Negative experience: I rarely leave reviews, but I feel compelled to warn others about my experience with Collective Property Co. They’re trying to charge me well over £300 and the majority of the things damaged were caused by their negligence and lack of care. In my opinion, the company was fully aware of a leak in the ceiling before I moved in and simply painted over it instead of properly repairing the issue. It quickly became clear that this was not a new problem, and it has since resulted in significant mould growth on the ceiling. This was not caused by me, yet I am being asked to pay to paint the walls. Maintenance throughout my tenancy was unacceptable. None of the shelf fridges were working when I moved in — they were all broken — and despite repeated reports, nobody came to fix or replace them for over nine months. Several cupboard shelves broke during normal use and were never repaired. There was also a leaking tap that went unresolved, contributing to water damage, and one room did not even have a lightbulb installed at move-in. Now that I am moving out, the situation has escalated. I am being asked to pay over £300 in charges, including for so-called “paint damage” despite the extensive mould linked to the pre-existing leak. They are attempting to charge me for a missing lightbulb that was never provided and for water damage connected to the tap leak I reported. On top of that, they even want me to pay to “clean the mattress protector” which surely defeats the whole point. The lack of accountability and the attempt to shift responsibility onto tenants is deeply concerning. Basic maintenance was ignored for months, yet they are quick to impose substantial charges at the end of the tenancy. I strongly urge anyone considering renting through Collective Property Co to think very carefully. My experience has been extremely disappointing, and I would not recommend them to anyone. I don’t know how to show pictures on reviews but if i could you would see the state of the apartment did not require well over £300 to clean. Again… PLEASE DONT USE THIS COMPANY. They’re awful and borderline criminal.

Fantastic experience: Since I moved into the property at Chapel Street, I have no cause to regret. From the swift response towards issues to the warm and kind services of Ivan and other staff of the property. It is top notch. I remember getting email about the boiler and in less than an hour, another email came in with evidence that the boiler has been fixed. This shows consistency. No issue raised, was left unattended. There is never a reason to complain because there is always an immediate solution. Well done! !! !!!

Negative experience: Do not even think about renting through this company, I seriously don’t understand how they are still in business. To this day I am still waiting for the return of my money and it’s been almost half a year, unbelievable right? And they had the nerve to request to keep part of my deposit with zero warning, zero proof and zero shame. This led to even further delays as I don’t want them to keep any part of my money, they are undeserving of even the smallest amount. Disgraceful company through and through.

Negative experience: Very Unprofessional. Viewings were delayed several times, and we were pressured to pay a holding deposit just to book one. Communication was poor — they rarely replied, and everything was delayed. Since our contract was ending we had to look for others. Glad we didn’t proceed with them. And also they didnt refund the deposit. We tried to contact them regarding the deposit situation ( call and email) and it took them weeks to reply.

Negative experience: An awful lettings agency. Tried to take £200+ from my deposit for unreasonable requests. This took several months to solve due to lack of communication on their behalf. Do not stay anywhere ran by this company or be prepared for no communication and non of your deposit back with no real reason. Oh, and we also got evicted due to failure of the fire alarm system with no recompense for rent or new accommodation in the middle of exams.

Negative experience: I moved out of Norfolk House 1 over 2 months ago now and still yet to hear back about my deposit, I have called up multiple times and they keep saying it will be dealt with yet still nothing. Apparently waiting for the landlord to get back to me, and I was told on my last call this would be looked at as urgent and the landlord would be notified, again, 3 weeks later, nothing. If they try to take any money off the deposit, I spent days cleaning it out, and it was infact even cleaner than it was when I moved in. Only positive thing about this company was Chris the receptionist.

Negative experience: Avoid this company!! The flat you will be given will be outdated and cheaply put together despite the high rent. I started renting with them in Sept 2024 for a 12 month tenancy agreement under their previous name of Urban Evolution. When I moved in the flat was a disappointment from day one. The bathroom was not as it looked in the images, toilet seat wasn't even installed, shower water wouldn't drain due to the floor being uneven and the flooring was peeling away- which I will add, when I informed them of this it was just caulked up and not actually fixed. The bed was the most uncomfortable bed I have ever slept on as the mattress was effectively just some fabric covered springs. Painful. The Light above my bed would repeatedly flicker even when turned off. There were other things that were minor that I chose to ignore as I thought okay I'll allow them some grace it's naive to expect a flat to actually be good. Furthermore, If you want to get in touch with them for any kind of issue then good luck. If you do finally get through they will use the same excuse that they seem to have used for other people of ''sorry somebody was on annual leave we will be in contact'' and proceed to not get in touch. If you are going on annual leave you should be getting your jobs done before hand or pass your work over to another member of staff but I don't actually believe this excuse was an honest one. And most importantly, They WILL withhold your deposit and make it hell to get it back. In the contract it says they should have it back to you within 10 days of the end of your tenancy and currently it has been 18 days and counting that I am waiting for them to give me MY money back. The audacity is insane. I have sent endless emails, listed it as an emergency through the app that they use, I have repeatedly phoned them. Only twice have I managed to get through to someone and the first time they said they would be in touch- they didn't get in touch, the second time i was clearly more annoyed and I was told it was ''too late in the day'' despite it being an hour from their listed closing time and that they would get it through to me the next day. Alas, no contact. I'm sure I will get a response of ''sorry to hear that we are taking this very seriously'' but you evidently are not as multiple other people have had the same issue and it keeps persisting. That does not sound like a sorry company to me. GIVE. ME. MY. DEPOSIT. BACK.

Negative experience: Worst place to be and worst management. Microwave didn’t work and it took them more than a month to get a replacement. They showed study table as a part of the place, but when I moved in, I didn’t get a study table. When I asked them about it, they lied to me saying that the table belonged to the previous tenant. The management is just shameless and probably low on budget. They take forever to reply to your complaints and mails. The letting manager never picks up my calls. They even tell you to collect the keys to your place from some other location they’ve got, which is obviously weird. They will shamelessly lie to you about everything they can’t solve and tell that that’s how it is and you have to just make your own arrangements. Pathetic, don’t come here.

