Negative experience: Do I need to give a star? My son and his friend had booked a viewing at a flat in aberdeen. I went along to view the flat... please do not be late it said... turned up 15 minutes early only for nobody to turn up The sitting tenant couldnt make it... so winchesters just decided to not bother sending anyone or contacting us. Then my son gets a text today to say the flat is now rented, so his 2nd booking to view the flat on Wednesday is cancelled. Sounds a very shoddy outfit looking at the reviews in any case. Very poor
Negative experience: They didn’t clean the flat when we moved in, which is one thing, but now they’re trying to charge £166 for cleaning when we’re moving out. Now we have to dispute it with safe deposit scotland. Don’t bother. Don’t waste your money. They should be ashamed. I’m willing to pay and be accountable for actual damage, but fair wear and tear and minor dust does not cost £166 pounds to clean, especially since it was grimey and dusty to start with. We left the flat in better condition than we found it and they thank us by withholding our rightfully owed deposit and making us fight to get our hard earned money back. Their staff have been generally helpful, but this has ruined my experience completely. I can see from another Google review that they have done this before.

I have reviewed the situation that you have described and can outline the following
1. The check in, carried out by an independent inventory company states the property was cleaned to a high domestic standard. There were a few points missed and we took note of this.
2. The check out, carried out by an independent inventory company, states that the property was handed back at a lower standard of cleaning
3. We approach the cleaners who are again a seperate, none related company, and ask them to price for returning the property to the origional standard
4. We then approach you for comment and discussion, I can see that you were offered to make an offer of funds for cleaning that would have been put to the landlord however your response was no.
5. What is now in play is adjudication by a 3rd party to review our actions and offer to you ,along with any evidence you may have.
I hope that you understand that a process has to be followed to ensure fairness and transparency for both sides and that if you firmly believe that there should be no charge to you, I hope that giving that evidence to the adjudicator returns a favorable outcome. We are and have always been open to you sharing this with us but it was your choice not to enter those discussions and this is why an adjudicator has been assigned.

Fantastic experience: I ennoyed the way my family was treated why we were livinv in the flat. Any repire was give a very fast attention. And we never had any issue with Winchester. We kept to our own part of the contract and winchester did also every dealings went well
Fantastic experience: I rented with Winchesters for nearly four years, everyone I dealt with, from the beginning of my tenancy with Gareth to the end of my tenancy with Daisy, has been so lovely. Maintenance issues were resolved as quickly as possible (people need to remember that Winchesters are a lettings agent, not a landlord, they can't approve certain works to be done) and Charlene was always really helpful. All in all, a positive experience and I highly recommend renting through them
Fantastic experience: Now before anyone thinks this is a paid review, it is far from that. I am a tradesmen of over 43 years, my son and his partner rent a home in Arbroath from winchesters. Thier was some serious problems not caused by winchesters but previous builders. From the first email/ phonecall they have been fully engaged in rectifying all problems, even down to a door spindle and handle. I personally have far more experience than both partners of winchesters and I can assure you, I personally and my family feel like we are family with winchesters. I've worked for hundreds of landlords 100s, this is a first for me to be able to feel that the renters came first. The experience is that good my son and his partner have stopped looking for to buy a home. I personally worked on the home and some other trades. Winchesters did a survey and I was paid in 15 minutes. Please remember renters its all about being respectful. Having and Chris 100% the best I've experienced as landlords. Negative experience: The Letting Agency That Wants Your Payslips But Not Your Time So let me get this straight, Winchesters - you need references, proof of earnings, National Insurance numbers, and probably a DNA SAMPLE to prove I'm a functioning adult with a full-time job... but you can't possibly show me a flat after 5pm or on a Saturday? HOW EXACTLY does that work, then? Are we supposed to believe that professional tenants with stable careers - you know, the exact people you're demanding all this documentation from - have the kind of jobs where they can just SWAN OFF mid-afternoon to view your properties? Or are we meant to burn through our PRECIOUS annual leave like confetti, taking half-days off work just for the privilege of being assessed worthy of your feeble offerings? The sheer BRASS NECK of it is STAGGERING. You want evidence of our professional commitment but show ZERO flexibility around those same professional commitments. It's like demanding someone prove they can swim while refusing to let them near water. Here's what we've got: an agency that operates like a provincial bank branch from 1987 - STRICT 9-to-5 hours, close for lunch probably - while simultaneously insisting their customers provide the kind of extensive financial documentation you'd need for a mortgage on Balmoral. They want employed tenants but refuse to work evenings or weekends when employed people are actually free. It's a Kafka novel written by someone who's never heard of customer service. The message is CRYSTAL CLEAR: your time means NOTHING. Their convenience is EVERYTHING. Never mind that YOU'RE the one bringing the money. Never mind that THEY'RE supposed to be providing a service. No, you'll do the paperwork on their terms AND rearrange your entire working life around their business hours, thank you very much. ABSOLUTELY DISGRACEFUL. AVOID like the plague unless you enjoy being treated like a supplicant begging for scraps rather than a customer with money to spend.
Offft...... some long, strong words here, let me reply simply and in a consice way.
1. All credit checking is carried out by a 3rd party to ensure consistency and the highest transparency and safety for your financial information
2. Viewings are conducted between 9am and 5pm to provide our sitting tenants with privacy and the right to no overbearing intrusion into home life. Also, evening and weekend viewing when trialed gave a 80% no show rate. You are in the minority for wanting these.

