Our comment from Agencias Inmobiliarias about DJ Alexander Estate & Letting Agents - Edinburgh Lettings:
DJ Alexander Estate & Letting Agents has built a reputation as one of the largest letting agencies in Edinburgh. Many of our long-term clients, such as those who have been with us for over a decade, have experienced excellent service and support for their properties. They praise our proactive approach and ability to secure tenants quickly, often at higher rents than before. Our commitment to customer service is reflected in the positive feedback received from numerous landlords and tenants alike.
However, we acknowledge that there have been instances of dissatisfaction among some clients, particularly regarding communication and handling of maintenance issues. Some tenants have reported challenges in receiving prompt responses to their inquiries and experiencing delays in repairs. There were also mentions of disputes over deposit returns, which have led to frustration for some.
Despite these critiques, our team is dedicated to continuous improvement. Our staff, including property managers like Anna Scott and Paul Hyett-Czompo, have been highlighted for their professionalism, attention to detail, and genuine care for clients' needs.
Strengths:
- Long-standing positive relationships with many landlords.
- Efficient tenant placement and excellent rental management.
- Notable team members praised for exceptional service.
Areas for Improvement:
- Enhancing communication with tenants regarding maintenance requests.
- Addressing concerns regarding deposit management and transparency.
Overall, we invite potential clients to consider DJ Alexander for their letting needs, while recognizing the importance of feedback as a tool for growth.
DJ Alexander Estate & Letting Agents - Edinburgh Lettings: Reviews
Negative experience: Day 30 and not returned deposit! No communication! Absolute shower My dealings with DJ Alexander from the very start were poor. My rented flat that I stayed in whilst separated from my wife was not secure or wind/water tight on move in date. All deficiencies have to be reported in an online portal. Severely lacking in any form of customer service. I would not recommend this company to any prospective landlord or tenant
Negative experience: This afternoon your driver plate KN 75PVO was hanking and stressing pedestrians and drivers on Lothian road.I see too much anger on streets and its irrisponsible behaviour and can cause accidents.
Fantastic experience: We've been with DJ Alexander now for more than 10 years and we have consistently received excellent service and support for our two properties rented out in Edinburgh. One of our properties was recently advertised and rented out by DJ Alexander in less than a month and at a higher rent than paid by our previous tenants. A very smooth and well managed process from exit by our previous tenants to entry by our new tenants.
Fantastic experience: You get to 42. You have no children. The psychiatrist finally gives you medication that works. You just need access to Edinburgh Castle, so that you can rain fire onto the rat infested city of Birmingham. Fuelled with the ancient fury of the Celts, you spend your days transforming quietly, into the sort of terrifying monster who emerged from the mist to remove the Romans. Howling into a microphone as the ghost of Clan McGrath yells "CATCH THE HEGELIAN CRIMINALS MCGRAAAAAAA!" via voice recordings sent via satellite at that cursed underhive. Also if you want a polite, speedy helpful and welcoming service, I highly recommend DJ Alexander.
Fantastic experience: After recently selling my flat through DJ Alexander, I can honestly say the experience exceeded all expectations. From the first conversation, the team was proactive, professional and genuinely invested in achieving the best possible outcome. Everything was organised around our schedules, making the whole process feel smooth and stress-free. Dom, the photographer, did an outstanding job — the photos were stunning and showcased my flat beautifully, helping it stand out from the start. Elliot’s excellent sales skills and experience immediately put me at ease and gave me complete confidence in his judgement. Abby was fantastic at organising appointments and keeping us fully updated, particularly around the closing date, ensuring everything ran seamlessly. Kaiya worked hard behind the scenes on the schedule and marketing to really drive interest in our flat. Their attention to detail and communication were first-class throughout. They are an absolute credit to the company, and I wouldn’t hesitate to recommend them.
Negative experience: DJ Alexander are thief’s! Avoid renting with this company. Refusing to return our £1,800 deposit. When we viewed the flat (21 Hughenden Gardens) it was filthy but the agent who showed us around informed us it was due to have a deep clean so not to worry. When we got the keys it was immediately evident no clean had been done at all. Photos attached of just some of the mess left in the rooms. The entire place was filthy, dirty floors, sticky counters, dusty everywhere, used sanitary pads, old rotting food. We got the keys on a Friday evening so could not wait until the following week to ask them to clean it so we had to clean the entire place which added extra stress to our move. During our short 8 month stay in this flat they never fixed any issues we reported upon moving in. The smoke alarms didn’t work when we moved in. The buzzer intercom didn’t work. The taps were loose. Unsafe wiring in plugs in the hall. Nothing was addressed or sorted. When we moved out we spent the entire day cleaning the flat to an immaculate standard as we were aware from reading reviews DJ Alexander will try anything to keep your deposit. I even repainted scuffs on the walls to ensure they didn’t have a single thing to say. It had been 4 weeks since we handed our keys in and we still do not have the deposit. For the first 4 weeks I’ve been consistently emailing and phoning asking when I can expect my deposit back. They have now informed me they expect to take £300!!! cleaning fee due to dust on the intercom (that doesn’t work!!) and some dust behind a radiator. I had to ask multiple times for an actual quote for this cleaning with a breakdown on how they are getting to £300 and they kept just saying they would get one. Finally after repeatedly chasing I have been sent a quote (which from other reviews I strongly believe DJ Alexander either takes a portion of the ‘cleaning’ fee or has some stakes in this business). Within the breakdown it states ‘dusting of intercom and radiators £80. ‘Cleaning of master bedroom £40’ How can they actually get away with this? What cleaner charges this for some light dusting of skirting boards? Again we left the flat absolutely spotless, far cleaner than we found it and they are still trying to charge us £300 cleaning fee. They should be completely embarrassed and ashamed of themselves. Do NOT rent with DJ Alexander unless you don’t mind not receiving your deposit back - because trust me they will find any way to keep it. They are dishonest, scheming, scammers.
Positive experience: I think DJ Alexanader is a good team. On moveing to the flat I find the extractor fan in the bathroom will not switch off ,due to a painter leaveing masking tape all around the edge of the extractor fan, But once removed it turned out that the fan switch does not work properly anyway. This might mean fitting a new extractor fan as I do not think you can replace just the switch. Hopefully my new fan will turn up soon. My only other concern is that the council contact me soon about the council tax I want to pay them. Apart from those two items I am happy. regards Derek Martin
Fantastic experience: Great company and great service. Top marks to David Brash!
Fantastic experience: We have been very happy with Dj Alexander. They have managed our Edinburgh flat for nearly 20 years. They are very good at getting the best people in to do work and don’t slap on a surcharge as all agents do south of the border!
Fantastic experience: Due to a water leak in a Flat we rent through DJ Alexander we have had to have a reasonable amount of repairs carried out, which involved coordination with different contractors, the tenant and ourselves. The Property Relationship Manager, Anna Scott was very professional in her approach, easy to reach and always returned phone calls and emails in a timely manner. These things are never easy to deal with but Anna helped get the issues resolved and always kept us up to date. Although DJ Alexander are big company, she managed to add a personal touch while sorting out our problems
Negative experience: My Girlfriend and I rented with D J Alexander last year for 6 months and it was the worst experience of my life. We moved into a flat with no electricity, no running water (as they shut it off). We had a hole in our ceiling of the bedroom for the whole length of our tenancy. (with a leak). Our hob was broken for 3 months, and the blind to our only window was broken for 5 months, the electrics frequently tripped, our fridge would stop working randomly. During this whole time we had hundreds of emails and dozens of phone calls to the maintenance department with no indication for when we would get anything fixed. We only had the blind and hob fixed during our tenancy. To top it all off they gave me our notice to leave (as the landlord was selling the property) on a voicemail at 4:45pm on my birthday while we were on holiday. I would urge anyone who is thinking of renting with D J Alexander to reconsider and literally pick any other option.
