Fantastic experience: Luke Barnett was incredibly charismatic during the viewing, very informative and genuinely knowledgeable. Fantastic experience: I’ve had a brilliant experience living at The Platform X1 in Liverpool. The building is well looked after, clean and feels like a safe and comfortable place to live as a student. The staff have honestly been one of the best parts of staying here. Nick, Debbie (whom I love) and Jay are all genuinely kind, approachable and always willing to help. They are very responsive to any on-the-ground issues such as plumbing, maintenance or general questions, and everything is dealt with practically, quickly and professionally. Stephanie has also been brilliant during the transition from the old management team. The change has been super smooth, and you can really tell that the new team care about improving the experience for residents. Things feel much more organised and positive since the switch (and I’ve further enjoyed the new paint and sprucing up of the building post the change of management). My other favourites of the building are the study areas, the gym, and the proximity of Lime Street station as I often travel back home/to see my friends. Plus living in the middle of the city means I don’t have to spend money on inner city travel - I can walk to all the shops and amenities I need, including the main L1 shopping centre. Overall, I am really happy living here (hence why have renewed my contract twice now with them). It’s made for a fantastic university experience. I would definitely recommend this place to other students looking for accommodation in Liverpool with a friendly and reliable management team.

Negative experience: I would advise everyone who thinks about living here to avoid all of the properties with X1 since myself and everyone I know who has lived in X1 has had issues with this company. I know this company has relatively high reviews but if you read through them most of the positive reviews are to do with the moving in/viewing process and there aren't many positive reviews from people who have lived here for a long time. When I first moved in the handle of the window was broken so I asked for it to be replaced and they got back to me after 2 weeks and said they were coming in tomorrow without asking me beforehand if that worked with my schedule/work. I tried to cancel the maintenance and made it clear that I was not available and that I would like to rearrange so I can be present while the maintenance is taking place. They responded to the message saying they had a master key so they could come in without me being present if that was okay with me? I was at work at the time so I didn't see the email and they proceeded to come in and fix the window despite the fact I clearly stated I did not want this to take place and this also was not a date and time I agreed to. They were very unsympathetic with me when I complained and were stating that the work was done by their "friends" so I could trust them. The issue I am currently having with them is with deductions to do with my deposit. When I left the apartment I left it in a very good condition and I cleaned it thoroughly (This was stated by the staff). Despite this they withdrew £90 in total from my deposit for additional cleaning needs and this is the list of things that they deducted from my deposit. 1) Some dust and a receipt left in the drawer under the bed - £30 2) "Slight clean over" on the kitchen side - £30 (I can't even see the mess in the photos they have provided) 3) clean through with the kettle and toaster - £30 (This one is probably fair enough) This will sound like I am exaggerating or that I am missing out pieces of the story but this is genuinely true. There have also consistently been issues with the lift, the washing machines despite the fact it costs £3.70 per wash and the automatic gate to the car park.

Regarding your deposit, all proposed deductions are based on the independent check-out report and supporting photographs, and are intended to reflect additional cleaning required beyond fair wear and tear. That said, we understand how frustrating even small deductions can feel, particularly when you believe the property was left in good condition. Any resident who disagrees with deductions is always entitled to dispute them through the relevant deposit resolution process, which provides an independent review.

We also recognise your comments about ongoing building issues such as lifts, laundry facilities, and car park gates. These are matters we continue to raise with building management and external contractors, as they often fall outside the direct control of the lettings team but nonetheless impact residents’ day-to-day experience.

We’re sorry that your overall experience with X1 has led you to feel this way. Your feedback has been noted and shared internally, as it’s important for us to understand where our service has fallen short and where improvements are needed. Negative experience: Worst service I've ever had. I tried to contact them regarding an available property, and they put me on hold and kept transferring me without giving any information regarding viewings. The way they handle their customers is very unprofessional and irritating. I needed a place and had contacted them a month prior. At that time, they told me to contact them closer to the move-in date. Now there is no clear response, and this is really frustrating. Customers, if you have a chance to avoid this team, please do so, as they don't take their customers seriously.

