From my initial enquiry to Steve (managing director) who even helped me find a flat and put my mind at ease that I was doing the right thing, to corresponding with Elaine during all the legal HMO set ups to now dealing with Arran my property manager. I’m so glad I found this company and thankful for their help as I know I wouldn’t have been able to do any of this on my own!

Fantastic experience: As a landlord for nearly 40 years of a flat for student tenants, I managed the property myself for several years until more and more regulations ( especially for a HMO property) were introduced and so sought assistance from professional letting agents. Having had very positive dealings with Cullen Property, relating to a property owned by a close relative, I decided to engage their services for my own flat. I have been delighted with the service I have had to date! I was assured of ‘a stress free service’ and this has proved to be the case with Cullen Property dealing with all aspects of flat management, from securing and referencing tenants, corresponding with the Council, ensuring the property is well maintained, advising on and supervising a major refurbishment whilst ensuring that all the necessary safety checks etc.are in place. I have found all the staff, with whom I have dealt, to be approachable and responsive to phone calls and emails ( even on national holidays!) and would highly recommend them. 6th December 2024 update I tried to write a new up to date review but Google took me to my first review so I just wish to reiterate my continued appreciation of the excellent service provided by Cullen Property, especially in their prompt and efficient dealing with tenants’ enquiries/issues and their willingness to go the extra mile to keep both the tenants and the landlord happy!

Fantastic experience: To set the scene, I and my business partner have owned a three-bedroom rental flat in Edinburgh since 2016. The property is managed by Cullen Property, also in Edinburgh. Some three years ago significant plaster cracking was getting worse on the rear elevation of the flat where there were two bedrooms, The flat was in a tenement building that, like others in Edinburgh, was over 100 year old. We started on an investigation into the cause of the cracking assisted by the Operations Director of Cullen Property. Over the next three years Cullen Property investigated the cause of the cracking with the assistance of structural engineers and local trades firms that Cullen’s engaged. This resulted in some fairly major structural repairs, principally tying the outer stone wall of the tenement to the inner wall of the flat and checking the seating of the floor rafters. This wall construction was apparently a standard construction method at the time, an item for other tenement flat owners to be aware of. A second issue arose with a major roof leak, which was a communal issue for the whole tenement, but the leak had destroyed the front lounge wooden lintel in the flat. Further extensive repairs to the communal roof and the lounge lintel were initiated with local trades and supervised by Cullen’s. Local trades performed a fantastic professional job in reinstating the property back to a fit state for rental, including installing the rear bedrooms steel tie-backs, a new kitchen, re-plastering and first-class reinstatement of the cornicing, destroyed by the repair work to the lounge lintel and the back bedrooms rear wall tie-backs. As we do not live locally to Edinburgh, it would have been impossible for us to engage good, competent, contractors and supervise the repairs. The Operations Director of Cullen Property went above and beyond the normal requirement of a rental management Company and demonstrated a profound knowledge of competent local trades companies. We thank the Operation Director for Cullen’s exceptional work in respect of repairs and refurbishment of our flat.

Positive experience: Cullen Property have been very good with communication, and have responded quickly to our issues so far. The move in process was very simple and easy

Negative experience: Untrustworthy, dishonest and unorganised agent! I have rented out several properties and Cullen Properties have been the only one I had had issues with. When I first moved attempted to sneakily alter my move in date on the contract so I would be liable to pay from a week earlier to my proposed move in date. I was told that it would create a bad relationship with the landlord if I disagreed to sign and pay it as it is. Whilst I was living at the property I had issues, reported it and told them NOT to enter the property without me being there (advised a time I would be home) and asked them to contact me beforehand. When I had got home someone had entered my flat without my consent and without an email or phone call. I have moved out the property around a month ago and I have had a nightmare to get my deposit back. I had left the property in a satisfactory standard and even purchased new, packaged bedding for the landlord. Because I hadn’t had the property professionally cleaned they are attempting to deduct £175 cleaning fee that was necessary for a STUDIO flat, justifying this on the report due cobwebs being present on the front door. I left the property in a cleaner state than when I received it, there was a small amount of dust, grime and dirt in the flat left from the previous tenant (definitely not professionally cleaned) It’s a month down the line now, I still haven’t received any of my deposit back, I am taking steps through the deposit protection scheme in order to receive it back. The landlord had also informed me that they had my flat to let for almost 3 months due to them valuing it incorrectly at almost triple what I was paying. They are clearly not operating a very successful, resourceful business and are clearly attempting to make up for lost cash in other more dishonest forms.

