues. Even worse, they allowed tenants to leave before their contracts ended without my knowledge or approval, directly causing financial loss. The lack of communication is staggering—emails go unanswered for weeks, if they’re answered at all. On top of all this, they stopped my insurance from paying out for the tenants they irresponsibly let go early, leaving me with no recourse for the financial damage they caused. It’s clear Reeds Rains Liverpool only cares about taking fees while providing absolutely no service in return. Their incompetence, dishonesty, and lack of accountability are appalling. Save yourself the stress, financial loss, and frustration—do NOT work with Reeds Rains Liverpool. They are the absolute worst letting agents I’ve ever dealt with.

Negative experience: Worst customer service I have ever experienced. We tried to let a property with Reeds Rains and I have NEVER experienced such terrible customer service in all my life. We would go days without hearing from them, our calls and emails were ignored and then when we finally got through to them we were told that they would call us back in 15 mins - of which they never did. We were constantly told to just "wait a couple more days" and left with no communication about what was happening with our move-in. When we explained that we could not afford to keep wasting money paying for hotels, Leighton's response was that our personal situation was "not his problem". The only person that gave us any kind of sympathy and compassion was Annie. To top it all off, the day before we were supposed to move in to our apartment, we were told that the elevator in our apartment was out of service (it was on the 15th floor!!!) and wasn't scheduled to be fixed for another few weeks. Thankfully we dodged a bullet with this one but the stress and hassle this company caused us was truly not worth it. Save your time and money and look for a letting agents elsewhere.
Negative experience: If you choose to work with them, I strongly recommend documenting every single interaction in writing—every email, every phone call, every promise. I learned this the hard way and ended up losing nearly £1,000 in fees because they mis-sold me a property. As a disabled individual, parking was a non-negotiable requirement, yet I was assured the property came with an allocated parking bay, on two desperate viewings, with two different Reeds Rains agents. Six months into the purchasing process, I discovered this was untrue. Despite bringing this to their attention, Reeds Rains has neither offered an apology nor taken responsibility for the misinformation. Conveniently, they claim to have no recollection of our conversations. Navigating property viewings with mobility challenges is difficult enough without being misled. I was let down by Owen Diamond and another young woman with blonde hair whose name I can’t recall. If you value transparency and honesty, my advice is simple: stay away from Reeds Rains.
Fantastic experience: As a first- time seller, i couldn't have asked for a better experience than the one we had with Reeds Rains Liverpool. From start to finish, the team made the process seamless and stress-free. Jack, Owen, and Maggie were fantastic during the show rounds, always punctual and professional. Jack in particular went above and beyond, providing a wealth of information before each meeting, which made me feel confident and informed at every step. Justin, the branch manager, is truly an asset to the company. He handled every question or concern with ease and was always available to guide me through any challenges we faced. He is professional, efficient and his vast experience of the industry means he is a very safe pair of hands in what can sometimes be an erratic marketplace. Always polite, helpful and an excellent communicator we trust Leighton and his judgement implicitly, he keeps both us and our tenants well informed at every stage and goes above and beyond to ensure all runs smoothly. Negative experience: Disgraceful customer service. Applied for a parking space in my building on the first of august as the area around my building has very limited parking and with my limited mobility from my Cystic Fibrosis i was struggling to get to my Motability vehicle without excessive stress, Called and addresses that I was interested in the space I saw available online, I checked every couple of days to get an update, after a lack of communication from all staff including the Management Team and multiple emails and calls and being told to call back after 2:30 only to be ignored after every request I made. Leighton McMylor in particular seemed to take extra steps to ignore any and all attempts to find out more information on the application I wished to put a deposit on, I was told today that the spaces available had been signed by other tenants and was no longer available. Thank you Reeds rains for being no different than any other estate agents.
Negative experience: Tried to rent a car parking space with reeds rains in the building we live in. Enquired about the parking space for around a month. Always got told to call back because management wasn’t there. Even when we did call back at a later time or a different day no one seemed to be able to help us. Continued to call and email. Ended up getting a parking ticket as there was no where to park. Called up again to enquire about the parking space to be told the space has now gone.