Fantastic experience: Renting through Winchesters Lettings was a wonderful experience. They were very responsive and quick to support where needed. The apartment was in very good condition and where needed, they provided upgrades.
Fantastic experience: Couldn’t recommend more. We have only had a positive experience in our tenancy with Winchester’s. They have promptly responded to all maintenance issues and resolved them within the best of their ability. Everyone we have dealt with has been so friendly and helpful- from viewing agents to the property managers. We had an emergency situation tonight with the heavy rain and it was resolved within an hour! Best letting company we have had as tenants!!

Fantastic experience: I have been renting a property through Winchesters for a few months now and have nothing but good things to say about the team. Whenever I’ve needed to get in touch with the company, I’ve always received a prompt and helpful response. I’ve mainly dealt with Kerryn, who has been fantastic throughout the entire process of arranging the tenancy. The whole experience was smooth and straightforward, especially compared to other tenancy companies I’ve dealt with in Aberdeen. I haven’t had to request any repairs or maintenance yet, but based on my experience so far, I’m confident this would be handled just as efficiently.

Fantastic experience: I lived for five years one of their flat as a tenant. I never had an issue with them just have positive experience over the years. Communication was always quick and polite. I felt they are like a family run business as all the agents were really kind and direct all the time. If I had any need or quiry was always solved quickly. Gareth the owner is a nice person too and lot of time he answered to my emails or solved my problems. Highly recommended company.

Negative experience: Poor communication, being a guarantor for an tenancy application a credit check was carried out on me. I was under the impression that application was successful hence the estate agent carries out a credit check on third party. Guarantor application was successful, but tenancy application was rejected soon after. I have been a guarantor for other estate agents, but this is the first time came across with an agent who does credit checks on undecided tenancy applications. Please you need to think about your processes to best suit to your customers and improve your communication to all parties. They wasting my lot of time I did 2 flat viewing I already send emails firstly they never replied at all after few days they said like your application is unsuccessful its such a very bad services please don’t take any house flat for rent for this company.

Credit checks are carried out on all applicants to ascertain the suitability of an application, Unfortunately not all applications are granted and this is down to Landlords decision on who to rent their property to.

Negative experience: I cannot urge you to stay away from this letting company enough. As it appears in a lot of the comments, this company take on older properties with damp issues they are not equipped to fix. Being young and naive I stupidly rented through Winchester’s having not read their reviews and if I would have saw their reviews first hand I would have ran a mile. They are nothing but accurate depictions of what we experienced for the longest year of my life in our property. We were subject to multiple areas of damp and leaks that started to take a toll on not only my health but also my flatmates. A lot of the damp was down to a leak outside that they blamed on the upstairs neighbours not paying for. Nothing was done to resolve the issue within the year we lived there and I cannot imagine it has even been resolved now. Magically, all my health issues I was experiencing have disappeared now I’ve moved into a high quality property rented via a different letting agency. We were also left without heating in the middle of winter for 3 days, it was so cold in the flat you could see our breath and the humidity catchers in my wardrobe actually froze! our boiler would regularly break down due to its age and it would take forever to get anyone to come out and take it seriously. I had to get my step dad to phone on my behalf on many occasions as it felt like they didn’t take the issues seriously because we were young. Avoid avoid avoid.

