Negative experience: We are on a new build site in Wallyford. This company should be avoided. Absolutely shambolic service. Say they are doing the work but never seen anyone in months. Just ask you to pay factor fees for no work done at all. In my opinion this 2 bit company should be put out of business

Negative experience: Terrible experience. Moved 1 year and a half ago, closed my account and settled any payment that was due. Yet 1 and a half year later have started getting chased for more money. Avoid using them as a factor company when possible.

Positive experience: I have had extensive communications with the company over the past 6 months regarding various property and grounds maintenance aspects for our residential flats. Most of this has taken place with our Property Manager, Hannah Rodger, whose knowledge, efficiency and customer service have been all been of the highest order.

Negative experience: Ref - Ryedale Gardens, Uddingston G71 Very poor service this lot provide. All they're interested in is charging fees for substandard maintenance. The grass cutting outfit they use for our area are just as bad. Half the place gets left in a mess. Could do a better job myself. Hopeless. I also find that if any issues arise in the estate, they basically find every excuse available to avoid addressing them, and are just not interested. Vandalism, parking issues, etc etc it's waste of time contacting them. Probably the worst factor there is. What exactly are people paying for?? Maintenance of a child's swing area that's full of moss, weeds, bricks, broken fences...and you call that maintenance? Absolute joke. Other fees make no sense either. Rip off service.

Negative experience: Please read your bill - I just discovered that because it’s the one account I DIDNT set up DD for I’m charged £35 per letter chasing. Over last year half my bill is unfair and has £35-70 per quarter excessive charges. If a bank does not charge £35 and that sum was found unlawful by the HIGH COURT many years ago, why can this company get away with it? The terms of excessive charges are not clear, and the actual charge amount is never referenced in letter they charge £35 for. Instead links and references to other terms - IF IMPOSING LATE PAYMENT PENALTY SURELY THE LETTER THAT COSTS £35 THREATENING LEGAL ACTION FOR RECOVERY BY THIS COMPANY SHOULD NOT ONLY MENTION COSTS IF THEY RAISE ACTION,BUT THE £35 LATE PAYMENT FEE THEY TAKING FOR PRETTY MUCH NOTHING. I WONDER IF ITS LEGAL AS ITS HIGH, I HEAR THEY HAVE GOOD LAWYERS THOUGH. As in if we raise an action the costs for recovery are £285 , oh and btw we charge £35 every time we send this letter out. DISGUSTING BEHAVIOUR IN MY OPINION

You handle multiple tasks so adeptly and professionally, modelling how they should be done. Plus a great people person too! An absolute credit to HPMS. Do not let him go anywhere!! ********** Continuing to express our appreciation to our dedicated TM Andrew Maitland. I mean, why not?? Once again, demonstrating incredible resilience and professionalism at a recent AGM whilst facing some, quite frankly, hugely obnoxious individuals. Andrew continues to prove the absolute best in what property factoring is supposed to be and our home at Jordanhill sees massive improvements with strong customer engagement and faultless efforts in maintaining relationships. Negative experience: The most corrupt factors in Scotland how this company has not been shut down is incredible The last 2 properties i have lived at had to Terminate Hacking and Pattersons contract due to how bad a service they provide Group together speak to your neighbours and terminate their contract and get a reputable factor to take the new position. DO NOT APPOINT THIS FACTOR, AVOID, TRUST THE BAD REVIEWS

Negative experience: If I could give no stars I would.Most unprofessional organisation I have had the misfortune of dealing with and that was before I had issues with billing. Do not know how they can justify the extortionate rates they take ..majority of the time their cut is half the bill. Will be contacting the relevant section of the Scottish Government regarding this company as they clearly do not follow thd code of conduct relevant to their practice

Negative experience: Shocking thieving company refused to return our £150 float despite being up to date with all payments when we moved out of a Barratt estate despite it not being in the terms and conditions. Said they would use it as payment for closing the account. Then had the cheek to email a bill months after we moved out. Should be investigated for fraud.

