They have sorted out any maintenance issues for the tenants, ensured all the health & safety certificates are renewed at the right time, and answered all my questions/given me advice. Fantastic experience: The team at Struan Baptie, Dundee, were exceptionally professional and helpful, making the whole letting experience painless and smooth. Outstanding service, I cannot recommend them highly enough.

Negative experience: SBPM pushed and pushed for a 5* google review before we moved into the rental however we have had nothing but issues with them and the landlady since. The property we rented was not in a habitable condition which was confirmed by all contractors who came to try and help. The SBPM team ignored all professional recommendations to fix things like heating and hot water and even though they said we were 'excellent tenants and no longer wanted the property and its landlady under their management', the issues were not resolved. The result of this was significantly higher bills to try and heat the property, and damage to our belongings because of mould without any compensation. (For context, our bedroom was 7°C in winter with the heating on.) The SBPM team's solution was asking to move to another of their properties rather than support us with the issues we had. In the end we had to move out due to health reasons caused by living in the accommodation and a significant amount of damage to our belongings. The landlady then requested a significant amount of our deposit for gardening which an independent report company (arranged by SBPM) said was 'generally well maintained'. Again we had no support from the team other than being told they agreed with us and we could dispute it with safe deposits scotland. We're not sure what the purpose of the report was. Unfortunately, due to having a newborn in the timeframe given by safe deposit scotland to submit our evidence, we missed the deadline and the deposit money has been automatically given to the landlady. We asked SBPM to support us with this, but we have sent numerous ignored emails and calls. SBPM have a focus to be the middle man in the rental market and earn a percentage of your rent without any compassion, care, or support for their tenants.

Negative experience: Wouldn't ever ever ever recommend this company to anyone. We were made to live in a mould infested property with nothing but lip service. I had nothing but problems from the minute I moved in. Would 100% never ever ever recommend this company to anyone ever!!!!!! Our hall was riddled with mould with multiple surveyors coming out but no action from recommendations from either the company or the landlord. We just continued to get "how to stop mould" emails when it was already agreed it was nothing we were doing in the property and it was the property that was the issue. Our lock fell off the door although it was reported before it did and we're were left unable to lock or secure our door. We were payed not to shower because we kept flooding the neighbour downstairs because nothing was fixed and only patch work was done. The neighbour went to the council and they were told they had to make changes. Not forgetting the shower broke. The boiler fell off the wall the day before my grans funeral after multiple reports to have it fixed prior to this. I had to replace the carpet because it had a massive holes in. The state of the kitchen was not great with handles falling of due to disrepair.

Positive experience: From enquiring to handover, the whole process was very quick and staff were very responsive. Quick replies and all queries were sorted with haste and any issues raised were dealt with very quickly. Can't complain about how quick everyone does their part.

Fantastic experience: After viewing the property and registering an interest, there appeared to be a mix up and was told someone else had been put forward for the referencing. Following day had a call from Michelle to ask if i was still interested as the person wasn't suitable Michelle advised me what i needed to do which i did the next day (payslips, bank statements etc) and sent all in an email. As Michelle was on leave i called the office and dealt with Fran who was absolutely amazing and within 2 days i was accepted as the new tenant. Negative experience: Terrible experience. Had to deal with the most unhelpful, rude, abusive property manager. Who goes by the name Michelle. ( In case their bosses are reading this) Blamed me for a mistake they made, and held that grudge. Never in my life have I had to deal with such a unprofessional individual. Unwilling and unable to answer the most basic of question. They have wasted 4 weeks of my life, and caused great financial expense. Lied to my face that my application was to be sent to the landlord, before messaging me to say that wasn't going to happen. I am moving from across the country and this experience has caused me a lot of stress. Avoid at all costs.

Whenever we encountered any maintenance issues, they were quick to coordinate with the landlord and have everything sorted efficiently. Though I applied to see few houses with Struan Baptie and the great staff helped me a lot with all the renting checks! Fantastic experience: I have been a landlord and a tenant of Struan Baptie Property off and on for a number of years now and wouldn’t hesitate to recommend them. I was in a bit of a personal life upheaval renting this time around and Struan and his team couldn’t have been more supportive and helpful. I had a couple of heating and plumbing issues on moving in and these were attended to and fixed within a day. Lovely people all round.

Negative experience: Wouldn’t use this company again or ever recommend. When we first moved into our flat we were originally renting with Belvior, who we made aware that we had numerous issues with the property, including a living room light not working, our kitchen window not closing and having to be tied shut, plug socket not working and living room and bedroom windows not opening, this later lead to mold growing around the windows and walls. We never got anywhere with them and then got moved over to Struan Baptie who we also made aware of the problems. Rather than fixing them, they got left and we got ignored. After a couple more months our bathroom extractor fan also broke and leaked water, causing us to not be able to use our bathroom light which got left for months. We repeatedly had to follow up for these to get fixed and we either got a “reply in 3-5 working days” or none at all. We were ignored, pushed aside and left to live in horrendous conditions. After living there for just over a year, we left with very little getting fixed and very disappointed in the way we were treated.

Fantastic experience: Absolutely great experience with Struan Baptie Property, really friendly staff. The entire process was done very expediently and professionally and it was only a matter of days until I got the flat I was interested in and great conditions and with a very detailed inventory.

Positive experience: Recently moved into a lovely flat. Process was smooth and felt very organised. Staff in the office are approachable and can’t fault them. The only issue we’ve had is being left a £100 energy bill in our name despite not having lived at the property during these months however this was all easily sorted out.