I am sorry to hear you are unhappy with your experience with Winchesters. I can see you were a tenant at a property from 2023 to 2024, I can see on 16th Feb 2024 you raised an issue relating to damp in the property and that we instructed a roofing company to attend.
Can see there was a delay in a repair taking effect due to other owners in the block not responding to the contractor in relation to the repair.
While I understand your frustration with this, please understand that we manage the internal of the property and do not have any control over communal areas and we cannot force a repair. We did endeavour to make sure all owners in the building were aware of the urgency.
I can see that the majority of your maintenance requests while you were in residence were dealt with within 48 hours as we do aim for, in relation to your heating being out for 3 days, this was due to a part being required, we do generally offer heaters in this case, I am sorry if this was not offered at the time.

Negative experience: very unprofessional company, works with some sketchy company in england that they gave my details to. They phoned me asking for insurance on contents, when i phoned winchesters after not getting the flat, they said they would phone let alliance and then get back to me. It was 2 months later, still no phone call and the woman i spoke with was rude. Nobody took accountability and made it seem it was my fault. STAY AWAY

Sorry you are unhappy with your experience.
I'd just like to clarify a few things, as part of your application you used let alliance for your reference check, part of their offerings is to offer you tenants insurance on the property. Unfortunately you were not selected for the property you applied for.
Let alliance will call you and ask if you have been awarded the property, if you reply with "yes" then they will allow you to take out insurance on the property. Winchesters or let alliance do not force you to take out this cover and you do so with your own free will.
Our investigation concludes that you took out insurance on a property you were not selected as the tenant for without any coercion. I would consider speaking with the insurance provider around this issue.

Fantastic experience: As a landlord Winchesters are the best. They offer an excellent service and handle issues quickly. Reading the reviews here most 1 stars are landlord issues not Winchester issues. These guys have been the best we’ve worked with. Gareth, Chris and the team have always been on the ball.
Negative experience: I would not recommend renting through Winchesters based on my experience. When my housemate and I moved into our property, we were assured it had been professionally cleaned. However, we arrived to find dog hair throughout the flat, dirty kitchen appliances, dust, and even a sharp earring on the floor that caused me a foot injury. We reported these issues immediately with photo evidence, and cleaners were eventually sent — but the standard remained poor, and we ended up having to clean the property ourselves, including shampooing carpets. Despite this, when we moved out (having left the flat in a much better condition than we received it), Winchesters attempted to deduct charges for cleaning, damage, and redecoration £202 in total — including many issues that had existed before we moved in. They only removed one charge after being challenged, but still tried to withhold part of our deposit for minor wear and tear and pre-existing problems. Currently in dispute with Safe Deposit Scotland. In short, our efforts to maintain the flat and clean it to a high standard were ignored, while our concerns — including a literal injury from the condition of the property — were never fully acknowledged. Tenants deserve better communication, transparency, and fairness when it comes to their deposit and property standards. If you're considering renting through Winchesters, I’d strongly advise keeping detailed evidence of everything from day one — and be prepared to fight for your deposit, even if you leave the property spotless.
Negative experience: We have just finished up 3 years of living under Winchesters agency. They were terrible the entire time. Early into the tenancy our fridge broke and all of our food went bad, they ignored us and left us without a fridge for 2 weeks until we threatened to get legal help in which the manager (Gareth, the only helpful one) rushed out and got us a mini fridge. General maintenance of the flat was ignored, mould grew and after being made aware of this during multiple flat inspections and via email it was said they would get right on top of it (which of course they didn’t and it was ignored until we moved out) When moving into our flat we took photos of all damages upon arrival and when going to claim back our deposit they tried to blame us for all of the damages and charge us a huge chunk of our deposit. Without safety deposit Scotland I imagine they would have just helped themselves. For the car park you require a fob for entry, I had lost my one and paid £50 for a new one. I chased the fob multiple times for them to say each time they were working on it. I decided to get in touch with Gareth again (who had it sorted within the week), turns out the staff member who was handling this situation left and nobody thought it as their responsibility to continue on the jobs they had left unfinished. I feel sorry for Gareth as he’s the only one he will get anything done, Lazy staff who don’t care one bit about doing their Job. Do not go with Winchesters, they will do nothing for you.
Negative experience: Absolutely terrible company. They manage a property directly above mine. It has been leaking into my kitchen for 6 months. There has been mould and damp for months with babies living here. I have had to tear down my whole ceiling and replace it. Only for the leak to continue because they tried to fix it themselves rather than hire real tradesmen. Despite months of complaints these wasters still haven't fixed the problem. And I will have to redo the ceiling again. Shambles
Negative experience: I wish I could give them 0 stars. Throughout my 3 years with Winchesters I have only had negative service. Ignoring emails, blaming us for mould, leaks and roof problems when the property does not meet the standard of living. These issues were raised 7 months before my move out date, and the house was still in the same state when my tenancy ended. Charged us almost our whole deposit for problems they had not attended to, and blamed us for issues in the house before we even moved in. Thankfully we were able to dispute this with Safe Deposits Scotland and claim our entire deposit back. Do not trust this agency!! Verity is the worst and should be fired. She will scam and lie to you. I’m sorry for Chris, the owner of this agency, because he seems to be the only one with some common sense.
Negative experience: Complete amatures. Properties full of damp & mold to the highest degree and they did nothing. Do not touch with a barge pole. Go with a reputable company. Just shocking!! Can guarantee they'll be in court and closed within the year.