Negative experience: Avoid at All Costs – Unprofessional and Unresponsive I would strongly advise against renting through Urban Evolution. Not only have they repeatedly mismanaged the accommodation - this involved uncleaned flats and an eviction in the middle of the night, they also have been unfair in handling new tenancies for tenants wanting to rebook. I had a room confirmed since July for September, yet contract was only sent to me in the last week of August, just days before my move-in date. And when I responded back with concerns, they ghosted me and still have not gotten back. I requested a viewing of this room which was agreed to, then cancelled on the day. Due to having a friend of a friend living there I got to take a look. The flat was completely trashed and looked nothing like the pictures they sent me. Despite my guarantor and I signing promptly, Urban Evolution never signed their side of the contract. I sent multiple emails and made repeated phone calls — all ignored for over two weeks. The only reply I received was from CollectivePropertyCo-their supposed new name, and it was from a new agent who hadn’t even read the email chain. As a result, I was left homeless days before my move-in date, forced to pay for temporary accommodation out of pocket. This agency is completely unreliable, unprofessional, and shows zero regard for tenants. If you value your time, money, and peace of mind — stay away.

Negative experience: This company is a joke. I have tried to get a viewing for a property all week. I have called, emailed, left voicemails multiple times. You’d think I was a pest but I’m a potential client?! Nobody has got back to me, phone lines are all “busy” completely unresponsive. It’s a shame because some of the flats look great but if they aren’t even reachable then how do you proceed? On top of that, I went and read some of the reviews which were highly concerning & that has scared me off completely.

Negative experience: Absolutely disgraceful treatment from urban evolution and their maintenance team. I lived at Norfolk 2 and had my window (the only source of ventilation in my flat) screwed shut for 4 months and during the middle of a heatwave. Despite me trying to get in contact with them time and time again they did not even bother to get in touch with me until just a few weeks before the end of my tenancy, causing me to faint multiple times in my own flat. The lift was only working for approximately 2 weeks out of my 1 year tenancy, and half the time only 1 washing machine was working. They are blatantly neglectful, hard to get in contact with, and could not care less about your health and safety just as long as they get your money at the end of the month. Avoid at all costs! Edit: they are now attempting to charge me £525 for "damages" and "cleaning costs", and over £350 of this is for a full repaint job. This is despite me attempting to express that the scuffs and marks on my walls is due to the excess moisture built up in my flat by having absolutely no source of ventilation for months on end, an issue caused by their neglegance in not fixing my window! Urban evolution is a fraudulent and downright abusive company, do NOT sign with them.

Negative experience: I lived at Norfolk House 2 in Liverpool, managed by Urban Evolution, for one year — and I can confidently say it was one of the worst rental experiences I’ve had in the UK. For almost 9 out of 12 months, the lift was out of service. We received dozens of vague emails blaming contractors, “waiting for parts,” or promising management changes — none of which led to real action. At one point, we had no hot water for over three weeks. Zero compensation, zero urgency. I didn’t complain during my tenancy, despite having back pain aggravated by carrying items up multiple flights of stairs. I paid rent in full every month and returned the flat in excellent, clean condition — better than I received it. Yet over £600 was deducted from my deposit with vague, unjustified claims. Only after entering dispute with the DPS and reading reviews from others, I realized this isn’t just my story — it’s a recurring pattern. Other tenants describe the same: lift out of service, no hot water, long unresolved maintenance issues, and highly questionable deposit deductions, sometimes backed by fake or dissolved companies. This isn't bad luck — it’s systemic neglect and opportunistic behaviour. Tenants deserve better. I strongly warn anyone considering renting from Urban Evolution: document everything, expect delays, and be ready to fight for your rights. If you're a student or first-time renter, especially beware.

Negative experience: EXTREMELY IMPORTANT THE AGENCY IS HORRENDOUS. THE MANAGEMENT AS WELL THERE'S SO MANY BETTER PLACES DONT MAKE A MISTAKE TO CHOOSE URBANEVOLUTION. this agency would not answer their phone on any day or time you call you will be reverted to voicemail, if you have maintenance issues they have an app through which you raise this and they take over 15 working days to have it resolved. Probably the worst management agency in UK. The agency would lie and not do anything, All maintenance issues are raised via an APP called ARTHUR, for 9 working days no one responded and no maintenance was sent to the property. I confirmed to them that I am out of the country on the 8/9 working day of raising the maintenance issue which means that they didn't adhere to the timescales given. If you call the number they have left on their website even if you leave your phone number and request call back, within 48 + working hours they would still not contact you.

Negative experience: After leaving one of their properties I received a bill for almost £1000, which included 3 charges for lightbulbs being replaced at £92 per bulb. Wasn’t informed on when the inspection of my flat was due, and ultimately won an adjudicators verdict on the property and what I owed. Absolutely awful company to let from and will look to rinse you once you put in any notice to leave. I was left with no shower for a month, then charged for replacing the shower bar after they said it was fit for purpose 6 months earlier, when I missed work to wait in for a maintenance man who never came.

Negative experience: Our experience with this letting agency was extremely frustrating and dishonest. After moving out of the property at Parliament Place, we repeatedly requested the return of our deposit, but the agency failed to provide a proper response for over a month. We eventually contacted the Deposit Protection Service (DPS) to demand our deposit. The letting agency then tried to fraudulently claim twice the amount of our deposit (more than £1000), falsely accusing us of damaging the property and charging £119 for cleaning, even though the property was left in excellent condition (Pictures attached). We immediately disputed their claims and provided evidence in the form of photos taken on checkout day, which matched the check-in report provided by the agency. After a thorough review, the DPS ruled in our favor, confirming that we were not responsible for any damage and that we were entitled to the full deposit. The agency's attempt to cover refurbishment costs at our expense was unsuccessful, thanks to the evidence we had gathered. Please be very careful during checkout, as this seems to be a recurring issue with this company. A friend of mine had a similar experience, and I've also seen reviews mentioning the same problem. Maybe this review will prompt an apology from the company, but I want to make it clear that I am not accepting it at all. Please be aware, everyone.

