Fantastic experience: I’ve had a really positive experience with Murray & Currie. They have always been approachable, offering sound advice and support whenever needed. Their staff are personable, professional, and genuinely keen to help. Recently, when my landlord decided to sell their property, the team at Murray & Currie were very supportive and made what could have been a stressful transition much more manageable. I truly appreciate their help and would highly recommend them to anyone looking for a reliable and caring letting agency.

Negative experience: Avoid at all costs. Moved in to one of their rental properties in 2023 and had nothing but issues. The kitchen was filthy, cigarette buts could be found within the cabinets, and the oven has not been cleaned at all. The boiler then broke and we were without hot water for days, having to shower at a gym. Our bins had been filled with random crap, which made us have to drive with our bins somewhere else as the bin men refused to take them due to the contents. We quite literally had to dig through the garbage to hide whatever they had thrown in there. Furthermore, they left a broken burner full of beer cans in the garden for us to deal with. Notoriously slow in responding to repair claims. When we gave our notice, various viewings had been organised for a single day, out of which we were only aware of 2. Additionally, the viewing agent was late ( fair enough ) however, neither us nor the people coming to view the property were notified. This involved us having to give the viewing ourselves! Finally, you will be given an extensive list of items to clean prior to you moving out ( even though this was clearly not done when we moved in ). Once this is done, prepare yourself for 6+ weeks of not getting your deposit back. We moved out on the 19th of September. It is now the 27th of October and we are yet to get an update. Apparently for the size of their company, on my 1 person has access to all rental deposits and therefore “no one else has access or can do anything if he is away”. In the 6 weeks that we have been chasing this up, this person has been on annual leave non stop, meaning we have had absolutely no resolution to this. They apparently are unable to reach the landlord and therefore unable to give us the deposit. We received the below: Good afternoon, I apologise for this delay as the owner has been difficult to get a hold off to confirm they are happy for the deposit to be returned and I need this from them. I sent them an email today saying they have till Friday or the full deposit will be returned. Again I apologise for the delay. To anyone, this would mean that the deposit will be refunded on Friday should they not hear back. However, what they are trying to claim is that we misunderstood this email and it doesn’t not actually say the deposit will be returned on Friday. Worth noting this was sent to us and on that Friday when we were supposed to get an update, the person was on annual leave ( shock! ) Anyway, avoid at all costs as I have never dealt with such incompetence in my 6 years of renting in Edinburgh.

Fantastic experience: I rented a property managed by Murray and Currie in 2024. I found that the agency was decent and responsive to emails and inquiries. I appreciated that the flat was in good condition when we moved in and that the process to transfer my tenancy was smooth and efficient. Overall one of the least stressful tenancies I experienced during my time in Edinburgh.

Negative experience: I am extremely disappointed with the way this agency has handled my tenancy change, and I feel compelled to leave this review after repeated attempts to resolve the matter amicably. With only five days left before the current tenant leaves, absolutely no paperwork has been completed. Despite the urgency, I have been asked to pay a deposit without having a contract in place — which is both unprofessional and unacceptable. To make matters worse, I was asked to confirm that there have been no changes to the inventory, even though there clearly have been. Steven, in particular, has shown a concerning lack of customer service throughout this process. I have tried to reach him for over a month with no success — my calls and messages go unanswered, and there is no proactive communication. This has left me feeling incredibly stressed and uncertain, as nothing is progressing as it should with only days remaining. I had hoped for a much smoother and more transparent experience, but sadly, this has not been the case. This review reflects my sincere disappointment in how the situation has been mishandled.

Negative experience: One of the worst letting experiences I’ve ever had – avoid Murray & Currie if you value respectful treatment and transparency. After living in a flat managed by them for 12 months — never missing rent and giving proper notice to move out — things quickly turned sour. They wanted to schedule viewings while we were still living there and insisted we leave the flat for an hour during each viewing. I explained I have anxiety and work from home handling sensitive data, so I wasn’t comfortable with strangers entering the space while I was present. Instead of being understanding, they tried to intimidate me, falsely claiming the contract gave them unlimited access. I checked the agreement, and it didn’t — after I pushed back with evidence, they stopped pursuing it. Still, the disregard for my mental health was incredibly upsetting. Before moving out, I thoroughly cleaned the flat to avoid disputes. After leaving, I followed up several times about my deposit — no response. I had to physically visit their office to get any update. In person, they were polite and apologetic, saying they were waiting on the landlord to provide a cleaning invoice. The check-out report stated all areas were in Good condition, and 6 out of 7 were rated Fair for cleanliness, meaning only light cleaning was needed — not a full deep clean. The 7th area just needed the shower enclosure cleaned. Despite this, weeks later they submitted a £260 deep cleaning invoice and tried to deduct it from my deposit through SafeDeposits Scotland. When I called to discuss this, they refused to engage or compromise, telling me to take it through the long dispute process instead. I even offered £100 as a goodwill gesture, but they clearly preferred to drag things out — likely in retaliation for me asserting my rights during the tenancy. This whole experience has been incredibly stressful, and I wouldn't recommend Murray & Currie to anyone. Tenants deserve to be treated with basic respect — not ignored, intimidated, or penalised for standing up for themselves.

