Negative experience: Without a doubt, the worst letting agents in the city. They would want to visit the property around 3 times a year. I had to take unpaid days off work only for them to cancel at the last minute or not turn up. So I had to flat out refuse their visits, or tell them they can come on my time on evenings and weekends. I rented 655B Great Northern Road from them. The landlord himself was reasonable during my stay at his property, but the agents were terrible. They once tried to charge me £191 just for a plumber to deal with a blocked drain which took less than 10 minutes. Bear in mind, this was done and arranged on their instruction, not mine. After I left the property after 2.5 years, they are now attempting to claim my deposit, even though I had already overpaid them out of good faith - giving them an extra 25 days worth of rent. They are probably good if you are a landlord, but if you are a tenant, I would stay away. Then their staff had the cheek to ask for a good review! You can read the reviews yourself and see how poor their services are. At the end of it all, even though the landlord was good during my stay in his place and I was accommodating to him also, he turned as soon as I'd left his place and he had no financial benefit from me. He got with the tenant to try and claim the deposit. Fortunately they failed in their attempts They will probably reply saying, we will look into any issues you have, drop us an email. No thanks.

Negative experience: They are impossible to get hold off, they book viewings with multiple people all at once so you don’t really get chance to see the property, it was like an open house, and if you go to book viewings on other property’s you can take up to month away, the people don’t really know about there property’s when you ask questions, they tell us we will all get an email about applying and completely ignore a few of us and just remove it off with no email or explanation, you get spammed every day with multiple places and you also have to tell them your income every time you want to look at a place . . I dunno what has happened to landlord/agency’s these days but in Aberdeen there lacking in service these days, many of us never got communication from them

Negative experience: Property leasing company with NO out of hours number and a list of obsolete 'emergency' contractors to contact. Absolutely awful customer support for the tenants who are their bread and butter! I have an electrical fault and have absolutely no way to contact them. Never happened with the local company they just bought. All customer service vanished overnight If your a landlord - stay clear

Negative experience: In any place in UK I have lived and in other countries I do not think I have met worst agency. Disrespectful, rude in communication, they enter your place without your permission whenever they want without prior consent or confirmation, the minute they bought my previous agency they pushed the landlord for an almost 50% of my whole rent increase. I have heard the worst from several friends and colleagues and I'm expecting more issues. Do not rent with them, there is not a single person i know who did not have issues with them.

Negative experience: They don't appear to want to rent any of the properties they're advertising. We've looked at 8 different properties. The only way to book a viewing is online. Each time you have to filled in 3 pages of information to find out that there is almost no availability to book a viewing. Usually a single 15min window some time in the next 3 weeks. For quite a few of them is no availability, even though the property is apparently available now. If you ring them up they are utterly unhelpful and rudely tell you to use the website. I don't know why anyone would chose to place their property with an agent which makes it incredibly hard to view any of the properties they are advertising.

Fantastic experience: Posting this 6 months late but a lady called Donna helped me and my partner out so much. We had been struggling to find a flat and I became emotional as a viewing we had scheduled cancelled last minute. Donna was the lady showing us the flat and once she noticed how upset I was, she worked past her finish time to find us a flat. She went above and beyond and now that we’ve been living here for 6 months, I only have her to thank for this. I didn’t get this kind of help from any other agency.

Negative experience: It was all my fault that I didn't read the reviews before renting with this awful DJ Alexander Aberdeen branch. Going back in time over the reviews also suggest that it's this current batch of employees that have taken it upon themselves to reduce the company to nothing. I wouldn't waste my time telling everyone what I experienced with them for 3 months of living in their rented apartment. For the first month, we slept on the floor because they wouldn't fix the broken bed we came to meet. We never had hot water running till we left. Never had heating till we left the left - had to purchase a fun heater. My employer was going to pay for my rent for as long as I live there. They wouldn't put my employer's name on the invoice. As a result, I was paying for something that I was rightfully entitled to. I just packed and left. If you love yourself and friends, don't use DJ Alexander Lettings. Thank me later.

Negative experience: I had the worst experience with DJ Alexander during my recent house viewings in Aberdeen. I traveled all the way from Glasgow, waking up at 5 AM, for two scheduled viewings, and the entire process was a disaster. For the first viewing at 11:15 AM, I arrived on time, but the agent didn’t show up. After calling the office, I was told she was running 15 minutes late. Since I had another viewing at 11:30, I asked if I could return after, and they agreed as long as I came before 12. However, when I returned at 11:50, no one was there. After several calls, I was told the agent had already left, leaving me stranded and wasting my time. The second viewing, scheduled at 1:35 PM, was no better. The agent showed up late, citing a lunch break. To make matters worse, the property was in terrible condition—old, faded interiors, damaged blinds, and shabby doors. DJ Alexander bombards clients with reminders to be punctual but fails to demonstrate the same professionalism. Their lack of communication, disregard for punctuality, and poor property standards make them extremely unreliable. I would not recommend anyone to waste their time or energy with DJ Alexander. This was an incredibly unprofessional and frustrating experience. Such a disaster day for me. Please never take a viewing from them. I still don't get why landlords still rely on them. If I could have give no stars I would have done that. Such a shame.