Negative experience: After moving out of the property for 3 MONTHS, I recieved with an unexpected £460 bill for things like "mattress enhancement replacement," cleaning fees, a contribution to repainting, and resealing the shower. This was on top of the £200 deposit they had already withheld through Reposit. One of the most frustrating parts is the charge for resealing the shower. That issue existed before I even moved in and hadn’t been addressed during my tenancy. On the documents says - Reseal for shower needed to prevent any leaks. Now, months after I’ve left—three months, to be exact—they’re trying to pin it on me. Thankfully, I took detailed photos and videos of the property after I left, and it’s clear these charges are completely unjustified. It feels like they’re trying to take advantage of tenants who don’t have evidence to dispute these claims. If you’re renting from them, I strongly recommend being extra careful. Document everything thoroughly—before and after your stay—so you’re not caught out like this. I’ll definitely be disputing these charges and may escalate it if necessary. It’s disappointing to deal with this kind of behaviuor, especially when I left the property in good condition.

Negative experience: THIS COMPANY IS A SCAM I am very disappointed with the upkeep of your properties and the way you treat your tenants. I have been unable to move into my flat that i pay rent in for 6 weeks which is £700 worth of rent you have taken without leaving me a suitable room to stay in. I spent the first 6 weeks of uni quite literally homeless! This is due to your complete disregard for your tenants. Your staff team have been almost completely useless with 6 weeks of emailing and complaining to fix basic necessities such as my sink while claiming it doesn't affect me moving in. The shower drain lets off a foul smell since i moved in and the entire flat was unclean. The toilet was blocked, my bed is still broken as is the floor causing me to trip over which is dangerous as well as the shower barely working. The fact you can allow people to live like this is absurd! The room wasn't even properly painted when i moved in and the shower trap was disgusting. The side of my desk had been pulled off. Many of these issues were claimed as ‘unfixable’ over the countless emails I sent which is obviously a flat out lie you just want to make as much money off of unsuspecting students. The whole building is unsafe with countless hostile homeless people sleeping in hall ways and communal areas to the point where tenants are threatening to take legal action. All communal areas in the building are not functional and in complete disrepair that its false advertising even stating they are ‘amenities’ with your property. The fact its been 10 weeks of me paying rent and i'm still living with broken appliances in my flat is ridiculous. Everything that has been said to me is a lie from things being ‘unfixable’ to the fact i was told id have a new tv remote ordered for me as mine was broken prior to moving in. I don't even have a safe place for mail as i have a mail box with no key. Your employees have been extremely unprofessional from the day i moved in with the lady for my key handover being 30 minutes late as well as not even offering to show me the room before rushing off. Your staff have even tried to blame me for issues I noticed on move in day in a very rude manor. This kind of treatment towards students who are living alone for the first time is disgusting.

Negative experience: DO NOT RENT / COMMUNICATE WITH THIS HORRIFIC COMPANY Moving in I found over 30 issues with the flat - e.g.: broken furniture, toilet leak, shower block not grouted, unclean, broken window and seal The vast majority of these issues were not resolved in the entirety of my 1 year contract with minimal communication from this awful agency despite over 50 logged issues/emails regarding them. Upon moving out they have not paid back the deposit without providing any communications. I have logged over 10 issues and continuously emailed. It has been over 6 weeks. Save yourself the trouble and don’t go with these, unless you want an unclean & broken living space, unhelpful staff, and a legal dispute once you move out

Negative experience: I wish I could give this place minus stars. If you are looking for a student accommodation in Nottingham avoid this place. Not only did they put me in a room that was damaged, they barely responded to enquires or request. It took a whole month of me freezing in winter for them to fix my heating. And the only time you’d ever hear from them was when your rent was due. Also kiss your deposit goodbye because they won’t refund you. I got charged £161 for cleaning and damage to the flat, meanwhile the flat was already damaged prior to me moving in. I will never wish this people on my worst enemy.

Negative experience: appointing Management and Services Urban Evolution started as a reliable company when I first signed my contract with them, but over the past six months, I have experienced the worst management and services for the following reasons: 1. Hot Water Issues: The hot water was broken for few days , which caused significant inconvenience. 2. Elevator Problems: The elevator has been out of service for 90 days, and living on the 8th floor has made this situation especially difficult. When these issues were raised, the management consistently placed the blame on their contracted companies, citing delays as being out of their control. However, I believe management should take full responsibility. Many of these problems could have been avoided with better oversight, such as regular monthly checks by engineers, stronger contracts with service providers, or proactive follow-ups to ensure prompt resolutions. While I respect the staff at Urban Evolution—most of whom are polite and approachable—a good personality alone is not enough. Professional and effective management is crucial, and unfortunately, that has been lacking.

Negative experience: The people running the business have awful customer service skills, no inclination to help to with any issues and are best at ignoring emails in hope the problems go away. It’s been 5 months since I moved out and my deposit is still no where to be seen and my emails are continuously being ignored. The same happened the year before but I had hope management would change, I was proven very wrong.

Negative experience: Biggest regret ever, avoid at all costs No wifi. No key. No wardrobe. When we moved into this property in JULY we were told we would receive a second key, as two of us live at the property. 3 months later, nothing has been done by anyone, just sent in circles and no reply from the property “manager”. complete joke. Along with this, we arrived and our wardrobe is fully broken. We’re told it’s in inventory and we will receive a replacement and it’s in inventory. Still absolutely nothing months in Then tonight our wifi completely cuts out, we’ve plugged a computer directly into the Ethernet and it’s getting nothing. Complete joke. £50 a month on internet for nothing Avoid this company like the plague. Issue after issue and no one does anything.

Negative experience: Avoid this company!! I moved out of the property in liverpool at the end of July and after countless messages through their occupant app and unanswered phone calls I am yet to receive my deposit back. I wasn’t given an activation code by the DPS at the start of my tenancy so I am not even sure if my deposit is registered. Do not stay here unless you want to put up with the lift constantly being out of order, no hot water for weeks on end, and poor washing machines and dryers that barely wash your clothes and don’t come close to drying them.

