Fantastic experience: Finding a place to rent in Bristol can often be a bit of a nightmare, but I had the most positive experience ever with Debra Barton. From my first point of contact Debra was incredibly proactive - she called me back after an initial email and within a few days I was able to secure a perfect space close to work where I could also have my dog. Debra goes over and above, consistently communicates, and ensures that the entire process runs smoothly. Updating this review a year later to share how brilliant my experience has been while renting with Chappell and Matthews. Any repairs reported were dealt with swiftly - a massive thanks to Kate Reed. Since the apartment has gone back on to the market, Olivia Parker has been an absolute star and such a massive help. Communications re viewings have been very clear and Olivia kindly assisted me with a reference in record time.

Negative experience: Now a subsidiary of Connells Group. Dishonest with full amount to be paid - came after me over a month after completion for an anti-money-laundering fee totalling a further £118. Did not ask my solicitor at completion for this. This was ‘clearly shown’ in the contract apparently - it was embedded within the page and not listed on the original quote, but was an essential fee. The service was ok but had to chase a lot. When the proverbial hit the fan near completion the sales team were unavailable that day and no one else could help, so chased the sellers’ agents myself. Photographer was very grumpy and got irritated when I asked to move an airer between rooms so was not in the photos. Flat sold itself after 2 viewings so not a lot of hustle needed. Disappointed overall with the chasing for the additional fees (given 7 days to pay, threatened with their solicitors when had not been asked for it previously and I felt was unclear). Please don’t offer me a complaints email in response to this - just be more transparent with other customers going forward. Thank you.

I had three agents out, Georgia was honest, knowledgeable and made me feel right at ease - especially as this is a sentimental property for us, Georgia assured me they would look after it and find me tenants who would love it the way we do. They did just that, they found us a lovely family within a week of it being on the market and every property inspection they conduct for us is even better then we’d hope. The team is very experienced and know exactly what they’re doing. Highly highly recommend, especially Georgia, Debs and Jen!

Negative experience: Had the disgust of asking for a lettings valuation from this company and had to meet Georgia. She had no idea what she was talking about and tried to charge me much higher letting fees than anyone else. For such a well known agency the market knowledge is non existent. When calling up to arrange the appointment I had a lady called Debra answer the phone and she was just as clueless on the services and fees this company provides despite repeating herself on her 20 years experience. AVOID AT ALL COSTS IF YOU NEED AN HONEST, KNOWLEDGABLE AND FAIRLY PRICED LETTING AGENT

Negative experience: Avoid. Don’t under any circumstances give them your number. I chose a different agent. Despite repeatedly asking that they stop calling me for updates, the calls have gone on for months. It’s not hard - STOP calling me. Given you are unable to action that simple and repeated request, you’re not likely to be a reliable Estate Agent. If I get another call you can respond to the Information Commissioners Office. Avoid

Negative experience: I am baffled by the positive feedback for the most atrociously disorganised agents. I pay for a rent management service and C&M have created additional problems rather than provided any level of service to relieve any pressure off me as the landlady. - Told my tenants are in arrears 2 months into a tenancy when they had sent the rent C&M just couldn't find it. - Couldn't find me new tenants for the property. Resulting in my current tenants helping recruit new tenants for me. Quoted me 2 completely different fees for the same service. and couldn't give justification for the difference. - Gave them over a month (June) to get the renewal in place for August. The renewal is not completed and the woman in charge of this has left. No one tells me she has left or I don't have a new tenancy in place. - Assured me they'd get the new tenancy signed ASAP and rent was already collected from tenants and en route to my account. - No rent arrived and it turns out they lied. Tenants are in arrears because some of the old tenant have left and the new tenants haven't paid and moved in due to C&M not completing the paper work on time. - Now saying new tenants can't sign up with the existing tenants until they pay the arrears. - Complaint went in a week ago and has not been responded to. Over a week after the deadline of the tenancy renewal they have no plans, no clue, no contract signed and no rent for me.

Fantastic experience: We had a fantastic experience with Debra, who found us a beautiful flat in an ideal location- all at very short notice! She always answered our calls and queries, and made sure that the process was smooth and completely stress free. Would highly recommend to anyone looking to rent in the Bristol area.

Negative experience: I never right reviews but this experience has forced me RUN!!! Rented us a damp uninhabitable flat and enforced us to run a dehumidifier offering no compensation for the energy costs. Hired the most unprofessional contractors to complete the constant repairs needed leaving the property in terrible condition. Constant lingering damp smell even though we had the heating on high and all the windows open the dehumidifier and a fan for airflow. Overall horrible to deal with the staff expressing abusive behaviour when any simple request is made to repair serious issues like plaster and paint falling off the walls or even leaking windows. Kate Reed is honestly one of the worst people I’ve ever had to deal with. I understand when renting you often don’t have a choice and all estate agents are pretty hard to work with but if you can avoid them at all costs. If you are a landlord with a moral compass who wants there property taken care of DO NOT LET THOUGH CHAPPLLE AND MATHEWS. (They also forcefully encourage you to leave a 5 star review)

Negative experience: It's interesting to read some of the reviews posted here as they seem to be describing a totally different agency to the one we had the misfortune to rent a flat in Bristol through. My wife and I have never encountered such an unprofessional and unhelpful group of people - they are incapable of doing even the most basic (and essential) parts of their job in an efficient manner and without repeated requests to do so. The Whiteladies Road office is chaotic, communication is confused, contradictory and often just plain wrong, and the staff have no concept whatsoever of a duty of care towards their clients. To say they have a complicated relationship with the truth would also be an understatement - to be avoided!

Fantastic experience: I just want to single out the exceptional care, as well as empathetic professionalism Debra gave me today. In what could have been a really difficult (possibly life/circumstance changing..) situation for me as a tenant, she showed great professionalism, as well as care for ALL parties involved, suggesting a really great solution for all. As a result of her brilliant attention and skill, I believe everyone has received a great outcome. I cannot thank Debra enough for this (If this comes up as a second review in one day, my apologies but I wasn't sure if my first one had gone through!!! They are both meant sincerely! Jezz