Fantastic experience: I have had a problem with the roof in my top floor tenement flat. Various areas of water ingress caused severe problems with mould etc. I have been dealing with Ben Andrew to solve this issue for some time now and while it has taken too long a time to be resolved in my opinion, none of that was due to Ben. I have found him to be very helpful . Keeping the lines of communication open,always answering my calls and keeping me updated on the progress of this issue. He is extremely polite and I felt that he was genuinely trying to sort the problem out. He followed up on every phone call from myself which gave me confidence that the problems would eventually be solved which has now happened. Again Ben called to make sure the repair was carried our properly and to get in touch if there were any follow up issues needing addressed.

Negative experience: Why did it take 5 months to repair a fence that blew down in January (fence put back up in June)especially when all that happened was the old fence was put back up with new posts. This took the workmen 2 days to finish ! Crazy!

Fantastic experience: Huge call out to our property manager Lisa Connell who navigated us through the tortuous approval process of having trees removed from general ground behind our house in mearnskirk. She efficiently liaised between tree surgeons, our local council, as well as housing committee to drive the project forward. It took a while and she kept us updated throughput the process. Negative experience: AVOID AT ALL COST! Very rude and condescending. We’ve had a problem with our buzzer for a year and a half and they’ve still not been able to get it fixed. They won’t hesitate to charge you £285 for a late fee on repairs which they don’t notify you about but. Extremely rude on the phone and threaten with legal action as appose to resolving the matter. They charge you for the work they DONT do and expect you to pay.

Fantastic experience: Had problems with gardening & cleaning of communal areas in block of flats for years. Matt Merrick took over as property manager and has changed it all. We now have lovely gardens and a clean building. We also wanted to replace the carpeting in communal area and again he got us very competitive quotes and work was carried out to a high standard. Matt always returns phone calls and nothing ever seems a problem to him. Someone that does his job to such a high standard is rare these days.

Fantastic experience: Really impressed with Jack Devon as my property manager. He’s consistently quick to take action whenever there’s an issue around the development—whether it’s maintenance, safety concerns, or general upkeep, he gets it sorted efficiently and without delay. It’s clear he genuinely cares about the condition of the property and the experience of the residents. What really stands out is his excellent communication. Fantastic experience: The estate being managed by Hacking & Paterson (H&P) is involved in remedial works following storm damage from January 2025. Hannah Rodgers (Property Manager) is the lead officer from H&P who is overseeing the works on behalf of owners. From the outset, Hannah has provided regular updates on the project and has effectively liased with contractors, third parties and owners. Hannah has made herself available to speak to in respect of any questions and responds promptly to emails. Hannah’s diligence, tenacity in chasing up contractors and communicating with owners has been first class. Ms. Rodgers’ conduct reflects well on herself personally and H&P.

Fantastic experience: Sophie who deals with the property management of Excelsior Gardens/ Broad Cairn Court at H&P has been great to work with. She has responded promptly to my emails and everything I’ve brought to her attention has been dealt with. The result is quick maintenance work, appropriate communication with the court on general issues etc Looking forward to seeing the boundary wall repaired through the insurer - not an easy task but Sophie has been working hard behind the scenes & the results so far with the right tradesmen are excellent so I have every confidence in this particular issue being resolved well also. Negative experience: Awful company. Continually charge outrageous fees for jobs that shouldn't cost anywhere near the amount. Even tried to charge us to cut down trees that belong to the council. Luckily I managed to stop that debacle before it went ahead. Latest bill ... to charge us over £2,000 to fix a small gate on a children's playground. It's literally the last straw.. hoping we can vote them out.

Negative experience: With this factor from 2009 to 2025. From the first quarterly account, there were errors on every account received. It speaks volumes about the company that they were unable or unwilling to introduce measures to prevent this from happening. I offered to audit their procedures to help eliminate the errors but they declined. Also, the level of commission they took for our building insurance was totally unreasonable but they didn't see it that way. Some of the team managers with whom I liaised were professional in their approach but not all. Our final team manager improved over time and I enjoyed dealing with him. It's a pity that the company didn't follow suit.