Negative experience: Over a month and a half of chasing my deposit. Recently received an email of being "extremely busy" but surely this should've been communicated to clients a month and a half ago if that's the case. (A notification was sent on Arthur during the July summer period but nothing more, if this is continuing to be the case, it should be further updated) Having to find a law firm to sign my statutory declaration form and chase the deposit too now. Not the first time with an issue with them since my tenancy either. Rental accounts manager is unprofessional, doesn't even look into the issue or her wording and spelling mistakes. Not only couldn't even spell apology properly, she didn't even look into my case properly either. The assistant manager seems to be better in this case but unfortunately one good employee doesn't make the company a good one. Also, after some research because employees refuse to tell (or lack of training)- the complaints procedure is to write a letter to their registered company address, which for Liverpool seems to be: C/O Urban Evolution Property Management Ltd, Third Floor, Honey Comb & Helix Building, Liverpool, United Kingdom, L3 9NG

Negative experience: I pray for the fall of Xenia Students and Urban Evolution due to the humiliation and suffering inflicted on me by them for my entire tenancy term. I moved at Burgess House Newcastle in September 2023 and my tenancy agreement ended on September 2024. First of all, the staff team is barely existent whatsoever and usually is not even on the times they have listed as available. Secondly, during the months of November and December, the water was deathly freezing to the point it was physically painful to touch. There was no water anywhere that was even slightly lukewarm in the entire building during the colder months of the year for 2 straight months. When asked about a fix at reception they would tell us that it would be fixed next week for 6 weeks straight without ever fixing it, and even had the audacity to direct us to the puregym across the street (now closed) to use their water facilities if we needed them. Another thing is that my window had major leakage with any moderate rainfall and surprise living in Newcastle that is a lot. Which have ruined my stuff multiple times and although I have complained many times regarding this issue, i was completely ignored. Additionally, there was this disgusting looking spill the entire year i was there in front of my door that no one decided to ever clean up. Other than the garbage area being extremely full and dirty and full of rodents and bugs all the time, it is next to a club area so it gets really loud and noisy at night. I have filed for a complaint many times against both Xenia and Urban due to their negligence and not keeping up with their terms in our contract; specifically the ones stating that necessary fixes will be done within a reasonable amount of time (a month) from being notified by the tenant (surprise, they never fixed the window and even took them over 6 months just to look at it) and the second broken clause was regarding that if the flat is uninhabitable for more than 4 weeks, due to no heating, WATER, etc the tenant can be compensated for that of 2 months worth of rent (again completely ignored on this one too) I will be pressing charges to the city council against both parties if they both dont do their part of the agreements. You have been warned to never stay with those people.

Negative experience: I’m very disappointed with Urban Evolution. It's been almost three months since my tenancy ended, and I still haven’t received my deposit back. Despite calling countless times and sending multiple emails, no one has gotten back to me. They were quick to respond when I was moving in, but now it’s radio silence. My room also had mould growing around the window, and they took ages to respond to any issues. Please just return my deposit so we can part ways professionally.

Negative experience: I stayed at Queensland Place in Liverpool, and I highly recommend avoiding this company. I am currently awaiting the return of my deposit, which should have been refunded to me at the end of July as stated in my contract. I requested the return of my deposit through the DPS website, yet the landlord has not responded. There is also no easy way to contact anyone at the company, as they do not answer the phones or respond to email requests that are supposedly addressed "within 72 hours." I am now forced into filing a Statutory Declaration to retrieve my deposit, as several emails and requests have gone unanswered. I also attempted to reach them through the email provided on other people’s Google reviews, but after a month, I still have not received a response. I first complained about mice in our second floor flat a couple of weeks after moving in (Early October) via their portal. I received no response for months and later found that the enquiry was marked as "complete" in January, despite no one coming to assist us. We were given sticky traps from reception, and I complained several more times after catching six mice during our exam period, to no response. The building itself was decent enough as far as student accommodation goes; however, some of my flatmates had significant maintenance issues that took a long time to resolve, work which should have been completed prior to our move in date. All the staff I managed to speak to have been great, helpful, and attentive. The main issue was getting in touch with someone in the first place. The WiFi is abysmal; we were generally hotspotting from our phones as the provided WiFi had an average download speed of around 4 Mbps. You can pay extra for better WiFi, but it was apparently not worth the additional charge. There have also been several GDPR issues, such as me having access to someone’s tenancy agreement in another city through the Arthur website on my own account, being sent someone else’s contract via email, and being sent a staff member's personal mobile number via email through the Arthur app, which was later retracted. All of which concerns me as to if my personal information was safe. They have also made a blunder in their finance department by requesting additional rent from some of my housemates who were paying monthly. My flatmates sent proof of Urban Evolution’s mistake on several occasions, which was ignored until Urban Evolution threatened my housemates with arrears, which my flatmates took more seriously. This was only resolved after my flatmates threatened legal action. Overall, I would recommend avoiding. The positives do not outweigh the negatives and they are still causing me issue 2.5 months after moving out.

Negative experience: Update: I have reached out to the deposits team and I only received an automated email saying the team is busy and will get back after 7 working days, which they still haven't done. My question is - why is it my responsibility to beg you to initiate my refund?! Is your team not efficient enough to initiate deposits on time after a tenant has moved out ?? It's been over one whole month now since I moved out and you are still asking me to get in touch with the right team? Why can't you direct this issue to the right team by yourself and ask them to the job that they are being paid for?! AVOID!!! Inefficient and poor management! They have been making me run around for my deposit refund after the end of tenancy. First they lied that the landlord is not responding to refund the money. When I told them that my deposit is under Deposit Protection Scheme which is managed by their accounts team, they responded that the refund will be initiated shortly but since then they have ghosted me. Despite multiple follow-up emails, there is no response and they do not have an in-bound phone call system to get in touch with. It seems to be very obvious that the delay is intentional because they were super responsive when communicating about tenancy extensions and rent payments. But now, they do not bother to even respond.

Negative experience: I would give 0 ratings to them. They're a complete fraudulent agency. They scam people by getting a deposit money before confirming the room. I paid a holding deposit of 125 pounds along with my application and after 1 month they just simply said that my references failed and did not give any room to me. I'm very sure that both my previous landlord and employer gave good references for me. When I asked to refund my holding deposit, they refused to do. Neither in the application form nor the agents tells you that the holding deposit is non refundable. I'm still struggling to get back my deposit and no proper response from them. They do not pick any of the calls and it's impossible to contact them. A lady named Anna replies to the emails rarely in a rude way. Please don't prefer this agency They're a scam

Negative experience: It has been a month since I moved out and they are not answering their emails or phone calls regarding sending back my deposit. I have sent many emails, and to this day keep getting zero replies. This was also the case throughout the entire tenancy. At some point through the tenancy, the heating broke in the house in 0°C weather, and they ignored all my calls and emails, taking atleast a week to even get anyone to take a look at it. Do not rent from this company as all they will do is try to scam you out of your money and waste your time. Look at other rental agencies like X1 and L1 lettings in liverpool as they will atleast reply to your promptly.