Negative experience: Unfortunately this company are not quick in replying to you and helping you as a landlord when you have issues with work that has been carried out in your property. I have been waiting over a month for an explanation on work carried out by a contractor and keep getting fobbed off and no answers. I also asked to not be charged for this work until I had an explanation as to why my property was left in this state and was still charged despite my request.
Negative experience: Would give less than a star if I could, but required to include one to review. Uses a really invasive third party AI-based referencing system that auto-generated so many email requests for references BOTH my jobs complained, and essentially unless you consent to give invasive access to your private banking, up to four times a day for up to 90 days, you're getting rejected anyway. It's laughable when some admin assistant on minimum wage is trying to claim you can't afford the property. Extremely unprofessional outfit. Don't waste your time or energy. The flat was absolutely not worth the hassle and I just pulled out after 3 weeks.

Negative experience: God awful company. On the day I went to collect the keys to my new flat, no one organised the key collection, so sat outside their office building for half a day with my rental van, waiting on staff appearing from a Friday meeting. Meanwhile the office staff played garden golf at reception. Distopian style agency, with rude staff and do not complete repairs as and when they should. Took 3 months to replace a busted fridge freezer and when they did, replaced it with a toy fridge with a much reduced capacity. The reply was to lump it. DO NOT RENT with this agency. As a renter, they will treat you with disrespect and malice.

Negative experience: They asked me to leave the flat BY October and because I found flat on September, moved out and gave them back the key “before” the next rent date, they still asked me to pay October’s rent!?! Despite the fact that the day before I called them and asked, would it be a problem if I leave the flat now and give you the key before the next rent due so I will not have to pay the rent, the male said yes that’s okay, so I brought the key. Also they charged me for cleaning the flat about £150, despite the fact that I already spend 3 hours and cleaned the house before I moved out. I took a picture of after I cleaned the house, it was CLEAN! And they still charged me. They didn’t give me the house clean when I moved in by the way. They also charged me £80, because they found chips(!?) above radiator. I NEVER EAT CHIPS. They did not give me my Deposit either, I had difficulties to pay my new flats deposit! I will never understand what kind of people are they. Stay away from this company for your safety. I wanted to attach the flat pictures that I cleaned and still paid £150, but I don’t want them to have clean and good condition flat pictures under their name.

Negative experience: Would give them 0 stars if I could. AVOID renting with them , otherwise you will lose your deposit, this so called agency provides a mediocre and neglecting service. If there’s a problem in your flat they will ignore you for weeks, they will never repair it unless they are going to sell the property and you are out . Had me with NO heating for 2 weeks, flat was poorly insulated and reached -3 degrees in January. This company knew about it and did nothing. This D j Alexander just cares about money, they are useless and treat tenants like if they were worthless. Lived in a property with water damage and mould but they didn’t care, yet they aren’t giving me my full deposit back. Also, don’t even bother cleaning the property, I wasted my last 3 days cleaning the flat and leaving it spotless for them to try and charge me £188 for cleaning services.

Negative experience: AVOID AVOID AVOID!!!! Moved in to a property on Holburn Street in September 2020. Moved out in January 2024. For 4 years we lived with damp, broken utilities. Boiler packed in three times before landlord finally replaced. Two times happened in January and we were left without heating and hot water for a total of 28 days. 14 days each time. Boilers was pumping out such high levels of Carbon Monoxide the engineer said we were very VERY lucky. When Stonehouse Lettings transitioned to DJ Alexander my property manager Mia Brechin told me they had no prior knowledge of any issue with the property..... Why would this information not be passed over? Crazy.. We had a broken tap in the kitchen, element gone in oven, grill didn't work. Washing machine broke near the end of our tenancy. Boiler packed in three times. The worst part is that we had a leak in our front window for the entire 4 years we lived. Not once was it ever looked at or an attempt to be fixed. Shawdy worksman covering up damp with clear silicone before we moved in. Check the pictures I have uploaded. 4 years we lived with this. Every time it would rain the living room window would leak from above and we would constantly have to put towels down to catch the drip. Informed the landlord early days into the tenancy and his advice was "there should be an orange bucket in the flat". I always spoke to the landlord with much respect and I had it all thrown back in my face. Best of it is. We chose the reposit option as we moved in during covid time. Now.... 6months later after moving out of the property. Reposit are chasing me for over £900 in repairs.. Once i was informed that DJ alexander had no prior knowledge of any issues going on with the property I uploaded every single issue through their FixFlo maintenance portal well before I moved out. Now they're chasing me for the money for all the repairs when nothing was ever fixed. Boiler was eventually replaced and extractor fan in the bathroom was replaced... That was it... In 4 years of living there the only things to be fixed and replaced were the boiler and an extractor fan. Avoid this agency like the plague. They're crooks, scammers and don't actually know how to do their job. I don't actually understand what any of them get paid for. I ended up liaising between the landlord and the letting agency. As if they had no communication what so ever. Mental. AVOID AVOID AVOID!!!!