Negative experience: Just an awful company filled with people who don’t care about you or your home. Don’t use them for anything. The worst company I’ve ever had the disappointment to engage with.
Fantastic experience: Everyone at DJ Alexander went above and beyond to make what could have been a very stressful situation feel manageable and well controlled. The team supported me through refurbishment, handled a number of unexpected issues with professionalism, and ultimately secured excellent new tenants. I would especially like to thank Paula, whose dedication, responsiveness, and efficiency made a significant difference throughout the process. Her support was invaluable. I would not hesitate to recommend DJ Alexander based on this experience.
Negative experience: Landlords do not use this company as any damage to your property by the tenants gets classed as wear and tear and they do not hold the tenants liable for it. You will give them a property in a high standard and will get it back in a broken and dirty state. Avoid this agency. Are you going to correct the damages, caused by the tenants you put into the property?
Fantastic experience: Hope Smith has been a joy to work with. Her communication has been excellent and she has been proactive in terms of recommending solutions to problems I have faced as a landlord. I highly reccomend her.
Fantastic experience: Maxwell Raitt made a very efficient visit. Attentive and careful, answered to all our questions and took note of our comments. Very helpful.
Fantastic experience: Brilliant staff - always go the extra mile and a pleasure to deal with. As a landlord I appreciate how patient they are in working through repairs, and I always feel they're advocating for the tenant rather than letting things stand or pushing for needless maintenance. They're also great at choosing tenants - turnaround is fast, and they provide just the right amount of info.
Fantastic experience: Very happy with the recent service provided by DJ Alexander (Shawlands) in securing a tenant for our rental flat. Special thanks to Ailie for her hard work.
Negative experience: Our previous letting agents Aberdein Considine and Dove Davies managed to turn the tenants around within a month. You have taken since 8th August to 21st November. I would suggest you carry out re-rentals in the future in a shorter time scale. Since D J Alexander took over Aberdein Considine, I have been supplied with contacts from Renu Aare, Adam Sweeny, Adam Church, Ben Kelly, Alison McInnes, Tyler Robinson, Kirsty Henery, Hope Smith and some others. Alison has been the most helpful and consistent point of contact. I requested an organigram of your organisation showing who's who within D J Alexander and who does what to date I have not received this. My wife and I have spent most weekends cleaning and painting inside the property after your so called cleaning companies had been in to clean, they did not do a very good job of cleaning. Examples being hover dust bag full i.e. not emptied Oven not cleaned properly then there was rubbish on top of wardropes etc. You wanted feedback and I have not listed everything, so you could improve in these areas.
Fantastic experience: Excellent service from Anna Scott (Property Relationship Manager). I reported an emergency leak, and she was incredibly responsive, arranging for an engineer on the same day. The issue is fully resolved!
Fantastic experience: We’ve been renting with the agency for a few years now, and it’s been a pleasant experience so far. The annual inspection with Max the other day was carried out very professionally.
Fantastic experience: Everyone is really kind and helpful, answering questions and providing all info necessary to help students feel comfortable with the process and feel supported as they enter a new tenancy!
Fantastic experience: I've been with DJ Alexander for years - super happy with them. They have always found a tenant rapidly and efficiently. Furthermore, acting as agents they have always advised me about repairs and maintenance issues in a timely manner. On one occasion I had a dispute and they managed it entirely - resolving the matter quickly and efficiently.
Fantastic experience: There were a number of ongoing issues at our property but Anna Scott, the Property Relations Manager, handled them all in an efficient and professional manner resulting in a speedy process. Anna continues to deliver an exceptional customer service and experience.
Fantastic experience: I recently worked with Carol Clark as part of my tenancy application, and she was outstanding from start to finish. Carol was efficient, approachable, and highly professional, always quick to respond and willing to go the extra mile to help. Her clear communication and friendly manner made what could have been a stressful process very straightforward. It was a pleasure dealing with her, and I wouldn’t hesitate to recommend Carol or DJ Alexander to others.
Fantastic experience: Wonderful! What can I say! Phoebe Conod has been absolutely outstanding from start to finish. What an asset she is to your company. From the outset, Phoebe went above and beyond. She first explained the entire process of renting a property in Edinburgh; clearly, succinctly, and with empathy. Then, onto assisting us in securing viewings in the short 3 day window we had in Edinburgh, contacting colleagues to make things happen, finding the elusive, perfect flat, and always checking in on us to review our progress and offering to help further. She enabled our relocation to Edinburgh to happen. Without Phoebe's communication, expertise, willingness to help and utter professionalism my son would not have started his new job today. Relocating to a new city isn't easy. Phoebe made it happen and for that we are immensely grateful. ❤️
Fantastic experience: This is really to mention the maintenance department. We rent in Glasgow and had the apartment already when JDA took over. It has been seamless. Maintenance issues are posted through the app and responded to promptly. Ross in Edinburgh ( where the main office is located ) is always polite, professional and proactive in assisting. They also work with a professional group of trades people for plumbing refrigeration or appliance assistance. So good job and thank you.
Fantastic experience: DJ Real Estate is the best in town. Honestly, I didn't expect to find a property this fast and easy. Their customer service is comfortable and classy, and I recommend them to everyone.
Fantastic experience: I have had a really positive experience with DJ Alexander letting agent. The apartment is beautiful and well furnished, and the staff are always courteous and professional.Any repairs or maintenance are handled promptly.I have felt supported since the beginning of my tenancy. I would highly recommend them to anyone looking for a reliable and letting company.
Negative experience: Please see my recent correspondence with Amy Taylor and Muhammad Munawar: lack of proper cleaning and the start of a flood caused by the cleaners switching off the freezer; lack of proper checks at the end of a tenancy and long list of problems found by the new one; failure to notice missing items, incorrect notification of a problem already rectified (or at least paid for), harassment and failure to respond by the affiliate company regarding AML, etc, etc.
Fantastic experience: Sorry to hear about others poor experiences with Dj Alexander. However they have been very helpful with myself, I've been renting a flat for about two months. During that time there has been quite a few issues and they have been dealt with quickly and effectively. I especially want to thank my property manager Dora Alves as she has been exceptionally helpful!
Negative experience: Feedback is I'm very desapointed at handeling my cleaning and desposig my very good items....pushing it to ged rid of items and not being there when that happen. I 'm still in questioned if more good items went into rubbish without my knowledge? Not happy and woried at same time.
Negative experience: Extremely disappointed with our experience at DJ Alexander. My wife and I are in a very difficult position due to our landlord planning to sell. Since this news we’ve had notice to leave/section 11 and we’ve just found out we’re expecting our first baby. I reached out multiple times explaining our circumstances and asking for help, but there’s been no empathy or real support. We applied for a property on Tollbrae Road weeks ago, chased it up several times and eventually got offered a viewing, only for it to be cancelled because it had already been rented. It would have been fair to at least let those already booked view it. On top of that, we had another viewing where the agent turned up 15 minutes late. We understand the market is busy, but the lack of communication, fairness and respect has been really disappointing. We had high hopes DJ Alexander could help us but instead we’ve been left feeling ignored at a time we needed support most.
Negative experience: Infamously the worst renting agency in Edinburgh, especially when it comes to maintenance. I was in a flat for 3 years and when I first moved in it was quickly established that the radiators didn’t work due to faulty valves. It took them 6 months (which included the whole of winter) and god knows how many reminder emails on my part for them to fix the valves. They also took more than a year (I could not make this up if I tried to) to replace one broken chair, although the second time one of my chairs broke it only took them three months so I guess they have a good learning curve.