Negative experience: Google would not let me post this review, scam! I honestly had the worst experience and I would never recommend X1 Lettings to anyone. The problems began before I had even been handed the keys! I arrived with all of my belongings on the agreed move in date, and was then told I could not collect the keys because the referencing had not gone through. The communication was not there at all, leading to me to feel stranded as I had nowhere to go and only had a limited amount of time to collect my keys due to working full time. When I moved in, the flat was dirty. There was mould in the freezer and dead flies on the window, all which I cleaned myself after the stress that I mentioned above. The freezer door wouldn't shut when I moved in, and the fridge wasn't working either. I got a thermostat to prove that the temperature was higher than the safe level for food. The company seemed so reluctant to get a new fridge even when I was constantly contacting them for updates and telling them it was over 10°C. They eventually sent someone out just for them to say that he could tell it was broken just from the smell and I got a new one after weeks and weeks of wasting money on food. The hot water would go off too and the TV broke not long after moving in. Staff were unreachable, unhelpful and constantly changing. The washing machines were not maintained, meaning that they didn't work properly. One of the washing machines was out of order for months, so that there were only two machines for the entire building, and I could never get to use one. When I viewed the property, there was a cinema room, but this ended up being out of use and just full of waste, cardboard etc for the time I was there. The security staff were hardly ever there so you couldn't get your parcels and god forbid if anything did ever happen. The security guards were nice when they were there don't get me wrong, but is wasn't often enough, especially considering I was told at the viewing it would be 24/7 security. To make matters worse, at one point, they door that you needed a fob for was left open for weeks on end and would not shut. I only stayed there for 6 months so it is baffling to me how much could go wrong with them in such a short amount of time. At the viewing, I asked about adding someone to the tenancy and was told this would be free and I could do it mid contact. When I tried to do this, I was told there would be more referencing fees, a fee for adding someone, the landlord would need to decide if I was even allowed to add someone, and rent may go up. I told them about what I was told at the viewing, and they acted like they had never said that. Now that I've moved out, I left the flat cleaner than it was when I got there and have been told they're going to deduct £280 from my deposit for 'light cleaning' and a new mattress. This is interesting as the flat opposite mine has a piece a piece of paper on when they moved out saying it would also need a light clean and a mattress replacement. What a scam.

Negative experience: If I could give 0 I would. Our flat got broken into by another tenant that we now know caused issues the year before and they still let him back. We were later informed he was not supposed to be occupying a room this year. Our door was not boarded up for over a week, causing a security issue, as the front door was also broken at the time, allowing anyone to walk into the building and flat.There is rarely security on reception, it is impossible to get in touch with anyone who will give you a straight answer, it’s like interviewing politicians. There’s dual management of the property and they both seem to place responsibility on the other for the same problem.

Negative experience: DO NOT BOOK WITH THEM, read my experience: Firstly to preface they (Diane Loares) changed the room i was meant to be in despite me having signed my contract so there is no regard for those who sign contracts first which meant i could not live with my friend as planned. Secondly the team, Harrison wood was always lovely to speak to and tried where he could, however in general they are difficult to reach and often will never call you back despite saying they will and the calls don’t connect. They take their time with any issues you might have and don’t really care. I tried to return my keys back to the edge x1 during working hours but i don’t know how they expected me to do that when there was nobody at reception to let me in, and i tried to call all X1 phone numbers but NOT ONE WAS answered. Eventually found an open side entrance and someone showed me where to go but if i didn’t find it, they might have tried to charge me for the keys, but their own staff aren’t working where they were meant to be. I moved into a property called borden court and thirdly it’s managed so weirdly with another agent called IPM, this means nothing gets done because there is no link between the 2. When i moved in, there had been no cleaning done in the communal areas, with mouldy plates and food left in the kitchen and damp in bathrooms, and the washer-dryer not working. They would not send for cleaning to be done earlier and so I had to do all of this by myself, with going up 3 flights of stairs since there’s no lift. The mould in the bathroom was only cleaned almost a month after I had arrived. My bedroom was okay when I arrived, however, there were issues with the painting on walls, and dark marks on the ceiling. The worst problem was the water contamination, where there was no water for 2-3 months and i got no compensation despite me asking multiple times. Living with no water and unable to move to the temp accomodation meant it was like living in poverty despite paying rent. My blinds broke in December or so and continued to get worse as the new year went on and this was never replaced before I moved out in August, despite me emailing multiple times since March. The washer dryer took months to come, which meant i had no washing facilities, and had to go elsewhere to sort this. The microwave broke and it took them over 2 weeks to bring a new one. The bathroom ceiling leaked multiple times so there was flooding on the floor. As you can see so far, there is no good management of the buildings. the fridge was frozen at times, dirty and leaking and it took them months to get a new one. There were always bad security and homeless people coming in. the bathroom eventually developed mould, because there was no ventilation and i asked for this to be sorted and x1 did not communicate this enough to IPM and I took this to the council and eventually IPM/X1 tried to pull it off as it not being mould but it clearly was and they never fixed the ventilation which is a requirement for renting To top it off, despite having all these issues, they tried to claim most of my £250 deposit on things like repainting, and cleaning the bedroom light. Mind you, these things have not changed since I had moved in, especially something like the bedroom light which I cannot even reach to make it dirty, and the walls already having issues when i moved in. They won’t help you sort any issues but will try to claim money later and then will repeat this with the next tenant. They had inspections where they could’ve said something but didn’t. It also took them almost 2 months since I moved out to get a response about my deposit. If you book with them, it will be a nightmare and i will NEVER make that MISTAKE again.