Negative experience: I rented my flat with DJ Alexander back when they were Stonehouse and lived there for almost 5 years. It was quite honestly the most miserable experience I've had renting since leaving home. In 2020 I had inspections very frequently, with three over the course of only four months despite the pandemic. I eventually had to send the link to COVID guidance for lockdowns and state that I was not comfortable with people attending, and that cancelled one of the scheduled inspections thankfully and allowed me to only send photos. After this, inspections were at a more reasonable frequency, and I was less stressed about them. My biggest recurring issue was communication. I had three or four property managers over the years I was in the property, and only discovered that my manager changed when either an inspection email was sent by a different name, or when I had an enquiry and was informed it would need to be forwarded on. This even occurred when I was waiting to hear back about my deposit, where there were huge delays and all of my emails and calls were being ignored until I eventually was informed that my property manager had left the company at the start of the process, and they did not inform me. I had to wait almost a fully 30 working days to hear about my deposit, and then when I did the proposed amount was unreasonably high, so I had to dispute it. This was not my only money issue. At one point there was a rent increase, and it had been communicated to me that it would start from August. But in July I got told I had underpaid rent. I paid the extra, but when I sent a screenshot of the original email, I did not get a response to acknowledge their mistake, or even try to dispute my proof. The only positive I can give from over the years is that maintenance issues were always resolved promptly, and for the most part resolved well (other than one with damp, where they only replaced that bit of the ceiling instead of looking into the cause of the damp and fixing it. This led to the damp eventually returning on the new ceiling) so few to no complaints there. But I know from others who've rented from them that I'm the exception that proves the rule when it comes to maintenance. If you can avoid renting with DJ Alexander Aberdeen, please do. They have a reputation for a reason.

Negative experience: Currently renting a property with this letting agency and have had the worst experience. We have been living in the flat less than 2 months and are already looking for somewhere else to live. Firstly there were issues with the flat when we moved in, one being the washing machine. I raised an issue and they let a contractor in our flat without our permission while we were out. I have tried multiple times to raise a complaint about it and have been ignored every time. They also gave us the incorrect address for our flat so we have ended up having to pay two energy bills because they didn’t give us the right address… cause apparently even that is too difficult for them. Avoid at all costs. Update - we finally moved and broke free from DJ Alexander, however they took £200 cleaning fee for ‘light cleaning’ which we didn’t bother fighting because we couldn’t be bothered with the company anymore. When trying to sort getting what was left of our deposit back the person I was dealing with felt the need to explain to me what my husbands surname is despite me telling her we have the same surname. They clearly don’t know their arse from their elbow.

Negative experience: stonehouse (now dj alexander) have left me in a mouldy leaking flat with broken windows for over 10 months now, despite reporting it consistently they’ve not only ignored me but blamed me. i was even mocked when i reported the radiator not working, claiming im too stupid to know how to turn it on. they’re currently showing this flat in the hopes of finding new tenants, and have not told viewers of the property about the damage in the roof. the folk who came to view it today were disgusted with the mould around all the windows. the mould is thick and black and has caused me to become unwell. it is embarrassing as a company for you to think people would want to live in a state like this, and seeing the other reviews makes me confident that it’s not just me in this position. the person holding the viewing told the viewers the wrong move in date, and then back tracked and stated they couldn’t confirm a move in date with the damage to the property. there was no inventory list during the viewing and she had to ask me what the landlord owned and what i owned. she then asked me if the property had gas or just electric, and if the electric meter was pay as you go or monthly! you’re the leasing agent, you should know these things! the bottom door to the building does not securely lock and often homeless and drunk people are asleep or arguing in the stairwell. it’s no wonder they’ve changed company name, as stonehouse is known around aberdeen for the awful way it treats tenants

Negative experience: Absolute terrible company to get in contact with. From the beginning- when we reported a leak in the bathroom - no response. To moving out over 2 months ago and no update on getting our deposit back - contacted them multiple times and can’t get past the receptionist and the agents never call back. We handed our notice in to give them their months notice- no response had to call and email over and over again and finally got a reply from the agent 3 weeks later. The worst part is the landlords are paying for their service and they don’t even respond to ensure the landlords flat is kept in good nic. What are these landlords paying for?