Positive experience: I have been using DJ Alexander as a rental agency for a few years. We moved into a lovely flat 18 months ago, and the team were graceful to support us through application and allow us a swift viewing. On entry, we had a few issues in the flat, nothing to do with the agency, but more to do with the landlord being unresponsive. Despite the house issues being a frustration (heating, boiler, loo etc) DJ were always engaged and proactive, ensuring we knew our options and a team of helpers were on hand. This was appreciated as our landlord was lacklustre and at times unresponsive. But DJ really pushed to support their tenants and make sure we were fairly treated in a timely manner whenever possible, which was appreciated. A tough job to mediate at times, feel they did this professionally.
Fantastic experience: Absolutely brilliant service from Alison! Alison has been incredibly helpful and efficient in handling everything related to my tenancy. She’s proactive, clear in her communication, and genuinely cares about making the process smooth and stress-free. Thanks to her reminder and guidance, I was able to release my deposit quickly without any hassle. It's rare to come across someone so professional yet approachable—Alison is a true asset. Highly recommended!
Fantastic experience: I have had a property managed by DJA for several years. Recently it required a full re-wire while still tenanted. Alex, Thomas and Natalie did a fantastic job in coordinating this with my tenants and arranging various workmen and cleaners, all to a very tight programme while the tenants were on holiday. This was no mean feat and hugely appreciated.
Negative experience: Black mould in my flat handled awfully, it’s almost 2 months later and nothing has been done to resolve this. Black mould is a HAZARD and my flatmates and I have been forced to live with it.
Fantastic experience: I received excellent, friendly, professional service from Claire last week. Claire flexed her diary for me to enable to view a property in Glasgow G12. She couldn’t do enough to help. I would most definitely recommend booking a viewing with Claire, she knows her business inside out and is clearly amazing at her job! Thank you for everything Claire!
Negative experience: Thankfully, we won the dispute - beware of this agency! They attempted to deduct a significant amount from our deposit for unnecessary cleaning. When we expressed our intention to go through the dispute process, they were clearly trying to intimidate us. Be warned: This agent clearly favours the landlord’s side and conducts biased, inaccurate inventory checks. If you are renting through them, document everything meticulously - you will need it.
Negative experience: Nothing says parasite like DJ Alexander. Everyone says this, (nobody has a choice but to rent with them as they’ve sucked up most of the smaller letting agents) but run from these people. I’ve been with one other agency while living in this city and never had a problem, the minute I switched to DJ it was hell. One person in the company had a contact number for the landlord that worked. One. So when our property was filled with rats, and mould, and a boiler that had broken, nobody could get the landlord on the phone. And if the landlord breaks your tenancy agreement? Well don’t worry, DJ will always be on their side and even ensure that they can evict you under false guises. Try your hardest to not go with this company as you will have a diabolical time of it. In our property, we’re the longest standing tenants in the past 5 years and we’ve only been there 14 months! Raised our rent by the maximum allowed down to the pennies. We had one decent person in that entire company ring us up and apologise for the way our LANDLORD breaching the tenancy agreement had been handled. And deposit? What deposit? They fleece you for it all, lie about the inventory and no matter what efforts you make to clean, including hiring a professional cleaner, they’ll try to snatch up that deposit with clutching hands. Maybe they’re fine if you’re a landlord, but if you’re a tenant just know they are not on your side. Just do yourself a favour and avoid.
Negative experience: Worst service I've ever encountered for houses. We started viewing houses when we first moved to Edinburgh as we found that DJ Alexander had an enormous (almost overwhelming) number of places. We soon found the calibre of houses was abysmal and every single agent told us we should only apply for one house and we'd hear back within 24 hours. Out of the 25 we saw, we only liked two and applied for them at seperate times - only for the agents to ignore our calls and emails and not get back to us for a week (which was great as we saw heaps of other houses get let during that time....). And then we got rejected. Soon after, we started going to landlords directly through Gumtree and OpenRent and they all warned us against this agency. So happy we took our search elsewhere and didn't have to deal with these guys ever again!
Negative experience: Awful, awful company - they increased rent without informing us (ironically their ‘proof’ was a screenshot which showed we had neither received nor opened this mysterious email!) I found out we were not the only ones this happened to. They then patronisingly told us over the phone that we shouldn’t contest it and were lucky that the landlord didn’t want to increase it more, as DJ Alexander would have of course tried to pressure them into doing. Ah yes, lucky us! A rent increase with a total of 0 days notice! Glad to be rid of them, do steer clear if you are fortunate enough to have the option.
Negative experience: Joke of a company, no response, no ownership and ate over 70% of deposit and blaming the game on landlord not being able to reach. Poor experience even after renting for over years and not missing a single payment. And no resolution to complaints. Poor management.
Fantastic experience: Norman from the maintenance team is who you want! He is so understanding, such a delight over the phone, and really does his best to make sure you are taken care of. I called when I was stressed and upset about the issues within the flat and he took his time to comfort me, ease my worries, and made sure he was doing everything he could to get the issue sorted. He is the best and just a wonderful human being to speak to! Definitely brightens my day and gets the job done! Thank you Norman :)
Fantastic experience: I'm very happy with the service provided by DJ Alexander. Norman in their maintenance team provided an excellent service while recently arranging the installation of a new boiler at our property. Many thanks!
Negative experience: I wish I could give 0 stars instead of 1 as they are the most incompetent and unprofessional company. The director of Glasgow lettings is a rude woman and most of the time forgot that we paid her for a service, not the other way round. Repeatedly defending the mistakes made by her company instead of solving the issues for clients. Unfortunately all my formal complaints diverted to her on different occasions even when I wrote to CEO. After several months of wasting time and reducing the rent to below the area average they couldn’t find a tenant even refusing leads I sent to her from international contacts (which is in a very sought after area in Glasgow west end). As soon as we took it off DJ Alexander, the flat rented out within a week. There are various teams with no communication between them. When we sacked them, they billed us for over £320 exit fee which after my complaint they waived. My advice: never ever go near DJ Alexander
Negative experience: Really dissatisfied with the services provided by DJ Alexander once we signed up with them (the initial onboarding was great with Connor) - all other flats in the area of similar size and quality were rented out through other letting agencies relatively quickly. The same two (ours and one the street behind us) being let by DJ Alexander were repeatedly on and off the market (I think as a ploy to make it look like they were performing better than they were then blamed sub par prospective renters for dropping out last minute which happened to us numerous times). We started marketing our property ourselves on Gumtree as we were concerned something was wrong and immediately we received feedback that the agents showing the flat were describing the decor as tired (during the viewings!), the front door was difficult to open (their contractors broke the expensive brass lock and replaced it with a cheap grey one that didn’t fit the door and they didn’t paint around it to tidy it up so wood chipping were visible) and the carpets were dirty. This was a shock as we were billed for deep cleaning and never received replacement keys to our own property. Following this feedback we visited the property ourselves and the feedback from viewings was true, on the day we moved out our electricians removed light fixtures from the living room and the debris from the wall was still on the ground under the lights, crisps / sandwich debris was on the surfaces in the kitchen and there was a strong sewage smell throughout only to discover again their contractors had moved a bathroom unit disconnecting a pipe to the sewage pipe and never rectified it - we spent 2 days tidying up our property and fixing the damage including painting tiles, fixing unit doors broken by their contractors, cleaning carpets, painting scuff marks on walls and removing paint marks from our wooden floors left by their contractors when they painted the walls a tired watery grey. We also removed a lot of debris that they / their contractors had piled up in our boiler room including parts of walls (no idea where from), nails and rubbish to the local bins. I should note we asked DJ Alexander for our kitchen dimensions to order the much requested new kitchen units and they refused to provide them in case they made a mistake, knowing we lived 150miles away although suggested we pay our own handyman to come and measure and they’d let them in! Our account was then transferred to a different Glasgow office that doesn’t have a number listed publicly and it was incredibly difficult to speak to anyone and they were usually rude when you did. We thankfully ended our contract with DJ Alexander shortly after, renting out directly through another agency (albeit furnished) and the property has been paying full rent ever since. DJ Alexander blamed us throughout reducing our rent by over 30% and never accepted responsibility for their approach yet the same decor is what is being celebrated by the new agency and tenants. After the place remained empty with DJ Alexander for 8 months they tried to charge us to leave them but thankfully the CEO stepped in (albeit through a rude subordinate). I absolutely would not recommend using DJ Alexander as they are deceitful in my opinion, use at your peril.