Negative experience: Forgot to leave a review for these folk after letting a property last year. Lazy and non responsive as far as maintenance and support. We went days without hot water and didn't receive anything close to an apology. Our previous agent before them was Umega, and the difference was night and day!

Negative experience: Worst Letting Agents in Edinburgh by a long mile. None of the staff have any idea what’s happening. Moved into a filthy flat, with loads of the previous tenants belongings still in the flat. We spent over a weekend (4 people) just cleaning and spent £500+ in doing so. Fridge was mouldy and had puddles of liquid. Oven was disgusting. Toilets had brown liquid in them. Nothing had been cleaned prior to the move in because the landlord said it was clean enough (of course this wasn’t checked), multiple light bulbs were out, curtains frayed and unusable. No compensation received and no apology or sympathy from Murray and Currie. The biggest issue was with the leaking shower. After 3 months of emailing and having to get my guarantor involved who threatened legal action, they (the landlords contractor) decided a bit of sealant on the shower screen would do the job, no surprise it didn’t do anything as the issue was a leak- as stated by the two other contractors. In the end, moved out early as it was unliveable due to the stench and mould due to the damp. Save yourself hassle and a lot of grief and just rent with a different agency.

Fantastic experience: I recently moved to Edinburgh after securing a permanent lecturing position at the University of Edinburgh, which has been an exciting new chapter in my life. I relocated in July and stayed with a friend until I found an apartment in Marchmont in October. The transition could have been stressful, but thanks to Claire Green, the Associate Director at Marrie and Currie, it was a smooth and pleasant experience. Claire is nothing short of extraordinary. She’s a no-nonsense professional who works with remarkable efficiency and precision. I’ve rarely encountered someone so dedicated to getting things done, and her ability to resolve issues quickly and effectively is unparalleled. As with any move, there were inevitable hiccups involving furniture, plumbing, and other minor matters. Negative experience: Exceptionally unprofessional and lazy. Possibly one of the worst letting agencies around. Avoid at all costs. Take forever to get back to you for anything, repairs etc. Ignore phone calls, texts and then are full of excuses and lies when called out.

Negative experience: Beware that if you lease through them, you will need to follow up CONSTANTLY on any maintenance issues - they are hopeless at follow up, and even if they say they will do it, they don't.

Negative experience: I was due to attend a flat viewing with this agency all the way from Glasgow to Edinburgh. Once I had reached Linlithgow on the train I received a cancellation email saying that the property had now received a deposit and the viewing was cancelled- with less than an hour’s notice. Extremely disappointed by the lack of professionalism from this agency, and with their inability to inform me sooner. I doubt they could actually manage a property to be habitable. Notice to all landlords and tenants - avoid these cowboys!

Negative experience: DO NOT DO BUSINESS WITH THEM. This company is yet another PM agency that bait and switches. The schedule you to view - then call and cancel day of because they were busy USING YOUR BOOKING to bail the other viewings into making an offer. It is a terrible tactic - PROFIT over PEOPLE. You should not bother scheduling viewings if you are not going to let all viewings in and give the ability to the landlord/owner to make an informed decision. We have yet to even SEE a property we are interested in as this is not the first - (that were Ben Properties) now them. TWO companies to avoid if you are seriously looking for a place to live. Alternatively, we have found Savillis to be amazing with both customer service and communication. We have yet to find a flat but we know it will never be with Murray and Currie. And when we purchase in New Town this summer, they will NOT be managing our flat for us, ever - untrustworthy at best. Downright scandalous during unprecedented times in the housing market. People really should always come first - not your pocketbook. Shameful. ETA: And coming on here all aggressive is tantamount to your behaviour profile. You aggressively market, set appointment online, allow people to plan to view and then bait and switch - "Cancelling the viewing because it let" you should LEAD with "Just because we schedule you a viewing DOES NOT mean you will ACTUALLY get to see it." There - simple. And would avoid a whole lot of angst on the part of prospective (incredibly well qualified) tenants with jobs, a life and no time for your shenanigans in a market that turns over so quickly. You need to do better instead of coming back here attempting to justify your behaviour.. That's all. And accept that your company actually DOES allow people to online book viewings and then cancel last minute - but offer up a substandard unit in the SAME building, instead - HA! I hope everyone can see this and your response and note - you are everything I have written and more.