Negative experience: If I could give 0 stars I would. We’ve had a leak in our flat since September 2022 and there has been no internal repairs done. We have had 3 property managers now within a year as everyone just seems to leave. Very rude staff on the phone, particularly Samantha. Negative experience: Absolutely shocking company! Rented an apartment which I left absolutely spotless and in good order the flat had multiple scuffs and chips all over the walls in multiple locations when i moved in, now I spent 5 hours cleaning, dusting and hovering the flat with other people to what most people would say is as good a job as anyone could do. They then held my deposit until 04/10/23 when I moved out on 27/07/23 and on the final day having had no correspondence from them not once about anything apart from when they tried accusing me of not returning the keys and asking 4 days after my tenancy had ended if I'd moved out yet (i moved out the day before the agreement ended) so I had to send a video which I had already took of me posting the keys in their letterbox. Anyway they have claimed 265 pounds of the 300 deposit 65 of chips and scuffs that were already there and a £200 cleaning fee!!! I have multiple witnesses and a video of the flat in a spotless condition the day I left that will be sent to the Lettings protection service as they're a bunch of crooks trying to steal people's hard earned money. The whole time i was there they never got anything i asked done the boiler still leaked and the repairs that were agreed before i moved in never got done either. ABSOLUTELY AVOID THIS SCUM I DON'T HAVE ANYTHING AT ALL GOOD TO SAY ABOUT THEM OR MY EXPERIENCE OF DEALING WITH THEM!!! Update 27/10/23 - HA HA Stonehouse the LPS are fully repaying my deposit so your scummy hands aren't getting to steal my money!!! I wonder how many people you unfortunately did steal from though...I would strong advise anyone that's thinking about renting through these jokers to AVOID AT ALL COSTS!!

Negative experience: If it was possible to give zero stars I would. We had the worst experience with Stonehouse. We lived in mould for months with no help. We even had to get environmental health involved. Clothes and furniture were ruined. Stonehouse ignored emails and offered no solutions. We had no light in the bathroom for about a month. Microwave and hob broken and not fixed. At the end of the tenancy they wait until the last day of the deadline to refuse to give you back the deposit. We are being charged for ‘cleaning’ charges and for a door that was already broken when we moved in. DO NOT rent with stonehouse unless you want to live in squalor. They have no care for their tenants health or safety.

Negative experience: Claiming that they sent a rent increase notice in line with the law, which I never received and 3 months later after continuously asking for proof, they have been stalling and have not produced any evidence to date. Illegal practices. Beware. After more than 3 months waiting, I received an email from the agency in which they had clearly doctored a legal notice. This is a serious case of ethical misconduct and a criminal offence. I will be taking action.

Negative experience: rented a property last year, many repairs were required and took longer than expected to repair leaving me with a very large wet patch at the entrance to my bedroom. on top of this, they were extremely difficult to get into contact with, with the property manager consistently being 'out of office'. at the end of my tenancy i cleaned the flat thoroughly however £230 of my £300 deposit was claimed. costs for cleaning were for small things such as watermarks on the sink or streak marks on the table from cleaning. It doesn't take 6.5 hours to clean some specks of dust and a couple streak marks on a table. In fact, the flat was left to a cleaner standard than when i received it. absolute scam artists, steer clear.
Negative experience: Deliberate fraudulent scammers, they use reposit (a deposit scheme that favours landlords) instead of using a deposit protection scheme which goes through verification and charges the tenant justly (which most other places use). You spend hours cleaning a relatively unused flat, washing the rug, etc. to absolute perfection before you move out and they charge you £100s for, and I'm not even kidding, water stains on your shower head and an ice cube tray in the freezer that was there when you moved in. Couldn't imagine what they would have charged us if we didn't leave the flat looking brand new, £1000s? Avoid them at absolute all costs unless you like being done over by greedy landlords.

Negative experience: I give a start because I cannot give zero. Please avoid this company. They are very incompetent and unprofessional. When you end your lease they will try to keep the deposit by inventing that they had to hire a cleaning company, even if you have cleaned the house and have proof of it. Negative experience: I didn’t have much interaction with stonehouse whilst I rented my property as I knew the landlord, so any issues that arose we sorted it out amongst eachother. So all and all pleasant. That however is when the pleasantries stop. It has been 5 months since leaving the property, and not only have I not received my deposit back, but they are refusing to answer my calls and emails. I hired a cleaner for the property before leaving so I know the flat was left to a high standard, but like many others who have left reviews, stonehouse emailed me with many points that were (according to them) of an “unsatisfactory level”. Two of which included the fact that I replaced the shower curtain with a new one due to natural wear and tear because it had mould on it. Secondly, that I left pieces of very nice furniture that the landlord and I agreed upon leaving until my return to the U.K., so the new tenant could enjoy them instead of then being in storage. If you are a landlord contemplating choosing stonehouse to with your property, or if you are a tenant who it interested in renting from stonehouse, i would completely avoid if you want any level of care, customer service or bare minimum respect towards the end of your business. I know from the landlord side of things, their hidden rates are through the roof and there are so many sneaky costs that they add on..even though so work seems to be done on their end. From someone who has rented properties of high standards, in many different cities across Scotland, I have never come across an agency who totally disregard a client at the end, and blatantly as well as continuously ignore you towards the end. Stay absolutely clear of stonehouse if you want to come away from the transaction with even a penny.