Negative experience: Absolute incompetence from their staff all round. Spoken to several people from their management team and they had a takeover all while there’s been an ongoing issue for the last 6 months. The property above my flat that they are supposed to be managing caused damage to my bathroom with a leak and the issue still has not been sorted. Told that another company Lomond is dealing with the Bristol area and they have been just as useless. I am now resorting to reviews and higher management and would absolutely advise to avoid them. No care for people that have to suffer and avoiding emails and phone calls.
Negative experience: I rented a flat from DJ Alexander for almost four years and have had numerous issues along the way - I would highly advise anyone to stay away from this letting agency. Issues have included the check-in process (20+ inaccuracies on the initial inventory), long delays before any response from the maintenance team about ongoing issues like mice and mould and there being a lack of response/follow-up throughout the years (felt like I needed to phone Xavier many many times to get any response), it taking a full year for a shower to be fixed (despite multiple 'inspection visits to check the issue' that I had to stay home from work for), being told by Leno I was in the wrong for paying the amount of final rent that had been agreed, numerous inaccuracies again with the check-out report (like them trying to charge me for leaving the landlord's items in a cupboard, being charged a three hour cleaning fee as that is the minimum amount even though I had already thoroughly cleaned the flat myself, and significant delays in getting my deposit back. It has been a horrendous experience where my landlord was allowed to get away with things like not responding or taking their responsibilities in regards to issues serious for over a week on multiple times. Natalie was the only member that I have had some positive experiences with when she fixed issues that others had caused.
Negative experience: Had a viewing booked for the 11th of October. Booking was made on the 1st which was strange enough but the only slot available I proceeded to drive from England to Scotland for this viewing only to be called an hour before the booking to say the landlord had given it someone else and there was no viewing for me to attend. A sputter of the word sorry came out with no offers of other properties. No I’ll be in touch in 10 minutes with alternatives. I just had to drive back to England after just arriving for no reason.
Negative experience: I had a very mixed experience as a landlord. Before and during the tenancy some staff were nice and competent, others were not. The worst was after the tenants moved out. The person who checked the flat didn't notice that one wall had been painted a ghastly ice blue colour and that another was soaking wet because of the tenants spraying water on the bathroom wall on the other side when there were cracks in the grouting. The checkouts team forgot to submit a claim for compensation from the deposit fund for this and other things. Also, when I asked them about compensation they pretended that it was still possible to make a claim when it was not and I wasted a lot of time on a long phone call and a long email exchange with them. I later found out from the deposit scheme that the deadline for making a claim had passed before I did these things. In particular, Allison Pearson's behaviour was extraordinary. For about two months, whenever I asked about what was happening regarding compensation, I was told 'ALLISON IS DISCUSSING THE ISSUES WITH THE TENANTS'! Later I saw the tenant's evidence to the deposit scheme and they wrote that the checkouts team contacted them once, they replied immediately, then they didn't hear anything again despite trying to chase the issue up. Martin Urquhart was not much better. At one point he sent me an email which I found aggressive in which he accused me of claiming that the tenants had caused marks to the kitchen wall when in fact the marks were already there when they moved in. He actually sent me before and after photos and told me that I couldn't argue with the photos because they were dated! in fact, I had never claimed that the tenants made marks, only that they left the wall wet which meant that I had to remove all the wallpaper. However, I made a complaint which was dealt with in a reasonable way and I was given compensation by DJA. Because of this I am giving two stars rather than one.
Negative experience: Joke shop of Letting agency. Moved out of a property in July and didn't get our deposit back until September. The whole experience my partner and I had with DJ Alexander and Louis - who was supposed to be dealing with our moving out, was shocking. Firstly, they charge you for a reference which is absolutely disgusting, but as we're a young couple with that property being the first place we've rented we didn't have a choice, we needed the reference. They then told us the flat wasn't clean enough and would have to get cleaners in, which we already expected to happen from seeing past reviews, they have a tendency to try get more money out of you. There was no communication from Louis/DJ Alexander for 27 days despite several attempts from us to get in touch. When we asked for our invoice as we'd be looking to dispute certain charges, we were told they still didn't have it, a month on from our move out. When we finally did get it it was sent in an email with no attached invoice just what we were being told to pay. No company would ever adjust or send monetary amounts based on the words on an email - that is insane. It then took another few days to actually get our invoice which was actually dated 3 weeks prior and we were charged for the electric during the cleaning, when we no longer lived there. I think honestly they thought we're young and stupid and wouldn't question it, but when we found out and did question it, they had no idea and 'thanks for flagging that' as if you couldn't see it on the invoice, there were only 2 charges on the invoice? Had to laugh at how ridiculous that is. Overall, would never ever rent with this letting agency, we weren't even with them originally, our agency was taken over by DJ Alexander so wasn't something we willingly did. They just seem to want to get every penny they can out of you.
Negative experience: These people will: turn up late or not all to viewings, ignore correspondence about flat issues, straight up lie to your face in terms of dealing with something in a timely manner (our agent promised us he would fix something by the next day, when we called the next day for an update turns out he'd just gone on annual leave!!), and then they will try and charge you for things like not cleaning the external aspect of the windows on a 5th floor flat when you try to get your deposit back. They have no souls. However, eventually I realised that if you need something, make sure you go to their office in person and just refuse to leave until something is sorted. I did at 4:30 on a Friday and refused to leave until there was a solution in place. They agreed pretty quick when they realised how long I was willing to delay their weekend for. They've also taken over Braemore letting agency who let people into my flat without telling me in advance, didn't lock the door behind them on a different viewing despite the fact we'd been burgled 6 months prior, and tried to blame us for a failed viewing when they couldn't get into the flat, despite having no evidence of communicating the viewing to us. When I left a review (which has been removed since the takeover), they tried to say they had no record of me as a tenant, which is either an attempt to avoid responsibility or evidence of their undoubtedly horrendous record keeping, take your pick
Negative experience: I hate to leave bad reviews, but I'm left with no choice in the case of DJ Alexander TLDR; do not maintain rental properties, incapable of holding a simple file for the property they are supposed to be 'managing', let out properties in disgusting conditions. My partner had the pleasure of finding a used condom upon entering the flat for the first time. DJ Alexander have proved to be the most incompetent letting company in the UK over the past 2 and a half years. As a tenant for a flat DJ Alexander were 'managing' here is what you can expect: 1. DJ Alexander noted multiple issues inspecting the flat prior to it being let out to us. 2 and a half years of complaints later and these issues persist along with the side effects of them not being fixed. This has ended up costing severe detriment to the quality of life for tenants and a cost to the landlord to fix issues which have been left to fester and grow. Each yearly inspection they did their 'tick box' exercise of looking around and logging exactly the same unresolved issue as the year before saying 'they'll get someone to look into it'. Nothing ever get's fixed. 2. Upon entering the flat we, as tenants, diligently went through the flat noting all issues and logging in the DJ Alexander maintenance portal. All issues were closed down by DJ Alexander without ever being addressed. Disgraceful. The time we have taken to log issues for our landlord has been disregarded. 3. We rented a property that for extended periods had no use of the en-suite shower, no hot water, gas leak, corroded gas flue, smell of raw sewerage in the upstairs bathroom and master bedroom, broken electrics in the whole living area, severe leak from upstairs bathroom pouring water down into boiler room. All without any reduction in rent from DJ Alexander. 4. They refused to return our deposit despite us enduring the above, and cleaning meticulously throughout. The property was left in a far cleaner condition than when we moved in. Yet we were still charged. We paid to have all soft furnishings professionally cleaned prior to moving out. The incompetent chap who dealt with our Checkout was made aware of this, however still instructed the same cleaning to be done again charged out of our deposit.