I do refute your comment here, we did work with you over a number of weeks and advised you on adequate heating of the property however you decided that instead of using the central heating, you would just use 1 halogen heater to heat 1 room at a time. It was explained multiple times that the whole property needed heating but you decided against this. Since exiting the property it has been cleaned and there are no further issues with mould in the property.
We did try our best but if you decide to act against best advice then you must shoulder the responsibility of this.

Negative experience: Shocking customer service. Staff have no empathy or care for their clients or any issues that occur. Reported issue with flat multiple times with no help or concern. They blamed us for the issue for months before realising there was a serious leak coming into the flat, leaving us in unliveable conditions with no care or compensation. Would not recommend letting with this company as we were not treated well at all.
Negative experience: regularly ignore emails and do whatever they decide. had a shower that only gave boiling hot water for 4 months because they consistently ignored our requests.
Negative experience: Reported extreme damp on 26th April with photos. Winchesters responded 9th May asking for us to investigate and speak to the upstairs neighbours. I responded on the 29th of May explaining we were unable to contact the neighbour and again on the 3rd of June to say we had managed. Although, I do not understand what difference it makes to the damage dependant on the neighbours response. Verity responded on the 4th June saying she would speak to Chris (Winchesters Director). I followed up on the 7th June to say the damp patch now had mushrooms growing from the ceiling and asking what their plan was as we had not heard back. Verity replied same day and we arranged for Chris to attend Thursday 11:30 as he had a meeting which finished at 10:30. No one turned up so I called the office at 12:45, they put me on hold for all of 20 seconds to then tell me Chris was held up in his earlier meeting and could be there in 20 minutes. I agreed to this but felt it’s extremely poor to not contact the missed appointment and tell them you would be late as Chris was clearly sitting in the office with no cares regarding our visit. We then received a text from Winchesters after this initial 20 minutes at 13:10 to say that Chris was further running late and would be round “soon”. I replied that it would need to be before 13:50 as I had a work call. I called them at 13:45 to confirm that they could no longer attend, the person on the phone was polite and friendly enough, telling me that someone had come into the office and was chatting so “Chris couldn’t get away”. I felt as though this was an extremely poor excuse. The person on the phone said they would speak to Chris and rearrange. I called at 14:15 to rearrange and was told Chris was no longer available the rest of the day. In addition we are still waiting on a roofer for extreme damp in another location reported in December 2023. Winchesters told us that someone will be out “as soon as possible” in January 2024. could take They have patronising employees who tell you “this is just what happens in property” when you discover a leak in the property the day you move in! Completely condescending. Time after time Winchesters fail to attend at agreed times or alternatively allow contractors to access tenants properties without an appointment. Winchesters “policy” is that they will knock twice before entering your home. Unsure if their “policy” is allowed to contradict the law.

When this restriction is put in place it does sometime make it hard for us to get things resolved quickly.

