Negative experience: No one in this place knows anything about the property, and doesn’t seem to care, utterly unprofessional. All the properties I have viewed through here had severe mold infestation, like its been abandoned for decades and no one in the office knew if its gonna be fixed before the move in date?? They act like they’ve never seen or heard about the property before.

Negative experience: Have been living in a Belvoir property for 2 months now. I've submitted a repair request for the washing machine several times and a broken window following a break in. Nobody has ever called, emailed, or come by despite me telling them there was a smashed window weeks ago and a broken washing machine for over a month. I'm convinced the repair portal sends requests straight to a printer situated above a large shredder. I had the window boarded for £180 out my own pocket (because what else am I meant to do). If they aren't going to repair a broken window, what do I do if the lights or water fail? Will anyone even show up?

Fantastic experience: I can’t thank or recommend the team at Belvoir highly enough. As a tenant for over five years, any issues I had (which was rarely) were resolved instantly and the staff were always very friendly, helpful and professional. Fantastic experience: I had a great experience with Belvoir Dundee. Aimi, Emily and the whole team were so friendly and helpful. I moved to Dundee from another city, so viewing houses was not easy for me. After I called them, they kindly arranged extra viewings to help me. At first, I was not 100% happy with the first property, but when I visited their office, they listened carefully to what I needed and helped me find a much better option. In the later application steps, they were also very thoughtful and helped me complete every necessary part. They were always warm and patient, kindly answering all my questions and concerns. I could feel that they genuinely wanted me to find a good apartment and stay happily. They are a wonderful bridge between the landlord and the tenants. Thank you so much to Aimi, Emily and everyone in the team – you made my move to Dundee so much easier!

Fantastic experience: great properties letting agency as an international students since 2017 when I was in wales and then to Dundee I was dealing with Belvoir .Dundee Office great staff and very quick response if you had any maintaince issue, just send an emsil or ring them ,They are very quick responding and quick sending Maintaince approved contracrors in your flat ,.Morevoer, Luca is great gentlman he is very helpful and cooprative person in Dundee Blelviour Office and I can not Thank him Enough.I was expricing issue in Hob he is quickley responding and sending approved prpofffesopnal Electrical contractor person, Lucka is really such great proffessional staff .This is my 6 th flat in Uk , and third with Belviour, however ,the best of best and quick services were provided by Dundee office as all staff very helpful ,specially Lucka.

Negative experience: PLEASE AVOID THIS LETTING AGENT-If you see Sean Lewis Properties as your landlord through them run a mile, he has been taken to court a few times over breaching tenants rights. The regional manager is the sister of Sean Lewis and pretends that she has no way to contact him...odd you can't contact your own brother??? If I could rate lower than one star I would, where to start. We rented a property for three years with belvoir and it was a constant fight with them the whole time. I suffer with severe asthma and it was made clear from the start but the flat was mouldy, they lied about the windows being double glazed, they left us without a working boiler for 6 months in the winter because the landlord refused to pay for it and the window was leaking for the entire three years despite asking for it to be repaired. It wasn't just an issue with our flat but the entire building and it was the same scenario every time. We would submit a repair request, they would sent someone out (eventually) and they would receive a quote which the landlord would promptly ignore. The attitude of the staff was appalling they're completely heartless and condescending, they couldn't care less that you are living in a freezing, mouldly flat, and since there is a housing crisis they know full well nothing will be done about it so they carry on as they make money off your misery. To top it all off they kept our deposit way past the legal allowance and I doubt they bothered to even inspect the property but I know for sure we left it in a better state than we got it. Good luck if you go with them, they'll be nice as pie till they get you in and then you're ignored.

