Negative experience: I would strongly advise people to avoid V&A Properties at all costs. In my experience, this company is not who they present themselves to be. I have had a property with them since the 1st of April. From the beginning, I was pressured with constant phone calls to sign the contract and tenancy agreement. There were known issues with repairs in the property, but I was told that tenants were happy to decorate and accept the condition, which led me to proceed with signing the tenancy agreement. We went ahead and installed brand new appliances through Currys — including a washing machine, fridge, electric hob, and oven. We even paid an additional fee for professional installation, all completed and signed off by Currys installers. However, two weeks later, I was informed that the property was “not certified” and that tenants could not be placed there. When I asked what exactly was not certified, I was told that the cooker needed to be a freestanding unit. Without consulting me or getting my approval, they arranged for an electrician to carry out work and then sent me a bill of £1,400. Their communication has been extremely poor throughout. They also claimed they had emailed me over the weekend and that I had agreed to pay for this work. When I questioned this, it became clear that the email had just been sent at that moment, yet they were trying to say I had already agreed. From my experience, this company operates unprofessionally and without proper communication. They made decisions without my consent and then expected me to cover the costs. Please avoid this company if you can and look for a more reliable estate agent. I am now seeking legal advice

Fantastic experience: I know Team VA from about 2017 and over the years across UK towns I have dealt with numerous estate agents. VA focusses on developing a relationship with landlords and keeps in touch. I have used VA to let out my property in Luton four times over years. VA has more sense of ownership than some of the bigger high street names and that gives them edge than other big names. Rerely like everything in life there may be little niggles but their intend would be to help you out of your situation & give you honest advise. Whether you are a tenant, landlord, buyer or seller, VA can provide a good level of service to you.

Fantastic experience: I recently got in touch with VA Properties and had a really positive experience from the very first call. I initially spoke with Zia, who was incredibly welcoming and took the time to really understand my requirements rather than rushing through the conversation. Fantastic experience: Venessa and her team have very effectively managed a problem which could've turned out to be very messy indeed, but it actually proceeded like clockwork thanks to the efficiency of her staff. My tenant was faced with a crisis which forced him into arrears. He was under severe pressure due to unforeseen circumstances and the situation needed very careful handling. Not only did VA keep me (the landlord) abreast of all the developments on a day-to-day basis, but they handled my tenant with great sensitivity: they worked patiently to resolve the problem, treating the tenant with respect, yet staying focused on the needs of me too in resolving the problem quickly. From a legalistic and procedural point of view, I was concerned that we were about to enter into a complicated minefield - but Emma explained the situation to me with great clarity and patience - and followed up every conversation with a confirmatory email. I was also delighted that we resolved the situation swiftly, with minimum disruption to both landlord and tenant - and without the need for legal action to be taken. I understand that this service has been recently launched as the VA Landlord Rescue: what a great idea! A rescue service that guides landlord and tenant through a potential minefield with simplicity and effectiveness. If only other rescue services were as effective as this one!

Fantastic experience: Update June 2025: VA have recently taken on another property for us and offer a superb service for us as landlords. Venessa and her excellent team (Emma, Gavin, Louise, Winston, plus others) have done a fantastic job helping get our property let as soon as possible with excellent tenants. At a time of acute personal stress, they have gone the extra mile to ensure all goes smoothly, and taken a great load off our shoulders - Thank you VA Property Consultants! Update Dec 2024: We have now been using VA for several years and are very happy with the service from them. They are extremely diligent in vetting tenants, are proactive agents and also are always prompt to attend to any issues that arise. We are very happy landlords! 2020: I recently have been looking at a few letting agents to take on finding a new tenant and managing a property for us. VA stood out above the others on a few counts: * whilst making their first inspection, giving excellent advice on what was essential/ non-essential works * arranging connection with trades for immediate works * offering fair pricing and 24 hour on-call for tenants Gavin was most helpful and attentive when preparing the pictures and the listing. And last, but not least, we were impressed when we had viewings booked immediately and a holding deposit taken from a prospective tenant within the first 24 hours since listing. One week later, reference checks complete with flying colours, and our tenant is moved in. We are very happy!

Negative experience: Worse experience ever with them I been living in damp house for 6 years house was already damp wen I moved in extremly poor services I keep asking them to fix the damp but they were very intimidates always try to make me feel it’s my fault I’m glad I moved out and now living in very nice clean house with best agency

I have told mate to go back to VA Property if he is looking to sell his property and also gets a good customer services. Akeem.