Negative experience: Had multiple cancellations on the same day for booked viewings. When asked as to what happened, I was gaslighted saying I must have done it accidentally through email. Later found out that when I click a link for their viewing, it shows me data of another customer and her number, which is a data breach. Considering a probable system side mess up, no alternative arrangements made. Overall pretty poor experience.
Negative experience: I can not emphasize enough do not rent from them!! been left without heat or hot water in the winter shoddy electrical work and a huge mold issue with incredibly delayed responses and little help. Been stuck in frankly inhospitable living conditions. They are horrific and have no issues with letting tenants live in unsafe conditions. please stay away at all costs !!
Fantastic experience: Amazing agent! I am gutted that they are no longer my agent as they are superb. Maintenance was never an issue and I would recommend anybody to use Winchesters including landlords, the team at Winchesters were brilliant to deal with and if I could have used them for my new house I would of. The end of tenancy was a breeze and everything was explained clearly to you and what they expect when you end the tenancy. I would use Winchester lettings again. Negative experience: worst letting company i have been with, rented plenty flats before and never have i been so concerned over one like this, repairs took so long that i decided to move out, during my leave they did repairs and left a mess which i had been charged for, money deducted from my deposit for redecoration even though i never decorated the flat was a mess at the start, charged for stains on curtains that i never used, i put them away in bags at start of tenancy, charged for removing “items” from window sill, this was a candle and fake plant, nearly half my deposit deducted, also flat was mouldy and charged me for it to be cleaned, but happened to be a friend that moved in shortly after and they never cleaned, winchesters is a bunch of crooks and should not be aloud to let out properties

Negative experience: I am new to Aberdeen, and have been searching for a flat via various online websites. A consistent problem with the Winchester listings is a distinct (and important) discrepancy between what they post up front as the EPC rating for a flat and that which is stated on the actual EPC certificate. And of course, the 'mistake' in the stated rating by Winchesters is, oddly enough, higher. A number of flats are listed as "C" and are in fact "D" or lower, as demonstrated by the certificate. But of course, for potential tenants who don't take the time to dig further, they'd miss that discrepancy. An error once or twice is human; more than that, it appears duplicitous. If I can't trust them even at this early stage of interaction, why would I seek to let through their agency?
Fantastic experience: As a landlord this company has been brilliant. No hassle when renting, always find good tenants, and the organisation around cleaning and keeping the property in good condition has been second to none. Highly recommend using this firm.
Negative experience: They said they would come to repair a broken electric appliance, they made me wait all day, they never came.
Negative experience: Terrible agency, led us on for days trough convoluted application process. Asking for tons of personal information just to not let us rent the property. They were not clear on the requirements at all.
Negative experience: Horrible agency. Nice enough when they're receiving initial enquiries but absolutely atrocious during the tenancy. Do yourself a favour and save the headaches. The manager should be ashamed.
Negative experience: Worst agency ever. Slow repairs even at emergency situations and the manager is very rude and tells you off. Moreover, they did not let me know who my utility supplier was and I had to figure it out on my own. Also told me that I could leave my keys in the flat when I move out and after I had booked my flight they changed their mind and made me drop it off at their office at 6am for no reason other than to make it a hassle for me.

Negative experience: Absolutely useless and very unhelpful. Only do viewings between 930 and 430pm Monday to Friday, so if you're a working professional who works Monday to Friday 8 til 6 you ain't going to get a viewing with them. Absolute pointless, useless and unhelpful letting agency for working professionals.
Negative experience: Horrific letting company. Stay away at all costs! The flat had mould in the bedroom on the walls and all over the blinds. I kindly asked for the blinds to be changed as they were disgusting and was promised this would be changed but in the 6 months I rented it was not. I was left without any cooking appliance for 6 weeks over Christmas and was lied to about maintenance visiting the property regarding this issue. The mould started to get progressively worst throughout the property in which I was told to buy mould killer myself and deal with it. Staff were rude at times and quite frankly unhelpful. Money was also deducted from my deposit on return for a mattress protector which was supplied by the company (not at my request) and an extra days rent as they noted I was to move out the following day.
Fantastic experience: I had a positive experience working with Winchesters as a tenant, and would recommend their services. I found other letting agents in my area to be tiresome and unresponsive. The Winchesters (website and the agents) were responsive and helpful at every stage of the process. Special thanks to Kerryn, and Chris (who coordinated some maintenance when our boiler malfunctioned- sorted it out ASAP).