Fantastic experience: I've recently started renting a flat from Belvoir and my experience has been outstanding so far. The Belvoir team have been incredibly professional and welcoming from setting up a flat viewing to making my move-in as seamless as possible. The flat itself was in great condition when I moved in and its clear to me that Belvoir takes great pride in providing their tenants with the best properties and experience possible. The communication I've had with them has been amazing too. They have been quick to respond to any questions that I had and were very supportive throughout the entire process. I feel that they genuinely care about providing great customer service in this regard. I would definitely recommend Belvoir to anyone looking for a great rental experience. Fantastic experience: Going into my second year studying at Dundee University I wanted to move into a more permanent housing solution than student accommodation, With the housing market so competitive (especially during the student period). My partner and I had a lot of stress and difficulty finding suitable housing. That was until we met with some of the agents at Belvoir. Aimi and Lesley were absolutely fantastic, what was initially a stressful slog running from house viewing to house viewing with other companies was now a complete breeze! They found us an absolutely perfect housing option for our needs in no time, completely streamlined our experience and offered quick, clear and supportive communication throughout the application process. Incredibly thankful to have had them during such a small and crucial moving timeframe. Highly recommend.

Negative experience: I rented with Belvoir for 3 years and dealt with progressive black mould and leaks from walls and ceilings in multiple rooms. The bathroom had a crack that was getting bigger and I was worried about it with reason. Everything was damp. I had just been a student so couldn’t afford to move but did everything in my power to make it liveable and clean. I filed repair reports and asked for help but it went nowhere over the course of my tenancy. The bottom line is Belvoir shouldn’t be taking on properties that aren’t to standard yet they do. I have been to other belvoir viewings where the flats had clear indications of mould and leak problems so this is not a one off. Environmental health and public services both visited and reviewed the flats condition at the time, deeming it unsafe and problematic. I was advised by services to take it up with my landlord. Belvoir did little to help me and I was told it wasn’t their problem and that they were certain the landlord wasn’t going to do anything about it. If you want to be with an agency that doesn’t have a conscience, there it is.

Negative experience: I arranged a viewing today at 11am. For a house at Clepington street. I was there since 10.55am and nobody showed up. Waited till 11.15 also Called the company more than 8 times and nobody answered the phone. The company should investigate these things and should recruit better staff who can provide better service. Only Aimi was very helpful there.

We waited and called but none of the calls were answered. Looks like they are not interested in selling or renting property. Rude customer service too. Very unsatisfied.

Negative experience: I arranged a viewing at 12:30, and I was at the door at 12:33 as parking was very busy in the area. No one was there, and so I waited another 5 minutes and then called the company. They said no one showed up for the viewing, and so he had already left for another property. I drove half an hour from St Andrews for the viewing, and he couldn’t give me 3 minutes, or at least attempt to call me and ask to see if I was still attending as I scheduled it literally the day before. They wasted an hour of my time and petrol.

Negative experience: Avoid!!! I applied for a property and was informed they would go ahead with my application. Everything was sent in, quick communication when they needed a few extra things, everything seemed fine. Then nothing, no reply, no contact of any kind. Now a month later the property has been relisted. Not even an email or call to say my application was unsuccessful for whatever reason. Just left me waiting and waiting! Now I only have 10 days left until I become homeless! So thanks for that. Absolutely disgraceful and easily the worst property company I’ve ever dealt with.

Negative experience: Be very careful dealing with this Dundee branch of Belvoir Lettings. White good were promised and took over a month to arrive after entry date. It took 8 and a half months for them to release the rental deposit. Requests in June 2022 for a flat departure inspection were left unanswered. . Even after new tenant was in situ requests were being received for monthly rental payments. Many calls and emails were sent and left unanswered. Staff appeared guarded and were very unhelpful on rare occasions when contact was actually achieved. Person in charge of the flat rental was never available. Deposit finally released in March 2023.

Negative experience: One of the worst letting company I came across, I filled their viewing enquiry like 4-5 weeks back for Morgan Street (SGL) DD4, 1 bedroom flat , at that time company representative told me we have 50-60 applications therefore it might take time. Now it's been a month and i called them again at first company representative tells me that we'll give you a call back, after 1 hour I called back ( because no call from their side) and she tells me that i have already told you we have more than 200 applications for that property and we have not reached your application. Okay but 4 weeks back when I filled the enquiry form it was 50-60 people. I wonder if you just skipped my application or if you even do your work as you supposed to be doing. Worst experience. Who ever is owner of Morgan Street (SGL) DD4, 1 bedroom flat. Bro they are not doing justice to you neither to me. If there was a option to give negative marking I would have opted that.