Negative experience: This agency prioritises their landlords over their tenants. The only good thing they give their tenants is the report maintenance system. Apart from that, the staff will not see its tenants as actual people, discriminate against students with condescending attitudes, always take the side of landlords. I would advise any future students or young professionals to avoid letting from this company. After we were told to leave the property due to the landlords (the landlords on the other hand were the most lovely people) wanting to sell the property, the agents gave us very little information as to why this decision occurred and used the opportunity to promote their other letting properties instead of supporting the tenants. We were “promised” priority in rent applications and viewings which essentially meant nothing due to their poor communication between their own management team. And of course, like many letting companies - will make the most use of your deposit. If you are to pursue a property with high deposit, I advise not - they will rinse 90% of it and claim it as damages or cleaning despite it being their own obligation. Love the landlords, very much dislike the agents and company.
Negative experience: Do not rent from DJ, left us WEEKS without a washing machine, a SHOWER, a fridge freezer, an oven and the boiler has been broken for two years. We did contact customer services and we got told everything was fixed within a ‘decent’ amount of time. Do you call having no shower for two weeks, no over for about 3 weeks, a broken boiler for TWO years…the list goes on, a ‘decent’ amount of time to be fixed within??
Negative experience: I wouldn't use DJ Alexander as a tenant or a Landlord unless there were no other options. Some examples: they tried to raise our rent claiming our landlord asked them to...guess what the landlord was my flatmates Grandma and she knew NOTHING about them trying to raise the rent, think we all know where that money was going. Their own pockets. I have submitted them as a reference (big mistake, should have just put the owner of the flat) They have just emailed to tell me that there is a £30 charge for them to give me a reference, which is just crazy. They respond with a claim that there is nothing illegal about the fee, I think this is for themselves to try to justify charging people for a few words. Guess that's what you get for being a good tenant and customer for 2 years with DJ Alexander. I also offered a solution for the "admin" fee for the reference but they weren't willing to allow me to forward the email they received to our landlord which I have contact with through my ex-flatmate. All in all, in the time it took for our back and forth via email, they could have just done the reference. EDIT- no I wouldn't like to look into any queries, I've queried enough...
Fantastic experience: Finding a rental property in Edinburgh can be challenging, but DJ Alexander made the process smoother. Their 3rd party viewing booking system is user-friendly, although popular properties can lead to competitive slot bookings. I was fortunate to secure viewing slots, and the staff, particularly Galina, were polite and helpful throughout the application process. Her assistance was invaluable. Overall, I had a 5-star experience with this letting agent.
Negative experience: My daughter travelled to Edinburgh today for a flat viewing. The agent from DJ Alexander arrived with the wrong keys and then said there was actually no point in viewing the property anyway as the landlord had actually let it to someone else - although the deposit hadn't been paid. Seriously DK Alexander ? Completely unprofessional and inexcusable. Not recommended.
Negative experience: They used to be so good. Emergency repairs taking days to be sorted, lease agreements taking an age to process, poor communication and sometimes outright ignoring of tenants emails, forgetting of maintainence issues that had to be constantly chased by us (leaky windows, mould issues, nails coming through the floor). Just generally incompetent. We were lucky to be quite pally with our landlords, and they told us how DJ Alexander would pressure them to raise the rent as soon as legally possible (+9% in our case). Absolute vultures. I no longer rent, thank god, but honestly they've soured what I thought was a great letting agent. Southside is a great alternative.
Negative experience: Really, really poor experience with DJ Alexander. Reported faults with the flat have still not been fixed after one year - had to fix them myself. The hostility comes across in emails and phone calls. I needed to change to a solo tenancy which they refused to do, until I asked them to directly ask the landlord. When they did they, the landlord was more than happy to change the agreement. It's frustrating for myself as a tennant, and the landlord that they are not communicating well with both sides. The threatening nature of emails is quite unnerving. I would avoid letting with DJ Alexander, and strongly advise being familiar with Citizens Advice. Several loopholes are used by DJ Alexander to undermine Tennant's rights. I've never felt so uncomfortable and unsecure in a flat - the uncertainty posed by this letting agency has left me losing faith with letting agents. UPDATE I left the flat in June 2023 and didn’t receive my deposit back until Christmas. They also accused me of removing a glass panel of an oven, which was not present when I first arrived. They tried to charge me for the removal of some furniture when I left, which was not removed I discovered. The flat had damp and mouldy washing in the washing machine when I arrived. The flat was dirty and hadn’t been cleaned. There was a nice infestation when we arrived. So when I was charged for cleaning when I left the flat in a better state that I rented it in, it was clear that there was an objective to claim as much money from the tenant as possible. So naturally, I disputed the extra £200+ charge on top of the refusal to refund my deposit. When staff left, my email chains and request for dispute and initiating the deposit returnwere not passed along, meaning I had to start the entire process of claiming my deposit over and over again. Shambolic service and huge stressor for months. Please, please avoid if you can. I do not blame the staff, but the company has such a poor culture of playing with money and not caring about the tenant.
Negative experience: Very disappointed! Previously known as Stone House letting agency. I rented a flat with them. The condition of the flat wasn't great, but it was ok as I needed a place o stay. When I left they took over more than 2 months to give my deposit back. They took £168 from my deposit because the carpet was dirty, it was an old carpet with stains. Even though I gave the carpet the same condition I received it! I cleaned the carpet before leaving. They said there was some debris, therefore they were charging me for cleaning it. They also charged me because there was a little bit of washing up liquid inside the washing machine detergent drawer. They charged me because there was an old stain (it was here when I moved in) in the bathroom cabinet. They charged me for a stain on the wall in the living room (that stain was also there when I moved in) The walls when i moved were dirty and not painted. They charged me for a light bulb that was working when I left the property. They charged me for the stained sheet that was there when I moved in. I took it off, folded it as put it back when I left. Never used that sheet as it was stained and dirty. The mattress had blood on it as well. Luckily they didn't charge me for that as well! And I don't have periods anymore. I would not recommend them at all and I am not happy with their extra charges. I didn't challenge it, because it's exhausting just to try. They are not honest!!
Negative experience: Should be zero stars... Update: Prospective tenants just be aware when you inevitably have to report a maintenance issue they'll send someone out to evaluate the issue but will take no reasonable action to rectify an issue. We have damp and black mould in our property due to the poor condition of the windows. They sent someone out to appraise the issue, and they informed us they would recommend that the windows be replaced. After a week or so of radio silence, we log into their maintenance system to see they have "resolved and closed" the maintenance request. Useless can't even handle simple bank transfers. I've been in my flat for over 2 years, the rent is payed the same day every month by standing order no issues with rent since I moved in. Suddenly they can't find my payment this month, but the bank has confirmed they've been payed. Avoid if possible but that's pretty hard in Edinburgh nowadays. It would be comical if it wasn't so frustrating.