Negative experience: If you are thinking about renting accommodation with Urban Evolution, DON'T. I lived at Queensland Place, it was an absolute nightmare - my living situation was so bad I had to temporarily move in with a friend elsewhere during university exam season. When I moved into the flat the kitchen/living room was filthy. We complained and it took days for someone to come and clean it. Despite being sent emails saying to report any maintenance issues urgently, if you report an issue they will ignore it for several months, no matter the issue. I reported an issue as an emergency and I wasn't even acknowledged for 4 months. The building had a mouse infestation. Despite reporting it multiple times, by myself and my flatmates, we were ignored. We ended up catching several mice ourselves. My upstairs neighbours would frequently have loud parties from 10pm-7am. When I reported this I was first acknowledged and told to contact again if the issue persisted. I contacted again multiple times and was never acknowledged again. The noise made living there unbearable but as I was being ignored by Urban Evolution there was nothing I could do. In January I was notified that my room changed letting agents to a different company, confirmed even by Urban Evolution. Despite this, myself and my guarantor were sent multiple threatening emails until July, saying that I owed them money from April, which was false as I was with another letting agents. They ignored all of my emails and phone calls. This was causing major anxiety to me and my guarantor. They make it IMPOSSIBLE to contact them, unless of course you are a prospective tenant so they scam you into thinking they're at least half decent. The ONLY reason their average reviews are good on here is because they trick poor students into writing 5 star reviews in exchange for a reward. Don't be fooled by the decent ratings, stay well clear from this company.

Negative experience: I wish i could provide a no star review. The radio silence we have received regarding our deposit return from Urban revolution has been awful. 2 months after moving out of 602, 3 parr street, Liverpool and we have still not received it causing myself and my partner to be technically homeless as we need the deposit for our next home. They are quick to respond to your emails when they want you to move in so they can make money but ignore you when it comes to returning your own. Will be looking into going through the Ombudsman because the treatment has been disgusting. Absolutely shocking.

Negative experience: NEVER BOOK WITH THEM. 5 friends and I booked Queensland Place with Urban Evolution. Initially they would reply to our queries during the booking process. However as soon as our contract was signed, they would just completely ignore most of our worries. We were misled into thinking our Reposit would only be £115 when in reality it was £150. All our monthly rent shown incorrectly- they were shown as £200 more than what it was monthly. Our move in dates were all pushed back despite us still paying for the full period. We e were promised compensation and then none of our emails were replied to. It’s impossible to get a hold of them as their number doesn’t work and they don’t reply to emails. Upon arrival our kitchen was utterly filthy and almost inhabitable . The fridge looked like it was a a major health risk. They provided us with a broken TV, drawer, sofas that you can hardly sit on. The kitchen and rooms were still messy. They didn’t show us how to report maintenance issues and we have no idea how to sort anything out . It’s an almost fraudulent company that is only concerned with making money and does not care about its tenants at all. Very poor management and just not helpful at all. I urge everyone to use other agencies to book accomodation. I heard Vivo is a better alternative if booking Queensland Place- and cheaper.

Negative experience: 0 star! If you ever wish to experience daylight robbery, feel free to use their extremely terrible services. Only means to making money through unfair trade. Please please please read reviews before moving in. I have circulated this in Sheffield Hallam and University of Sheffield and students are being warned of this scam during induction and other seminars so hopefully no other students fall prey to this. I have listed below the reasons for my disgust and disappointment with them and have attached some lovely pictures for reference. 1. We moved into the apartment on 11th Dec 2023 only to see a huge mess the house was in. The cupboards were broken with dangerous objects around, the floor was filthy, the compartments in the kitchen were filled with belongings of previous tenants, the fridge had a foul smell, the bathroom towel rail was broken, mattresses stained and lose. Urban Evolution and Reeds Rains (the sub-let agency) both were not willing to help or clean this up for us. The worst experience staying here. 2. The company had promised us to provide two access cards as we were renting a 2-bedroom apartment which they never did. We are till date struggling and managing with one key card between the two of us. Torren, who began responding to us initially very conveniently stopped replying after one or two emails. We followed up multiple times but had no response from her. 3. We had requested an amendment of the start date on the contract as we were only able to move in on the 14th because of the absolute mess the house was in. After several gazillion emails, they responded and very conveniently amended the contract to expunge the break clause so we wouldn’t be able to leave. 4. My bathroom tap has been heavily leaking since a few weeks now. We reported the issue twice. They did send in a repair person who was not aware of how this could be repaired. He shut the main tap connection in my bathroom so I have no water in my bathroom currently and I haven’t heard from them since then despite following up in multiple occasions. I am struggling to use my bathroom which is quite a shame as it is a basic necessity and tenants shouldn’t have to go through this (the pictures are after I have wiped off half my bathroom floor). I will certainly be adding more pictures after turning on the main connection. 5. The TV in the hall stopped functioning one fine day. We reported this but haven’t heard back till date because they clearly treat this as unimportant and because it is totally okay for them to indulge in unfair practices towards customers. But but but the only email you will ever receive from them is if you are a few minutes late to pay your rent. We moved in on the 11th and have been receiving emails on the morning of every 11th day of the month. No patience at all when it comes to money. Casual way of looting and treating customers unfairly. Their compliance is pathetic and I have spoken to several tenants staying at Xenia and managed by Urban Evolution about how Urban Ev never addresses any issue and never responds to any email but never fails to chase and send emails when it comes to money. Tenants have expressed their disgust with UE and their desire to move out asap. They will only come back to respond with a fake apology because they know they can continue to scam and loot people like this. Disgusting and shameful way of making money.

