Fantastic experience: Great Experience with Kelly Preston at North Oxford Property Services (NOPS) This was my first time dealing with an estate agency, and I was lucky to have Kelly Preston as my agent. She was on time for the viewing, had excellent knowledge, and answered all my questions. I was impressed by how quickly she responded to my emails. Overall, this was by far my best experience with an estate agency, and I’m truly grateful for Kelly’s support. I hope everything continues smoothly!
Negative experience: Do LISTEN and take heed of the reviews. I moved my son into Cowley Road in Oxford. Its appearance and presentation is grim for the best part of 4k per month rental. No inventory check in place at the time of moving in despite assurances by NOPS it was due move in. Previous tenants billed for professional clean that clearly did not materialise. Avoid the company and most certainly avoid the property. One of the photos below is the provision of the fridge freezer with a form of brown residue about an inch in depth, electrical items the furnished flat provides that do not appear to be in-date PAT wise, there are too many photos to upload, so have all been stored for next year when their deposit is due it’s return. UPDATE: Having disputed the deposit, much of the case was upheld (not all) and enough to question the integrity of the landlord and NOPS. A large proportion of the deposit was due to a full clean of carpets, yet the property is now for sale having had all carpets replaced, no doubt due to the significant fire that took place beneath the property and the insurance claim made. We are now reporting this fraud to the insurers. I feel for anyone that rents 258-262 Cowley Road, let alone purchases it.
We are completely understanding of your frustration with the situation which occurred at your son's rental property however we feel it important to point out that NOPS is only instructed to let this property and everything thereafter is handled by the Landlord, exclusively. I would be more than willing to discuss the intricacies of this situation to at least try and offer some perspective, even if we are not able to action anything further. I also want to make it clear that we are not attempting to shun responsibility for the scenario but are keen to ensure it is understood that are ability to act is limited.
Lastly, we are not aware of any sale taking place at this property.

Negative experience: Absolute thugs I arrived in a dirty flat. They had not cleaned it, but they love to engage in long-winded arguments about how its my fault. I've met the cleaners when they showed up to clean the flat downstairs. They were late so had no time to finish cleaning. Another tenant was given an incorrect code to her door, so she could not get in. Having codes on doors in also illegal. There are no locks. When I went to get my code, a woman in the office showed me everyone elses codes and asked me to take a picture of her screen. I told her that it is really serious to give access codes to other peoples flats, and she and her colleagues acted like I was a terrible person for saying so. Another woman arrived in her flat, and they had not put the furniture in. She ended up sleeping on the floor. My windows were broken when I arrived. I told them, and they send s repair person. He told me how to close the windows. They are still slighty broken and cannot be closed 100%, only about 95%. NOPS has charged me £150 to "show tenant how to close a window". They have no shame.