Negative experience: In reply to H&P pathetic / generic response to my original review where they state they are unable to locate my complaint - WOW ! Grange Estate , Perceton , North Ayrshire - Tree commonly know & referred to as Tree 257 - All the information needed is & was already provided within the body of my original complaint to allow you the opportunity to provide a meaningful response , this is exactly why you guys at H&P are absolutely amazing at being atrocious at your job , hold your head in shame Craig Cosgrove - Associate Factoring Director ! Original Review - Grange Estate Perceton North Ayrshire - Dangerous Tree commonly know as Tree 257 - H&P Team manager applied for the necessary permissions to fell a “dangerous tree” citing “safety” on his / their relevant application form, which was of course swiftly approved by our Local Government Planning Department. Then, for some bizarre reason, same team manager decides it’s a good idea to offer all co-residents of the estate, the opportunity to vote on this “safety matter” rather than exercising his / their delegated powers of authority to simply remove the tree on the grounds of “safety” & bill all co-residents accordingly (all boxes ticked & quotes to remove “dangerous tree” well within financial constraints as outlined within their terms of business), very bizarre. Of course, months later, said “dangerous tree” is still hanging around presenting same danger (in actual fact, the visible condition of said tree has somewhat deteriorated in the aftermath of recent storm Eowyn / H&P have been advised of this development & failed to act in accordance with the time frame set out within their written Terms of Business)! Overall, H&P have displayed nothing but utter incompetence in the way they chose to manage this safety matter, it’s very clear their internal processes & procedures are either, not robust enough to differentiate between general matters & safety matters. Or, simply, they have just not been followed on this occasion! Haa, & don’t get me started on their Formal Complaint Resolution Process! The World Wide Web just ain’t big enough to handle that amount of data from one very dissatisfied customer.. So it’s off to the The Housing & Property Chambers First Tier Tribunal for Scotland I go - Don’t actually know what I’m paying H&P for if I’m being honest..

Fantastic experience: My experience with Hacking & Paterson since moving to my apartment in June 2024 has been excellent. I have found both the assigned Property Manager and Team Manager to Harmony Court, have gone out of their way to be as helpful as they possibly could be. They respond as quickly as is possible to any problems that have arisen and have kept me well informed of progress or the reason for lack of progress on a regular basis. They remained professional and calm in the aftermath of the recent storm. I have greatly appreciated their assistance in guiding me through my transition period during my move to Harmony Court. Negative experience: Hacking and Paterson are, without doubt, the worst factoring company I have ever been involved with. They raise invoices without evidence of the work completed, they pass blame to sub contractors in most correspondence, they do not take ownership for residents questions or concerns, they have shown they have no knowledge of the property’s which they are responsible for, change the team that you are to communicate with frequently and without notice (causing further breakdowns in communication). Their behaviour really is criminal, raising bills for a dire service. AVOID AT ALL COSTS

Negative experience: Dont answer emails. Dont action any requests. Take money for gardening fees without doing any gardening work. The Lounsdale Development grounds are an untidy mess and the worst it has looked in the 20 years Ive been a resident here. All 30 Lounsdale Residents pay gardening fees, but the place is a mess ! When you complain nothing is done. My advice as a resident here is to Avoid using Hacking&Paterson as your factor !

Negative experience: My experience with Hacking & Paterson has been nothing short of a nightmare. The level of incompetence, lack of communication, and disregard for customer concerns is shocking. Bills are often inflated and lack transparency, contractors are unresponsive or perform substandard work, and any issues brought up are ignored or dismissed. Their factoring services are completely inefficient, and dealing with their insurance team is a frustrating, time-wasting exercise. It’s clear this company prioritizes profit over providing a fair and professional service. They exhibit no accountability for their mistakes and show zero respect for the people they’re supposed to serve. I would strongly recommend avoiding this company at all costs if you value your time, money, and sanity.