Negative experience: You'll notice that the 5-star reviews are from people posting immediately after viewing flats, and the 1-star reviews are from people that have actually lived in X1-managed properties. I am the latter. I have lived in my current flat for 3 years. When I moved in, the apartment had not been cleaned, despite them having had a full month between tenants. The kitchen countertops are cracked fully open revealing the manufactured wood particle beneath and rendering the surface not food safe. While they did come around to fix the leaking roof two years after I first reported it, they never followed up to address the persisting black mold nor to repaint the ceilings as they said they would. They take their sweet time communicating updated door codes to me; whenever the building changes door codes, there is frequently a 3-day gap before X1 bothers to tell me. I have been locked out of my building at night twice now, and have had to bother my neighbors to let me in and provide me with the updated codes. Lastly, they have twice threatened me with legal action: once with eviction for politely asking by email that my rent not be increased by £50 on renewal, and once with collections for being a few days late on rent (they haven't facilitated a direct debit). While the apartment (though not its upkeep) and location is nice, X1 is merely the management company, and my review reflects on their poor performance in such a capacity.

Negative experience: I live in 16B of Arndale house. They didn't let me visit the room before booking and took full payment. Gave me the smallest room in the cluster at the highest price compared to all of my cluster mates. I have got a broken bed, window, and cracked drawer. My shower has no curtain. Inspite of me raising complaint, they never responded and it's been 10 days already since I have moved here.

Negative experience: When first moving in, there was mould on the shower head and on the bed, which should've been replaced a long time ago. Elevator issues especially during move in day, even after it would be broken for weeks at a time and only working for one week. Renovations were made in the kitchen whilst tenants had nowhere to cook for days as there was no hob or oven. Poor communication for getting issues fixed within the flat. Very poor communication when trying to get the deposit back as I have only been met with automated emails. Overall, if you want a pleasant experience for a student accommodation, this is not it.

Negative experience: Absolutely Disgraceful Service - Avoid X1 Sales and Lettings at All Costs! If I could give X1 Sales and Lettings a zero-star rating, I would. My experience with them at X1 the Edge has been nothing short of a complete nightmare from start to finish. Firstly, the room was advertised with "24-hour security," a blatant lie as security was only present between 8 PM and 6 AM. This false advertising is just the tip of the iceberg. Upon moving in, the room was disgustingly dirty, with leftover food rotting in the fridge from previous tenants – a clear sign of their complete disregard for basic cleanliness. Throughout my tenancy, I reported numerous maintenance issues that were consistently ignored. The most egregious issue was the complete breakdown of the building's boiler for two weeks in December, leaving us without heating or hot water during the coldest time of the year. To add insult to injury, despite multiple attempts to contact them about compensation, I was repeatedly told someone named Harrison would contact me within 1-5 days. Unsurprisingly, I never received a call back. It's now September, and I'm still waiting. Their communication is appalling; they are impossible to reach and consistently fail to follow up on critical issues. To top it all off, I was charged a late key handoff fee, even though their offices were closed on the day the keys were due. I returned them the very next day, yet they still had the audacity to charge me! While not directly their fault, the lack of daytime reception also meant packages were constantly not being delivered. This added even more frustration to an already unbearable living situation. In summary, X1 Sales and Lettings is a poorly managed, dishonest, and utterly incompetent agency. Save yourself the stress and money – steer clear of them at all costs. You'll thank me later.