Negative experience: I had the horrible experience of renting with NOPS for a year, and it was absolutely terrible. We had daily power outages throughout the year, fence panels that were blown down in a storm at the beginning of the rental and never repaired, and, finally, the deduction of over half of the entire deposit. This is only the beginning. According to NOPS, three incredibly thin £5 mattress coverings would set you back £54. Despite being well-worn, several bed bases were "Needing" to be replaced; this cost £462. It cost £217 to replace door runners and fix a soap tray. The list is endless. This demonstrates once more how landlords attempt to exploit students by taking unjust and disproportionately large deductions for their own gain. I would remain far away if I were a student considering renting in Oxford!
Negative experience: Sadly you can't give less than 1 star on Google reviews. NOPS are abysmal. There isn't enough grammar in the english language to describe how terrible this agency is. Rude, Terrible Attitude, Dishonest, Condescending -> Seems to be a common theme across their review? - Coincidence? ***Thinking about using NOPS?*** If you are about to rent with them - DON'T! We chose to ignore the poor reviews pre-move in - don't make the same mistake! ***Signed a contract already?*** Document like you are crazy - spend a considerable amount of time with a camera taking photos of every part of the property - internally and externally. Add these to a series of pdf's and send this via email to the agency. Include a thorough report of what furniture is included and overview pictures of each room + garden etc. Take pictures of every bit of dirt, rubbish and every bit of mess / imperfection that the property has. Ensure all communication is over email - and don't let them bully you - read up on your rights online. ***Now for the Review:*** NOPS are really as bad as their reviews are. A truly incompetent bunch of people. Genuinely impressive how they can mismanage to this extent. Communication has been terrible, they're hard to get hold of and don't seem to communicate with one another. -> But, worst of all... They will actively try to scam you and take your deposit. (I first gave them the benefit of the doubt assuming they just made mistakes but, upon research have concluded that this is not the case). Their tactic will be to give you a very blank and inaccurate move-in inventory and then at move in list every possible item. For example - we were charged for removal of the garden shed, or chairs (which we never had) they add all this ridiculous stuff on - so that when you argue, they remove the really ridiculous stuff and get away with the less outrageous things. And yes, we've had the same scams as the other reviews... bed frames, cleaning charges etc... We cleaned with their recommended professional cleaner - they charged for cleaning. Honestly I could bore you with a very long review... but, you get the point. - Theres a reason for so many bad reviews - it's no coincidence. (This is my third agency, so far in Oxford and by a country mile - the worst) - Also interesting that the only good reviews are from landlords... ----------- Bottom line is - stay away from this agency, there are enough properties out there with others. It's just not worth the headache.

I have been a user of their Services for approximately 20 years with out any negative issues at all. The company and its employees have only ever been professional and helpful, yet with a kind human touch.
Negative experience: Worst experience with an agency ever. We arrived to an uncleaned house and they never replied to us so we need to assume costs. Struggled to get our deposit back and also struggling to get an explanation of the charges (way higher than supposed). They have a very bad internal communication so they mess up between each other. Negative experience: My experience with NOPS was frankly appalling. Their conduct especially regarding the deposit was incompetent, misleading and borderline fraudulent. After renting a flat for only 3 months in 2025, NOPS attempted to justify deposit deductions using a false and inaccurate check-in report, which clearly omitted certain items, or included items that weren't there. Even while admitting that the check-in report was incorrect, they still stuck to the bogus deductions. NOPS tried claiming a deduction of £330 to "professionally clean" my flat when the check-out report demonstrated a perfectly clean flat except for minor deviations including water stains on the kitchen sink! To add insult to injury, NOPS also tried charging me £150 for steam-cleaning a sofa that wasn't listed in the check-in report and which they claimed the landlord added after move-in. NOPS refused to engage with the inconsistencies. Their attitude was: “send your bank details, accept our figures, or open a dispute.” Zero accountability. Zero integrity. This was all accompanied by slow, evasive, and dismissive communication, including their refusal to speak by phone and a condescending attitude whenever questioned. To summarise clearly: - The check-in inventory is demonstrably inaccurate. - They relied on it anyway. - They admitted parts of it were wrong — and still used it against me. In my view, this behaviour is not just incompetent — it is deeply dishonest.