Fantastic experience: I am quite shocked by the negative comments made by many of the other residents in the Mains Estate. When it comes to looking after the woodland, the common areas and the duck pond etc, I have to say that Hacking and Paterson do a great job in maintaining all the shrubs and bushes on the estate. They take weeds out from underneath the bushes, clear debris and generally improve the overall look of the estate. One area they cannot control, is the subcontractors they use for electricity, plumbing, building maintenance etc. If these subcontractors can pick and choose the Jobs they want to do, and when they want to Do it, it is very difficult for H+P to control this. This unreliability of using contractors changed dramatically after COVID and has become worse in recent years. Hacking and Paterson, in my view, are doing their best in a very difficult situation. I think everyone just needs to bear this in mind and be more understanding.

Negative experience: Have never dealt with a worse factors in my life. They have sent 3 different roofers out in a year who have all failed to resolve leaking issues. We have paid every time for this. We recently were quoted 2.5k for temporary repairs which previously failed and have no guarantees, from the same company that faked that they cleaned the gutters. They have now quoted us 11.8k for a new problem we have never heard of. We have had our roof leaking every week for months, and nobody has ever fixed it and we rarely get a response from H&P. All that needs done is gutters cleaned including the down pipe and some patch work. We have also requested brick work and landscaping work around 5 times since we moved in, which has never happened. So we basically live in a wet house with a jungle for a garden. We are missing 3 close windows, our close floods every time it rains, our living room floods every time it rains and the garden is then worst garden in the block! We normally wait around a month for H&P to respond, if they ever do.

Fantastic experience: Caelen Kerr Team Manager Caelen is an asset to Hacking & Paterson.I find him extremely helpful and always responds to phone calls e mails etc. Earlier this year (2024), he suggested we had a certain survey carried out, which was agreed, it has actually saved us money ! Dealing with the public is one of the most difficult jobs to have and Caelen has all the skills to carry it out. He has a lovely manner and takes time with people. Thank You

Negative experience: Extremely disappointed with Hacking and Patterson. For over a year and a half, I’ve asked them to address a serious safety issue with the trees they own behind my property, yet they keep giving excuses about “meetings” and “quotes.” I know these are just delays, as friends living in their properties haven’t received any notice of these supposed meetings or quotes. Even with clear video evidence of the risk, they’ve done nothing, while my neighbors’ issues were resolved promptly. I had to involve my MSP due to their inaction. If you want a property manager that genuinely addresses safety concerns, look elsewhere.

Negative experience: This company is the worst factor in Scotland! They charge extortionate additional fees without consent (which is against the Factor’s Code of Conduct) - £240 for producing a final bill and their fees have now been deemed illegal by the Competition and Markets Authority (CMA) in a ruling published on the CMA website in February 2024. They ignore their complaints process, bully and intimidate customers and threaten them with tribunals that they then don’t bother to attend or submit any evidence for! They are also currently under investigation for breaking financial, consumer and company laws (PS - they cancelled their FCA registration in April 2022 and the FCA told me their customers money is not protected!) and their Directors have committed numerous criminal offences by deliberately providing false information to the Housing and Property Chamber First Tier Tribunals - Hacking & Paterson have been blocking customer’s emails if they complain about them and then they lied to the tribunal by falsely claiming it was a “third party software error” without providing evidence from their third party software company! Hacking & Paterson have also been posting (or paying someone else to post) fake 5* reviews on here and other rating websites to try and counter all the genuine 1* reviews - TrustPilot have informed me they are currently monitoring them and will take action against them if they keep posting fake reviews! Thankfully the Scottish Government Property Factor Register team and the Scottish Court Service have confirmed they are currently reviewing my lengthy evidence of their many breaches of the Code of Conduct - the penalty for which is removal from the Property Factors Register. It won’t be long before this rogue firm is closed down and their Directors prosecuted for all the laws they have broken.