Negative experience: AVOID STONEHOUSE if you are renting a property! They will try to deduct ridiculous amounts of your deposit without explanation and stop answering emails once you leave the rented property. During my tenancy, they were pretty slow to solve minor issues. At the end of the tenancy, I paid £300 for a professional end-of-tenancy cleaning service that included carpet cleaning and a 7-day guarantee to go back and clean any issues raised after the final inventory. Some minor issues (e.g. dust on sockets) were raised. As the inventory returned within the 7-day policy, the cleaning company and I tried to contact Stonehouse (I sent several emails to Paige Wilson and even to Aileen Merchant, the managing director), and they never answered our emails and calls. They wanted to deduct £260 for "cleaning" the property. I don't believe it ever happened, as they rent the property a couple of days after we left. We had a dispute for the deposit they wanted to deduct with an independent assessor, after which we received the full deposit. It almost took five months between leaving the property and getting our full deposit back... a nightmare company! I have rented with three companies in Aberdeen, and Stonehouse is by far the worst. How they treat tenants is shameful, unprofessional and rude.
Negative experience: CON ARTISTS! A NIGHTMARE! Avoid! Rented a flat in aberdeen for 6 weeks and was hardly ever in the flat. Had many issues, no shower head, washing machine that didn’t work, list goes on. Decided to move and I was charged over £100 for a cleaning fee which I doubt ever happened. The flat was left spotless and was cleaned to a very high standard. The Flat was a lot cleaner than when I first got it. My girlfriend went to letting protection scotland to complain and did so, but she didn’t see the bit to put in evidence and wasn’t chased up by the LPS. And as we were both extremely busy with work and never heard nothing, a while later I phoned to ask what was happening and was told it was too late to submit the evidence and we lost the case. We did have photos and videos as proof off before and after. Was our own fault and not chasing it up enough. Stone house Lettings, rude and unhelpful staff, unprofessional and con artists when it’s time to claim back the deposit. Would never go nowhere near them again. AVOID AT ALL COSTS.
Negative experience: If I could give zero stars I could. We paid for Stonehouse to look after our property and it has resulted in them recommending a tenant that seems to be in trouble with the law. Our flat was completely trashed. Every door in the property was damaged. The carpets has to be replaced. Most times you call the office you will not get the person you last spoke to because they will have left the company. If you try and contact a manager they will just ignore you. I have never been so let down by a service as I have with this one. I wouldn’t recommend anyone uses them if you value your property. All the damaged that happened to our property seemed to have happened whilst there being regular checks to the property and no one reported the extend of the damage to us. We have now just been given an admin fee invoice to pay for £120 and a £450 cleaning fee. (We had the property professionally cleaned before the tenant moved in and it was £120). I have absolutely no idea what the admin fee is for as they have been paid monthly this whole time and not done any of the things they said they would. The tenant moved out in December and we have only just got our deposit back and it’s now June. The only advice I have is to not to use this company.

Negative experience: Really poor service. No hot water at my property from last Saturday for four days. No body bother about it. No proper maintenance issues resolving procedures and no one is following up. No response for the massages and calls. Nightmare to find a solution or can’t imagine when this will resolve. Negative experience: We got through the efforts of changing apartments just to avoid Stonehouse. Upon moving in, our bedroom window was bolted shut and we were only informed of this after signing the contract. We were promised this would be fixed quickly, and 9 months later it was fixed. Only thanks to us constantly following up with them and infrequently hearing back. Once the window was installed, it had no blinds with it. Both myself and the contractor were shocked with Stonehouse’s lack of management during this whole process. 2 months later with a bedsheet nailed to the wall as a makeshift blind, we moved out. Everyone we worked with was kind, but the lack of responsibility and organisation was beyond frustrating. We loved the apartment and moved out only to avoid this letting agency.

