Knowing that we needed both a solicitor and an estate agent, a friend recommended Neilsons. We're very glad they did! What impressed us the most was how fluid and seamless they made a process that is widely known to be complex. They have a team of people who are focused on very specific parts of the process, and they make it clear to clients, through a handy online portal, what the current state of things is, and who the key contact is at that time. I highly recommend just going for the package they offer that handles everything: photography, home reports, etc. It removed an enormous amount of stress. We also received a considerable amount of communication and advice from the team, which was invaluable in helping us make key decisions. Eileen Henderson and Dave Marshall really stood out in this regard, though the entire team was fantastic. After only 21 days on the market, we had a suitable offer! While I don't think I want to sell and buy at the same time again, if I had to do it, I would absolutely choose Neilsons.

David Easton was a knowledgeable and experienced professional who gave us confidence that Neilsons were the right fit for selling our home, after speaking with him and representatives from two other firms. From setting the wheels in motion to getting us a confirmed offer, we have felt valued and prioritised by the entire team. The photography and film work instructed was first-class and we were delighted with that process— with the photographer returning several times to ensure he got the right set of images with the perfect external conditions. The marketing was exceptional and we were inundated with viewings despite listing at the end of October. The sales administrator and bookings team were super to deal with and extremely prompt and efficient in dealing with all aspects of getting people through the door. The dashboard we were given access to was so useful in keeping everything in one place. And then in came Eileen, who has been just wonderful. David predicted a period of around 21 days from going to market and accepting an offer, and they delivered within 19. At a suboptimal time of year and at an above-average price point, with a fairly unique home. We cannot fault the process with Neilsons and we would recommend them to anyone. But from the first moment I spoke with Megan at Neilsons’ estate agency team, I have felt in the safest of hands. Their expertise and energy, focus and commitment, blew away all fears. Fantastic experience: All going well so far. Successfully had an offer accepted on a house in an area I always wanted to live in (thanks to Kara). I then had to sell my house in the colonies with a tight timeframe to do it. I thought I’d have queues of folk and numerous offers to consider, but the reality was different (to be fair I think the market has cooled slightly for the price bracket I'm in). Negative experience: After many recommendations I decided to go with this firm, but I wasn’t impressed with the person I dealt with. Lorne Dundas, although everything was complete on time, I had to chase him for everything and to get a response. I also had to ask for my title deeds, he didn’t automatically email me them on completion. Unfortunately I won’t be using them again, or recommending them.

I was nervous about moving house for the first time in over ten years, but the process was very straightforward and smooth. The budget planner tool provided was really helpful, and I particularly liked the online portal, where I could log in and review how much online interest my property was receiving. Neilsons also connected me to Broughton removals, who were absolute stars at organising my packing and removal, so the whole process was dealt with through my contact with Neilsons. Negative experience: ** Update** It’s now been a week since I left this review and Neilsons have not attempted to reach out to me once. All I was looking for was a sincere apology or some accountability to be taken after all this time. I’m genuinely shocked at this level of unprofessionalism and the sheer lack of compassion or empathy to the situation. As I consider submitting a formal complaint to the SLCC, I feel compelled to share my horrific experience with Neilsons. I approached Neilsons in July 2023 to handle an estate settlement following my mother’s unexpected passing in March 2023. This was already an incredibly painful and complex time, and I trusted them to guide me through it. Instead, they made a devastating situation even worse. Despite being assured the process would take 2-3 months, over a year and a half later, it was still unresolved, and I had been passed between four solicitors. The first two solicitors left the firm, and the third—Jamie Robertson—ignored emails and calls for weeks at a time. I was repeatedly told to “trust the process,” yet no real progress was being made. Only after I sent a formal complaint to the Partners of the firm- who never responded-was a draft agreement produced (6 months in). It was rushed, sloppy, and full of errors that escalated tensions within my family. The delays and mismanagement left us thousands in mortgage arrears, with estate debts piling up. The uncertainty caused major family strain, and my own mental health deteriorated to the point where I had to take time off work. At one point, my stepfather nearly withdrew his agreement to transfer the house—entirely due to Neilsons’ repeated mistakes, delays, and lack of communication—which could have left me homeless. Neilsons was aware of all of this yet did nothing to expedite the process or offer meaningful support. Even at the final stages, their incompetence continued. Less than two days before settlement, at 4 pm, I was blindsided by a sudden call from their AML department requesting last-minute documents I wasn’t prepared for and was told I had to transfer over £50,000 by the next day. At that point, I had not even received the “final” agreement. That only arrived at 7pm that night, and it contained multiple critical errors. Most shockingly, my solicitor had put my brother’s name in place of my partner’s in several key areas—an error that could have had serious legal and financial consequences. When confronted, he initially insisted the draft was correct until we made him reread it, at which point he finally admitted the mistake. The next morning, we had to arrange an emergency appointment to correct these errors just hours before settlement. In the chaos, even after multiple revisions, we later discovered that the percentages in the agreement were still incorrect because my solicitor had forgotten to update them after we increased our mortgage (to pay off the growing debt). I then tried to reach out to Jamie which was ignored, only to later discover that he had also left the firm. Stephen Spence was then allocated to my case and although I would have appreciated a call and an apology for the negligence of his team, he did amend the agreement quickly. However, it took around a month for him to respond to my email chasing for confirmation all hard copies had been received and registered. I even reached out to him on my mother’s second anniversary desperately wanting to know if this ordeal was over and never received a response. The lack of care and communication was to be expected by this point, but deeply upsetting nonetheless. This entire process has been a nightmare. Neilsons treated my case as an afterthought, showed zero empathy, and failed at every level. At a time when I needed guidance the most, they abandoned me. To anyone going through a similar situation and searching for a reliable and professional solicitor- one who has the capacity to handle such a delicate cases, I strongly urge you to go elsewhere.