Fantastic experience: We rented a flat in the City Quay area for a year, never had any issues with the property management. We're from America and Madison in the Perth office got our last minute approval done quickly. The Dundee office was great, we were never bothered by them and rarely needed anything. Chris was very nice and always available if we needed him. Flat was in great condition with amazing views. Coming from the US we found the rent for a flat directly on the river to be extremely reasonable. Deposits were returned in a timely manner. Overall great experience and if we (fingers crossed) get to live in Scotland again, we'll definitely rent with the local Belvoir office!

Negative experience: If only Google had the option to put down zero stars I would so because my God, is the service there absolutely appalling. About a month, I had noticed that there was a leak in the bathroom, which was leading to the flooring become very unstable and water damaged. Fortunately, the leak has been repaired but I am still waiting for someone to fix the flooring with no success. Everytime I call up asking for any sort of update to my issue I am met with the same response, they promise to sort it out for me only for them to never contact me again and leave me stranded. I was issued a contractor to fix the flooring two weeks ago and he has still not shown up. I don't understand why I am paying them to be ignored over and over again. The flooring has gotten words in the mean time, I have to constantly tread very lightly every time I think of entering the bathroom in fear that the whole thing will collapse in front of me. How long does a tenant have to wait before you guys can do your job? How many calls do I have to make before someone finally decides to respond to me? I would understand if situations have arose and something has prevented them from helping me but at least let me know. At least give me a call or send me an email that you guys can't help me at the moment. Don't leave tenants in the dark about the state of the property they are paying for and lead them on for the sake of nothing. I have an offer to move in with one of my friends and if nothing changes, I will so gladly take them up on this offer.

Negative experience: I had a shockingly horrible experience with these individuals which protracted for over a month. I enquired about a property and I was led to believe for over month that my application was processed and that it was satisfactory. I was reassured multiple times by different agents that I was going to be able to move into the flat. None of the agents bothers to reply to any of the countless emails I sent to get updates on the status of my application and each time I called everyone is unhelpful and in a hurry to hang up. I was forced to make it very clear that I was rather pressed with time as I had to vacate the property I am currently staying at and that I really needed to receive the contract as soon as possible. So I decided to visit their office in person a couple of times during the past week to discuss my situation with the certainty that no one would either ignore my email or hung up as usual. During my first visit I was told I should be getting keys to the property within a few working days with no issues, but the issues did indeed arise after I once again kept receiving no update and no contract came through, so I went there in person yesterday. Giving one star at this point is a gift to the incompetence of these agents because upon my arrival and after being treated with no empathy at all I was informed by one of their managers called Amy that my application had not even been processed yet and that I was likely to be rejected anyway. I got yelled at by their manager Amy who also implied I had lied to her during a conversation which occurred two months prior saying I was a student, when it was always very clear on my original application paperwork that I wasn’t. Belvoir is responsible for leaving me to be homeless and for giving me misleading and conflicting information on my application that prevented me from finding a safe and secure accommodation. They proceeded to pretend to call the landlord of the flat in question because they effectively just wanted me to leave their premises and get on with their day. I will be putting through a formal complaint with their head quarter and I am willing to escalate this.