Negative experience: Stealing money for next to no work. 72 properties in the development with already agreed 'Ground works', which is largely inflated for cutting some grass. Only to be informed trees on that grass growing over the public pathway is a further charge, haha! I can do it with some clippers myself in 10 minutes. What do the fees and admin charges actually go towards?

Negative experience: Apportionment fee- It's mentioned on a few reviews on this page, we have recently moved to a new home after overpaying for 15 years for the services Hacking and Paterson provide. We didnt miss a bill whilst over a third of the estate made no contribution to its upkeep. So when we received our final bill which included £100 plus VAT to pay for a change of ownership I was disgusted. It's outwith their terms of service and when queried is it not a reasonable expectation that people move buy/sell houses, I received no explanation. I've been waiting since April for a break down in the fee and what work was carried out to come to this cost. If you can, avoid Hacking and Paterson as factors.

Negative experience: Very expensive for the amount of work and the amount of households paying. Literally the day we moved in we had a bill for over £100. A few shrubs and trees at the end of 4 streets and 1 tiny playpark (if it was cleaner and big enough for more than 2 children it might justify the expense). Hundreds of £s a year.

Kirsty roger told us we would have our money in May , we were then told June , we are being told by Mat in August . Negative experience: We had potholes repaired (very poorly) hacking and Paterson agreed and they spoke to the contractor to fix them properly under the terms of the warranty they refused and we still have a potholes in our car park that we paid upfront for to hacking and Paterson. Negative experience: Why is there no 0 starts available for these reviews. In almost 6 years we haven’t really had problems with H&P however our estate has become a jungle as no works were carried out. This mob can’t even respond to an email. I have just found what the landscapers are responsible for and other than cutting grass and blowing the clippings about the place they don’t do anything. We must be owed a fortune for work not being carried out. We have weeds coming out the side of the road, overgrown shrubs, missing trees that weren't replaced, no weeding in scrubbed areas. This mob are a riot and it won’t be long until we get them sacked from here.

Negative experience: Hacking & Paterson were imposed on us by our developer Millar Homes to take care of common areas on our estate. During the 14 years under their management, I can honestly say they have done nothing, zilch, nada, hee haw, zero other than demand money to pay for over inflated repair quotes and their bloated "management fees". There is no customer care, if you contact them, they send a sniffy reply, threatening and intimidating homeowners with legal proceedings if you do not pay your common charges to their timescales. Wait, you have a float of £100 per property and threaten us if it falls below 50%? Homeowners need a factor who will genuinely listen to them, H&P fall well short. After 14 years I have moved to a property that does not require a factor, freedom! Their parting shot was to massively increase their apportionment change of ownership fee to £200, really?! Desk bound extortionist gangsters. Oh, and don't bother replying to this either with "we are sorry to hear blah, blah, blah".

Negative experience: Use these guys at your peril. Exorbitant management fees, pointless repetitive services that go ahead unless a majority of flats respond. They’ve never bothered throughout the cost of living crisis to even look how insulation or draft excluders could be used in communal areas to improve efficiency. Quotes for services far exceed quotes you’d get privately but they insist they offer “good value for money” and “competitive pricing” despite not adding any value in their services. Avoid at all costs.

Negative experience: This company made our lives a misery throughout the time they were our factors, massively overpriced and extremely unhelpful. Thankfully a resident got together with the community and we got enough signatures to sign them out and created our own factoring. Half the price and twice as good, the flats has never looked so good.

However, recently there has been significant improvements with regards to the speed and efficiency of their work. Negative experience: Our residents’ committee has just sacked Hacking & Paterson. Residents collectively decided all trust had been lost with H&P. It feels good to be free! H&P were factors for our development from the start, installed by our developers. They repeatedly failed residents, and were found to block communal common repairs which should have gone through the common insurance policy, telling residents repairs were ‘private matters’. They tried to divide and rule by not being open and transparent with owners. Their loyalties firmly lie with the developer and looking after their contract companies. They do not look after the residents - who pay them. Sacking factors is not hard. If you are unhappy, change factors. We did! And the service we are now getting from Taylor & Martin is fantastic! Above and beyond. Night and day.