Negative experience: A service that would be illegal in Scotland. If you love unfair deductions, needles and piles of rubbish on the property on move-in day, a soiled sofa, and a £75 “Blu Tack removal” fee, then you’ll love these guys. A horrendous service at every turn. Avoid even if you’re desperate!
Negative experience: How they have gotten 3 stars in total is crazy. I’ve been renting in oxford for 4 years with different estate agents and NOPS have been the absolute bottom of the barrel. Letting people into our home without letting us know, charging £200 for ‘broken bed and blutac removal’ which was complete fabrication and blutac marks were there before we moved in. These people will try and get money from you anyway they can. Please go with other estate agents. These people are vultures.
Negative experience: If you are a student, please consider any options other than NOPS (NOPS will make out that they are the only lettings agents for more convenient areas such as Jericho but this is categorically untrue). Not only did they use my flat as a dumping ground for various random pieces of furniture, stacking a smelly broken fridge on top of multiple tables turned upside down in our living room, they left us without heating and hot water for multiple weeks in Winter. They refused to clean mould off of the walls, citing this as a tenant responsibility (legally it isn’t) and their plumbers made us sign a waiver to acknowledge that our boiler was broken and slowly becoming irreparable, as well as potentially dangerous. Following all this, they attempted to take £600 off of our deposit, citing ‘deep cleaning’ (most pictures show a single hair/tiny piece of fluff on a surface) and a ‘broken bed’ (a complete fabrication) as reasons. Particularly unhelpful were Mimi and Billy, who consistently ignored our attempts to contact them or just passed us on to the poor people they seem to manage whenever we tried to complain. 5 star reviews seem to be the result, as others have stated, of some kind of reward scheme for positive reviewers. Of all the people I know who have rented with NOPS, not one of them has a good word to say about it. If you are the parent of a student it really isn’t worth your money and the pain of trying to deal with this company. If you are a student, prepare to deal first hand with what another reviewer aptly described as NOPS’ ‘heady mix of callousness and incompetence’.
Negative experience: Flat was as expected (not great, but like how I toured it) upon move in, though it actually could've been cleaned better (they sent someone a second time but even then there was sticky stuff in a few places). Maintenance requests frequently went unacknowledged, and they try hard to hold onto your security deposit (even trying to charge me for cleaners when I had already paid out of pocket to have my flat professionally cleaned by their preferred vendor). So while you'll survive if you have to let through them, do look at other companies if you can. And heads up -- they also incentivize us to write reviews via their rewards scheme, which I imagine pressures people to write more favorably (as you can win a discount off your cleaning if your review is selected by them). So do take what people say with a grain of salt! I'll update this review if they select me for this scheme, which I think there's about a 50% chance of if it's truly random, given the number of reviews posted in the last 4 months (10 reviews posted after May 19th will be selected). We shall see!
Negative experience: Very unprofessional Very unhelpful in responses. Have to ask the same question several times, because they don't actually answer the question. They send standard emails, and I have to respond "do you actually need this information from me" because I know its a standard email, not personal to me. They can't be bothered to actually type out an email. It seems they just click button to send irrelevant emails. They are jobsworths, hard to see how they keep their jobs.

Negative experience: THE WORST. Extortionate price for a tiny house which was grubby from the offset. Wouldn’t fix any of our requests across the year, including concerns about mould due to a faulty humidifier. Proceeded to charge us over £200 to get a ‘top of clean’ on top of our £500 professional clean due to said mould and ‘dust on and around furniture.’ Genuine thieving going on here because there is no way they actually use the deposit deductions to repair their properties.

Negative experience: This is an appalling service. The house our kids are meant to move into in Oxford on the 30.08.25 was not even cleaned or checked. When sent 3 hours driving there to this and they couldnt move in. We still can't move in. 2 weeks later they are still messing around and University starts next week: Stained mattresses Human faeces in rooms Black mould in the bathrooms Moulded carpets Human stained sofas and walls Broken doors, appliances this list is endless. The rent ask is high but that's not the issue. You have no standards or respect for clients. We will not forget this.
Positive experience: I was a relatively inexperienced landlord, and the whole team at NOPS were so supportive and helpful and were very available to answer my questions.
Fantastic experience: I have been renting a property with NOPS for 2 years now. I have received a consistently good service - staff have been both responsive and friendly. Kelly Preston has been particularly helpful throughout my tenancy.

Negative experience: I know it is extremely difficult to find a rental property, especially in university cities, but so many of the one star reviews sound so familiar to my son's experience that my advice is that renting through NOPS is just not worth the cost and stress.
Positive experience: Liza was friendly and professional when showing us around properties. She handled tenants being in the house well to make us comfortable to view the property, however at one of the houses the tenants thought they had received no notification of a viewing so we were unable to see all the bedrooms.

