Negative experience: I noticed that a property was marked as "Just Added" on Zoopla. The first issue arose when I called Pavillion at 10:26 am to ask about a viewing. The woman on the phone didn’t even allow me to finish my sentence or mention the address before interrupting me and saying, "book the viewing online." I then took the afternoon off work to travel from Arborath to Dundee for a viewing at 2:15 pm. The gentleman who was there to show me the property informed me that he wasn’t the letting agent and didn’t know the answers to the two questions I had; he advised me to speak to the letting agent. I liked the flat, so I submitted my application at 2:56 pm. However, I received an email at 3:45 pm (not even a courtesy call) stating that "the property has not long gone under offer." Between the person who showed me the flat and the agent I spoke to on the phone after receiving the email, all they had to say was, "it isn’t me that is dealing with it." If I were a landlord seeking Pavillion to manage my property, I would look elsewhere. If they can’t even manage basic communication with each other and handle viewings for a flat that is already taken, it raises concerns. As a potential tenant, I would also consider other options. If they are unaware of which flats have been taken, how can they be expected to handle maintenance issues effectively?

Fantastic experience: I rent from Pavilion, and I’ve had an excellent experience so far thanks to Sean, who manages the property I’m in. From the beginning, he’s been incredibly helpful and responsive, usually getting back to me the same day or the next. As an international student, finding housing was overwhelming, but Sean made the process much easier. He was kind and accommodating, even meeting me at the property with the keys when I moved in and taking the time to show me how everything in the house works. (It would have been difficult for me to get the keys from the office with all my moving bags in tow from the airport, so this was a big help) When I’ve needed repairs, they were handled quickly, so far they’ve all been handled by the next day, and the contractors Sean arranged were efficient, punctual, and professional. I feel very fortunate to have Sean as a property manager because, in my experience, many property management companies like Pavillion focus only on the landlord, not the tenant. I have not really interacted with anyone else at Pavillion, and I know I probably just got lucky, so my review is mostly to give credit to Sean who has been very fair and supportive. I’m really grateful for his assistance and the positive experience so far. If I choose to move after my program, I’ll keep renting from Pavillion as long as he’s there.

Fantastic experience: Every time I've had even the slightest problem - the normal kind you have when you've been living somewhere for years - Pavillion respond quickly and sort it well. Today we had an electrician come out to fix a light. It was a really minor thing, just one of those weird lights that can't be changed easily. But we'd heard from the electrician by the next morning, and then today he arrived exactly when he said he would, did the job efficiently, and was great about it. 10/10 would be willing to let this man in my house again and only feel mildly awkward about it.

Negative experience: This is a horrible letting agent, especially Callum. The man is completely incompetent, unprofessional and seemed resentful and frustrated when unresolved issues were raised numerous times. We had a water leak in the living room windows that lasted over a year, caused a lot of damp, and eventually forced us to move out. There was black mould in the bathroom that was never seen to either, another factor of us leaving. 2/2 8 Bellefield Avenue is relisted without any mention or evidence of the mould or the damp.

Fantastic experience: I have carried out works for pavillion and found them to be very organised and great at communicating. They are very easy to deal with and I would highly recommend them

Negative experience: Very disappointed service, specially callum and sally, they promised me to offer the property but in the last minute they rejected without any reason. I have all the evindence to prove. Very cheated organisation I have ever experienced.

Positive experience: Renting with Pavillion currently. Best person I have interacted with is Josh (5 stars for him)- showed me all the flats, was very friendly, and even gave me advice for the area. Hard to get a hold of others and had a lot of trouble getting an answer on the phone when initially trying to lease but once in a place maintenance typically has a good turnaround and responses improve.

Fantastic experience: While most agencies seem adamant on making a tenant’s life miserable, Pavillion Properties have reminded me that there are still good agencies out there. Not only did we get a place so quickly and smoothly with them (Jody is an absolute star) but the place was in good condition. They’re always quick to respond to any issues and they genuinely seem like honest and genuine people.

Fantastic experience: We moved to Dundee in 2022 and really struggled to find a place. We stayed for a week at a friend’s house then rented a flat on Airbnb for another week while house hunting. Several agencies did not pick up their phones or remove their listed properties from Zoopla or Rightmove after letting them. But we could easily book a viewing with Pavillion through their website, had the viewing and applied for the property on Monday, got our application approved on Tuesday, signed the contract on Wednesday and moved in on Friday. Everything was smooth. During our stay in Dundee, Sean had always been responsive and any problems with maintenance were sorted out very quickly. We ended our tenancy last month to move to another city and we quickly got our full deposit back. Overall, it was a very good experience renting with Pavillion. Highly recommended!

Negative experience: This is the worst agency I have ever encountered. They provide some of the worst services, and I would never recommend them to anyone. On the day of the viewing, I received a reminder text before the viewing itself, but on the very same day, I received an email cancelling the viewing . This has happened multiple times to me. The service is highly unprofessional and unethical.please stay away save ur time.