Unfortunately some times applications are not successful, this is not the fault of ourselves however the decision of the Landlord to accept an offer. I have looked through your application that was sent to you on the 25th of November and through no fault of Winchesters, this was completed on the 6th December (12 days later) (please note the average time to complete an application is 91 hours)
We emailed you on the 7th December asking for some clarifications
You replied to us in the evening of the 7th December and we responded to that email on 8th December at 09:52 saying your application was complete and would be sent to the Landlord.
We emailed you at 11:16 the same day saying unfortunately that your application was unsuccessful but that we would consider you for other properties.
You emailed us on the evening of 8th December asking for us to reconsider, at 09:29 on the 9th December we replied to that email saying that it was not possible,
You called the office again on the 9th December at 9:50 and spoke with another member of staff who passed on the message to the member of staff dealing with the application who did not have time to contact you straight away, but at 11:16 told you that this was not possible and the Landlord had made their mind up.
We bent over backwards to accommodate your tight viewing schedule and provided you with all the information you needed to complete it in a timely fashion, your application. It is not the failings of our business that you took so long and cannot accept a Landlords decision to choose a different applicant.

Negative experience: Sadly they are happy enough to take your money yet when repairs are needed they fail to deliver, electrics faulty and a fear of death from electric shocks, a joke of a company. I may not ever been a tenant but a relative has been and I have seen the electrics and I fear they will be electricuted

Are you sure this review is meant for us? we have never had any dealings with you what so ever? You have never been a Tenant, Landlord, Resident or even a Guarantor. I can also guarantee you that all our properties are checked by 3rd party trained electricians and have RCD protection on all their boards rendering it near impossible to come to harm should there be an electric fault.

Grant, please call the office and ask to speak to me as this is definitely not something we are aware of, if there are issues we get them sorted and every property is inspected by 3rd party electricians to ensure tenants safety. I'm sure if you are as concerned as you claim you will want us to sort whatever you believe to be an issue.

Fantastic experience: As a landlord, I approached Winchester letting to support the management of my flat. The previous letting agency i used was extremely disappointing. I am pleased to say that Winchester letting has been great. Clear and timely information, and welcoming staff.
Negative experience: This letting agency falls under "uncultured" because they are rude for no apparent reason, and the people working there have no clue what they are asking for and doing. Chris and Gareth better look into this unless they are happy with being Directors for a poorly run business that has such poor ratings!!

Negative experience: I was the guarantor for a newly married couple who let a house from this company. From the outset it was clear that the property had never been maintained and was in a state of disrepair. There was mould, mice, unsafe electrics and things generally falling apart. They spent their short time there reporting faults and waiting for things to be fixed by the letting agency who were difficult to contact, took a long time to respond to issues or ignored them. We also had to report certain matters concerning the area to the police. I am still waiting for a response to an email I sent the company. On moving out the house was left cleaner than they moved in but they still got a £45 cleaning bill deducted from their deposit. I note other negative reviews mentioning the deposit. If you use this company take photos of the property you are moving in to for your own protection.
Fantastic experience: If Carlsberg did Lettings agents they would probably be Winchesters. Never had a problem with these guys and couldn't recommend them highly enough.