Negative experience: They lease out a property that has been flooding the downstairs neighbour all day and now all night. Maintenance does not have access to any property in an emergency after work hours, I've spoken to them and nothing can be done if the tenants are not home "they have no access" . My house is being flooded as we speak, I'm not even the tenant of Murray and Currie yet the water damage to my house.

Fantastic experience: We are just about to begin moving in to our first flat together, my girlfriend and I. Negative experience: Having moved out of one of their properties earlier this year, I would not recommend this letting agency to other tenants. The property itself was in very poor condition, and repairs (such as fixing shelves, and sealant in the bathroom) were performed in a very ineffectual manner. I will say that the agency was prompt with sending round a repair man when requested though. When we were moving a new tenant in to the flat we had been renting with this agency to swap with a tenant who had moved out, Murray and Currie repeatedly put the wrong names on the rental agreement which we were signing; I don't believe this was out of any sort of malice but it's fairly unprofessional. Our rent increased for two years in a row, I suppose due to the inflating costs of housing in Edinburgh, but I think it's poor practice to make people pay increasing amounts for a flat which is rodent infested and hasn't been refurbished for decades, without making any attempt to keep the interior of the flat up-to-date or in good condition. There was also an incident were we were having a tenant move out and a new one move in, and so Murray and Currie requested that all of the current tenants of the flat vacate the property and remove all of our belongings for them to inspect it, for us to then all move back in after about a week. They were vague and evasive in emails about how this would work, as I pointed out that we as tenants do not have second homes or anywhere to store a flat full of belongings. Eventually it was agreed that we would be able to pack up all of our belongings in the flat and move them out of the way so the flat could be inspected (whilst we as tenants vacated for a period); we did this and I emailed on the day we were supposed to be gone from the flat. It turns out, the letting agency had the wrong date planned all along and so I'm not sure that the inspection ever went ahead. To cut a long story short, we as tenants had to expend a lot of extra effort and stress to no avail due to the agency seemingly having poor planning. On our check-out information pack which we were emailed before we moved out it said that we had to get the carpets professionally cleaned. This seems a bit ridiculous given that the carpets were decades old, threadbare, and filthy when we moved into the place. Finally, I read the news recently that Murray and Currie Properties sent out an email to tenants who could not pay their rent during the coronavirus crisis asking them to sign a moral contract agreeing to repay in full at a later date, and pointing out that landlords are in the same situation as tenants. The idea of signing a "moral" contract to an agency like this is fairly distasteful, and to claim that landlords are in the same situation as tenants is laughable (although I'm sure there are some exceptions) given the wealth and class divide between the typical landlord and the typical tenant. To sum up, I believe this agency is thoughtless, and does not care about their tenants.

Fantastic experience: We rented a flat through Murray & Currie for over a year. They sent someone out pretty quickly (within days or a week) whenever we reported issues in the flat. Upon ending the tenancy I was worried about the deposit refund process, as some of the reviews on here suggested they were unfair and dodgy. We cleaned the flat ourselves, making sure to cover all the areas they listed in their email, and paid to have the carpet and windows cleaned. The flat was spotless, and we got our full deposit back, so nothing to complain about!

Positive experience: **UPDATE my review was as below, but Richard Murray has contacted me this morning with a very professional response, an explanation as to why the errors have been made and what he can do to rectify them. I respect and accept his reply. Upgraded from 1* to 3*. Absolutely terrible service from a tenants perspective so far, I feel sorry for any landlord entrusting their property to these people. I have no idea if the staff in the office reflect the vision/purpose of the directors but their professionalism is shocking. Over £5k paid out in deposit/first month’s rent to find the flat in a disgusting state, with one particular stand-out being dirty bedding stuffed into the sitting room cupboard. Photos and video evidence. They blamed the previous tenants, but the previous tenants assured us they had left it in a clean and tidy condition (seems to replicate similar reviews over the past 6 years). Keys not prepared for the new tenants and no concern as to the security risks of keys to the property being missing (no accountability for their responsibility of 'managing' the property - they again blamed the previous tenants and asked us to have more keys cut). M&C in case you notice that I am not a tenant of one of the properties you 'manage', I am a guarantor for one of your tenants and would be more than delighted to have a decent conversation with you about it; hopefully that will be today as promised by Becca.

