Fantastic experience: Ellie Thorne recently handled a letting for us at a beautiful rural property. Finding a suitable tenant was challenging as the property is quite unique in a lot of ways, but Ellie used her considerable resources to find what we are sure will be a great tenant. The process was dealt with professionally and the communication was excellent. I couldn’t recommend CGP more. What can be a difficult process was made a lot easier with Ellie’s efforts. Thank you!

Negative experience: I am extremely disappointed and deeply concerned about the way I have been treated by Cooper Green Pooks in Shrewsbury. I made several phone calls requesting to arrange a viewing of a shop unit, clearly explaining that I intended to open a restaurant. Despite repeated attempts to contact your office, I received absolutely no response. My enquiries were consistently ignored without any explanation. In September 2025, I also sent an email to James Satoor Once again, I received no reply. This complete lack of communication is highly unprofessional and unacceptable. Given that my enquiries were repeatedly ignored after I disclosed the nature of my intended business, I cannot help but question whether this treatment was influenced by bias or discriminatory attitudes. Every prospective tenant deserves equal and fair treatment, regardless of their background or the type of cuisine they wish to operate. This experience has been extremely disappointing and has left me feeling unfairly treated. I strongly urge the company to review its conduct and ensure that all clients are treated with fairness, respect, and professionalism.

Hi Jasmine, thank you for your time on the phone just now. Briefly to summarise our discussion, re the property you enquired about in September '25, this was not taking viewings as it was under scaffold and being used as a construction compound. James did respond to your initial enquiry and we are still awaiting information from our client to be able to move lettings forward on that unit as it forms part of a larger development. Concerning your enquiry last week, we expected to have keys in from the landlord the following day and aimed to write to you inviting you to a viewing. Unfortunately, due to discussions between the landlord and tenant which we are not privy to (we don’t manage the building) there is a delay in getting hold of keys to arrange viewings. This is still the case. We should have got back in touch and updated you but we failed to and you have accepted our apology for that. We can assure you that you have not been disadvantaged in any way since we are not yet able to offer viewings to anyone. As soon as we have keys, we will contact you to arrange a viewing. Fantastic experience: We couldn't have been happier as tenants of Cooper Green Pooks. In our two years of tenancy, they never stepped a foot wrong. The onboarding process was easy and ending our tenancy due to buying a property was straightforward. Our Property Manager Matt was absolutely great, always there if we had any questions or needed anything. The only repair we needed during our tenancy was sorted within the week and communication was great throughout. I can't recommend CGP enough for anyone thinking of renting with them.

Fantastic experience: We are both tenants and landlords with Cooper Green Pooks and on both sides they are fantastic to work with. From a residential landlords point of view they take all of the work, legalities and hassle away, Chris offers great advice and always has our and our tenants needs in mind. Fantastic experience: We’ve been renting a shop space on Wyle Cop through Copper Green Pooks and the experience has been brilliant from the start. Fantastic experience: After renting a property for 9 years (in Shrewsbury) we were given the usual 2 months notice by our landlord. Fortunately we used Cooper Green Pooks to find our latest rental property. Ellie was amazing! So efficient and helpful. Fantastic experience: We recently purchased our first home through Cooper Green Pooks and had a very positive experience from start to finish. The marketing and photos made the property easy to find and was accurately described. The team were consistently professional, friendly, and most importantly, excellent communicators throughout the process. Negative experience: Absolutely terrible customer service, not sure of the name but a tall middle aged man with wrinkles and a receding hairline was extremely rude and aggressive towards me, not to mention how condescending he was when asking simple questions about properties. Would not recommend using this company as they clearly only act with THEIR interests in mind not their customers.

Negative experience: Very poor experience. We reported significant wall damage and mold growth multiple times, but the issue was consistently dismissed as being caused by insufficient heating. Despite our efforts to maintain the property, the damage worsened over time, and no meaningful action was taken by the management. In preparation for the birth of our child, we took it upon ourselves to treat the walls with anti-mold products and cover the unsightly marks, prioritizing our family’s health and safety. Unfortunately, this was later labeled as “unauthorized decoration.” My midwife expressed serious concerns about the living conditions, deeming it unsuitable for a newborn, which ultimately led to us leaving the property. I had formally reported the issue again before the baby was born in June, but no one followed up until after we moved out. Now, despite the clear signs of long-term neglect, the management is attempting to charge us for what is clearly wear and tear and the result of their own inaction. This experience has been extremely disappointing and reflects very poorly on their approach to property management, particularly when families and children are involved. While managing costs is important, it’s equally essential to provide tenants with a safe and healthy living environment. Landlords and tenants should avoid this agent.