Negative experience: The company despite its blurb on how excellent they are when you call are IMPOSSIBLE to get hold of. Each time you call the call is automatically disconnected. I have never had to deal with such a poor company before. I do not understand how they can claim that they are market leaders! Automatic response emails are always sent as replies stating how busy they are. I have actually tried 20 times this morning to contact X1by phone and my call has been automatically disconnected each time. I would definitely not recommend them as a company to deal with if you want to keep your sanity.

Negative experience: EDIT: IT HAS BEEN 40 DAYS SINCE MY MOVE OUT, AND I STILL HAVE NOT RECEIVED A SINGLE EMAIL ACKNOWLEDGING MY DEPOSIT. I STILL COULDN'T CONTACT HARRISON. THIS IS JUST DISRESPECTFUL NOW. Absolutely the worst management I’ve ever dealt with X1 Management is a complete nightmare. They never reply to emails. I have sent multiple emails to Harrison and never once received a proper response. Every time I call, I’m told, “Only Harrison can solve this/I will pass your message to Harrison, he is not available right now he will get back to you”, but guess what? never received a single phone call. When I first moved in, the room was in an appalling condition, the bed was broken, the heater didn’t work in the middle of peak UK winter, the dining table in the kitchen was broken, and the sofa was filthy. When I complained about the heater, it took them over a month to fix it, forcing me to sleep in freezing cold temperatures. Now that I’ve moved out, the misery continues. It’s been over 15-16 days since I left, and I have received zero updates about my deposit. I’ve sent multiple follow-up emails (again, to Harrison — no surprise, no reply) and called the office, only to be told I will get my deposit “when everyone moves out.” Since when does my deposit depend on other people’s tenancy? Even more infuriating, people who moved out before me have already had their deposits processed! This is the most unprofessional, unresponsive, and incompetent management team I have ever encountered. If you value your time, your money, and your sanity, stay far, far away from X1 Management.

Negative experience: They are very bad at responding to the e-mails. Having the worst experience so far, they are very keen on testing our patience, and they call themselves a "renowned" letting agency. Even if we call, we get responses so different from each of their representatives, which is of no use. I request people to think twice before they reach out to them for accommodation.

Negative experience: One of The worst experience I’ve had with a letting agent. I contacted X1 Liverpool several times but no call was received, they have never accepted a call. Sent information for a contract but received an entirely different contract details I chased again and nothing. I called the office three times in one day — no answer, no call back. Seriously what is going on over there? It’s like they’re actually avoiding prospective tenants. If this how things are done i will not advice anyone to have a contract with them. Very poor communication to customers a minus rating I would say.

Negative experience: Don’t trust them if things go wrong!! You’ll report maintenance till you’re blue in the face tell them about damp/water ingress they’ll blame the freeholder say it’s not your fault then take the cost of making good from your deposit. Oh and report fire safety equipment as faulty in communal areas and say it’s not their issue.

Negative experience: The worst experience I’ve had with a letting agent, if you can even call it that. I contacted X1 Liverpool immediately after a flat was listed, gave them multiple dates and times I was available to view, and followed up by email a few days after as I had heard nothing and made it clear that I wanted to view this flat ASAP. I finally got a reply from someone asking if I wanted to view the flat‍♀️ I replied again with my availability (for the 3rd time now). He then asked for a preferred time, so I gave one. And then I never heard from him ever again. Never responded. I chased again — nothing. I called the office three times in one day — no answer, no call back. Seriously what is going on over there? It’s like they’re actually avoiding prospective tenants. If you’re a landlord: do not give your property to this agency. They’re not doing their job — no replies, no follow-ups, no basic communication, just complete disregard for potential tenants.

Negative experience: DON’T TAKE THEIR ROOM. These people doesn’t really care about in what situation you are are in. Their primary motive is to get money out of your pocket. They don’t even reply back to the Emails. They ask for money to do a tenancy takeover no other lettings team in Liverpool does that.