Fantastic experience: Hacking and Paterson have been great in maintaining our flat - lift is serviced regularly and never breaks down which is really important when we have issues managing the stairs. Grounds are maintained immaculately including edges neatly strimmed, wheely bins kept clean, views from all the windows on the whole development are always lovely and never tarred by any sort of mess or overgrowth. The monthly costs are pretty constant and no surprises for budgeting purposes. When I’ve had to phone to ask for advice in relation to the insurance cover etc they have been helpful and pragmatic in their advice . The whole estate including external gardens and internal hallways etc is kept looking immaculate at all times.

Fantastic experience: I reported a broken lock on our shared front entrance door.. within an hour Ryan rang to tell me a repair was arranged. By early afternoon the repair was completed .. Ryan also followed this up with a call to ensure the repair was satisfactory ..which it definitely was.. during this call I told Ryan about a fence damaged in the recent stormy weather .. I have received an email to inform me that he has now arranged for this to be attended to .. The service I have received today has been excellent. Ryan has been very efficient and kind . A lovely and pleasant person . A big thank you

Negative experience: Recent work carried out and "completed" with clearly no checks from H&P. The repairs are half done, broken fence has simply been dumped, and the remaining fence was simply tied on to the new piece with bungee cords. No word from them to advise if this is still work in progress....doubt it as its been weeks since the repair. Simply don't feel that the required validation of repairs happens and absolutely no quality checking. They are however, in our case at least, quick to arrange the repairs needed, it's the follow up/quality that's the concern.

Negative experience: This Company should be shut down for demanding payment for work they never carried out. They simply do not do the work, I have plenty of evidence of this and have contacted Derek at Hacking & Paterson about this for months with no joy (just excuses). Now he is contacting my wife about payment and not myself after we have spent months trying to resolve this matter. Do not use this Company. We are in Lairds Gait Stewarton.

Positive experience: While in the past I have found Hacking and Patterson difficult to deal with, I have recently been dealing with Ryan Grant regarding a problem with both the outside drain and lightening. Ryan has ensured both issues have been resolved. The drains were sorted within a few days. However the issue we had with the lighting was more complex. Ryan kept me up to date with the progress and has now resolved the problem. Thanks Ryan.

Negative experience: We sold our house 3 months ago. While we were waiting for 41.69 float money to be credited to our account, we have received a correspondence from them , charging us 100 pounds plus vat for change of ownership!!! Why should we pay this charge. This is totally unacceptable.

Negative experience: Really poor experience with Hacking and Patterson, we held a democratic vote following rules set in our deeds, 2/3 of our development has voted to change from Hacking and Patterson to another factor and they are trying to prevent us from changing by not recognising our vote even though we have followed the rules set by our deeds. Negative experience: I have had dealings with Hacking and Paterson as a homeowner for more than a decade and have dealt with several other factoring companies across central Scotland both in my personal capacity and as a landlord. Having experienced their services extensively, I feel compelled to express my perspective on their competence as a property factor. In my assessment, they stand out as the worst property management company currently operating in central Scotland, with a noticeable decline in service quality over recent years. The state of their customer service is remarkably poor, and their approach to property management leaves much to be desired. It baffles me how a firm can fulfil the needs of residents or adequately manage a property when they go for several years without visiting the property or meeting with homeowners, especially considering they are remunerated for this very purpose. The lack of transparency in organising and renewing routine maintenance and service contracts is glaring. Contracts are renewed without consulting residents on their value, insurance is consistently renewed with the same broker and insurance company, and their practices regarding reinstatement valuations are potentially detrimental to homeowners. In our most recent renewal, they index-linked the reinstatement valuation, leading to a higher premium and therefore increased commission for them, despite residents providing an independent valuation and instructing them to use it for insurance purposes on more than one occasion. It took a complaint to prompt any corrective action. The company's staff turnover in recent years has been notably high, leaving most day-to-day management to junior staff who, while trying their best, can only handle basic tasks. When faced with challenging enquiries, they often defer to our property manager, Caitlyn, who seems virtually non-existent in her dealings with homeowners. Serious matters are usually redirected to the directors, and unfortunately, dealing with the arrogant Gordon Buchanan only reinforces why Hacking & Paterson has earned its poor reputation. It appears they have forgotten that they work for us, the paying clients. I personally would refrain from investing or living in another property with Hacking and Paterson as the factoring agent, and I would advise others to do the same unless they wish to witness their home or asset deteriorate. Lastly, spare us the insincere template response to these reviews, expressing disappointment in your performance and a desire to investigate and resolve concerns. Over the course of a decade, ample time has been given for such resolutions, yet they have not materialised.

