Negative experience: The flat I was renting was sold while I was staying there. 1-2-let was the company the new owner was using to manage the place. Some guy with keys to my house walked in and started looking around. Turns out one of the other properties 1-2-let manage had a broken toilet. They gave him our keys and address by accident. Had to move out asap. Never again. (edit) After posting this review, I got a phone call from 1-2-let. It went: "We have received a reference request and saw your review, just wanted to discuss." Honestly very threatening and confrontational. Phoning my personal number and asking me to remove the review because "it isn't reflective of the service we offer now" just shows the kind of service they offer now. Rather than addressing any issues or wrong-doing, they'd rather pretend it didn't happen. Hopefully this is the last time I need to deal with them.
Negative experience: I just tried for the property They scheduled a viewing for me and said to fill form as I completed all the process . I was very clear from my side . I wanted to shift from old house to new house any how in a day a agent named Paris suddenly on the moment told me that we can’t give you house , I don’t know y why all of a sudden they did for us It was very disappointing for us . She was very rude to talk with me and my partner .
Negative experience: We were with this letting agency for 5 years. They were terrible. Firstly they would phone us every month and accuse us of late rent. They said the rent came out on the 23rd when it actually came out on the 4th. When we asked it to be updated on the system they failed to do so which in itself is a simple task which they couldn’t do for 5 whole years. Every time we raised on error on their website it was a waste of time as they wouldn’t respond or couldn’t be bothered to respond. They were so unresponsive in fact that the landlord just contacted us directly as the agent was a waste of time. Unsure why you would pay the agent fee in that case. Finally; the most comical issue came when we vacated the property. We posted the keys through the letterbox as they had accessed the property several times for flat inspections and they charged us for an emergency locksmith to open the property as it is apparent that they lost a set of keys. I phoned up and asked them to explain and they didn’t have an answer. The staff are also incredibly rude and fob you off at any opportunity. Overall if you are a landlord or a tenant stay clear from 1 2 let as they seem to be woefully inept at the simplest of tasks never mind managing a property.

Fantastic experience: I've used 1-2-lets for years, they have rented out my property in Glasgow and looked after it full time for me because i live so far away. Any work that has needed to be done they are very quick at doing this. They keep you in the loop with everything. I think they are brilliant. The whole team is very friendly. I couldn't fault them.
Negative experience: Pathetic honestly nothing describes this more. So much for the so called “emergency line”. How can it be an emergency contact when no one responds or will even respond within an hour. I’ve had no hot water twice on weekends and we just had to deal with it because no one from this incompetent agency is actually there providing help if anything goes wrong. Most of their so called “repairs” take ages to get acknowledged let alone get fixed! Extremely dissatisfied

Negative experience: I regret hiring this company for renting a studio flat, i moved 10th jan to till. I am facing lots of issues like no storage for my stuff and flat storage already full with unwanted stuff, fridge is not working, they don’t give me any update i called lots of time . Staff is unhelpful if i could give zero star i would. Do not use this company, not worth the hassle.
Fantastic experience: From first call to view property to last when moving out after 6 years is been excellent service and support. Agents always helpful to any questions and communication on point, if any issues maintenance organised swiftly. Great support! Defiantly recommend.
Negative experience: Rented a flat from 1-2-Let for six months, and at first they were very professional and responsive to any queries. The day we moved in our boiler wasn’t working properly so didn’t have any hot water and sockets in the kitchen were broken, but the boiler was fixed very quickly. However, there were multiple issues during our stay, for instance the socket initially reported was never even looked at. Also, water leaked behind our bath and caused a stain in the adjoining bedroom wardrobe. 1-2-Let sent a contractor out who said that due to the leak and water damage the bath and tiles would have to be ripped out and said that he would send a report to them for this to be addressed. However, we heard nothing from 1-2-Let for over a month after this, and when I got in touch to chase this up they said they had received no report and they asked me to email the details of the stain all over again. It was as if they’d forgotten about the issue and had no record of it. A separate contractor was then sent out who used silicone sealant as a short term fix to stop the water leak but would recommend to 1-2-Let that the bath and tiles would need ripped out, but this did not happen. Further down the line, the hot water on our electric shower stopped working at the same time as we had issues with the shower connected to the boiler where the water would run cold after a couple of minutes. As a result, we had no hot showers for over a week in the time we waited for the electric shower to be replaced and the boiler shower not being fixed. For the latter, 1-2-Let seemed really sceptical and said that we may have had our shower running too powerfully for the boiler to cope. They sent a contractor out to test this shower, and later told us that he had tested the shower for 20 minutes and that it was fine, which they either made up or the contractor lied to them. They said they would send out a gas engineer to look at the boiler but if he found nothing wrong they would charge us as “it must be something that we had been doing to cause it”. It was as if they didn’t believe us and we were just making it up. Luckily we had friends living upstairs that we could shower at in the meantime but most tenants wouldn’t have been so lucky. Predictably, the gas engineer found that the ancient boiler was faulty and would need replaced, or alternatively he could replace a board within the machine as a short-term fix. 1-2-Let/the landlord went with the short-term fix. Finally, on the day that our keys were handed back in, the flat was put back on the market with “freshly painted walls” despite us living in it for six months, with reused photos from the previous advert when we moved in. Someone will now be living in that flat, no doubt with several of these underlying issues.