Negative experience: Managment company are awful, communication is diabolical, our flat caught fire at the end of March, they haven’t given us a fire incident report and are still wanting us to pay rent when we don’t even know what caused the fire and who is at fault. Additionally trying to have a conversation is very difficult as they avoid our phone calls and emails.

Fantastic experience: I would highly recommend X1 Sales and Lettings having dealt with both sales and lettings. In particular, Amy Mossop has been a joy to work with when it came to selling our interest recently. Negative experience: This company appears to have a pattern of unfairly withholding tenants’ deposits through fabricated cleaning charges and excessive fees. Charging £78 for taking photos is completely unreasonable, especially when their own tenancy agreement states a £50 full-room cleaning fee. This suggests they are intentionally inflating costs to take money from tenants unfairly. If they have done this to multiple people, it could be considered fraudulent behavior. Tenants should be aware of their rights and dispute unfair deductions through the Deposit Protection Scheme or Small Claims Court if necessary. Always keep records and challenge any unjustified charges.

Negative experience: If I could give less than 1* I would. When flicking through the reviews, it's very telling that the five star reviews are from landlords letting their properties via X1 and the one star reviews are from tenants living in the properties. - The first day I moved into the property, the water heater had not been inspected for over a year, the previous tenant had left items in the property, and the smoke alarm had been deconstructed into several pieces that were lying around on the mattress. There was a huge stretch of damp and mould up one of the walls that appeared to only get worse with each passing day. I ended up with a pretty horrible cough because of the damp. X1 had images of these items that they had taken - I was given these photos after I moved in and asked to sign off to confirm that the condition of the property was acceptable, which I obviously did not do. However, it is slightly ludicrous that they saw this in photographs and did not think to remedy the issues first. - The tenancy agreement was far from standard; there was no reference to certain repair obligations that are commonplace in this day and age (S9a-S10 LTA1985). These repair obligations are enshrined in legislation, so whether they are in the agreement or not does not affect enforceability, but it is always a good sign when a landlord acknowledges these repair obligations exist. When I called X1 to ask why these were not included at the point of signing, the lady I spoke to was not aware of these obligations and was reticent to amend the agreement in any way to include them. Not a great sign! - On moving day, my keycard provided by X1 didn't work at all; I had to rely on other tenants to let me in and out of the building. When moving furniture and boxes in and out, this is obviously more than a hassle. - My hot water didn't work at all for the first week: a temporary repair was arranged over a weekend, but I was told that if the temporary repair did not stick, I would have to pay privately to remedy the issue myself. Again, not in line with repair obligations. - When I moved jobs and got a different payday, I asked X1 approx. two months in advance whether I could adjust my rent payment date to coincide with my new payday so that I wouldn't be in breach of any rent repayment terms. My payday had moved forward by one working week, so I did not think that this would be controversial as I was still earning well above 3.5x the rent per month. X1 took over a month to get back to me, told me that the landlord would not agree this repayment date change, and then later told me that it is X1 that has ultimate control over rent repayment dates and chasing for the same. Baffling. - When I asked to speak to the landlord direct, X1 tried to palm me off and only engaged when I started to bring legal action against them. I wrote a lengthy letter to the landlord once I had their info and heard nothing from them at all, which I entirely expected but I think speaks to the issue with X1 and the way that they sell their management services to landlords. They have also suggested that they want to charge me for cleaning the flat now that I have moved out; for those unaware, charging for a professional clean is now unlawful per the TFA19 and the standard for the tenant is returning the property to the condition it was when it was first occupied. To avoid any doubt, on moving out I thoroughly cleaned all the surfaces, hoovered, mopped, and cleaned the utilities and plumbing. I am awaiting their justification as to why a professional clean is needed. As it stands today, I have had a complaint open with them since July 2024 that remains without a response. I was advised I would have a substantive response in September - despite chasers, there has been nothing from them. It is really unfortunate that X1 has such a monopoly on properties in the NW. I'm very glad I was only there for a year and needed something temporarily very very quickly, but there is no way I will be going back to them in the future. If you are considering renting via X1 - please don't.

Fantastic experience: Kieran Johnson, Enquiries and Viewings Manager for X1 Sales & Lettings, coordinated our viewing and did a superb job on the viewing day.