Negative experience: DJ Alexander have been wildly incompetent throughout our tenancy. Upon check out the dispute re our deposit has been laughable. They were looking to charge us for cleaning despite the fact that the property was disgusting when we moved in and we notified them at the time that unless they got it cleaned, we wouldn’t be cleaning it to a professional standard upon leaving. We evidenced this in our dispute but no one paid attention and I had to send the evidence three times. They also tried to charge us for shampooing a carpet that was rated the lowest rating on the inventory when we moved in and was very badly stained before we were even tenants (these charges magically disappeared upon challenging. They even tried to charge us £5 for a lightbulb that we evidenced the previous agent advising us that it could not be changed due to its location! They are absolute rip off merchants. Weeks between responses, never following up etc. We moved out on 26th October and on 13th December we are still no further forward. Honestly if you can avoid them then seriously do!
Fantastic experience: I am a current tenant of DJ Alexander and I have had the pleasure to deal with the Fantastic Paul Hyett-Czompo. He has completed 2 property inspections in my home and is so respectful and polite. Paul is responsive with his communication and in arranging maintenance issues. I can't rate Paul and DJ Alexander highy enough!
Fantastic experience: I have had a few viewings in Edinburgh with the excellent Property Manager Paul Hyett-Czompo and he has been extremely polite, professional and very knowledgeable. Although I have not found the right property for me, Paul has been really helpful in proposing other properties and booking me in for viewings. Always replies to my messages very promptly and is a real pleasure to deal with. Couldn't recommend him highly enough and is a top agent.
Fantastic experience: Very good professional service from Natalia. She delivers a good personal experience. Responding very quickly to all my emails and provides informative response. Being a landlord can be stressful at time but she makes sure the things are always sorted m in a timely manner. Thank you
Negative experience: I am applying for last few months to get a 2 bedroom flat on rent and each time they are saying property has been rented out. This time I have found that the property is still available but they were laying. After accepting my application, keeping deposit, getting satisfactory information from the godlord company still saying the application is unsuccessful. I will say Dj alexander is unprofessional .I will not recommended Dj alexander
Negative experience: Back during lockdown my lease contract finished my flatmate an I cleaned the flat to definitely better standards than how it was when we took it from DJ Alexander we even hired a company for carpets and windows as we wanted-needed- our full deposit back. Flat was sparkling clean when we were taking our belongings my flatmate asked me if 4 plastic food containers perfectly cleaned and tidily stored in a cupboard were mine to what I responded not and said they were in the flat before we moved in so we left them there. As DJ Alexander couldn't find a single excuse to charge us for anything they decided to send us a photo of the tupperwarware justifying a £130 charge of items removal that was deducted from deposit as they weren't in the inventory. Imagine the amount of frustration it is to feel being ripped off for a just-graduated unemployed girl in their twenties who really needed that money to move forward and find a new place. Also at mid-lease they charged us with a late payment fee from three cosecutive months despite paying always on time as they had increased the lease without notifying us. When we asked for a proof of notification they send us a 'ticked as sent box' image from they private server. As none of us never got the email neither had in the spam folder we decided to ask to an expert who confirmed this image was altered-forged- to what we were advised to go to a lawyer but again, due to the lack of time and funds we didn't move forward with the issue. My sister another DJ Alexander ex-costumer agreed with them by the time she moved in to hire herself a cleaning company then to be refunded as they flat was really dirty when she moved in with mold on windows, dirt, debris and glitter stucked on carpets things hard to spot on photos or in a quick viewing. Despite they agreed repaying this bill they never did, firstly being elusive then they made an array of preposterous excuses until my sister tired of chasing them desisted then, by the time she moved out they charged her twice the amount of the bill she never got refunded from false billing on cleaning fees of things that were again cleaner than how the flat was leased to her at first so the outcome being my sister losing hundreds and never see her money again. I have a friend who was both landlord and tenant of DJ Alexander this fact being unnoticed by them and discovered how they push landlords to rise rents to the point they sometimes even raise the rent to tenants before requesting the lanlord. He never reviewed this here but the case appears to be now in Court. I also heard many times they allegedly get false high ratings reviews throughout business partners, friends and themselves through fake accounts rather than actual clients and I know from my own experience about the elusive then passive aggressive and oppressive ways of communication specially with tenants. This company is helping Edinburgh to be the inhospitable place nowadays is becoming for tenants due to rent increase and poor conditions and I'd even dare to say they are among the most responsable ones for this rather than the 'supply and demand' as they try to make us believe. It is simply their greed. I wish everyone would speak up as I know many other cases and many people who doesn't report this or don't leave a review from being afraid, shy or just busy like myself as it took me three years to finally decide to write mine. This company should be shut down by the tribunals and it's surprising how after years of swindles and missconduct as a house provider they still are in business. I therefore advocate for an association of victims so maybe-hopefully they pay for their actions maybe there's already one I don't know if so please let me know. So please avoid at all cost fellas.
Negative experience: Reading through all the reviews it seems DJ Alexander has exactly one reply to any bad review (which are most of them...): email someone with a fancy title and they'll look into it for you. Pity that when you do send that email it never actually goes anywhere beyond another empty promise that they will come back to you within a week (likely another auto response), or a dead end response denying that any issue exists. I stopped following their complaints process long ago as it never leads anywhere. I also have no desire to enter into any discussions with them now as my association with them has ended and I'm happily settled into my own home. I write this simply to warn people from using DJ Alexander as they can be utterly self serving and dishonest. Of all the many disappointing interactions I had with DJ Alexander during the three years I rented a flat through them, the last incident was by far the worst. I missed a call from one of their property managers one day and the message they left was clearly not intended for me. It was directed to our landlord. It confirmed that the rent increase for our flat would be effective from the following week. This was the first time I heard about the rent increase. When I reached out to them to clarify the situation they claimed I was emailled a few months before with a formal notification. I disputed this, but was faced with their trademark terrible communication skills. After some back and forth I decided it was not worth my wellbeing to engage with them further as they are clearly not interested in maintaining positive relationships with tenants and the increase amount was negligible. At the time we also already had an offer accepted on our own flat so an end to the disappointing relationship was in sight. I contacted the landlord (with whom I had a great relationship since moving into the flat) as I was really surprised that she didn't reach out to me herself when she decided to increase our rent. She normally contacted me directly with any matters relating to our tenancy. She confirmed to me in writing that she neither requested nor approved any rent increase. My message to her about the matter was the first she heard about it. I put this to DJ Alexander, but again they were terribly unhelpful. In fact, they dismissed my query about the unapproved rent increase completely and refused to engage in the matter saying they can't discuss their client's business with tenants. Our landlord offered to repay us the increase portion of our rent for the last two months we stayed in her flat and apologisesd profusely for what had transpired. We turned this offer down, but it confirmed that she really did not request an increase at the time DJ Alexander allegedly sent the notification to us. If therefore you want to rent from a dishonest agency who will increase your rent without the landlord's approval, DJ Alexander is the agency for you. We were just lucky to have had such a wonderful landlord.