Positive experience: I have used NOPS for the last 10 years or so for my buy to let flat. They have always been helpful and professional. They have always secured a tenant for me and keep the property up to date with all the regulations. They are not cheap and their own workmen tend to over charge so I would advise getting your own quotes for work. Otherwise I have no qualms in recommending them.
Fantastic experience: Liza was super friendly, efficient, and informative. I feel comfortable moving in after talking with her.
Negative experience: TL;DR - if you cannot avoid renting from NOPS, document everything, photograph everything, find out what the law is, assert your rights, threaten to sue. Then it might be ok. Received a notification from NOPS' property management site saying that my 'maintenance issue' had been resolved. Now, having finished my tenancy two years ago, I really hoped never to be reminded of this company ever again. At the time, I was so exhausted from dealing with them, I couldn't bring myself to write a review. Unfortunately for them, I now can. The tenancy was mostly fine, not the nicest property (one belonging to the RentGuru), but fine. There were, however, some early signs of what was to come. Firstly, the inventory on check-in was bizarre. It was like the person hadn't been in the room, since it listed items which weren't there. In total, I made 11 amendments. Secondly, throughout the tenancy we had prospective tenants showing up unannounced with the lettings agent. I tried insisting that this shouldn't happen, but NOPS and the Landlord just blamed each other, NOPS telling us they got no notice, the RentGuru swearing they had. It was the end of the tenancy which was truly horrific. NOPS and the Landlord (they're in cahoots) came up with a load of reasons to keep the deposit. This was a house of 5 strangers, each on contracts for their individual rooms (i.e. not a joint tenancy). Despite this, NOPS and the Landlord insisted on e.g. splitting damages in one room between all the tenants. This was a breach of contract and I really couldn't work out whether they didn't know the law, or were just incompetent. I asked Mimi in several emails to state which kind of contract she thought we had. She never did. So either she didn't know or she knew she was up to no good. In the house 3/5 beds were broken (they were landlord specials, god forbid you do anything in bed except sleep totally still on it). They tried to invoice the full cost of a new bed, despite the beds being three years old. Again, not legal, and clearly trying to exploit students who might not know this. I got the sense that NOPS lied as a matter of routine. For instance, getting hold of the invoices for these charges took weeks. When I finally got them, I was told they'd 'just' been received. NOPS had stamped the invoices with their logo and a date over a week before I got them. Although only a portion of the deposit was in dispute, NOPS and the Landlord (again, hard to know who was responsible for what, both parties said the other was responsible) refused to release the undisputed deposit amount, despite the fact that this is in the terms of the deposit scheme. They kept the full amount in order to pressure me into accepting their deductions. After months of emailing and phone calls, I managed to get the RentGuru to reduce their charges by 85%. Which seems good, but sometimes I think about that 15%, and how they weren't entitled to it. In other circumstances we'd call the fact that they kept it 'theft'.
Fantastic experience: Nops have been absolutely amazing. I was so worried about finding a house and Liza was amazing at finding me one that suited me and made me enjoy the process of looking for houses. The team was both patient and informative.

Fantastic experience: NOPS have managed two properties for me for over 15 years. Throughout, the team has been thorough, professional, and quick to organise help when issues arise with the properties. I have no hesitation recommending them.

Fantastic experience: Ellie Hieatt has done some marvellous work for us. Our property was vacant just before the Christmas and New Year break, and needed a very full refurbishment. We expected a two month void period, instead of which Ellie arranged for the work to be done over the holiday, and the lettings department found an excellent new tenant immediately after.
Negative experience: We rented a house in oxford as students and we had an awful experience with nops. I only realised how bad they are after being with college and county this year. They didn't respond to our broken boiler for two months during winter and they kept out deposit for 6 months and deducted money for a weedy driveway which had not been tidied up for the next tennants. The staff have a feeling of wanting to help but being unable to. I would not recommend nops to anyone!