Positive experience: Find H & P are open to taking on board suggestions from individual residents regarding landscape improvements. Lisa Connell, property manager at Glasgow office and Calvin Watson, team manager, in Glasgow office have both been very helpful and engaged. Their responses and consequent communications are prompt and relevant. For more contentious issues they usually consult all the residents. Very happy with the contractors they use for the estate common grounds, (Inverallan grounds maintenance). They always looks neat and tidy.

Fantastic experience: I have recently purchased a commercial property, for which Hacking & Patterson are the factors. Being completely new to the commercial property market, I’m like a duck out of water. I have had the true pleasure, and somewhat luck, to have corresponded with Jennifer Mark, who is the property manager. Jennifer has shown genuine care, empathy and patience towards me. This has sincerely made things more manageable for me, especially being new to all this. Anyone looking for support and help at the highest level, I could not recommend Jennifer enough.

Fantastic experience: Overall I am happy with the service I have received from H&P. I have been with previous Glasgow based factors and I must admit the service from H&P has been far superior. Their response times are much better than others and the team are usually very friendly and helpful. It is important to remember factors do work only at the request of owners, standardly. Over the years I have only had 1 negative experience but that spans over 20 interactions so this appears to be a one-off. The one time I had an issue the team manager, Bruce, saved the day and restored my faith quickly! I am conscious other developments have had issues however I think my success has been down to the team and especially their team manager, Bruce, that look after my development.

Negative experience: Having dealt with Hacking and Paterson for almost 20 years they are the worst company I have ever dealt with. Customer service is extremely poor verging on non existent, queriers are never addressed and on occasion staff are blatantly rude. The charges are extortionate and explanations of the work carried out are never passed on. I own several similarly sized property across the UK and each corresponding factor company provides a better and less expensive service. In the 19 years I have owned my property the building has deteriorated and the costs increase exponentially despite repeated complaints, queries and conversations with representatives from Hacking and Paterson down the years. I’d ask anyone buying a property with Hacking and Paterson being used as a factor to consider carefully their purchase as it is an energy sapping soul destroying process of paying out a fortune and watching the amateur approach to building maintenance destroying Glasgow heritage tenements in the name of blatant greed and incompetence . I rarely leave online reviews but in this case I feel obliged to do so to act as a warning for potential buyers.

Fantastic experience: Ryan is always available via phone or emai, always answering back promptly addressing any issues or questions and very accommodating. We are as home owners given up to date information as regards all of the maintenance needed for the building . The only negative is it seems our Bin Shed at 60 Turners Avenue PA1 2NZ (compared to the others) does not get cleaned out weekly and Bins disinfected every 3 months as per contract which we all pay for to be done and the related Bin Shed is Disgusting to say the least attracting rats in the area ,if this could please be addressed which I am 100% sure Ryan will address . Also the gardners not the best ,always a rush job and the trees and only a % of the bushes have been cut back or capped esp in the small car park .

Negative experience: Hacking and Paterson are an appalling service to deal with. Please please please look into their customer reviews before considering them as a factoring agent. They are unprofessional (twice waiting until the end of the working day on a Friday to respond, and also insinuating that I am lying). The business model very much seems to be sub contract most of their services and take no responsibility themselves. This was certainly the case when one of their contracted businesses damaged my property and they offered next to no help.