Negative experience: I had a viewing booked for a flat in the Kirkcaldy area. A time was scheduled, all good. However, upon travelling and arriving to view the flat, no one showed up. After waiting, my fiance and I called the Edinburgh branch, we were only then informed that the flat has already been taken, and we should have received an email and text notifying us of this. Unfortunately we received neither, thus our time was wasted. This is a shame because up until this point our experience was pleasant and responsive. Hopefully this was a one time fluke and is resolved for future prospective tenants.

Negative experience: AVOID! Company should be prosecuted for faking signatures in a tenancy agreement in an attempt for a financial gain. After temporarily misplacing the initial agreement, I asked for a copy and I was presented with a nearly identical one, but with a different end date(!) that had my signature on it which I had not signed! No morals, no ethics and no apology. (Original review was removed)

Negative experience: I agree with a previous comment that if you are a tenant, you should beware of the maintenance team practices. After I checked out, they sent me a survey and charged me for cleaning and fixing costs. In that survey, they claimed they have cleaned the property before I checked it. But in fact, the house was dirty and full of mold when I moved it, I spent a few days to clean it. Some of the things were already broken but they charge you fixing cost. Quite a scam.

Negative experience: Pretty awful experience as a tenant. The sales staff in lettings were great, but once they’ve handed over to the likes of the maintenance team, you can expect a rude, abrasive and arrogant attitude. As tenants we rarely gave them a moment’s bother... but even still, the smell of gas was something we should sort out ourselves. Once you get to the check out procedure, you are recommended to pay a £400 professional cleaning service, but even though we did, you get lumped with a ton of extremely unreasonable, and in some cases fabricated claims. I’ve used a couple of agencies before but never come across people with attitudes and behaviours like this before. In my opinion, steer clear if you are a tenant.

Fantastic experience: My husband and I recently relocated our family to Edinburgh. We had a great experience with Murray & Currie throughout the process of buying our house in the New Town. Negative experience: DONT RENT FROM THIS AGENCY IF YOU DONT WANT TO LOOSE DEPOSIT!!! If you still decidate take the flat or house from them, MAKE HUNDRED OF PICTURES BEFORE YOU MOVING IN!!! Even small dots on the walls, any wee damage, make lots of pictures then may you have chance get deposit back. If not forget about your deposit back. Read more reviews all bad from tenants when moved out! My familly stay 4 years in the terraced house, when I moving out I wash all carpets in the house. Do some painting, fixed the fence, fixed the sheed, I just build the bin box in the garden but they dont want relisted deposit back. Unfortunately I dont have any pictures when I moved in. Use safe deposit Scotland to get some money back. Murray & Currie NEVER AGAIN! If you read this review please read another bad one about them and THINK TWICE before sign the lease with them.

Hi Lukasz, I am sorry to read how strongly you feel about this subject. As you know, the tenancy deposit scheme is handled completely independently and it is not Murray & Currie who makes the decision on who gets what from the deposit. I have looked through your particular check-out report and can clearly see why the tenancy deposit scheme decided to hand a proportion of your deposit back to the landlord to rectify things like garden maintenance, window cleaning and a few missing items. This is what the deposit scheme is for. I understand you feel the flat was cleaned to a professional standard and that you had made every effort to ensure it was looking as good as possible, but sadly it wasn't. As I say though, we do not make the final decision on how your deposit gets distributed so I don't feel it is Murray & Currie you should be so angry with. If you would like to come in to discuss this in more detail we would welcome you at any time though as it is a shame for you to leave feeling so upset. Richard Murray

Negative experience: Echoing many of the reviews on here; despite the fact I had the flat professionally cleaned before moving out, Murray and Currie attempted to deduct the cost of cleaning from my deposit. The matter was resolved through Deposit Scotland's independent adjudication process. I'd advise anyone moving into a property let by this agency to carefully photograph and document its condition upon moving in.

Negative experience: SHOCKING!!! I dealt with many other letting  agencies in Edinburgh and never experienced something like this before. Never ever have I imagined what they are capable  of in order to keep your deposit money. We rented a property for 10-11 months and left it in perfect condition all cleaned up. Surprise surprise when check out report came back it was full of blurred bad quality  pictures all zoomed in (the check in one they were all made from a distance but even then you could tell that spots and scratches that  were there before were present in both check in pics and check out pics).Also specified cleaning issues on check out pictures where is not clear what the issue is!!! All this apparentely costs us from their calculations £600!!! (charges added also  include:  hangers left at the property which were previously there,wobbly chairs that were in the same condition at move in,faulty letter box that was exact same condition at move in ,required professional carpet cleaning but no picture of any stains,lots of zoomed in pictures with small stains inside storage cupboard walls,left from hoover and ironing board also present at moove in; lots of pictures inside tiny railings of radiators marked as cleaning issues and the list continues) ALL THIS IS AN ATTEMPT  TO IMPOSE ON US THE COSTS OF DEFECTS THAT WERE IN THE FLAT BEFORE MOVING IN AND TO KEEP OUR DEPOSIT MONEY. They tried a different tactic in first place: we were asked to show them payed gas and  electricity bills in order to release deposit. The flat had pre-paid meters!!!!