Fantastic experience: I have been a customer of NOPS for some 15 years, they provide an outstanding service to landlords. They are proactive in dealing with issues, are very good at finding tenants and, very importantly, in dealing with the overwhelming bureaucracy which landlords now face. Negative experience: Rented this property for 2 years and in this two years maintenance was dome quick but squeezed so much money out of our pocket like just to clean house charge 1000£ and taking trash charge extra mattress charge which was never provided no recipt were provided on checking woth other cleaning company they charge 450-600£ for cleaning and NOPS took advantage of us being students and charge us way. Too much not recommended at all because of that and even after deductions which was way too much NOT GOT MY FULL DEPOSIT BACK WHICH I AM STILL FIGHTING FOR i dont understand how difficult it is to do a simole work and then still issue with deposite returning not satisfied at all need to see recipts
Negative experience: Today is the third day of my stay and the house was very, very dirty before I moved in. There was dust everywhere. They sent two supposedly ‘professional’ men who only cleaned for half an hour and then left. I believe they did not follow the strict check-out cleaning standards of the previous tenant and did not do enough to get me into a clean house. There were some staff members who were also very sloppy in dealing with issues. The shower was broken and the heat in the bedroom could not be turned off manually. I felt my rights as a tenant were violated. There were some outrageous follow-up questions, and the PropertyFile system showed one that wasn't me asking for maintenance needs, was about the previous tenant's rent-out (oddly enough, I've been moving in for over a month), and was also about the mattress. The first time I called, they told me to ignore it, BUT the next day I found an extra mattress cover on my SOFA. I immediately emailed to ask why someone came and got in my home WITHOUT MY PERMISSION, BUT the whole thing they said is that according to the contract you need to use mattress protectors. They avoid the most important break-in issue, and tried to make up their serious problem as an agency. Note: The tone and attitude from some of them of the phone service from is very, very bad.

Negative experience: There is only one rule when it comes to renting in Oxford. This is do not rent with NOPS. Unless, of course, you a want a house with mould, broken furniture, cupboards full of old junk, carpets with mystery stains, crumbling plaster, and major structural issues.
Fantastic experience: I had a really good experience with NOPs, they are very quick to respond. In particular Liza was really lovely and helped me secure a property that I loved after a viewing. Highly recommend
Fantastic experience: I had a viewing earlier today with Liza from NOPS, and it couldn't have gone smoother (which is a big plus as a new student)! The viewing was arranged very quickly, and I was given a comprehensive tour of the property where I felt comfortable asking as many questions as I wanted about the property and the area. If anything, I would definitely recommend incoming students to check out this branch for a quick and easy viewing process :)