Negative experience: Update I have contacted Leighton 3 weeks ago again no refund of landlord fees due. Any landlord please stay away if you want your income paid. It feels like they are having cash flow issues, as any normal agent would of paid this within a hour? Landlords please stay away, I have a number of properties and decided to try reeds rain. I am currently having to take legal advise over payments owed to me from nearly a year ago. Most of the employees have now left. I just hope I can recover funds before they go Again please stay away.

Fantastic experience: I went with Reeds Rains to sell my flat. Excellent communication and helped me through the process all the way to the end. Special thanks to Owen Diamond, without him I don’t think we would have got the flat sold due to the mortgage offer expiring, because of the solicitors not doing their jobs. But he constantly chased them up and the sale went through!
Negative experience: I rented my flat with them for around 2 years, and Reeds Rains were terrible to deal with. They cycle through trades like you wouldn't believe, the trades I dealt with through Reeds Rains were awful. Their staff also changed regularly, hence they had no idea about landlord obligations. Recently I've had some of their contractors reach out to me to try and get Reeds Rains to pay what they owe them. The tenant trashed my flat, it has been almost one year and Susan Poland still hasn't provided a solution for either party. Michael Kent, who has since left, was also poor to deal with. I ended up changing rental agency, and the new ones are great. They've shown me the value of a good rental manager, something Reeds Rains needs to learn from.
Fantastic experience: Recently started renting a property in Liverpool City Centre. We dealt with Ben who went above and beyond whilst sorting everything out for us. He made the move in process as smooth as possible, can’t credit him enough.
Positive experience: After 2 failed buyers and a very long conveyancing process we finally completed. Reeds Rains were so supportive during the whole process which span nearly 2 years! As someone not local to Liverpool having Justin and his team in place to help us move things along was a huge bonus. I would not hesitate to recommend their services.
Fantastic experience: Both Ben and Phoebe have been amazing, they make the process very simple and they always keep me informed on any updates. They filled the tenancy for me twice already, and both times the tenants found by Ben and Phoebe have been lovely and respectful to the property. Negative experience: Have rented out property for nearly 10 years and recently moved property management to this office. Would not recommend to anyone. Not responsive to emails or diligent in dealing with repairs. Only interest is in adding to their bottom line and have regularly taken money off my rental statement without justification. Finance team not linked with office so can’t even establish why fees are taken.

Negative experience: Absolutely unprofessional. It took 2 weeks to try and arrange access to view a property I liked. And when they finally arranged the access, they never sent a confirmation and left me in huge uncertainty, despite informing them that it will be 5 hours journey to travel to Liverpool. On the day of the viewing, they raised the asking price up by £5K and said, the vendor just advised so. The property has been on the market for over 5 months and they just sold another similar unit in the same building for over £25 K less. Just shows how playful they are. On the viewing, the agent couldn’t answer a single question. If felt like they just hired him that morning, and he had no clue what was happening. I am extremely disappointed with their poor communication and lack of organisation and would certainly not recommend doing with business with them.