While it is too early to evaluate Stonehouse's performance on how they manage the property for the duration of the contract, I was very pleased with the service I've received up to this point. Negative experience: WORST letting agent there is. Did not give us 2 sets of keys when we moved in. Were informed we would get a refund if we got them cut. This never happened and property manager kept ignoring our emails and there was no number for him. We didn't have access to the bins for 3 weeks due to not being given a key. We some problems such as broken heaters and mould which were never fixed and repeatedly reported. When moving out they wanted to charge us £30 for a reference which is BEYOND ridiculous and pretty much unheard of!!! When moving out they charged us £181 for cleaning when it was a TINY 1 bed flat which was, in their words, "Cleaned to a high domestic standard" and we only ended up getting a small amount of this back after disputing it. When moving out, we went out of our way to AVOID Stonehouse at all costs. However, a month into our new flat, Stonehouse have bought Gheraty Gibb who we are with now. We are absolutely gutted and would never have moved in knowing that this was going to happen! It's an absolute joke.
Negative experience: I rented from Stonehouse for 3 years and didn't have any issues during my tenancy. However, at the end of my tenancy they tried to deduct an extortionate cleaning fee from my deposit. They were unable to provide a receipt or invoice for the cleaning, which I am not convinced ever occurred. An independent assessor was required to deal with the deposit dispute, after which I received the full deposit. Stonehouse lettings never responded to or acknowledged my dispute. Despite being a reliable letting agency throughout my tenancy, their behaviour in regards to my deposit was rude, unprofessional and, quite frankly, predatory. I would strongly advise prospective tenants to avoid renting from Stonehouse, as they will undoubtedly try to take advantage of you at the end of your tenancy.
Negative experience: Rented out a flat for just over 2 months with StoneHouse. From the beginning, it was terrible. The checks for guarantors and actually signing the tenancy agreement were overly strict and all computerised. It was difficult to communicate with staff as no one helped and when they did they were completely rude. One women was extremely rude to my partner on the phone because it was getting closer to 5'oclock and she wanted to leave. Not professional by any means. Arrived to the flat to find there was no shower head. This took over a week to be resolved due to the computerised process of complaining about a repair. Washing machine didn't work either. We were given only key between the two of us for the main door key. The flat claimed to be 'furnished' but it had no shower, duvet, little to no kitchen utensils or cutlery, broken hoover, the list goes on... we ended up spending a lot more than predicted due to this. Eventually after moving out (and rigioursly cleaning the flat to their standards) the company came back to us with the cost they were deducting from our deposit. They took over six weeks to do so. They deducted over £100 for cleaning costs. The cleaner they use charges £25 an hour. Our flat was a very small one bed flat and there is no way she took over three hours to clean it, especially because it was spotless already. The company have been an absolute joke since the beginning and it has put my partner off of renting a flat as this was his first experience. This is the worst company I have dealt with for a tenancy agreement. Would not recommend.
Negative experience: I wouldn’t even give them a 1 star. I had waited 3 weeks to view a property after being told I had the first viewing available as it was tenanted. I emailed the evening before to confirm I would be attending as I had never heard anymore from them. I turned up for my viewing and emailed to let them know I was outside only to be emailed back shortly after that the property was now under offer and my viewing had been cancelled. I never received any form of contact, no emails, calls or text messages. I am absolutely disgusted with them. I will never be requesting a viewing or renting a property with them, and I suggest you don’t either.
Negative experience: INCOMPETENT AND ILLEGAL- I informed them I was leaving the tendency last JUNE, it had taken till OCTOBER to get my deposit back. They first demanded I stay on another month because they messed up signing on the new tenet, which was a breach of my contract. Then eventually when I requested my deposit back they attempted to make me sort it out with the new tenant, which is highly unusual and illegal. However, luckily safe deposit Scotland was very understanding and helped me receive my deposit back legally. But those are two illegal practices I encountered with them, so I would be highly aware if you plan to rent with them.
Negative experience: Five years in Scotland and never had such a pathetic and apalling renting experience. Please for your own sanity and avoid renting a house through them all costs. The biggest joke of a company I've had the displeasure of dealing with for the last 1 year. People working there haven't got an iota of dignity and professionalism. Absolute crooks, have got no basic courtesies or manners on how to talk to tenants. They feel it's okay not to respond to emails or book a viewing or inspection and never show up. If you have the audacity to question their professionalism or dare to demand the money they rightfully owe you, you get shouted at. Their manager in kemnay branch named Lisa is the worst. They should really invest in staff training to teach them some politeness and manners. When it comes to vacating the property, they don't even have a basic courtesy to let tenant know receipt of the keys or about the potential timeline for returning the deposit. They failed to follow the government guidelines for returning the deposit and don't even begin process for weeks. Keep pursuing and you are told the property was left spotless but won't return deposit by giving endless spurious reasons to withhold your money. Then from no where, an outrageous sum for "minor cleaning" was charged and all you get is some random photos claiming dirt in corridor and smudge on a wine glass. In reality the photographs display not a single speck of dust and a wine glass with big reflection of flash light. The claims get even more ridiculous and you will be charged for preexisting damaged tables and crockery. The charges are unsubstantiated and they refuse to provide any before/after photographs. Dishonesty at its best! It's sad to see this agency is working according to its own whims and fancy, without a supervision from any regulating or external monitoring body. Please avoid this agency at all costs and save yourself from longterm grief and misery
Negative experience: Worst estate agency I’ve ever been with. We would email them about things wrong with the flat and they wouldn’t reply ever but they’d be very prompt to contact us about adding a £25 charge to our rent because we were 25p short one month. Also tried to charge us 300 od quid to remove a singular feather from the carpet that they supposedly got a security company to do a deep clean of the flat because of.
Negative experience: DO NOT RENT WITH THESE PEOPLE!!! I rented a flat with one of my friends from university for just less than a year with Stonehouse lettings. It was a pretty awful experience to say the least. They were only contactable if they were asking for money etc. They didn't respond to any emails or phone calls about anything needing fixed the whole almost 9 months we lived there. We had to use a neighbour's key fob, which they kindly lent us, for the barrier so I could park my car as the key fob provided to us was broken (we were promised it would be fixed when we moved in). It seems to be a general consensus from people we’ve spoken to that they are pretty much unreachable. They then tried to charge us over £350 when we moved out for “cleaning” and “damaged” which there was absolutely no evidence for because the flat wasn’t in a great state when we moved in. This was then passed over to an adjudicator and the charges were dropped because there, again, was no sufficient evidence for this. Overall, I would definitely not recommend this letting agent to any renters especially students as they will scam all of your money off you for the complete bare minimum.
Negative experience: if i could give them less than a star i would. never would i recommend this company to anybody. happy enough to chase me for underpaid rent when there’s been continuous overpayments due to a faulty electric metre. wasn’t given half the info i should have been on moving in. offered 0 assistance to me when i told them i was struggling with affording my rent- again- due to an issue within the flat- the electric metre was swallowing most my wages but could they help?? No. Oh i also have two broken windows. One of which they’ve jammed shut and still haven’t fixed. My fire alarms also weren’t working properly for the first 5 ish months staying here so let’s be glad i never had a flat fire!
Negative experience: AVOID - SCAMMERS - DONT USE - STUDENTS PLEASE READ!!! As a first time renter I was looking for a flat in Aberdeen. They offered no support to moving in. The initial paperwork was a nightmare and they left it until the day of the move in to tell me they needed further info to continue with the process. They gave ZERO information on the how to set-up the electricity billing, so I was cut off several times. The water pipes were not insulated and froze during the winter cutting me off from water. When I left I cleaned the flat thoroughly. *****THEY CHARGED ME OVER £200 FOR SMALL AREAS OF DUST***** These guys should be absolutely ashamed of themselves. Very sad, degenerate letting agents who take pleasure in scamming people out of their money. Alike to used-car salesmen. Do not believe the positive reviews, read the countless reviews of people being overcharged for cleaning costs.
Positive experience: Natalie Edwards was the estate agent who dealt with my inquiry about a property. She was very fast at responding to me and was more than helpful with everything that we asked about. We also had David show us around a property and he was so wecoming and friendly and very informative throughout the whole thing. I would happily come back to Stonehouse Lettings if we were ever looking for another property.