Dear Yeni, thank you for your review. As you are aware I responded to your husband’s negative review last night.
To be clear, it is the tenants responsibility to adequately heat and ventilate the property and you unfortunately failed to do this. We appreciate that the cost of living is high and that people often have to make choices as to where they allocate their household budget, but those choices have consequences and in this case it led to mould and condensation issues in the property you were renting. There is nothing fundamentally wrong with the property and we could literally show you 100s of examples of the same type of house / gas central heating set up where the tenant is adequately managing the situation. The damage to the carpets and separately, the damage to kitchen door fronts from the unauthorised Staffordshire bull terrier, are also not the Landlords fault and will need to be paid for by the tenant. Negative experience: Matthew Wynn was our property manager. Hostile and unreasonable estate agent that is condescending and try to coerce you to act in their best interests, not your own. When leaving a property let by them, be warned that you will likely NOT receive your deposit back despite going the extra mile to make the house as it was before renting. Strongly advise you to AVOID. Other tenants in other households we have spoken to completely relate to our experience.

Dear Sam - thank you for your feedback. I was disappointed to hear that you had been verbally abusive to Matthew on the phone earlier when he pointed out (correctly) that there would need to be a deduction against your (now) wife's deposit for (amongst other things) damage to kitchen door fronts caused by your pets. The pet (Staffordshire Bull Terrier) was unauthorised and it is worth further pointing out that before you started living at the property your wife (the actual tenant in this scenario) was not heating the property, leading to wide spread mould and condensation issues. If we could give 'one star' to this tenancy, we certainly would. One day the boot will perhaps be on the other foot and it will dawn on you (or your wife) that your actions fall rather short of what would reasonably be expected. Fantastic experience: Had a great experience with CGP buying a first house. Very communicative and quick to accommodate additional viewings and organising times for surveys as well as being quick with the back and forth of offers. Every time I called the staff seemed very happy to be helping, believe her name was Chloe. The after sales support person, Sarah, was also incredibly helpful in chasing the seller and his solicitors when it was needed and sped the process up significantly. Would definitely use them again when it comes time to sell

Fantastic experience: Without a shadow of doubt, the most reliable, dependable, trustworthy, caring and dedicated estate agent / letting agent / commercial property team in the Shropshire / Shrewsbury area. The individual and special attention provided by CGP requires words that my thesaurus doesn't have the capacity to produce. If you are lucky enough for CGP to take care of your property requirements, it is highly unlikely that you will discover a way to extend your gratitude. If you think I'm exaggerating, keep a look out for their signs throughout Shropshire property and you'll immediately get the picture.

Negative experience: Appalling, very lacking in detail to attention when it comes to their customers. Yes your clients are a priority when finding them tenants , but as paying tenants we should also get good customer service. A say in things and some respect. Some of us are moving businesses into these properties, spending alot of money and undergoing stresses of our own and the last thing we need is to go unheard and to be disrespected. Take responsibility for what YOU have sold us. You want us to take responsibility as your customer , the least you can do is acknowledge your own doings.

Negative experience: Myself and my partner have submitted multiple enquiries for different properties to rent through this agency over the past months, through 3rd party websites and through their own, never once have either of us received a response - a property we enquired about was even reduced weeks after we enquired, following a period of it being empty! My advice to landlords is don't waste your time or money on someone who isn't proactive to get your property let out, and we'll also be ruling this agent out entirely when we come to buy.

Fantastic experience: We’ve recently rented a property through CGPs whilst having building work completed on our own property. They have provided an excellent service, from the initial viewing and onboarding process, through to how quickly they respond to small issues with the property. Having used a few letting agents in various parts of the country over the years, CGP have been by far the best.

Fantastic experience: I'm surprised to read the negative reviews posted on Google regarding Cooper Green Pooks as my experience was completely the opposite. In fact, there is no way that I would use any other agent. I have used other agents in the past and found that they were nowhere near as professional, courteous or hard working. Chloe in particular worked very hard to secure a purchase on a property for us while at the same time, pushed to get ours sold in very good time. She was considerate about the viewers that she sent and kept me well informed with productive and useable feedback. The valuation that we received was practical and it was clear that Dan and Hamish had done their research of the area and we got the price they advised. The photos taken of the property were miles ahead of the comparable properties that were advertised with other agents and the house was presented beautifully online as a result of the care and time taken by Dan. Sarah in sales progression was also wonderful, nothing was too much trouble and she always responded promptly. Overall we are so impressed with the service we received both selling and purchasing from Cooper Green Pooks and we can't recommend them highly enough. They have an excellent reputation and certainly work hard to live up to it. Thank you all the team.