Bc of damp all ill .I wrote emails and calls to company and landlord no solutions. Do some things quick otherwise I take my children's and come outside ur office and ask legal help

Fantastic experience: We have been renting with VA for 4 years now, and they have been great. Our landlord hasn’t always been easy and they’ve always done their best to chase them up and get things fixed. Whenever something urgent happens they’re on it. They have always been lovely and fair during property inspections and they’re embracing modern ways of contact, like maintenance problem reports through their app or on WhatsApp. We can very much recommend them.

Negative experience: Terrible agents to deal with, Biased towards Landlord, Didn’t respond upon End of tenancy, when escalated I was advised We never managed the property!! Absolute Joke, Why would you advertise the property and rented to us then!! 52 Pembroke Avenue’s landlord is a also a rouge landlord, Did the check in and check out inventory herself and thought its Okay to charge for something that wasn’t there, there was no proof and she was holding my deposit for more than 2 weeks after vacating the property. VA refused to get involved to resolve this, I ended up paying for something that was damaged before we moved in. I would highly advise everyone NOT to use VA, very unprofessional and biased people, AVOID AVOID AVOID. Adding final Response to VA: Firstly, the review I have left is 100% accurate and true, and it is a fair review. VA has been unfair and failed to inform me at the start of the tenancy that they would not be managing the property. They should have advised me to conduct my own due diligence checks. Regarding the inventory, the expenses claimed were never backed up with photos. You never bothered to look into it properly because you are biased towards the landlord. There was no picture of the cabinet with the doors open in the check-in inventory. I have my own photos, and they are identical. The checkout inventory was carried out with the cabinet doors open, yet she failed to accept that the damage was there. I don't care about the money; I really dislike unfair and biased people. They are a disgrace to humanity. You mentioned several emails!! I can post screenshots of the emails I sent to VA, to which no one responded. I only received a response once I sent my email to the complaints contact at VA. VA failed to advise at the start of the tenancy that they were just sourcing tenants, not managing the property. I don't have time to leave reviews; I am just making others aware so they don't get trapped in a similar situation as myself. I don't want to discuss this any further. I don't have the free time or energy to waste, which is why I paid for the damages that were present before I moved in. VA's agent visited the property two days after I handed over the keys, yet it took 10 days to get the checkout inventory sent to me, and that was after making numerous calls and emails to the landlord and VA and my deposit was released nearly after 3 weeks which should have been within 7 days of checkout!! You should accept that this matter was handled poorly by you and your team.

Fantastic experience: 18 years with VA now. We have Advisory Center helping with incompetence and ill will of other agencies, so plenty of experience in Beds and Herts. VA, Vanessa and Emma are the best by a mile. We had issues big and small but was always able to talk it out and sort it. No discrimination, racism or xenophobia, great people of principles. Negative experience: Had big issues with Gavin unfortunately. He was quite sarcastic and rude when it came to a first time buyer. Used derogatory phrases such as ‘When she would let me talk and would listen’. Ended up pulling the offer due to him personally. Said he would ring round other estate agents to check up on how they were able to work tenanted situations. Asked if he was on the radio due to our perfectly reasonable reactions. Not the best customer service however Winston sounded amazing, unfortunate that I couldn’t work with him. I’m sure the company is great but just unfortunate to have been put with Gavin.

Negative experience: worrest service they are robbing money before starting referencing process VA agent (Gavin) was told me its fully refundable if your failed in referencing but now they said its not refundable… dont trust these guys

Negative experience: I was going to see a flat for my friend because he lives far a away and he said to view for him on his behalf which I did and this agent named Winston was so rude before I even viewed it asking about pay, his work I said let us view it then we go the next stage but if not then no so he said we are wasting his time and blackmailed us by saying I’m never gonna let you or friend live in this flat and he said if ONLY HE will accept the offers and he was raising his voice at me and mrs, so RUDE SO UNPROFESSIONAL AND SO ARROGANT and abuse of power.

Negative experience: I am really disappointed, I had requested a viewing and they did it very well. Yesterday evening, I went for viewing and I confirmed the property is mine and the member of a team said ok we will do the formalities tomorrow and I need to inform Landlord. I chased today in the morning and I got a reply the property has gone, even without informing me. It was a really bad experience. May be they are very good, there services are good, but they should think about the customer point of view as well because I was happy to get the property but suddenly they said no, its gone so it is a bit awkward.

Could remember calling quite late in the night for an urgent assistance and these guys stayed up with me, got a maintenance person to come in and eventually solved the issue in a short period of time.