Negative experience: Avoid at all costs. Notice that the only positive reviews are from people moving in and absolutely none from those moving out or currently living in a Stonehouse property. That should be indication enough. We left a positive review after being requested to do so by the company and felt pressured to do so. So what were they really like? They acted like crooks when we left. Drummed up spurious reasons to withhold money from our deposit charging an outrageous sum for "cleaning" and an administration charge for charging money from the deposit. We left the flat spotless. They also failed to follow government guidelines for returning the deposit taking months to even begin the process. Finally we received all the deposit back as we complained to the safety deposit scheme who asked for evidence which Stonehouse were clearly unable to provide. If you have the audacity to question their professionalism or dare to demand the money they rightfully owe you back, good luck getting landlord review from them! They're absolutely delightful when they're trying to pour you into a property and from that moment they are abysmal. Our property manager was less than useless. We would get in contact via the maintenance website *and* by email about problems, including but not limited to: A broken shower - took 5 visits from 4 different sets of tradesfolk who showed up, looked at it and left saying they need to order a part. When they finally had the right part (it was not a match) they installed it back-to-front. I'm not even sure how that's possible. It only provided 3 temperature settings instead of a sliding scale. They did fix it properly eventually but it was months, not days., A window in the living room that wouldn't close properly - took 3 months to fix and left us freezing during the winter months A leaky boiler - never fixed Giving a key that allowed access to the water valve - took 5 emails and a verbal confrontation upon their visit