Negative experience: I have always considered Cullen a good agency and very responsive and good at communicating. At the end of the tenancy we had a big disagreement that damaged the relationship. They came to the flat to show it to future tenants (I was out of the flat)and when they left the flat they use the deadlock to close it ( I don’t use the deadlock to close the flat or have that key with me and the landlord knows about it) When I came back in early hours of the morning I try to open the flat with my key and I couldn’t open the door. I had to call the landlord and he had to come to rescue me. I message Cullen’s about this mistake and instead of saying ‘sorry it was our mistake’ they literally blame me for their mistake. The day after I received a message from Cullen’s that they found inappropriate to call the landlord and they were charging me £40 pounds. I felt very upset. How on earth you are going to charge me £40 when you lock me from my own flat? In not about the money but is the principle.

Fantastic experience: We have used Cullen Property for several years and they have been exemplary in their service. Nothing is ever too much trouble. Recently we have had a tricky issue with renewing an HMO license and Anne has gone above and beyond to sort this out for us. Also Ashleigh and Matthew are brilliant on the property management side. I am usually somewhat reluctant to recommend a service to someone else but I would have no qualms about recommending Cullen.

Negative experience: Don’t ever use this company. We rented in June from this company, rented for a month and left as our neighbour was a nightmare texting us multiple times a day and showing up at our door about our very small children making noise during daytime hours. Our daughter wasn’t yet in nursery as we had only just arrived. We asked about council tax- they said don’t worry about it, we had only rented for a month- that was great because we had only been in the country a week or two before getting our rental and hadn’t set it up yet. Paying council tax would have been no problem had we known- we aren’t just evading taxes . We just got a court summons and a £400-500 bill WITH INTEREST because we never paid our council tax THAT WE HAD NO IDEA WE OWED. It also states we were there from April - august. So. Hilarious. They clearly knew about this as the bill would have been sent to them/the landlord. Not only did they decide to give us false information about council tax but they continued to not even bother to tell us when the bill came in 6 months prior- they have our direct numbers and our emails. No reputable business would behave in such a repulsive way towards former tenants. We are here on visas with the intent to relocate permanently and get citizenship. ANY ISSUE with the law or the court system will be flagged and placed on our permanent file and could ruin our ability to gain citizenship which is something we’ve been working towards for 5+ years. Absolutely disgusting.

The contracts manager was extremely helpful and replied very quickly to any questions we had about moving in or the application procedure. We also met with the property manager, who offered to meet with us to go over the property details and take note of any inventory queries with us. The online forms and admin procedures were all handled quickly and everything was really easy to process. This is the best service I have had from a lettings agent and would recommend to anyone.

We moved in from overseas for our education, and the process of renting an apartment & moving in was made so seamless by Cullen Property. Eventhough, we were based abroad and had to rent a flat in the future they were very supportive & helped us out thoroughly. Fantastic experience: As a landlord I have found Cullen Property exceptional. I contacted Cullen as part of my research to expand into the Edinburgh BTL market. From the first telephone call (one hour!) with the managing Director, Steve Coyle, I felt this company would be the right one to look after my property. An added bonus is that Cullen can source, view, and give feedback on potential BTL properties to purchase. Once my property purchase was nearing completion I was allocated a dedicated Cullen team to manage it. So from Day 1, Gary picked up the keys from the solicitors and ensured the property would be prepared and readied for renting. Elaine marketed, vetted and placed tenants. Anne oversaw all account related business. I did nothing, except act on progress emails sent to me from the team. To me, Cullen Property: - -Have a lot of BTL knowhow and their pulse on the local market. -Are original and innovative. -Are a dedicated team, straightforward and easy going, who manage my property. -Provide an all-inclusive hand-hold through the whole process. -Get the job done. I’ve now purchased a second property in Edinburgh. This property has been let as an HMO, which I’d normally avoid, but I’d experienced how Cullen works and I knew they managed a massive portfolio of HMO’s, so decided to give it a go. I’m glad I did. Cullen’s costs are average for letting and managing HMO’s in Edinburgh, but it is their quality of service that is important. Cullen Property exceeded my expectations.

Positive experience: Time with Cullen Property was decent and no real issues, when called to fixes came quite quickly. Reason for not 5 stars was due to window handles not being fixed even after being notified, damp and mould build up in bathroom unavoidable due to style of bathroom being directed at us, lack of thorough inspections and taking longer than necessary while leaving.

Cullen provided fast, friendly communications and their reporting and repair process was both easy to use and ensured very quick fixes - typically repaired within a day or so. Fantastic experience: The best experience I’ve had with an agent so far, super friendly and helpful staff and very fast responses. Checkout and any house visits were covid safe and professional and fair. Any worries and concerns were taken care of and I highly recommend them. Handyman was super nice too! Would have continued renting with them with another property because of the amazing service though they only had video viewings available at the time but I would definitely consider it in the future.