Negative experience: As a tenant of one of their properties for around 8 weeks we had no complaints with the house itself. We did log a maintenance call regarding the boiler losing pressure resulting in the heating not working which wasn’t actioned, however we weren’t too bothered by this as we were able to work around this. The service however was absolutely diabolical from the second we transferred the deposit. We had to call them to make sure they had received it, it seemed the second they received our money they weren’t interested in replying to emails or calls. We then gave notice we were moving out and received a cold email with a list of things we had to do prior to moving out, seemed very impersonal. We also signed up to use their better billing system which at the time seemed like a great, easy idea of keeping on top of bills. How wrong were we. We phoned the day we moved out and we were told to cancel the direct debit to better billing and to send them (Winchester Lettings) the metre readings and that they would deal with everything at their end as we had nothing else to pay. We then received a £500+ council tax bill, which we thought was covered in the monthly payments to better billing (it was in the package we selected) We contacted Winchester Lettings to ask for help and to look into this as we were keen to sort this as soon as possible. Winchester advised they weren’t able to help at all and offered no advice other than to ‘sort it between better billing and ourselves’ - this was a service they advised us to use so it was frustrating they weren’t able to help us resolve this. Emails are replied to days/ weeks later if they bother to reply at all. We also had to chase for our deposit back as they hadn’t initiated this despite us being moved out almost a month. Terrible customer service from the beginning which would put me off ever renting from them again.
Negative experience: ABSOLUTELY DISGUSTING how myself and my children have been living ,bathroom was condemned,plug sockets wired wrong,multiple leaks in rooms,windows broken no handles and very cold drafty which my children have been I’ll throughout the year we was there,kitchen rotten smell mould and damp under sink and no radiator in the living room which is constantly freezing and just been scammed out of my whole deposit I can list more this letting agency is unprofessional, con artists who want nothing to do with there tenants if I could put no stars I would highly not recommend

Fantastic experience: After having a not so great experience with winchester first time round I am happy to say that it was a one off unfortunate error! Held a viewing for myself and partner and couldn't have asked for better, kerryn arrived with time to spare and was really professional and informative and got back to us quickly via email.to questions she did not have answers available at the time. Negative experience: As a tenant I would not recommend this agency. After moving out and getting a flat through another agency I can now see the lack of professionalism of Winchester lettings. All was well until we tried to move out of our flat. We have been charged the equivalent of 7 hours of cleaning (£12/hour) for a 2 bedroom flat in which we stayed for about 4 months. Had to contact them to get our deposit back and had to work out the amounts ourselves as they did not bother making it proportional to the different amounts of deposit paid. The flat was advertised with a private parking space which was not accessible. Only positive point is their reactivity, our emails were usually answered withing 24hours and the maintenance issues addressed were fixed quickly.
Negative experience: Would put 0 stars if possible, so many problems but for one never got appliances like the freezer and washing machine fixed that were broken when we moved in after almost a year of calling because we eventually just moved out. They then scammed us out the deposit and took half of it. Trust me do not put your money or time here!!

Unfortunately some times there are deductions from deposits, these are categorically not a scam. The process of check in and check out is reported by an independent 3rd party to ascertain the condition of the property. You have seen both reports along with your flat mates and the deductions were agreed to by them, If you had a grievance around the deductions you did not report these to us.
With regards to the appliances not functioning, this is incorrect and also not the reason for moving that was given by your flat mates, who, are happily settled in another property managed by ourselves.
We are a small family run business that takes a great deal of care in what we do and provide a high level of service to our tenants and landlords.
I respectfully ask you to be more factual in your reviews in the future.

Fantastic experience: I have had dealings with Chris and the team for the past 5 years. There is not another leasing company in Aberdeen that will work as hard behind the scenes to help both the landlord AND the tenants. If they are made aware of any problems they always try and get them sorted ASAP.
Negative experience: Absolute shambles of a company. We had an issue with mould and had to move out after 5 months of waiting. They have one person who deals with maintenance, which explains the ridiculously long waiting times. Only now that I am using a new agency can I recognise the sheer incompetency of this company. The director Chris M is arrogant, defensive and living in denial about the awful ‘service’ his business gives. I look forward to reading his defensive, arrogant and ignorant reply. The star rating says it all... What an embarrassment to treat tenants this way.

This is not a platform for a personal attack.
I'm sure you understand there are always two sides to a story, I'm sure you recollect the discussions that were had relating to delays to communal work on the building that were completely out of Winchesters control. I'm also sure you remember that the landlord agreed to cut short your notice period to move out early once the delay became too long (the delay that was not due to Winchesters or the Landlord)
Some times communal problems are tricky to manage and cannot be dictated by us, this was explained to you a number of times, as was the route for redress that you chose not to take.
Some time the information we need to provide to clients or the situation that transpires is not what they wish to hear, this can be inconvenient and we understand.