Negative experience: THEY WILL EAT YOUR DEPOSIT!! THESE GUYS ARE A SHAMBLES DON'T EVEN KNOW WE HAD PREPAYMENT METERS IN THE FLAT WE RENTED. ASKED US TO PROVIDE BILLS TO GET OUR DEPOSIT BACK. THEN CAME WITH A REPORT, 10 POUNDS TO DISPOSE OF HANGERS!!! 185 POUNDS FOR A LITTLE GLASS THAT I GOT CHNAGED FOR 50 QUID!!! THEY WILL EAT YOUR DEPOSIT. I EVEN LET GO OF A PERSONAL INJURY CLAIM DUE TO THEIR BAD MAINTENANCE. 100% GENUINE REVIEW.

Negative experience: Worst company ever!.... it took us seven months to get our deposit back along with excess rent paid. They tried to get us to prove we had the property professionally cleaned, which it didn’t need, it was cleaner when we left than before we moved in. Even the assessor agreed but their management team are ruthless and money grabbing. Our let was a large four bedroom house and wasn’t cheap but it put us off ever renting through them again.

Hi Alexandra, I am trying to look into your tenancy to see what has happened but we don't have anyone called Alexandra Wallace registered as a tenant or past tenant of Murray & Currie. Therefore if you could please give me a call to discuss it would be appreciated because clearly the last thing we want is someone leaving a property of ours unhappy.

The time it takes to get your deposit back is not controlled by us anymore because all deposits are legally required to be held in a deposit scheme and so yours will have been lodged in Safe Deposit Scotland if you are a past tenant of ours. The process of getting the deposit back is up to you either agreeing or disagreeing with the deposit deduction recommended and then it is over to the deposit scheme to review and report back to both of us so we have no control over the speed of this.

Negative experience: Unless you are okay with being treated like you would normally be treated by Call Centre agents, don't bother with them. Murray & Currie staff has extremely poor customer communication skills and ignores - either wilfully or not (Who knows?) - regulations that would go unnoticed if not brought up by the tenant. Up until the point where I announced to them that I would move out everything was okay-ish, even though shortly after moving in they tried to push the duty of fixing draughty windows on myself. They do take their time to get things done, but at least they get it done. Better late than never. Even the windows got fixed after I reminded them that the tenancy agreement states that the tenant is not responsible for fixing this (Turned out that someone simply hid a part of the window frame and never bothered to put it back on). Upon moving out they announced flat viewing appointments they made with potential new tenants to me, in one case with only 18 hours notice. Upon pulling up the Letting Agent Code of Practice they became extremely defensive, but ultimately complied with my wish to not have any viewings until I moved out (Not after telling me how wrong I was and after me having to reach in an official complaint), which is explicitly stated in said Code as a right of the tenant. M&C tried to reason with the tenancy agreement stating otherwise, as if it would supersede regulations put in place by legislative powers. Overall, M&C disappoints HEAVILY on the social level as well as transparency. Other than being somewhat ignorant about regulations and duties (They never bothered to schedule inspections or generally asking if everything was alright) and showing intermittent sloppiness (Like losing their set of keys to the flat I rented, asking me to bring mine so they could get a new set cut instead of going the secure route and changing the lock), they do their job, albeit a bit slow and not on par with other letting agencies, whilst treating customers condescendingly with a heap of arrogance and smugness you would normally not expect from a professional company. Be careful when you deal with them, and be sure to keep ALL relevant communication you have with them as well as taking tons of pictures of the property you are renting. They are known to be deposit sharks, and while I'm not yet at this point, I do see a fair risk of having to deal with this in a couple of days, too. Also keep in mind that Mr Murray himself privately contacted my girlfriend and asked her if she wanted to meet him after she left a negative review on the M&C Facebook page since she witnessed the entire thing first-hand, but otherwise had nothing to do with the tenancy. You read that right, the owner contacted my uninvolved girlfriend and asked her if she wanted to meet him over a negative review. STAY. AWAY. FROM. THIS. COMPANY.