Negative experience: This agency are bullies, incompetent “professionals” that see tenants as a great money grabbing tool. I’d rather be homeless than rent from them ever again. Money certainly did not buy them any class or decency.

Fantastic experience: A good experience throughout. Viewings are easily booked, sorting moving in very simple and Sean sorted any problems I had quickly and the property was wonderful throughout. One of the best agents in Dundee and would highly recommend.

Negative experience: You decide after reading the following. *********MY EXPERIENCE******** WATCH OUT FOR FAKE 5 STARS******** Delayed Key Handover: Despite paying the rent via credit card, Pavilion Properties claimed they hadn't received the funds and withheld the keys to the property for three days. (Imagine buying a shirt from M&S with your credit card and being instructed to pick it up after three days) It required persistent follow-up and unnecessary chasing to finally obtain the keys, causing unnecessary stress and inconvenience. Agent Inefficiency: The agent assigned to assist me, CW (100A High Street), proved to be a major source of frustration. His lack of responsiveness and unhelpful attitude made the entire renting process unpleasant. Dealing with him was a constant headache, as he seemed uninterested in resolving issues or providing satisfactory customer service. Maintenance Neglect: Upon moving into the property in February, I noticed several pre-existing issues that should have been addressed prior to my arrival. Despite reporting these problems, Pavilion Properties displayed a lack of urgency in addressing maintenance requests. Their delayed response time and inadequate repairs demonstrated a disregard for the tenants' comfort and safety. Unjust Cleaning and Damage Charges: When vacating the property in May, I took great care to leave it in pristine condition. However, Pavilion Properties unjustly charged me £250 for cleaning and damages. Fortunately, I had the foresight to document the property's condition with pictures before moving in. Despite providing evidence, they have dragged the process, causing unnecessary delays and displaying unprofessional behavior. Lack of Professionalism: Overall, Pavilion Properties demonstrated a lack of professionalism throughout my tenancy. Their poor communication, disregard for maintenance, unjust charges, and unprofessional conduct left me feeling deceived and taken advantage of. I strongly advise others to avoid renting from them, as their practices are unethical and can lead to financial losses. In conclusion, my experience with Pavilion Properties was highly unsatisfactory. Their inefficiency, neglectful maintenance, and unprofessional conduct have left a lasting negative impression. I urge prospective tenants to exercise caution and explore alternative housing options to avoid the unpleasant experience I endured with Pavilion Properties. ******NOW they would provide an explanation that, as always, would perfectly make sense :) ******* DO NOT FIGHT FIRE, PREVENT WHEN POSSIBLE*******

Negative experience: Called today and wanted some information about a rental which was fairly expensive. I was met with a less than helpful member of staff who didn’t introduce herself and before I even had the option to enquire I was instructed to use the website. The website wouldn’t give me the answer so I asked the question I needed and then abruptly told she didn’t know. Not good when looking to rent a property at over £1400 a month

Fantastic experience: Finding accommodation while moving to a new country is very much a challenge. We were quite worried about finding a place to stay. Pavillion has made this task really easy and helped us find a lovely place. The process was quick and seamless, we were able to move in no time. A Nice and well-maintained property, suitable for our family. People are approachable and helpful, patiently heard all our queries and clarified with full details. Negative experience: My friend recommended me this agency, saying they're chill. and I truely don't want to rate them 0. But here's my experience with them: I viewed a flat 2 weeks ago and applied later that day. with absolutely no response, I applied again several days later. This time I received an email asking for documents, I replied with my documents and received not a single reply since then. I sent several emails and enquiries on a daily basis and guess what? Not a single word from them. Today I sent another enquiry and this is what they replied: "I am afraid this property is now gone. This property was oversubscribed and is no reflection on your application. " Well I guess they didn't even bother to consider me as a tenant.For more than 10 days they wasted my time on this flat, I had to turn down other flats for this one, and get nothing in the end. Maybe they're good sometimes, but in my experience they're absolutely terrible. It's quite irony that my compliant get them to reply in even non-office hours and weekends. And from their reply I figured their bussiness mode: They would gather around 30 to 50 applicants(this time of the year) and put them on hold without any information. Then the landlord get to choose which one get the property. Yes I know it's somehow a thailand fish tank. Such fish tank mode is clearly NOT in favor of tenants' needs. especially for non-UK based people who don't have much record in the UK. I believe anyone with such experience would rage for their lack of response, but they insist I rated them low because of my application failure, no it is not. Even a non-native english speaker like me can make a difference with those 2 reasons, but these people have been trying to divert my compliant from lack of response to one bad application. The only fact is that during whole 12 days I only received 1 email from them, in response of my daily enquiry. Why don't your so called agency took these energy of diverting facts to make some actually customer service? It is even funny that I get so many replies from you people for a compliant, but when I am still polite and patient you don't care to do so.