Negative experience: Extremely Unprofessional and callous agency. My partner wished to rent a property from them and submitted her application over a month ago (at the time of writing this.) There were some delays on her end initially due to a potential flatmate pulling out but we were constantly updating the agency and were assured all was fine. The agency was extremely unresponsive even at this time and we have many unanswered emails, often times we would have to call to get an update - these updates being vague but assuring us again that it was fine. However the second tenant (my partners flatmate) was rejected, although Belvoir didn't even bother to let her know she was a) missing documents from her application and b) rejected until we called to find this out! She then found a replacement flatmate and sent this application to be processed. Time was beginning to run out as her current flats lease ended on the 31st of July and it was mid July at this point. Suprise suprise there was no update and we called many times over these two weeks only to be told it was fine but the application was being processed. Eventually we went together in person and my partner spoke to some people in the office. The uncaring attitude was palpable but they said everything was fine and that she should have the keys by next week to move in once her flatmates application had been processed. She called again early next week twice to be told the same. Finally on Wednesday her flatmate wanted to pull out of the arrangement due to lack of updates and clear communication. The situation became dire with less than a week before she was potentially facing homelessness if this fell through (her previous flat had new tenants lined up.) She went in person to the office. During what was reported to me as a highly unpleasant and inconsiderate conversation she was informed, contrary to everything they had been telling her for the past month, her application had not even been processed! And was in fact likely to be rejected. It seems there was not enough effort exerted in doing their jobs to even click open on her application for a whole month and inform her of this, they had to wait until 5 days before potential homelessness! During this discussion my partner felt dehumanised and was spoken to very rudely with no attempt at help or sympathy depsite the fact that it was due to their callous incompetence that she was in this situation. I reiterate that had she been the wrong fit for the property that answer would have been graciously accepted a month ago when the application was submitted! It feels unnecessary to state this all again but I have never seen or experienced anything quite so careless and Unprofessional as what I have this past month and a bit witnessing this. Complete sense of apathy on all regards. Please take your business elsehwere if you value your dignity, money, or time in any way.

Negative experience: Absolutely horrible experience with these unprofesssional agents. I was scheduled for a viewing for an apartment with them and they cancelled citing unfinished works being done on the apartment 30 mins before the viewing. I thought it sounded a bit fishy but I was still gave them the benefit of the doubt. I recheduled a viewing with them 2 days later for 10:15am. I got to the appointment at 10:05. At 10:10am I got a call from the agent that he would be running late. After 30 mins I tried calling the agent again and it went straight to voicemail. I then tried calling their main office and was told that the agent had already cancelled the appointment! I should have listened to the earlier review of them citing the same unprofessional behaviour. Do not waste your time with them, they clearly do not value your time!!

Negative experience: Went for a viewing booked with this company, turned up early and after waiting 15 minutes beyond the scheduled time, called them up only to be met with a clueless person saying they've never had a booking on record for this time. They said I could try to wait around for over an hour and maybe catch someone else they were sending on someone else's viewing. I wouldn't have had the address to turn up at without validation emails of the booking they sent me EDIT: As of today, the regional manager called me up out of the blue to excuse their company by saying I must be mistaken as Belvoir would never do such a thing. Incompetent liars. AVOID

Negative experience: Very bad letting agency they bully pregnant women and try to intimidate them and blame them for damaged faulty equipment in there house. Very rude on the phone harass you on emails even though I have a solicitor involved. Don’t fix anything! Rent money goes missing all the time. Try to evict tenants on illegal basis. Would never recommend them to anyone after SLG staff took over it’s all went down hill!

Negative experience: The worst letting agency i've been with. The few times i've had to ring for assistance i've been met by rude/unprofessional operators on the other end of the line. Even from setting up my flat viewing months ago I was met on the phone by an older women who had absolutely no professionalism at all, extremely rude and off putting. Also for some reason their general email address isn't listed anywhere on their website? They have a section that claims to go through to an un-named email however good luck getting a response through that. Your only option is to phone them up which can be very inconvenient as the only form of contact. It makes me wonder what the reason is to not list an email address anywhere, seems like it's definitely done on purpose for whatever reason.

Negative experience: Had a viewing for a flat, no one turned up. Called the office spoke to someone who told me they can't find the flat on the system I was supposed to be viewing so would get the original person I was speaking with to give me a call back, never happened, emailed the original person I was speaking to 3 Times I think now and have heard nothing. I'm presuming the flat is now gone but they still haven't had the decency to tell me.