Fantastic experience: I sold my house via Reeds Rains St.Helens. The house was sold within 6 months of posting the initial advert. I found their service professional, timely and friendly. Negative experience: I feel compelled to share my utterly distressing experience as a tenant with Reeds Rains, Liverpool City Centre Branch. The living conditions in the apartment, managed by this agency, have been nothing short of a nightmare. From day one, promises of a functional lift turned out to be false. Three years of climbing six flights of stairs due to a perpetually broken lift is just the beginning. The downstairs toilet, supposed to be part of a 2-bath apartment, was unusable for the first 6 months, and even after countless complaints, the plumber's "fix" rendered it practically useless. The electrical outlets in the apartment resemble a hazard zone, with exploded sockets in one room plunging it into permanent darkness. Despite repeated complaints, no action has been taken, leaving me in a potentially dangerous situation. Radiators broken, making winters unbearable, and as if that's not enough, the boiler broke on November 17th. Two weeks without hot water or heating in November is not just inconvenient; it's unacceptable. Despite reporting the issue promptly, the letting agent and plumber seem to have vanished, leaving me without updates or resolutions. My recent attempt to address these issues at the Reeds Rains office on November 30th was met with a property manager who was not only rude and accusatory but also dismissive and unhelpful. It's clear that they have no regard for the well-being of their tenants. He yelled at me, walked away, refused to converse, made comments about my character as well as misogynistic statements and told me to leave so he could "do his job". So it's clear his job has nothing to do with addressing or helping tenants or their concerns. I also asked to speak to the lettings manager, and whilst I was waiting, I later came to find he put his coat on and walked right past me to leave the building and ignore the issue. My sole aim now is to escape this uninhabitable nightmare as soon as possible. In light of these experiences, I urge anyone considering Reeds Rains to think twice. The blatant disregard for tenant well-being and the abysmal living conditions make this agency one to avoid at all costs. Save yourself the distress and inconvenience – steer clear of Reeds Rains.

Fantastic experience: had a flat for sale in the City Centre , had a few different agents on the sale but reeds and especially Justin, came up trumps, i accepted an offer within a week, with the plus of achieving a better price than i expected. communication was exemplary throughout, even chasing other 3rd party's involved in the sale on my behalf, if you have a property for sale, you would do right by not looking any further.. reeds give me the most viewing figures from any of the other so called big agents in the city and thus completed the sale quickly and without fuss or drama, just what i was looking for, thanks all at the city Centre branch.

Negative experience: AVOID! Truly bad service. We signed a contract to sell a property with them, because they said they will be able to handle it, and it will be better, if we gave them a single agency. What a mistake. Photographer arranged by them was really bad, they have placed our property wrong on the map, they had several spelling mistakes in one paragraph that has been published. On top of that, within the duration of the contract, they managed to book in one viewing. For people that could not afford the property. On the phone when trying to correct/change anything, the staff was extremely rude and unprofessional not wanting to share details like the end dates of our agreement. Please bare in mind, our expectation was very low knowing the state of the property market agencies, however they have still managed to outperform. Would give negative rating, if that was at all possible.
Negative experience: I had a terrible experience with this property agent since we started the letting process until we moved in. Letting and property management both have communication issues, they never bother to reply your email or calls and what's the point of having a portal when you can't have the decency to update the tenants on the issues reported. I was so frustrated in the beginning but thought will try to be more patient dealing with them and avoid being a difficult tenant, but when things prolong for too long and disrupt our daily life, it is getting out of hand. Bad bad experience throughout, please rethink if you want to approach this property agent.

Negative experience: Worst estate agent in Liverpool!!! Avoid renting with Reeds Rains Liverpool. We lived in Liverpool for nearly 8 years and rented with some estate agents in Liverpool (we moved a lot due to study/work). Trust me, Reeds Rains is the worst estate agent to work with. Stay away from then if possible!! We had worked with a property manager (who I don't want to mention the name). He is the worst. Negligent, poor communication, unprofessional, extremely stressful to work with. So avoid renting with them if possible.
Fantastic experience: I am a first time landlord who was nervous about renting out especially since I had no idead about it. I spoke to Tammy Harper who came to visit my house the same day and she immediately made me feel confident about it. She was very knowledgeable and answered all my questions and made me feel very confident leaving the matter to her. She has always answered and help me in all matters even those questions like me doing DIY in my property in preparation for it being rented. She is very approachable and pleasant to talk and it is always a pleasure to speak to her no matter what it is we are discussing. My house is now being successfully rented out and it has been far more easier experience than I expected thanks to the help of Tammy.
