Over this time I always had professional and efficient service. I have always been impressed by the fact that as well as working on my behalf they have been very much tennant focused and doing their best for all parties. Ensuring my property was always in good order and extremely quick and efficient in addressing any issues that occurred. As I lived some distance away it was extremely important for me to be able to trust the judgment of the people looking after the property, mainly Carol, who over many years always did a fantastic job. Having also dealt with the recent sale of the property , this was done in the same efficient and professional manner. I would not hesitate to recommend as property managers or for property sales.

Negative experience: Recently tried to purchase a property advertised by Hodsons. We did everything we could to put ourselves in the best position possible but we're constantly shut down by staff on the phone. Found them extremely rude and abrasive. My wife thought it was me being difficult so she rang them and tried to speak to them and was met with the same attitude. My wife is very chatty and she was shut down and dismissed within the first 30 seconds. We were not allowed to put our position across at all, which lost us the house. We could have even increased our offer but weren't allowed to negotiate. Not good for the vendor really, who could have got more money, but they obviously wanted the property to go to someone else for some reason. They made it quite clear they didn't want to entertain us at all. John who showed us round the property was fantastic, very professional and informative. Couldn't fault him at all.

Fantastic experience: Hodsons have been absolutely incredible through my entire tenancy and the termination of it. My landlord decided he wanted the property vacant and Hodsons handled this with the uttermost care, being sympathetic towards the situation and keeping an eye out for other properties to suit my needs and my budget. I cant thank them enough for everything they have done for me. Would highly recommend them to anybody, ive rented for many years before and Hodsons are by far up there in my top 3 estate agents used.

Negative experience: I bought a house through this estate agency, and I can honestly tell you it’s the worst experience I’ve ever had with any estate agent. This almost put me off buying a house through them, the rudeness in emails, the discrimination with me being a first time buyer and almost mocking that I didn’t know the process and rather than tell me the process stated that I needed to contact my solicitor. My ex arranged the viewing for me as I work a lot, I never gave them the consent to list him as a primary contact but he was told by them that my property completed before I was told!! Even though I emailed them the night before asking them to let me know. Going in to collect the keys was an awful experience, no hello, no congratulations- like me being there was an inconvenience- more rudeness again - my mental health has been affected by this a lot- Would not recommend at all. The 2 men who helped me view the property were lovely. That’s the only positive experience with this estate agency.

Fantastic experience: Can’t recommend highly enough We appointed Hodson’s to sell my father’s shared ownership retirement flat after he died. It was a long process. Following delays caused by our solicitors, two buyers pulled out before we finally sold the property last week. Louise Higginbottom was efficient, attentive and professional throughout. Just when we thought her service could be no better, she would surprise us again. I don’t believe we could have found a better agent anywhere. I recommend Hodson’s without reservation. We paid them a percentage of the relatively low sale price. We got the service we might have expected for a property worth 10 times as much.

Fantastic experience: I live in Oxford and wanted to sell my flat in Wakefield, I wasn’t familiar with Estate Agents in the area so after some research on RIGHTMOVE I called all the Estate Agents who were/had sold properties where my flat was based. I called about 5 in total, James Clarke the Managing Director of HODSONS returned my call promptly and was the only agent who didn’t promise the earth, say ridiculous things like “oh flats there are selling like hot cakes”; “we can sell for x£k”, etc. I was impressed with his honestly, I explained my constraints i.e. where I lived, the flat would be vacant so every day it was costing me lost rent, electric, council tax etc. The flat went on RIGHTMOVE about 29/30 December and as soon as offices opened after the New Year on 4 January, I was receiving details of viewings together with feedback. After 5 days we received an offer at the full asking price and completed on 31 March 2022. James and I had discussed the value of the property, I didn’t want to be greedy plus I had listened carefully to his expert and professional opinion. In fact, one offer we received was from someone who had offered in the region of £15k more on another property until he saw mine. This property is still on the market. I am not saying there weren’t any bumps in the journey to completion but I can honestly say I used my instinct to go with James and together with his staff they did not disappoint. HODSONS went way and above the call of duty, I needed to trust someone who would support me and I was so lucky. I asked for a recommendation regarding solicitors in the area and they were also outstanding. I went as far to ask if HODSONS could expand their business to the south! I would have no hesitation in recommending them.

Negative experience: Viewed the property and was in need of a good clean and the garden tending to, as well as other tasks. Was promised the work would be completed prior to moving in. It wasn't... It took months to get any work done, poor communication and the gardener's never came! Decided after 7 months enough was enough and left the wreck of a house... Now they're charging me out my deposit for the work I asked to be completed in the first place! Disgusting service and appalling attitude.