Negative experience: I’ve used Neilsons solicitors twice now for moving house. The first time was a poor experience but I gave them the benefit of the doubt. However, the second time has been even worse. From poor communication, incorrect information, delays, errors, to simply being ignored - it’s been an extremely poor customer experience and I would not recommend Neilsons to anyone looking to move house. I sent an email on 19th of February and now, a month later, I’m yet to receive a response.

Fantastic experience: We are moving house, and through Neilsons we accepted and offer on our flat after 7 days on the market. I knew Neilsons were popular, as you see the for sale boards everywhere in Edinburgh. I didn't expect everything to be as streamlined as it was. Lots of different departments within Neilsons were involved in each handling their own part (photos, home report, valuation, sale boards, solicitor, viewings) Lots of cogs, all working in sync. A portal where you can keep track of your viewings, feedback after every viewing, a one page budgetplanner so you can see the exact price of everything. A pack telling steps to follow to best present your house, down to when to light your scented candle! Advice was spot on, and Eileen really helped us to understand the offers, which helped with our decision on which one to accept. Neilsons are the formula 1 of estate agents. You will be impressed, and actually, yes it costs a lot of money to buy and sell, but you can feel the effort and see the work they put in.

Negative experience: As a buyer it's very frustrating that they never pick up the phone when trying to book viewings. I end up just not booking altogether usually because of the struggle. Quite a concern for me if they are sellers solicitor aswell as I don't expect them to process anything timely. Put in an offer before to them through our solicitor and they never got back to us and it was over valuation so wasn't a cheeky offer and our solicitor also couldn't contact them.

Fantastic experience: We received excellent help and service from Neilsons Solicitors and Estate Agents for the sale of our property and the purchase of our new property. We thought the promotional material for the sale of our house was great. It made a major contribution to the sale going through very quickly. The advice we received from Neilsons on the Estate Agency and the Legals side helped us to secure very successfully both the selling and then the purchase of our properties. The online system they use means you can see at a glance exactly how things are progressing and you have a record of the viewings booked, notes of interest etc. They secured a sale for us in only 18 days and were always available for a chat any time we needed guidance.

Negative experience: A more painful process than necessary We decided to use Neilson’s to sell our Edinburgh flat and subsequently buy our next property as we'd had a reasonable experience in the past. The sale side went relatively smoothly until it was passed from the sales team to the legal department. That's where hope goes to die. To illustrate, our buyers had also engaged Neilson’s to conduct their business. You'd think this might grease the wheels of communication. It did not. Communication was not up to scratch. Phone calls not returned and extremely slow at responding to emails. At one point a senior partner was going to call me regarding the frustratingly bad communication. Even that did not happen. A hassled sounding para legal eventually phoned me at 6pm while I was out for a family event. After accepting an offer on my flat, I was passed on to several different people whilst the process was ongoing. This was quite unsettling. From Claire to Kara to Anne (to Robert and back to Anne due to annual leave). An out of office automatic email informed me that my solicitor was now on maternity leave. I had to contact the office to ask with whom I was now meant to be dealing as it really wasn’t clear. Errors were made. An email regarding our buyer’s offer contained a letter of offer for a different property and client. Just a ‘sorry for that’ and an explanation that I would not receive an offer letter due to the buyers also using Neilson’s. I was almost overcharged by £650 had I not repeatedly questioned my paralegal regarding the Land and Building Transaction Tax (LBTT). I was purchasing a house that was currently office premises (to be reverted to residential). She was insistent that the amount due was dependent on what the building would become rather than what it was currently. This is not correct. It was a trainee that checked with a senior partner and came back to me swiftly saying that I was correct. On the day before the removal van turned up (29/07/24), a Neilson’s FOR SALE sign appeared outside our main door, joining the existing 'SOLD' sign WITH OUR FLAT NUMBER ON IT. My partner immediately removed the sticker. A heart stopping moment. A call confirmed this was an error and it would be removed. We moved out of the property on 31/07/24. At time of writing this review (8/10/24) BOTH signs are still there! Six weeks after we had accepted an offer on my flat, an email arrived at 9pm advising the buyers were asking us to reduce our price (their offer) by £5k. 9pm! No sleep took place and then a frustrating Friday and a weekend waiting for business to supposedly recommence on the Monday morning (when there was silence). As stated before, the buyers were using Neilson’s. This should have been easier as it was 'in house', but trying to communicate in order to negotiate with the buyers was extremely frustrating and took longer than it should have. Being some way into our own purchase, we had no palatable option but to take a £5k hit. In the end the sale and purchase went through, but what a massive headache along the way. The oft quoted cliché that moving home is one of the most stressful things one undertakes in life is a cliché because it is 100% correct. The reason why it is so stressful is because you are forced to engage the 'services' of arrogant third parties. Solicitors in general seem to go out of their way to be obstructive and vague despite the fact THEY ARE BEING PAID TO WORK FOR YOU. Would I recommend Neilson’s? No. Please note.