Negative experience: Had over 2 years dealing with 1-2 Lets and generally had a terrible experience. Flat I moved into had no proper RCD fusebox, windows weren't air or water tight, living room wallpaper had parts ripped off, issues with the bathroom and dampness being caused by a lack of a fan (which they promised they would install and never did). They fixed some minor issues but then I had to threaten legal action before they would remedy any of the other major issues. Even took my own time to redo the wallpaper and paint parts of the hallway because they wouldn't budge. After all this they still had the cheek to try and claim more than 50% of my deposit, and are still disputing the remaining 5%, despite providing them evidence that I had advised them of these issues when I moved into the flat. Lack of care towards tenants and their property management is abysmal. Update: after 3 months of back and forth, having the case go to an independent review with safedepositscotland, I got my whole deposit back. Well done for wasting everyone's time 1-2-Let.
Fantastic experience: Wonderful team! Scheduled maintenance exercises such as gas safety checks are always undertaken without delay. Also, the ladies are so quick to attend to any issues reported to them. Caitlin acted very swiftly when my husband reported about a plumbing issue in the kitchen. She followed up quickly and the issue was fixed less than 20hrs after the report was made. Thanks for your good work, keep up the standard please.
Fantastic experience: 1-2-Let are a fantastic company, I have rented my flat from them for years. Caitlin in the repairs team always gets my repairs sorted quickly with friendly work men being sent. The office staff are always so helpful as well, recently I needed a letter to confirm my tenancy and Paris got it sent to me within an hour or so. I have also spoken to the new boy Riley who is very pleasant, thanks 1-2-Let highly recommend

Fantastic experience: I’ve been with a few letting agencies throughout the years but 1-2-let have been by far the best! I understand things have been really difficult during the pandemic, but my calls to the office have always been answered promptly or they have called back within the hour after leaving a message. I also had some repairs carried out recently and Caitlin and Paris made sure everything was carried out efficiently and professionally, even called me afterwards to make sure I was happy with the work that was done. I’d have no hesitation in recommending 1-2-let to any prospective tenants or landlords. Lorraine at accounts has also been very efficient dealing with my payments etc.

Negative experience: I regret hiring this company for an Inventory Report, which cost me £85. The first report had numerous errors, and the updated one was even worse. They offered a 50% refund or asked me to list errors again, despite having already done so. They suggested a tribunal if these options didn't suit me, showing a disregard for their poor service. The director claimed the report was valid because of photos, but they were outdated and missed recent changes like a removed tree, a fixed fence, and my neighbor's missing fence. They used the excuse of software issues, but it seemed like they relied heavily on an old report. The first report had errors like incorrect appliance brands and colours, wrong descriptions of fixtures, and inaccuracies in property details. The second report continued these errors, misidentifying materials, incorrectly stating colours and conditions of various items, and omitting important details. Their service was negligent, and their response to my complaints was unsatisfactory, showing a lack of accountability for their errors and poor-quality work.
Negative experience: Terrible! attitudes are horrendous very unhelpful and unapproachable constantly looking down their noses repairs take ages and half of them get ignored unless they are major repairs. I hope there is an improvement!