As you know from our correspondence, we have proposed deductions to your deposit as you left the property both unclean and over stayed your notice expiry date, thereby accruing rent arrears. We have supplied you with clear time/date stamped photos from both before and after your tenancy, as well as cleaning invoices to evidence the work that has been carried out. Unfortunately, rather than enter into constructive dialogue, you have chosen to verbally threaten members of our staff including being particularly foul mouthed to one of our female staff members. *We have now had the official adjudicators report from the Tenancy Deposit Scheme. This is a completely independent body who have the final say over whether a claim on a tenancy deposit is justified. They provide a detailed report based on evidence provided by both Tenant and Agent (on behalf of the Landlord) and their decision is final and binding. In this instance over 85% of the claimed amount was awarded to the Landlord, who was well and truly vindicated in pursuing the claim.

Negative experience: I have never had a worse experience with an estate agent and I will not deal with Cooper Green again. Emily Dean was extremely rude and condescending to me when I was putting an offer in on a property. I am a genuine buyer who was looking to purchase with Cooper Green and to my shock she hung up the phone on me during a conversation about a property. I am disbelief at how unprofessional each interaction has been. Now I will not be looking to purchase with Cooper Green.

Fantastic experience: An outstanding service throughout! From the very first enquiry into selling our home, Becky was incredibly helpful, answering hundreds of questions with the patience of a saint and professionalism throughout. What could have been a tricky sale of a shared ownership property was handled thoughtfully and expertly, finding a buyer, checking eligibility and arranging viewings and keeping me in the loop throughout. Becky did it all and the communication was perfect! Once the sale was agreed, Sarah took over aftersales care and, well to say she had her work cut out would be an understatement! (Quick tip for anyone selling a home, listen to your estate agent and take their solicitor recommendations, we did and ours was fantastic. Further down the chain, and well lets just say, they should have listened!). At every stage of the conveyancing, there were problems caused by 1 solicitor, Sarah however, went out of her way to liaise and communicate with both parties and found a way to keep things moving. It was difficult and a few times I thought the whole stack of cards was going to come crashing down, but Sarah didn't allow that to happen and she constantly communicated up and down the chain, going above and far beyond the remit of her role, its clear she really cares about the customer! The work that this team, and Sarah in particular have put in, and the outstanding communication and reassurance throughout has meant our exchange has finally happened and I can't thank both Becky and Sarah enough for all of their hard work. 5 stars? I'd give even more if I could - Thankyou both so much!

Negative experience: Have been looking for properties around the Shropshire area for well over 1 year now! The staff here are extremely rude and borderline conceited. Despite having significant savings and a business that is successful they are incapable of finding us a property. it is understandable in these difficult times that things aren't "normal" and landlords are extra cautious, however having been with this agency around 2 years not a single property had been found that is "suitable" for us. We have bent over backwards even offering to pay the tenancies in full upfront with a higher deposit to no avail. The person who is responsible for writing up the ads cannot even be bothered to state whether they will allow a dog so constantly we are calling up to be told "no." On one occasion we were told no before we even stated the property name. We have now received an email from them asking us to take down our review.

Negative experience: My partner and I have been registered with this company for around 3 years, and are STILL searching for a rental property. We have a tiny dog, and they send us properties and then we ask if they allow pets and they say no. They never mention pets on any of their properties so we call just to be told no pets. When we say we are desperate and need a property, they just say to look on their website at the available properties. I just find it ridiculous that this is their job, and they can't be bothered to put any effort it. They can't even be bothered to write a simple 'no pets' on the properties, which causes us to call up to be told no anyway. The properties that do finally allow pets we are told there is too much interest and to keep updated on new properties.