Negative experience: Up until we moved out of our flat I would've given Winchester 3 stars. Repairs were handled fairly well apart from on a couple of occasions, the main one being a window which took around 3 or 4 months to actually be repaired. However, having moved out and dealt with their moving out process I now rate Winchester 1 star. We have been charged £276 for cleaning chargers when all that was stated in our moving out check list were things such as dust on the light switches and skirting boards, how can this take 22.5 hours of cleaning (as the rate was £12 per hour) to clean. Unless you are using pensioners to clean the house I don't see this being truthful... Also, it took them around a month to actually figure out how much each of us had paid in a deposit as they did not have note of who had paid what which is just unorganised. This has resulted in us having now waited over a month to receive out deposits back. Do not recommend renting with them.

It was explained to you that all checkout reports are conducted by a 3rd party company to ensure that they are not bias and that the checkout is as fair as possible.There were ample opportunities for you to contest and indeed arbitration if we could not come to an agreement that you felt was satisfactory, this is not a case of Winchesters trying to overcharge you, it is the case that we are trying to mediate between the landlord and tenants for the return of a property in a like for like state that it was provided in.
Your deposit was always correctly registered, the final division between tenants is always down to the tenants to decide on.

Following a reverse google image search on evidence Winchesters Letting issued to Deposit Scotland it was found that they submitted an image from a Tripadvisor review. They put this down to "an honest mistake", bad impressions from the moment we signed the contract, should have known better but it was a nice property. Make what you will from their action. Would not recommend.

As previously outlined in an letter to yourself and Safe Deposits Scotland this was an incorrect submission that we rectified as soon as it was pointed out. At no point were we trying to "scam" a deposit from you, this is a very strong accusation and one that we totally refute. Landlords are entitled to their property back in a comparable condition as to when they were handed to the tenant. This is the only intention of claiming funds from a deposit. Again we apologise for the mistake and would invite you to contact us directly if you have any further issues.

Negative experience: Arguably the most useless organisation I’ve ever delt with, DO NOT use them as a letting agency especially if a student.
Simon, I understand that you may have grievances relating to the outcome of your deposit return but please be aware that the checkout process of a property, in fairness for all parties, is conducted by a third party to ensure that the property is handed back in a similar condition to how it was provided. Any deductions are openly explained and any disputes are presided over by Safe Deposits Scotland and an independent adjudicator. If a claim is made and granted in favour of a Landlord then there is refutable evidence for this. Positive experience: Really lovely properly, very spacious and comfortable. Had a problem with the boiler when we moved in but this was sorted right away and we've been very happy with the boiler since. Nathan, who does maintenance was really kind and helpful following a some damage to the door. Turned up very promptly out of hours to get it sorted, which was ideal. Taken a bit longer than we'd hoped to get the door repaired, however I was told that this was due to the fact they are applying for a quote for a more secure door, so was happy to hear this after all. Happy with Winchesters over all.

I am sorry you have felt that you needed to raise your grievances in such a manor.
I have looked through all email and phone conversation logs relating to your property and I am happy to deliver the following findings to you.
The issue was reported and the engineer who initially carried out the work was instructed to return, at this point you were advised that this could only be done after 5pm and at the weekends due to the workload of the engineer. Unfortunately you were unable to not allow access during these times and this is why you experienced a delay in this repair. There was a request for you to provide us with times that were acceptable and this was not received in the ideal timeframe, but I can confirm that once this was received the engineer was advised and attended as soon as his schedule allowed.
We do always strive to remedy any issues within 5 working days but if restrictions are placed on access by a tenant then this will unfortunately lead to the process taking slightly longer than we would expect.

Negative experience: Great service right up till the minute you pay the deposit and move in. Problems take months to sort and require constant chasing, emails and requests for updates go unanswered. Failed to mention major roof works on a property till lease was signed. Currently 8 days and counting with no heating and no date for it to be fixed even with daily chasing.

I am sorry you feel that our service to you has fallen below the standards you expect. Unfortunately there are a number of issues that are out of our control when managing a property. A factoring company separate to us deal with communal issues such as the roof and there fore we were not aware of any issues, we did our best to inform you as and when information was provided to us.
With regards to your heating, I understand that it can be frustrating when something goes wrong, unfortunately 8 days from report of a breakdown to a new boiler being fitted is actually a pretty good turn around, I admit that you could have been updated more but some times there is no update to report until the day before fitting if we are trying our best to get this moved up the queue. I can see from our records that you were provided with space heaters on day one so please be fully truthful when reviewing our services in future.