Negative experience: I had an extremely disappointing experience with Urban Evolution Properties. Over the course of more than two months, I contacted them multiple times in search of a studio flat, only to be met with unprofessionalism and dishonesty. They repeatedly told me that nothing was available, but when a friend inquired on my behalf, they suddenly had options. To make matters worse, when they realized I was the person looking for the flat, they increased the price. One of their agents even quoted me different prices for the same property, with the same flat being offered at £650 via email, but £675 by this agent. It felt like a scam attempt, and I was left feeling cheated and disrespected. Throughout this process, my calls and emails were largely ignored, and after all this, they had the audacity to tell me the flat I was interested in had been reserved by someone else. This company lacks integrity and transparency. I would strongly advise against dealing with Urban Evolution Properties if you're looking for a straightforward and honest rental experience.

Negative experience: A fraudulent company. They told me that an in-person viewing wasn't possible, but I can view the virtual tour and website photos to see how the property will look, before signing the lease. The studio that was rented to me does not at all resemble the studio shown on your website. When I contacted Urban Evolution, they kept insisting it was the building owner's fault. They also didn't bother to clean the place before I had moved in, and there is still no curtain on the window, despite me chasing this up multiple times. This is blatantly a scam and I will sue them if they don't let me break the lease.

Negative experience: Absolutely irresponsible. There is no phone number to contact when you have a complaint or question and no staff in the building to attend to you. The so called Arthur app for communication is not reliable because nobody responds. You can't even send emails to some members of staff because the company restricts the emails. I have had a leaking tap and burnt bulb in my studio for the longest time, even the mattress is bad, I wonder when last it was changed. They keep saying someone would contact me, I wonder if it's a because nobody contacted me. Negative experience: This company is incompetent and unreliable. Do not book with this letting agency. You lack any competency to reply to any email or WhatsApp messages. I have to return my key card within two days and you have given me an invalid code for drop off, TWICE. My tenancy finishes within two days. I have every right to get my deposit back, and failing to give me a place to return my key card or any ability to return my key card will cause me to lose my deposit all because you fail to do the bare minimum of replying back to tenants under your company.

Negative experience: It's been 2 months since I vacated the place and I've never gotten my deposit back. Wish I could give a negative star rating. The room I was staying was partially furnished (which isn't even the problem) but claiming that I damaged the property?! That's some bullcrap! The Wi-Fi was utter disaster for the whole of winter and I had serious issues completing my thesis because of that. No way to contact them through phone and emails would NEVER be attended. The place where I stayed (Borden Court) had the MAIN DOOR PRIED OPEN - I repeat, PRIED OPEN. There was no security sitting on the supposed 'reception', mails sometime never reach us cuz it's jumbled with other mails, anyone could just open the main door and come in the apartment. We also had a sofa stolen from our common room cuz some junkies somehow entered our flat (Floor 1 Flat 5). NEVER EVER WISH TO STAY HERE JUST CUZ THE PRICE IS CHEAP. It's not just me who experienced this.

They owe us over £28k in rental income for the period from August 1, 2022, to December 31, 2023. Negative experience: AVOID at all cost. If you cherish your mental and physical health. I am 7 months into a 12 month Tenancy and I discovered a leak around the window lintel, which was adequately reported. 7 months and absolutely nothing has been done to rectify this. Now I want to leave with immediate effect but all they are concerned about is to hold me rent liable for the remainder of the period. I have evidently paid for a service which I have not gotten. Negative experience: Avoid this company! I wish I could rate 0 stars. Like numerous other tenants I was given a run around for my deposit. I moved out in January and have only just got it back. They take months to respond and unfairly claim significant amounts of your deposit. After providing clear evidence against their claims via DPS, I was able to get my deposit back fully. They claimed £160 for cleaning, but the DPS told me the invoice they provided was to a company that was dissolved before I even moved out. This should be investigated! Make sure you take before & after pictures and don’t back down when they make unreasonable claims. I’d also like to point out that maintenance issues are left unresolved for months, no phone or direct emails to contact. Lifts always broken, washing machines were broken for months. I would never recommend moving into a property managed by Urban Evolution. I’ve attached images of the property to show how I left it in a clean state, so I wonder where that £160 was going…

We submitted evidence of this to the DPS and you are within your right to dispute this with your own evidence.

The DPS then appoint an independent adjudicator to evaluate both sides and determine how the deposit should be returned.

In this instance they have decided to side with yourself as a tenant. This is something we disagree with and are discussing with the DPS internally.

Negative experience: Ignore any reviews greater than 1 star. Urban Evolution Liverpool operate like a scam. The communication is appalling, there are numerous cases of deposits being wrongly withheld, maintenance issues either don't get resolved or take months. 5 star ratings have appeared suddenly which I would take with a grain of salt. Make sure you read the majority which are 1 star reviews. If you do go ahead with renting with this company, make sure you note the condition of your flat to a T, check and adjust their inventory, take plenty of pictures, and make note of everything because they will charge you for anything when you move out. Also can't wait for the vague reply to contact their help email - which they won't respond to.

Negative experience: If I could give this -5 stars I would. Worst place to move into, Urban Evolution don't care about you or your issues, they will leave you with out hot water for months. They will say its getting looked into but nothing ever happens. Good luck to anyone who wants to try and ring them as they are massively under staffed. THEY DONT CARE ABOUT YOU, THEY JUST WANT YOUR MONEY AND FOR YOU TO SHUT UP. Environmental health have been informed about this place and it is under investigation, if you are a student or working and looking for a place to live in the city centre DO NOT GO WITH URBAN EVOLUTION!!! Negative experience: After my own experience, contacting my previous flatmate, and reading Google reviews, it seems to me that Urban Evolution is charging unreal cleaning fees. They basically ignore your emails and deposit requests for about two or three months, and then they charge you a high cleaning fee for a room that you have already cleaned. As you are frustrated chasing them up for months, you will likely end up accepting it; otherwise, you have to make a claim with the deposit protection service, for which you need to provide evidence that you have cleaned the room. I moved out about two months ago, and they ignored my emails all this time. Just last week, they finally responded and charged me about £80 as a cleaning fee. I left the room in better condition than it was when I moved in. The rooms in that flat are generally very unpleasant (AND THEY KNOW THAT!), and I only lived there for a short period because I had no other place to go. They are very unprofessional, it is unfortunate that I cannot give them a ZERO on Google.