Fantastic experience: Exllent real estate agency From the very beginning, I was impressed by the professionalism of DJ Alexander Letting Agents team. The agents were knowledgeable, courteous, and always conducted themselves in a highly professional manner. They made the entire process smooth and efficient. I was also very impressed by the prompt responses and actions taken by the DJ Alexander team who worked cohesively and effectively together and always ensured that everything was done in a timely manner. In conclusion, I can confidently say that my experience with DJ Alexander Letting Agents has been outstanding in every aspect. I am extremely satisfied with the services I received and the property I now own, thanks to your dedicated team. I will not hesitate to recommend your agency to anyone in need of real estate services. Sincerely, Jia
Fantastic experience: We would like to thank Imran Iqbal, Kirsten Marshall-Thomson and Lynsey (sorry we don’t have her surname) for facilitating our flat hunting process. They have all made the process easier for us and have been very helpful. Thank you again, we are loving our new flat!
Negative experience: D J Alexander owe me rent form a flat I sold 9th June 2023. They will not pay the rent to me until the block insurers send them an invoice following the cancelation of the insurance for my flat. It is now September with still no rent paid to me. It is now nearly 3 months since the flat was sold with no rent owed to me in sight. The insurance company seems to be at fault but I am sure my rent could be paid to me and I pay Alexanders the insurance when the insurance company manage to organise an invoice. I never got a rebate I was due for another flat I sold. I gave up after a few months. I am sure there is somebody in Alexander with the authority to make a decision.
Fantastic experience: Having had more Edinburgh flat viewings than most, I wanted to share that I found James a real breath of fresh air as an agent - usually I prefer seller viewings, they're more relaxed and you get a more realistic insight. But from the off James treats you like a human, listening and taking on board your feedback, along with your priorities. This means he can advise accordingly and give you extra helpful info, rather than a robotic salespitch. He's genuine and also more transparent re offer expectations. For someone who finds Scottish closing dates off-putting this is really appreciated. James' kind and cheerful courtesy also stands out and much improves the whole viewing experience. It also means the property sticks in your mind more Thank you James!
Fantastic experience: Amazing experience with Dj Alexander and my agent Asif Mohammad And Gill Robertson highly recommended. I felt very well taken care of by them from finding a flat to processing my application. Their negotiation skills were top-notch and they helped me to get a flat in very short period of time. They were always available and went the extra mile to make sure I am comfortable throughout the process. Many thanks to them and their team.
Fantastic experience: From the moment I approached DJ Alexander Letting Agents, I was met with nothing but professionalism and dedication. I'd like to give a special mention to Asif Mohammad, our property manager, who went above and beyond to ensure we found the perfect property that met all our needs. His insights and dedication made the entire process seamless. Not only did Asif show a keen understanding of our requirements, but he also provided invaluable advice, drawing from his vast knowledge of the local market. His personable nature, combined with his unwavering commitment, made it feel as though we were not just clients but friends. Our application advisors, Erin French and Rebecca Fowler further complemented this experience. Both were instrumental in guiding us through the application process, answering all our queries and ensuring that every paperwork was in place. They diligently guided us through the application process. If you're looking for a letting agency that truly cares about its clients, then DJ Alexander is the way to go. A big thank you to the team, especially Asif, Erin, and Rebecca, for making our experience so memorable!
Fantastic experience: The team at DJ Alexander were simply incredible, and I don't say that lightly. Mark and Ashley went above and beyond to get me the right rental property, even though my situation was complicated by my disability. Moving house is always stressful, but these guys at least made that little bit easier! Highly recommend!
Negative experience: I've been trying to contact a member of the DJ Alexander team by phone and email for a week now. Today I've been told they cannot speak to me about my concerns or confirm that I have the right person, responsible for the property I'm wanting to make contact about, nor give me the name of the manager of the rental team so I can discuss with them. I would strongly advise other landlords away from using them as agents. You potentially risk causing issues with other landlords if you use this company if they refuse to speak to other owners/agents/landlords on stairs. Companies using GDPR as an excuse for poor business practice is very disappointing. UPDATE Just an update on this review. I was contacted by DJ Alexander who have confirmed that they are offering staff additional training on GDPR and were apologetic about the issues I experienced. They confirmed that my enquiry had not been managed in the way they would have expected and apologised. The original enquiry has been dealt with. 2023 Update Many months have passed since this last review and no surprises to anyone who is a property owner of an Edinburgh tenement to know that I needed to contact DJ Alexander about a new roof issue. After two emails and no response I phoned them to be told that the property manager was on maternity leave (they think!) and that the enquiries team is not generally very responsive to the generic email. If you need to contact DJ Alexander about a shared repair I now know that I need to contact the maintenance team directly - and not the property manager. I've fed back to them that really there is a need to have clear information on their phone options (shared repairs or shared owner queries is not an option) and better information in general about who is responsible for what! I appreciate that I needed a speedy response but the other two property agents on the stair (Murray & Currie and Ace) both responded immediately with clear information about the steps they needed to take and timescales. There was no need to chase them up. Certainly if I had not phoned today I have no confidence this issue would have progressed. Once I established the process, and was put in contact with the right person, the response was prompt. To any landlord looking to have property managed with DJ Alexander I would repeat my warnings about poor communication and personally I would avoid using them.
Fantastic experience: Laura McTaggart was our DJ Alexander agent who helped in securing our rented flat in Edinburgh. We were very anxious through the whole process but Laura was very responsive throughout and made sure we got the house within the promised timeframe. Working with her helped ease our nerves about the whole situation. Thanks so much Laura! Huge thanks to Lauryn Fraser and Juanita Cappilati for the viewings and initial consideration of our applications!
Fantastic experience: Had a very good experience with Asif Mohammed through DJ Alexander. I really appreciated his willingness to work with me as I was at our town at the time of applying for my flat, and he let a friend view it on my behalf. He was very prompt and informative in his emails.
Fantastic experience: Excellent experience working with DJ alexander in this busy time when trying to find flat. There were a few issues with out application and Gill Robertson-Cree was very helpful in explaining the situation and finding a solution so that there was a positive outcome for everyone.
Fantastic experience: Really fantastic help, from both Ashley Smith, Caitlin Butler, Mark Hall and Laura McTaggart. Prompt replies in a quite tight schedule. Supported me and went out their way to source potential properties for me. Application was handled smoothly. Really quick and efficient. Handled questions well and explained them brilliantly whenever I had any queries. Brilliant service, and has made my moving process a breeze. Would highly recommend!
Fantastic experience: Highly professional and hard working team will assist you through out your search of property in Edinburgh. I had a very good experience with them and I recommend all seekers to get in touch with them. I take this opportunity to thank DJ Alexander and specially "Caitlin Butler" who has been a kind and helpful person to me. I remember that she always took my calls and responded to my emails and tried to help me with my situation. I wish the "awesome DJ Alexander team" a great success ahead and keep doing the great job. Regards Anil Kumar Rathore
Negative experience: Doing a a simple change of tenancy has been the most stressful experience with DJ Alexander. Their emails always came across as quite hostile and threatening for no apparent reason. Every time they asked us to fill in forms and gather documents, they always gave us unrealistic deadlines of 48hrs, which makes things unnecessarily stressful. They even wrote the WRONG rent amount on the draft lease, thankfully we noticed! When we needed to ask an extension of a few days to give more time to our guarantor to gather their income documents from their workplace, they threatened us to CANCEL the whole application and make us move out!? They threatened to cancel our application even though we were doing this process more than a month in advance! They say we need to adhere to strict deadlines to give time to their admin process before the move in date, and yet they completed everything after a single day after we submitted everything… so why such strict deadlines and threats when we have more than 30 days of time before moving in? I’ve done a change of tenancy with the same flat but a DIFFERENT agency before and it was simple and stress free. DJ Alexander makes everything so unnecessarily stressful.