Negative experience: I had a shockingly unprofessional and impersonal service by this company. After I was reassured that I will get the flat I was interested in they sent me the application form which I filled out and emailed the next day. They said that it took 1-2 weeks to be processed. So I waited for about 10 days and since I have not heard from them I called the office. The woman I talked to told me that perhaps they are still considering my application. Two days after that I sent an email and they replied the next day that they didn't receive my application. I called immediately only to hear that someone else rented the place already. The woman on the phone was very rude and in a hurry to hang up after I started asking questions. No apology, nothing. They put me through so much stress since I was in the process of starting my new job and also I made my travel arrangements. It was a very unpleasant, impersonal and incompetent service. They do not care about their clients. The best is to be avoided by all costs. I regret trusting them enough to allow myself to get involved with them. Thank you for your reply Nick. Positive experience: Called to view a flat and was told I would receive a call back, got nothing. Called the next day and was given a viewing the next day. The man who shown me the properties was so friendly and polite. This is where the positives are. Immediately after viewing the property, I called and said I wanted to take it. I was told I would be emailed an application. I received nothing. Called the next day and informed them of this, I was then told sorry, it will be sent asap. Again, I received nothing. The following day I called and was told the property hadn't been taken yet, but when I checked their website it was gone. I was very disappointed with this. I wish they could have just told me the property was taken instead of wasting my time waiting for nothing for about 4 days Again, the gentleman showing the property was very nice. The service of whoever is working behind the desk is where the service is disappointing.

Negative experience: I personally scheduled two viewings with Belvoir, and no one showed up both times! I waited outside in the cold for an hour and a half both times, as I received no call or email about any cancellation. When I would call to see where the agent was, no one would pick up. Needless to say that the first time they apologized but the second one I was completely ghosted! The flat we wanted to rent was not leased for months after our inquiry, wonder if the landlord would want to hear about that...

Negative experience: Don't have the decency to phone to arrange an appointment just send you timeslots and if it's not convenient then tough! Unfortunately some of us work and cannot just drop everything! Be the last company I would approach if I had property to rent! Now having had a reply confirms exactly why I wouldn't deal with this company! What an arrogant reply! Had the choice of 4 or 4.30pm on 1st of March to view a property ! How is that giving you the chance to arrange convenient? If I was using them to rent property for me I would be raging if I found this out! Glad the times weren't convenient as what problems would I have had later?

Fantastic experience: I left Dundee around 14 years ago at which point I handed my property over to the very capable team at Belvoir Lettings. They have been excellent and I trust them implicitly. The current tenants have been in the property for 6 years and have no intention of moving. The property is “fully managed” and despite being away with work a lot and not easily contactable I know that if something goes wrong it will be dealt with swiftly and professionally. Due to their location, other agents look after my other properties - they don’t come close to Belvoir Dundee. Thank you!

Fantastic experience: I have been renting out a small flat in Dundee for well over 10 years through a very effective team in Belvoir. Over that period, the team has impressed me consistently with the alacrity with which they informed me of the need for repairs or replacement items, and the speed with which action was taken. When visiting the flat recently I was well pleased to find the flat in excellent nick (or was that Nick).

Fantastic experience: The Team at Belvoir Dundee are the Best! I was let down by a different letting agency, and did not have much time before vacating my current accommodation. The Team at Belvoir went an 'extra mile' and got me a lovely house, in good time for me not to be on the streets or incur hotel bills. I will definitely be using this particular Estate Agency for as long as I need one, and I will definitely be recommending Belvoir to family and friends. Fantastic experience: I had been with belvoir for approx 4 years and throughout my time there, the customer service was exceptional. We had Lucy mainly look after any of our issues and we couldn't have asked for someone better. Not only Lucy but other staff that needed to come in and help us also were exceptional. We regularly recieved property inspections just checking on the property and the guy that came (can't remember name) was also brilliant, he wasnt just in to check the property and leave he actually took the time and spoke about things and took the time to speak to my children. Never once did we have to repeat ourselves when a maintenance issue arose with the property, it was always dealt with within the same week. Overall I will certainly be returning to belvoir as they are a top notch firm/team of people who really same to care about their tenants. Keep up the excellent work guys, and thank you for everything