Positive experience: It’s a safe and secured place to take accommodation. The amenities provided are sufficient including gym, cinema hall, free movie nights. However, request an improvement to have a faster turn around time whenever an issue is reported. Other than this, everything else is good.

Negative experience: Title: Frustrating Lack of Communication If I could give zero stars, I would. I recently had an interaction with Urban Evolution regarding a property at Minerva House in Nottingham, and unfortunately, my experience has been less than satisfactory. The agent who initially assisted me, Simone Nzinga, was prompt in providing a fast-track application. However, despite expressing my urgency to move in by the 18th of February, the promised efficiency has since dwindled. I've made all necessary arrangements, including booking a van and preparing for my new job in Nottingham, but the tenancy agreement remains elusive. My emails requesting updates have gone unanswered, and attempts to establish phone contact have been unsuccessful. This lack of communication has left me in a difficult position, unsure of the status of my application and stressed as my moving date approaches. I had hoped for a smoother process, and the current experience has been disappointing.

Negative experience: Midway through my final year of university last year my room in Arndale House (and my room only) was swapped over to Urban Evolution from X1. Every other tenant in my flat remained with X1, this concerned me slightly however I trusted the company and assumed all would be ok. I moved out in August 2023, and now in January 2024 I STILL haven't received my deposit back. I have emailed multiple times, at first I received replies and now they have started ignoring me. I requested my deposit through DPS and my request hasn't even been acknowledged, it is still pending. I'm unsure if they're just hoping I'll forget - I won't. I wouldn't trust these people as far as I could throw them. Also would like to mention if you are considering living at Arndale House be prepared for constant WiFi issues, no notice for viewings and slow maintenance responses. UPDATE: They have replied to this review and I have emailed the given email address but over a week later still no response, do not be fooled by them replying to my review.

Negative experience: PLEASE listen to the one star reviews and DO NOT LIVE WITH URBAN EVOLUTION! Borderline scam company!!!! I was originally with another company (Xenia) and I was unfortunate enough to be moved to Urban Evolutions unwillingly for my 2nd year (I had no say). Xenia transferred my deposit to and room ownership to UE and that is where all my problems started. I had a 7 month long battle over my deposit. £250, and I couldn't even get all of it back. UE only decided to pay me £89 after back and fourth emailing. The service and communication was especially horrible from the manager Remy. Remy informed me my deposit was with Xenia back in October. I contacted Xenia and Tenancy Deposit Scheme who both told me that the deposit has already been transferred to UE in October, and they both sent me PROOF. Remy kept denying this saying his deposit team has no clue where my deposit is, despite me and the other companies resending this proof to him that they had this deposit. He just didn't want to give it back. After more emailing Remy continued to act like he didn't know where this money was despite countless explanations and screenshots and proof from me. He even got me confused with another tenant and said I owe them £50. When I confronted him about this he said it was a mistake and still didn't address where my deposit is (he clearly did) It was so frustrating all he had to do was check TDS and he just kept refusing. Due to Remy's incompetence, I was forced to write a statutory declaration for TDS, to claim Urban Evolution were refusing to respond to my request for my deposit return, this meant I had to pay a 3rd party solicitor. TDS gave UE 30 days to respond to my declaration and if they hadn't responded I would receive my £250. guess what? after months of pretending they don't know where my money is Remy decided to respond on the 29th day and decided to claim £161 of my money. evil. Thank you for making me wait 7 months including a 29 day declaration only for you to respond at the very last day to claim most of my money. I had so much hope after 7 long months I'd actually get my money back. They claimed I didn't clean my room. but how are they making this claim 7 months after I had already moved out? It didn't make any sense. I brought this issue up to Remy and he made up an excuse like it took them too long to make a claim due to them not having my deposit (even though he did). To me this looked like this company was just saying ANYTHING to keep money that isn't theirs. I then asked Remy for evidence and receipts of cleaning, suddenly he realised TDS existed and told me to go through them, as if I wasn't telling him to check TDS months prior to this. He refused to send me any evidence. Remy only acknowledges TDS as soon as it's convenient for him. Secondly, when I was trying to move into my building at the start of my year. Urban Evolution cut their phones off and sent every poor student trying to get moving in information clueless. I can see many reviews complaining about no phone number: They did have a phone number but decided to remove it from google because they could not be asked to deal with their customers. I know this was done on purpose because they took off their phone number and decided to ignore students "coincidentally" during the same day people were moving in. So they knew they were guilty. Many students had to travel to their accoms not knowing whether they could actually move in because Urban Evolution wasn’t giving any information out. Why be a student accom company when you had to cut your phone number from google because you couldn't handle angry students confronting you over valid issues? I hope you really needed that £161 Urban Evolution, maybe spend it on training your employees or some lessons in customer service? Shame on you. I hope you're satisfied with taking advantage students who are already in PILES of debt. Disgusting company making money off vulnerable students. Don't respond to me with that automated "we're sorry to hear about your experience" Because we both know you're NOT.

Negative experience: To anyone reading this: don't just look at the overall rating and think "good enough", please take the time to read all the one star reviews. I wish I had. Urban Evolution is a property "management" company which has absolutely no interest in managing properties once an actual issue arises. Even if you do manage to get a response from them, which is rare enough, it's completely empty as they have no intention of actually helping you. For about a year now I have been trying to contact them to get what started as a a small leak in my flat fixed with zero success. This has lead to the damage growing considerably over time, now with damp growing across my ceiling as well another leak popping up 2 months ago causing foul-smelling water to come up from underneath the floorboards throughout the flat. I have informed them repeatedly of the constant black mould growth and the stench of old drains permeating into all my belongings only to get an occasional "we'll send someone to have a look". Of course nobody comes and there's radio silence if you try to follow this up. They do not care how poor living conditions may affect your health and social life, regardless of what they may say comfort is clearly not their priority. They'll tell you to report issues using the Arthur app and then declare your issue as "resolved" when nothing has been done. This is by far the worst renting experience I've ever had, my advice to anyone reading this is to look elsewhere and save yourself the frustration.