Fantastic experience: We are so very grateful to DJ Alexander Edinburgh but most especially Ashley. She has been amazingly supportive, incredibly caring and such a huge help to our daughter and us. Our daughter has been having such a roller coaster journey trying to rent a property for her third year at University in what is a very crazy rental market at the moment. Ashley has gone above and beyond to do anything she can to help and as we live 500 miles away on the south coast of England having her support has been an absolute godsend. Her communication has been fantastic and we have felt reassured during every step of the process. We are now in the very happy position of having found a fantastic property and are looking forward to having Ashley as our property manager going forward. We feel very lucky to have found a property manager who cares so much. We have also found the credit reference and guarantor check process to be incredibly smooth and accessible. Thank you so very much Ashley and D J Alexander. We can now sleep at night! Paula & Matt O'Grady, Hampshire, England
Fantastic experience: Very reliable company. Carol and Giulia helped me out in securing apartment and moving in after 6 months of rigorous search for house in Edinburgh. I almost gave up but they renewed my hope and my family’s. God bless Dj Alexander and most especially their wonderful agents I mentioned above. Guys, trust them always.
Negative experience: DJ Alexander is supposed to be the biggest letting firm in Edinburgh. Dont be fooled by their size, as a land lord , I found out that their customer service is horrible. They will find you the most expensive vendor to fix whatever it is that you need to fix in your flat. Normally anything that breaks they prefer to completely change out. They will find anyway they can so that you dont make money from your property. Also during the exit isnpection, they make sure that they they take the easy way out so that they dont have to argue with the tenant so they will not bring the issues up. In short, try to stay clear of these guys and [ick smaller firm with a better service quality.
Fantastic experience: The process of finding a flat in Edinburgh with D.J. Alexander was very smooth. Asif Mohammad guided me very well with the home viewing and the apartment application process for securing the apartment. Laura Mctaggart was very helpful in guiding me through the rental application process and clarifying all my queries.
Fantastic experience: Asif from DJ Alexander was very helpful in renting our new place in Edinburgh. He always responded in a timely manner and had a very efficient way of working. Everyone else we dealt with at the company were helpful too, particularly in helping us complete the referencing checks.
Negative experience: Terrible. I sighed when hearing they were buying braemore as most people in Edinburgh know to avoid DJA. Customer service notably declined too. Didn’t have one inspection in 12 months. Had a boiler issue which took 5 weeks to fix after first contractor arrived. Delay in parts and other excuses played primary role in this - no follow up from DJA who didn’t seek bothered we didn’t have hot water for this time. Issue with boiler also uncovered that it was not fitted correctly and was described as dangerous (immediately shut down) with the carbon monoxide reader also placed below it (not above as rules state), so was a recipe for horrible consequences. Ended up moving home for spells so I could shower as thankfully could work from home. I question how much they kept landlord in the loop about the issues, which didn’t help any prompt response. DJA didn’t seem to realise or care how problematic and an inconvenience it was. Didn’t help the landlord didn’t seem to think they had a duty or responsibility to spend money on the flat. Another time with tv aerials I had to put contractor and then get refunded later by landlord - something I’ve never experienced before. Re the boiler, I pushed heavy and was reluctantly offered 15% compensation for one month rent. I challenged that this was enough. After being notified they are selling and vacating property, I reluctantly agreed to this figure (after multiple emails I sent to various DJA contacts were ignored) but now, 8 months later, I’ve been notified that the landlord has advised they don’t want to pay the £150 because of the ‘outgoings associated with selling’. Unbelievable. Was an amazing flat with experience ruined by both DJA and landlord. No good customer service No response to emails Contradicting info given on phone Seemingly uncaring landlord
Positive experience: We ended up having to pull out from the tenancy so I can't speak to the rest of the experience with DJ Alexander, but there were a couple of hiccups on their side in the process of getting us approved. However, once we were approved, things went well. We worked with Laura McTaggert, who was extremely helpful (5 stars!). She provided all of the documents and certificates for the property upfront, answered my questions or asked others if she didn't know (they were also helpful), and she was very prompt and kind. Laura continued to be helpful and kind when we had to pull out of the tenancy, which was just as appreciated. Pulling out of the tenancy was simple to do and the partial deposit we'd paid was refunded.
Positive experience: I'm not writing this feedback just because I got a house from DJ Alexander. but overall service experience and courtesy of handling customers, prompt action on customer queries is expressive and worth appreciated. Being one of the larger letting agencies in the city they managed to get end to end process streamline which help customers life easy appling and documentation processing one of the best parts is their staff, they are well experienced and very prompt while helping their customers. I would like to thank you Laura Mctaggart & Derek Rowland for your great service during my tenant application process.
Negative experience: As a landlord, I've been extremely disappointed with the level of service delivered by DJ Alexander. Most recently they have been failing to carry out the regular property inspections which are supposed to be part of the "fully managed" service I've been paying for. Failing to carry out these inspections means maintenance, cleaning and tenant issues are not being discovered until after a tenant vacates the property. This results in cleaning and repair costs that can't be recovered from the tenants and long void periods, while the properties are put back into a habitable state. This is just one of the multitude of failings I've experienced while DJ Alexander have been managing my small portfolio, but by far the most serious and unprofessional was when they recently tried to wriggle out of honouring their "Rent Protection" scheme when one of my tenants fell into arrears. DJ Alexander were happy to take my monthly Rent Protection premiums, but when I needed to rely on the protection of the policy they sold me and the features laid out in the marketing material, they were less keen on paying my claim. I'll be moving my portfolio to a more professional and less expensive organisation. My advice to you, if you're a landlord, is too also find someone else to look after your property.
Fantastic experience: Just rented a property via DJ Alexander. The Property Manager, Harry, ensured that the process was effortless and seamless. Once the flat was secured Christin efficiently got the documentation needed to finalise the Agreement ready for signature. Quick responses to emails from both. Overall great experience and a personal Thank You to both Harry and Christin for making my search hassle-free.
Fantastic experience: It is a nice experience with DJ Alexander, the flat have a relatively reasonable price. While going through the whole process, the only thing which is a bit slow is there are so many information need to be checked on goodlord platform, but thanks to Gill, she is very patient and nice, which help me a lot for successfully renting the flat. Thanks again very appreciate it!
Negative experience: Terrible experience as a landlord. Appalling communications from these agents. It took them almost three months to get a tenant in our property, the longest we've experienced in over a decade of letting property. The tenant ended up contacting us directly to arrange the tenancy in the end because they couldn't get a response from DJ Alexander. As a landlord I would not recommend this firm at all and will not be using them again in the future.
Negative experience: Unfortunately DJ Alexander seem to be the dominant letting agent in the areas I am searching for properties. The process to arrange viewings is truly awful and it’s impossible to know if the property is available or not. No telephone numbers to speak to a letting agent. I’m considering both rentals and purchase but funnily enough you can call if you wish to buy a property. Seems to me like they know they get enough interest in lettings that they don’t need to bother communicating with people.
Negative experience: Simply the worst letting agents I have ever come across. Like all letting agents, they're solely focused on maximising profit, but DJ Alexander don't even pretend to care. They were happy for mould to grow in my property until it constituted a health issue, at which point it was merely painted over. The property was full of broken furniture which they did not replace, even after a number of times asking. Inattentive customer service and a wholly greedy and inadequate company. I've subsequently started rented from another agency who have really hammered home how terrible DJ Alexander are. Such a shame that they own so many properties across Edinburgh and are growing. Avoid.
Fantastic experience: Gill and Georgia of DJ Alexander and very helpful and nice. They reply the email super quick and willing to help me in all aspect and made the rental smooth and easy. Their advise are professional too. We can't believe we can rent a flat we want so quick and smooth. Thank you so much.