Negative experience: Absolutely terrible attitude. Had an issue with a let above me, reported it to 1 - 2 let. They were actiually very aggresive and cheeky and i later found out they never even contacted the landlord although they said they did. I contacted the landlord myself and he couldn't have been nicer. Spoke to other letting agents and found out they have a bad name in the trade also. Avoid. If i could give zero stars i would.

Positive experience: They seem professional at first, when you initially get the apartment, but when you leave, they make bogus claims to keep a chunk of your deposit. Thankfully the deposit intermediary came to my rescue. Be careful of their antics

Negative experience: Avoid at all costs - they will attempt to take as much of your rental deposit as possible when you move without proper justification, and not be forthcoming via email etc. when you contact them - not a good practice, very unreliable. Their office is also very unprofessional looking, and staff I'd describe as unhelpful. Then the prices offered are ridiculous vs size/location of flat. Flat also had a lot of random junk when we moved in, not "deep-cleaned" by any standard, all this despite being offered as unfurnished. Do not use this company, not worth the hassle.

I have given them one star though I don't think they even don't deserve that one !! very unprofessional people who are only interested in taking the fee from the rental income !!! You must be wondering why I am still with them ? Well I am out of the country and I don't have time to change to another agent. Frankly speaking the rest aren't any much different either !!!

Negative experience: Staff was unfriendly, there was a rude lady in the front desk that has nothing to do with hospitality nor customer service. The way she talked seems that she was not enjoying her job neither bothered to know. Last time I am stepping there.

Negative experience: Worst agency in Glasgow to rent from hands down. All good reviews are from clients who they are letting for - avoid if you are looking to rent - honestly, it's not worth it.
Negative experience: Incompetent.Have no processes or handover. Not willing to take liability for their own mistakes. Booked in engineers for Gas inspections, Pat tests and inspections of the property without notification, attitude on staff members is disgusting. This is just as a tenant. Never mind being a landlord to these bunch of shady warlocks. I would strongly advise to look elsewhere.

Fantastic experience: I have been with 1-2-let since 2008. Over 9 years now. And I can't fault them in any way. My flat is always rented out. Any problems I am updated immediately. I even received phone calls, even though I live abroad and international cost were incurred. I specifically deal with leslie, and from the day she came and sat across from me in my living room, I knew we were going to have a healthy ongoing rapport, and time has shown this was true. I like that they can pay for my expenses and just deduct it from the next rent they receive, which makes it easier and allows things to run smoothly. I am sure you won't regret having them as an agent, I sure don't!