Negative experience: ZERO stars for Urban Evolution. My daughter is a student and lives at The Exchange. No hot water for showers for months and the latest fiasco this week NO ELECTRICITY HEATING LIGHTING or WATER and even EMERGENCY LIGHTING went off leaving students in total darkness. Food in freezers/fridges ruined. But the worse thing is the total lack of help from Urban Evolution, impossible to contact them on phone and emails are not answered. My daughter had to leave at 1 in morning to stay on a friend’s sofa, as building was a Health and Safety issue. She received no help whatsoever regarding alternative accommodation, where she could get food or basic necessities . Urban Evolution said they’d left water, but just 12 very small bottles for a floor of 25+ students. Students were left in this building when they didn’t even have working fire alarms. After 28 hours she returned to accommodation, but still no hot water. Following day same thing happened. She had come home and her friends were picked up at 2 this morning to go home. DO NOT take accommodation with this company . They are a disgrace. Only wish we had read these reviews before she went into this accommodation. It has been a nightmare since September 2023 when she moved in.

Negative experience: Do not book. Ongoing issues since moving in on September 1st 2023, no hot water for months and issue has been addressed still not yet sorted and was previous to tenancy (Missing part due to come.) Latest issue is being left with no electricity affecting, heating, water (OVER 24 HOURS) and to supply us at this difficult time the only arrangements they’ve gave us is bottles of water and for dinner, a slice of pizza. Problems with people from previous tenancies struggling to get deposits back. Broken draws not fixed (from move in date.) Overall, a bad accommodation.

Negative experience: So after my previous post and absolutely no response from Urban Evolution except via their Facebook marketing team we had to go down the route of disputing their claim with the deposit protection scheme. Finally in October 23 we got the result we was hoping for we offered £29 for cleaning of kitchen as we vacated before other tenants. The deposit protection agreed that the ensuite and room was perfectly clean and did not award Urban Evolution any more money for cleaning. Urban Evolution were trying to claim £318 for redecoration and provided an invoice of £600 for their case! again I offered £40 for paint touch up where some lights had been and again the Deposit protection agreed the decor does not last forever and fair wear and tear is not the responsibility of the tenant and that the landlord is expected to redecorate a property on a regular basis and they agreed my £40 offer was more than enough! do not let this crook of a company keep your deposits! they are trying it on hoping that people do not spent the time or energy to fight them.. AVOID AT ALL COSTS THEY STILL DO NOT REPLY AND THERE IS NO PHONE NUMBER TO SPEAK TO ANYONE ABSOLUTE JOKE! Do not give up do not let them keep your deposit.

Negative experience: I would say to avoid this lot like the plague but chances are you will trapped into having to try and deal with them. My son was in an X1 property (Arndale House) in Liverpool . It was appalling but X1 supposedly pay Urban Evolution to manage the property. X1 and Urban Evolution are equally awful. They just blame each other and fail to respond to complaints. Of course it is students who lose out but this smoke and mirrors scam probably brings in millions for the landlords. For information each bedroom in a 5-6 bed flat is owned by a different landlord (many seemingly in China) and the communal area is owned by someone else , so you could have 6 landlords involved with 1 flat and then X1 and UE passing the buck between them for the catalogue of awfulness that the tenants are having to live with. Please do not post a request to email about this UE. You have not replied yet to any emails.

Negative experience: Do not bother staying in any property run by Urban Evolution. If you are, prepare yourself for the worst honestly. They have given me a run around for my deposit which I still haven't received. I stayed at Avalon Court where they don't own the building, just the rooms. So when my keycard wasn't working, there was nothing that could be done because they are not based in Nottingham. They have no authority to do any refurbishments within the main building that stank of urine. The staff are unhelpful and unprofessional. Do not bother. They do not deserve your money. Look at all the one star reviews and you'll understand. Still waiting on my deposit and I moved out mid-July. Update: 27/11/2023 I still have not received my deposit. Sent my bank details over three weeks ago and have received no response since. If anyone has still not received their deposit, please write them a formal complaint and report to ombudsman. Also, request for a deposit certificate to prove your deposit was protected. If they can't provide this, you can get up to 3x your initial deposit as it is a legal requirement to protect it. Avoid this company at all costs.

Negative experience: There’s no way I could ever recommend urban evolution after my terrible experience. I was left with no heating for extended periods of time, no hot water, problems with leaks that damaged my own possessions, mould, and even got locked out of my own apartment when they changed the locks without telling me to look at the boiler while I was at work. Contacting them is near impossible, no phone lines, email addresses that ‘don’t accept inbound emails’, a maintenance app where maintenance requests will sit unanswered for over a month at a time. I moved out in June and only today in November received my full deposit back after having to go through the resolution service to dispute unfair cleaning charges against my deposit. That 6 month tenancy was the worst housing experience I’ve ever had in my life, my only recommendation is that you do not rent with urban evolution. And if you are currently, take time stamped photos and videos when you move out to prove the condition you left it in.

Negative experience: I would rate this letting agency zero stars if I could. My experience with Urban Evolution has been incredibly disappointing and frustrating. I cannot in good conscience recommend any of the properties managed by this agency to anyone, as I would not wish the same ordeal my partner and I, along with many other tenants, have endured. After residing in one of their properties for five years, we consistently faced unfair treatment, unresponsiveness to maintenance issues, and exorbitant rent increases. The stress and cost of living in this property were simply not worth it. Upon moving out in August, we meticulously cleaned the place to professional standards, and any damages were merely wear and tear, which we had previously reported to the agency with no response or resolution. Fast forward to October, and we still hadn't received our deposit or any communication from the agency or landlord. We decided to involve a deposit protection scheme in September, and the wait for a response has been agonizing. When we finally did hear back from the deposit scheme, they wanted to deduct money from our deposit for supposed "cleaning and damages" that we knew were unjustifiable. It is utterly unacceptable for an agency to charge for wear and tear after five years of minimal maintenance support. Regrettably, we are still entangled in this distressing situation nearly three months after our contract ended. I implore you to avoid Urban Evolution at all costs; your money will disappear, and you'll be treated as if your concerns are inconsequential. This agency lacks the essential customer service standards and operates more like a scam than a legitimate business working with people I’m attaching pictures of the apartment on our last day, after we have cleaned it.