Negative experience: Avoid at all costs. Unprofessional + rude + ignorant staff, ignore emails and phone calls (conveniently in a meeting when you need to speak to anyone). Reposit scheme is a scam, just search ‘Stonehouse letting Reposit scam” and you will see others experience. From the minute I rented a property there was problems and received no help from landlords/“property managers”. Complete scammers, go to literally any other letting agency.
Fantastic experience: Very impressed after meeting Natalie Edwards to discuss the rental of our property. A lovely, enthusiastic professional who explained everything we needed and followed up promptly as promised. Exceptional service.
Negative experience: Avoid these people at all cost. I recently rented a flat through stonehouse and I will never use them again. Not only was the process complicated, clumsy and time consuming they are scammers. The flat I rented was advertised by them as a “fully furnished” two bedroom flat. During my viewing I noticed one of the rooms was not furnished and there was also no TV however, they agreed they would sort a bed before I moved in. Yet when I arrived there was still no second bed. I spent weeks emailing them trying to sort them putting in the second bed that they advertised (and agreed to put in) with no success. Eventually I decided to give up the lease as I was not willing to pay this price for what was in fact, really a poorly furnished one bed flat. Stonehouse were slow to sort my termination and unhelpful throughout the whole process. (It gets worse) Months later after terminating my lease, they have been trying to bill me for a cleaning the flat. I actually had the flat cleaned myself before leaving! I have explained to them that I had it cleaned and therefore am not willing to pay this. They have since attempted to take the money out of my bank account without my permission. Honestly the most stressful few months. Do not use them.
Negative experience: I moved into a flat that my partner had been renting from Stonehouse, they made a mess of that whole process. We had issues throughout with them, mainly a dodgy shower and damp issues, neither of these were never resolved. We had other minor issues were eventually resolved after months. They then overcharged us on the deposit (which we argued them down on). Would avoid at all costs and I'm very happy not to live in a flat let out by them
Negative experience: Worst experience of my life. Stonehouse were absolutely useless throughout my entire time staying with them. They have put me off letting agencies for life. I went almost 2 months without a working shower and washing machine and continuously asked when they would be replaced. Our landlord who letted the flat apparently travelled and so they could not contact him. This was ridiculous and he should not let a flat if he could not pick up his phone for almost 2 months to deal with this. When I asked Stonehouse how long I should expect to wait for the shower to be replaced, my property manager Erin told me "how long is a piece of string". Shocking to make someone go without basic hygiene tools for almost 2 months. I had to go to the gym to shower which was extremely time consuming and ridiculous. I also had to turn up to work with a dirty uniform often because I could not wash my clothes. With working in hospitality and most days, this was embarrassing for me and horrific. When I then asked for a reimbursement of some sort I was denied. During this time I also had my exam and coursework season for university, thus putting a major strain on me for going to university having showered and clean clothes. Communication was also awful as I was told I could only speak with my property manager Erin, who seemed to only work a few days a week or be in meetings when I called. When asked if I could change property managers I was also told this was not possible. I found myself consistently having to write emails to Stonehouse and would approach these situations as nicely and as understanding as possible. However I feel they fully take advantage of their clients. And without surprise when it came to the deposit we lost the entire amount. They are absolute crooks. I would recommend anyone to avoid Stonehouse at all costs. From my experience they do not care about their tenants.
Negative experience: Property listing falsely stated there was private parking - we then recieved complaints about using the parking and told it was in-fact permit parking. Other issues too like a bedroom window being exposed in January which took over a week to get fixed. Stonehouse vastly inflated the amount they sought to take out our deposit - dispute resolution found in our favour and that they were wrong to charge us £297. To be fair, our property manager was a nice enough guy just overall a very poor company.
Negative experience: Jan 2022 - Not only unprofessional though detached from reality! As a prospective landlord I was not impressed with the condescending member of staff who contacted me following my query to the Stonehouse website. Over confident to the point of being blatantly rude this member of staff laughed (loudly) at my responses when I advised that "I just wished to cover my costs" and when I advised that (for us), it had worked well in having a friend renting our flat on a long term basis. This member of staff also advised that "the price of oil in Aberdeen was going up" - Anybody who has remotely followed the Aberdeen flat market will note that in recent times, it is the empty Universities that have had a knock on effect to the flat sales/rentals in Aberdeen. Not only the oil price. As a Guarantor to a current tenant of Stonehouse, I ended the call having very little confidence in this company.

Fantastic experience: To say I am happy is an understatement! I recently have moved into a property with Stonehouse and having moved to a new city I obviously was cautious in where to look and how to enquire on properties. Stonehouse constantly kept me in the loop, took a matter of days from enquiring to moving in, and everything was completed by Stonehouse with ease. the most impressive thing from the whole experience is the properties condition as I moved in without viewing due to work commitments and I must commend Katie Hutcheon particularly as the property was 5 star condition.