Negative experience: Please ensure that when you are looking for accommodation in the Oxford area you firstly check the pavement, your friends cat, or even your brothers shoe, as I'm sure these sources combined would have more care and respect then this company. I have never dealt with such an unforgiving, and lacklustre company before have the utmost delight of dealing with this one. Deposit? The took it. The roof? Leaked. My tenancy agreement? Ambiguous and management company biased. Feelings? Hurt. Please make sure that if you are looking for a property to rent and you have the great joy of finding this company, then please swiftly depart the webpage or office, as there are better agencies to be found at the bottom of milk jugs.
Negative experience: Horrific company, take advantage of students and will try to squeeze as much money from your deposit as they can from you at the end of your slow painful tenancy. Rented 2 of their properties as we thought the first one was just the property and bad luck, have learnt from this experience to absolutely steer clear at all costs. The quality of services are despicable, slow response times for major issues, taking numerous calls and emails to even get a response from someone regarding any faults and consistent issues with them concerning property quality, we moved in with no hot water for a week, a roof leak so bad a room was uninhabitable, and this took them a month and a half to fix. All considering that it was expected to pay a full amount of rent, no compensation, only to be met with copious amounts of ridiculous charges to our deposit for removal of items and such we don’t even own and were in the property for our arrival! The duration of the stay made life incredibly miserable and can’t implore others enough to never consider properties associated with this company.
Fantastic experience: Everyone should know how frustrated it is if you want to rent in Oxford...Although I didn't success in renting a home with NOPS, I have to say it's not a disappointing experience this time. This is the kindest agency I have ever met. I would like to say thank you to Kelly and Liza especially, who gave a lot help during my viewing and application process, and help to coordinate a lot upon my requests against the property. Fantastic experience: Had some issues with getting in contact via Zoopla and email but once I went into the office I was very easily able to arrange a short-notice virtual viewing with Liza. Received fairly detailed video of the property as well as some more recent pictures of specific rooms. Communication was friendly and fast (just what I needed) and I ended up reserving a room. Fantastic experience: We had a house viewing with Liza in Headington, she was very friendly and warm. With the market being so fast, you often feel rushed and pressured by the agents during viewings, but we didn't get any of that with Liza, she was most helpful and lovely. Fantastic experience: Managed to secure a beautiful newly renovated, well-maintained, furnished property near our workplaces with no carpets - so many requirements but they met all of them! Lucy held a virtual viewing of the property as I was out of the country and she showed me everything very clearly and answered all my questions. Negative experience: My husband I lived in a flat managed by Nops for almost two years and had a very negative experience with their management team, particularly Mimi and Ellie. Mimi took months to resolve problems in the flat, which continued throughout our stay. Most notably, the main blind in our living room, that was remote controlled, was broken for the majority of the time we stayed there. When we signed our lease they said the blind would be fixed before we moved in, which was in August 2022, and the blind wasn’t repaired until May 2023. It is the only window to the outside in the living area so the entire room had no view to the outside during those months because it was a built in blind we could not remove. I sent countless emails pleading to have it fixed so we could have proper sunlight in the living area, and it still took almost a year to get it fixed. The blind then broke again in Dec 2023 because it is poorly manufactured, and they did not have it fixed until April 2024. This means for over half of the two years we live here, we couldn’t see out of our only outside facing window in the living room area, which is unacceptable. One of the main reasons we chose this apartment was because of the AC unit in the bedroom. The team disconnected them during our second year without telling us ahead of time, and refused to reconnect them when we complained. The only windows in the bedroom we are able to open are on the very high ceilings, which you cannot reach, so the bedroom stayed very hot and humid and we had mold everywhere, including on a lot of our clothing. When I discussed this with Mimi she told me that the AC unit had never worked, which is completely inaccurate since we had used it all summer prior, and refused to offer support to get it fixed. We also had constant window leaks, then mold and water damage from the leaks, and issue after issue that takes forever to be resolved, if it is resolved at all. Then, after our regular complaints about the mold in our apartment documented throughout our stay, when we go to move out they have the audacity to charge us for the mold damage to the carpet saying it was our responsibility to vent the apartment. Meanwhile we purchased a dehumidifier and water retention bags ourselves to try to resolve the issue since they provided no support. We also had to get rid of furniture and clothing due to the excessive mold. We are currently arguing charges from our move out, one of which is blaming us for not opening an emergency window on the main landing that has a lock and a bright red box next to it that says ‘break to open’ in order to access the key to unlock the window. Apparently we were meant to know that the sign was there for no reason and the window would open on its own, even though Mimi herself who manages the property didn’t know that. We are planning to get a solicitor to help argue their ridiculous charges. This team was extremely unhelpful throughout our time in the flat and have a total disregard for tenants. I was constantly astounded at their rudeness and refusal to provide proper tenancy support. I am truly relieved to have moved out and I hope NOPS works on better tenancy support moving forward.

Fantastic experience: Nops acquired my letting agent a few years ago who were very good. I'd moved after going through 3 other agents who were awful. Really bad. So I was worried at first but NOPs turned out to be great. Good pricing and management charges only when you needed them..looked after 2 properties and had inspections regularly which other agents charged for but never did. Highly recommended for managing your rental property in Oxford.

Negative experience: If I could I would give it minus stars. The worst company I have ever seen, lost my money for 10 days and charged me for days they did not allow to stay in the apartment. Stay away. I would rather live in a tent than in one of their properties again.
Negative experience: I've been renting with NOPS for a few months and here is an overview of some of the issues I have faced: - faulty electrical installation that they took three weeks to repair - electrician coming in unannounced - I informed them of broken kitchen light; came in a month later (again, unannounced) and changed the kitchen light that did work, did not replace the broken one - I notified them several times about the mouldy silicone seals in the bathroom. No response so far. - Someone came in (again, unannounced) and left some paintbrushes in the bathroom. They did not paint anything. I am still confused about this - They gave us a fridge that was under the legal size for three people. We emailed them about this. No response. - They tried to blame us for the state of the paint job, which was in terrible condition. I recommend taking pictures of everything as soon as you move in, if you are forced to rent with these people. - They sent us two emails telling us to wipe condensation because this, according to them, was the main cause of the mould. (The bathroom does not have a working vent.) - Someone came in (guess what: unannounced) while we were away. Took away the shower head we had purchased and changed it for another one.