Fantastic experience: I have been with Cooper green for nearly seven years to help me let two houses. I found them top class in every respect; professional, courteous, helpful and honest. I cannot compare them to another agency called Haart in Milton Keynes that I was persuaded by their manager they were good but time and again failed in virtually every thing they would do. Unfortunately I have to sell one of the houses but the sale department is excellent in managing the sale. The service on each occasion was top notch, nothing was too much trouble and at all times the staff were polite and dealt with anything that did crop up promptly and efficiently. Negative experience: After three weeks of empty promises and the most intrusive background checks of any letting agency I've dealt with, we were met with the news that both properties we inquired were lapped up by higher bidders. From your review, it is not entirely clear whether you are a prospective tenant or a prospective buyer (as you reference both 'bidders' and 'new homeowners' but start with 'letting agency), but for the purposes of this response I will assume the former. To be clear, on the rental side there is no 'bidding' process. We are tasked (by the client i.e. Landlord) to source them a suitable tenant for their property. We take our role very seriously as there are very serious potential ramifications if the wrong decision is taken. Over many years of operation, we have been fortunate to gain the trust of both Landlords and Tenants alike for being professional and diligent. Unfortunately, we cannot please everyone and it is a fact of our business that we have say 'no' to more people than we say 'yes' to on a weekly basis, as often properties attract multiple expressions of interest. Clearly we wouldn't be doing our job properly if we always said 'yes' to the first person who came along, so if we still have a strong pipeline of interest (and are yet to receive a stand out application) we will advise the client to let the process play out for a bit to allow time for further applications to come in. This can be frustrating for some prospective tenants and frankly it can some times be hard for the Agency to relay the message that the application is just not what the Landlord is ideally looking for - there could be a myriad of reasons - from pets, number of proposed occupants and financial - so it is not always clear cut. We have a complete cross section of tenants on our books and indeed are the only Agency in Shrewsbury to also cater to the burgeoning Student market, so we would encourage anyone looking to rent to get in touch and see what we have to offer. Certainly, if you are a young professional (as you allude), I would like to personally review your profile and perhaps try and help you both understand the process and to source something suitable. Negative experience: I see this agent has not improved over the years. We first dealt with them over 10 years ago and the service was shocking then.. We contacted them in August 2020 relation to a property to rent in Shrewsbury. Filled out the application form and offered to pay 12 months rental in advance as well as the holding deposit. We have been renting our current property for the past 6 years without issue and our current landlord has been very happy with us. This shower did not even have the decency to come back to us to tell us that it had been let to someone else. Really poor customer service. IN RESPONSE TO CHRIS POOKS Please do not make excuses for your companies inability to communicate with prospective tenants. We are all dealing with "extreme" circumstances in the current climate, but the difference between those that are capable and those that are not is very clear. We filled out the application and heard nothing. I even had to chase the application with Pooks to find out what was going on. We heard nothing back until we noticed that the property was let. No ongoing communication from Pooks whatsoever. Whilst my credit history may not be the best in the world, I am cash rich so do not attempt to patronise me. You talk about a collaborative approach. That is rich coming from a estate agents that can't communicate.

We are working under extreme conditions at the moment and have adapted quickly (through the use of cutting edge technology) to enable people to view properties via a virtual tour and to then subsequently express their interest through filling out an electronic form. With multiple applicants for every property and the phones generally ringing off the hook, we have tried to keep lines of communication clear at all times, but it’s not an exact science. Your application is not straight forward and no doubt that has led to you not being ‘at the top of the list’ when you have applied for properties in the past, but with a more collaborative approach Agents might be persuaded to work with you to seek a solution. Fantastic experience: I have nothing but praise for the whole experience of our house sale. Me and my sisters had inherited the property and nobody lived in Shrewsbury. The gentleman who came for the evaluation was efficient and honest about the houses strengths and weaknesses within the market. Once agreed he got it on the market the same day! Emily and Sarah in the office were helpful and kind. The communication from everyone was awesome, they handled all viewings and managed to secure us a cash buyer for the price we wanted in very quick time, I would not hesitate to recommend. The whole team made a difficult and emotional sale very very easy.

Fantastic experience: This was a restoration of a Victorian Terraced house that had been originally refurbished badly by the previous owner. At the time of purchase I was living 150 miles away and after several failed attempts to get builders to quote for work I appointed Cooper Green Pooks to project manage the total refurbishment of the house. Works included fitting a total new kitchen, relocating and fitting new central heating system, converting a walk in wardrobe to an ensuite shower, toilet and tiling throughout the ensuite. Rewiring of whole house, restoring fireplaces, extensive replastering with coving restored and ceiling roses. All work was managed by Tom very well with all work being completed to a high standard. Project commenced end of September being completed and in by mid December as planned.