Fantastic experience: I’m a landlord for a few properties in Glasgow and Erskine and have used 1-2-Let to manage my properties for the last few years now. I have found them, on all occasions, to be helpful, courteous and responsive to any requests or issues that have arisen. Positive experience: I am a Landlord with 1-2-Let and have also successfully sold a property through their sales department. They have always provided quality tenants and the let properties have never been vacant for long, tenants appear to be already lined up when a lease comes to an end, can't fault them with that side of things. Communications are generally very good and I have had no major issues with 1-2-Let. I can't comment from a tenants point of view but certainly from a Landlord's perspective, i'd highly recommend 1-2-Let
Negative experience: I’ve not even rented a flat from 1-2-Let, however, wouldn’t ever choose to after my terrible experience of dealing with the company… If they can’t do the basic things like communicate effectively, there’s no way I’d trust to them resolve any issues if I was an actual tenant (I guess the other negative reviews on here speak for that). I recently viewed and applied for a tenancy of a flat managed by 1-2-Let and the whole experience was really unprofessional. After applying for the tenancy over the phone (immediately after my viewing), I have had a 2.5 week wait to hear back any news about whether I was successful or not (I’m still waiting…), despite being assured that I would find out 3 days following the application. They also increased the rent advertised on RightMove by £30/month following a full block of viewings and my tenancy application - this was not communicated to me at all and was just snuck into the RightMove advert. Pretty shady. During these 2.5 weeks I have had to chase them up on the phone an additional 3 times after hearing no updates re the application or an increase in rent. Each time the person on the phone was full of excuses and completely unapologetic. The advert has since changed to ‘Let Agreed’ and I’ve still had no communications from them saying so. I’ll be avoiding any properties advertised via 1-2-Let in the future.
Fantastic experience: Having used 1-2- Let property management team, to manage my property now for over 4 yrs, I have found their service and personal touch 2nd to none. The communication back wards and forward has always been very prompt, informed and very accurate. The property I let out holds a significant attachment due to being a former family home. I have always wanted the best suited tenant to enjoy living there and 1-2-let properties has always supported and advised me on the best suited tenants, with all checks being carried out. Renting out property can be a worry but this management team takes that away, I cannot recommend this company and team enough. Negative experience: I have had a serious leak in my living room for nearly 2 months, first reported on the 27th of October 2021. We are now the 19th of December 2021. Since then, no serious action has been taken on their side. I have countless emails and photo evidence that prove they have not taken their role as a letting agency seriously. It’s winter in Glasgow and I have a whole in-operational living room where an active leak happens every time it rains. The window stays open for the water to evacuate thanks to a rickety system I put in place, without which my downstair neighbour would have water leaking from the ceiling as well. I have contacted countlessly the agency, Ryan from the repair team has told me he was in contact with the factor yet nothing has happened. The last time I contacted the agency, on the 9th of December, I was even told that they didn’t know about the leak and that Ryan was gone. I have been withholding rent hoping that this would trigger change yet nothing has happened so I’m strongly considering leaving the premises. I even had my architecture employers contact them yet nothing changed and they were rude on top of that. This is truly appalling service. I've never seen this in my life. At this rate I am considering legal procedures.
Fantastic experience: The staffs in 1-2 let are very friendly, efficient, responsive and professional! They gave me many good advice and make sure I have done all my responsibilities and repairs to keep my house in perfect condition ! They are very good in helping landlords and tenants communications. Negative experience: Myself and my flatmate were shortlisted for a property we viewed with this agency and got contacted at 3 pm saying we were chosen by the landlord and we needed to pay a holding deposit of £200. The holding deposit had to be paid by the end of the day so I said I would call them back after double checking with my flatmate - I was told to call back at 4 to pay the holding deposit. I called back at 4.17 pm to pay it and was told that they already went with someone else because I called too late. Would it have really hurt your business that much to wait 17 minutes? Maybe if there is such an on-the-dot deadline it would be worth actually mentioning it in the phone call? Extremely unprofessional, inconsiderate and just plain wide af.
Fantastic experience: Had a viewing with Jon who was really helpful and professional. Paris and Kirsty in the lettings team have been great too and response time to queries is impressive.
Negative experience: We have been tenants with 1-2-Let for 18 months. Right from the start communication was poor and we had to regularly chase. During the tenancy communication with the maintence team was awful. Emails were rude and organising appointment times for regular maintenance was appalling. There's this expectation that we will cancel our plans to ensure we're at the flat all day to let them in because they can't commit to a time and if you don't you're being difficult. Total disregard for others. Ending our tenancy has been similar. Would not recommend. We have had at least 3 friends planning on renting out their apartments and we have steered them away from using 1-2-Let. Really disappointed in the service.
Positive experience: The viewing agent Andrew was very professional and took me through an extensive tour of the place and was very helpful with any inquiries I had. The agency was as very cooperative and responsive with the phone calls. The process of applying to let could be improved as the COVID-19 restrictions are quite hindering for the application process.
Fantastic experience: Jon showed me around a property and was very friendly, helpful, polite and professional. Once I decided to go ahead with the rental and it was agreed, all the 1-2-Let office team have been first class, keeping me informed each stage of the process.
Fantastic experience: Went to view a property and we were met by Jon. Jon was really friendly and helpful and answered all the questions we had. Observed all social distancing protocols and was very professional...a credit to 1-2-Let. As for the agency itself, everyone we have dealt with so far have been very helpful and have responded quickly. Communication has been great and I wouldn't hesitate to recommend them.

Fantastic experience: I went to view a few flats with 1-2 Let with my girlfriend. I was shown around all the properties by Jon who met us on time at each if the days we had scheduled. Jon was very professional and answered all the questions we had about the areas we were looking in and queries we had about each flat. I could not recommend the company and staff more.