Negative experience: I would give minus stars if possible. Me and my friends are students in uni and rent a house last year with NOPS, and I found it the worst renting experience in my life. The agency is very unprofessional, the check in process was hasty and random, leading to a lot of problems at the checkout. The cleaning service recommended by them was disappointing (we found food waste under the bed at check-in). The agency was careless about the maintenance of the house. The agency did not always let you know when they came to visit the property (there should be 24 hrs notice according to the contract). We wrote emails a few times against this but seems like they didn’t quite care. There was a time they visited the house and locked the doors of all the bedrooms when they left, and when we came back home we couldn’t get back into the room. They should have left the doors as what they were! At the checkout, we were charged 1/3 of the deposits, many charged items are completely nonsense. For example, there were 2 light bulbs not working in the house when we were moving in, we reported and requested change, which was not responded. And NOPS decide to charge from our deposit for this. Also, they claimed that we removed a bin from the kitchen (but the bin is not even in inventory). Anyway, our dispute has come to the end today, most money we claimed has come back. So if you have trouble about getting deposit back with NOPS, don’t hesitate to raise dispute. Don’t let this pathetic agency bully you. If you have not yet signed the contract with them, and you still want a happy renting experience, I strongly suggest you to stay away from NOPS.
Fantastic experience: The progress so far has gone well and the viewing experience has been great! Liza and Billy have helped me through the process. They are really nice.
Negative experience: I’ve rented properties for over 5 years, and NOPS is by far the worst estate agents I have ever used. Customer service is non-existent with phone calls and emails ignored. From the sales team through to property management, NOPS is unprofessional and lucky that high demand means the properties sell themselves. Information about the property before signing is limited, contracts are not adapted to each property, and property management are not bothered about solving urgent issues
Negative experience: Don’t leave anything to chance with them, they’ll squeeze every last £ out of you. Take photos of everything before and after. They charged us £116 to remove a blue tac mark (it was there from the beginning of the tenancy and thought it was just old paint/ a generally grubby wall). Thoroughly poor communication, no urgency to respond… we had to follow up multiple times to get anything answered. I’ve only heard horror stories from multiple friends who had the unpleasant experience of renting with them. They clearly operate an unethical business model to exploit students… I have never heard of anyone getting their full deposit back from them even when a house is left immaculate.
Fantastic experience: I have just finalised the paperwork for my new property and the found the whole process very convenient with NOPS. I was shown the property by Liza who was very lovely and friendly, all my queries were responded to and the overall process of finalising the paperwork was very efficient.

Negative experience: If I could leave a minus star I would!!! AVOID AT ALL COSTS!!!! My son rented through them at Uni and had problems before they moved in with items being broken. They have just had massive deductions made from their deposit. They have been charged over £400 for cleaning the windows, they were charged £110 for a shower curtain and light bulbs. Absolutely disgusting. One of their doors was broken for the year rental and they tried to charge them for this even though it was reported on the day they moved in. £220 for a new door handle! Cleary taking students for a ride. PLEASE AVOID THIS AGENCY UNLESS YOU WANT TO LOOSE YOUR DEPOSIT
Fantastic experience: We had a enjoyable experience during our stay in a property managed by Nops. The rental processes are well-established and the team responded quickly to our enquiries.
Negative experience: When I moved in the property was not adequately cleaned and the bathroom mirror light was broken and had been sellotaped back. Maintenance issues do not get fixed in good time and I was left for 4 weeks without a washing machine over the winter period. They take ages to respond to emails over things like metre readings and other issues. When moving out of the property staff in the office were very blunt and rude. Would not recommend to other students in Oxford!
Negative experience: We were with NOPS for 2 years over our time at uni and they were useless. Constantly getting figures wrong for deposits paid and not keeping track of deposits when we had issues with a housemate not having paid theirs. They take ages to respond to emails when you ask them to do something regarding your tenancy or sometimes not at all. They have been a pain to deal with and I would never rent from them ever again.
Positive experience: Our letting agent Mimi was so helpful to us across the year that we lived in our student house. Any time we needed help with anything she was always very quick to contact us back and was extremely helpful when it came to our moving out date, making it an easy and stress-free day.

Fantastic experience: I've found them communicative, quick and helpful. Beth and Mimi have been very kind and fabulous at responding. I'm still a tenant, so hopefully I won't have to knock this down later on when I move out, but after many months and a few standard maintenance issues, things have been dealt with well and it's been fairly smooth sailing. Update: have now moved out and that was really easy and straightforward too (Monika was super helpful), including the deposit return. Would definitely do it again!

Negative experience: If only I could give 0 stars to this company. Not letting me put a deposit down or a holding deposit making me wait until I viewed then an hour before my viewing whilst travelling told me someone put a deposit down leaving me wasted time and money I booked a viewing for this property in the hopes of letting it since it was nice. I called again because I knew I wanted it and wanted to put a deposit down and just take it, I was told that they couldn't do that and that the landlord wanted to wait for everyone to view it to make a decision based on that. an hour before my viewing I got a call saying it's been let. so while travelling to the viewing on such short notice I wasted train money and time. they said that what they said to me was wrong and people can put a deposit down on it. it's unacceptable how they talk to me on the phone and how they have dealt with this situation. Will they refund my time and train ticket? No will they provide a house for me? No A company that doesn't have coherence and caused issues and inconvenience to me without any care for Responsibility. I would love to hear from them and see what they will do about this.

Negative experience: On rare occasion, a business not only fails to deliver an adequate service, but also has multiple staff flagrantly lie to you without thinking twice about it. I don't know how a property owner could trust people like this with their house, nor a renter with their living environment. (Other reviewers have more colorful language). Avoid like the plague.
Negative experience: Although the property we had was new built and we had good insulation that is where my good review ends… We did not have a good experience renting with this agency and I do not recommend it. The office for student let was not very well organised with dog running around, and having to sit in a very uncomfortable chair to sign tenancy agreement. We also had difficulty with maintenance in the flat when we had a broken glass (we moved in with glass of the shower cubicle being broken) they took many months to come and fix it….and we had to ask for compensation….the rent was expensive for a tinny space and we were very unsatisfied with random charges from exit fee to guarantor fee (couple of years ago). My peers who also rented from NOPS had negative experience and I will not be recommending them.
Negative experience: SCAMMERS!!!! For a fully furnished flat : NO MATTRESS only a mattress topper. Sent them countless emails but they didn’t care until I went and complained to their door. Then they finally bought a mattress that took A WHOLE MONTH to come!! To say for a 10months contract not having a mattress for 2 months is above RIDICULOUS. Then, they stole £500 out of the deposit when the flat was left SPOTLESS clean. They’re professionals at it : they make sure to do the check out by themselves when the tenant is not there. They literally plan the check out when they know when you would move out to do it after! I sent pictures to prove the flat was perfectly clean when I left but it didn’t matter because they could invent whatever they’d like concerning the flat. They signed contracts with energy companies in my name WITHOUT my consent and they chose Scottish Power (OF COURSE - it’s another awful company) TOTAL SCAMMERS RUN
Negative experience: Useless - make appointments and don't show up or even let you know it has been cancelled, take months to fix problems at property, unprofessional communication by most, also gave us the wrong number of keys and insisted it was our fault. Generally terrible like any letting agency I've used in Oxford, but just that little bit worse (not that you really have any choice!)
Negative experience: Probably the worst agency I've come across in all the years in UK. Poor poor appalling. How do they have a license to run a business is beyond me. NOPS if you are reading this.. is not my real name, so don't bother. Terrible service, don't look after tenants, Poor property management. No care, no remorse, happy to take the money but provide no service. Issues ranging all the way from state of bathrooms to appliances, to electricity. Always end up with the answer speak to this agency its not us. Not a professional business by any means.
