Negative experience: Worse experience as a tenant I ever had. Do not recommand, run away from that agency. I was told the carpet that was in such bad condition that I can barely clean the flat would be changed, it never did. Didn't have any heat between November and January, because it was impossible to speak to anyone. Didn't have any light in the stairs for months and couldn't see a thing as the window glass was broken and replaced by wood panel, blocking the light. I was told all the owners of the building has to agree to fix the light, so they changed it November 2025 (I arrived in May 2025) The manager of my place, Adam, used my flat for 4 months as a depot for what the previous tenant let behind him (big TV, computer tower, a lot of kitchen elements and big boxes with broken electronically bits). He told me he didn't know where to store everything, so I have to keep it until he find a solution, then binned it. Same manager took more than 5 months to change the toilet seat that was in such poor condition I couldn't seat on it. Since I arrived, there was mold in the kettle, he never accept to replace it and when I finally did it (around 5 months after asking again and again) he told me I'll have to pay for it because it was "over the budget". The keys were not working, the lock was so old that I had the key maker telling Martin&co directly it was ridiculous to try to make more copies at this level. I never been able to use the oven as there is no indications on it, but Adam told me to figure it out by myself. I discovered the water pipes were made of led, and was told by Adam it was perfectly safe, even though I realised the other tenants received water filters because of it, I was the only one who didn't. Overall it was all very very difficult to obtain any answers, and I'm leaving that flat with sour feelings. I'm a foreigner and single woman with no family here, I think they abused of their power and took advantage of my situation. They didn't care one bit of the wellbeing of their tenant in the flat that was paid for monthly, and I'm not even sure the landlord know anything about all of this. It was a really bad experience. On top of that, I'm just reading the answer of a director I never met, that he openly lying about my situation : through all the issus in the flat, one time I had to reschedule an appointment due to work schedule, the rest of the time I was free every Friday and never had to reschedule any appointment. The same director, Eduardo Prato, pretend that all the toilets, lights were done on time, but I asked for MONTHS before they did anything. The carpet was never an agreement, Kelly Kennedy, who made the visit, told me she will rise the issue with the landlord. The only agreement we had was I would pay for changing the kitchen hobb, which I never did when I realised they were thieves and liars. I can't believe that a professional can post lies like this online and feel OK with himself. You took advantage of a single foreigner woman, you should be ashaled of yourselves. You never explained to me the cost of anything sir, I was never in touch with you! I said to Adam, after asking for months another kettle, that I bought one myself. No one ever told me the price of the original one, Adam Hughes, who is the person I was in touch, told me after I bought it that it was too much. I simply bought a good rated one on amazon, not the most expensive, but a good quality. I didn't ask to reduce the rent, you liar! I asked for the item to be removed from the rent, I was told no, I didn't argue it. The led pipes are IN the building, in the basement. In January, when they broke, the plumber that came to fix them confirmed that they were deserving the whole building in water. I can't believe you feel OK to lie that way, it's about people's safety! By the way, the flat is 194 Rosemount Place, don't go there! The toilet seat was bended, and too dirty to be cleaned, I send photos as well.

have provided a response to the items raised below.
It must be noted that we received several complaints from contractors about you cancelling appointments at the last minute and also having difficulty arranging times you would be available for them to visit. This does lead to delays with repairs and quotes being completed in a timely manner.
Carpets
There was some issues at the start over who was going to be paying for the carpet replacement. In the original offer sent to the landlord you mentioned you were happy to cover the cost and while preparing for the property before you moved in I was also told by the lettings negotiator that you had put this as part of your offer.
Extract from your offer email:
‘Also, the carpet in the living room and hallway is in very bad condition - can this be removed or changed (I would be happy to remove it myself if the landlord agreed to it)’
When you moved into the property it was then raised that you were under the impression the landlord would cover the costs so we arranged for a quote for the landlord to consider. They decided not to proceed with the quote.
Communal items
As we do not hold a communal factoring licence, we are prohibited from managing communal or shared repairs where not all owners are our clients.
29/07/2025 – The light was first brought to the landlords attention in the summer
14/10/2025 – We received a response from the landlord asking for a quote to replace the light, he was prepared to take on the cost himself
15/10/2025 – Quote was sent to the landlord
17/10/2025 – Confirmation given to replace the light and booked in with the contractor
04/11/2025 – Landlord was sent confirmation that the light had been changed
Removal of items
14/07/2025 – Once we received a response from the landlord about which items were due to be removed a work order was raised on this date with attempts from the contractor to get access to the property being made from the 15/07/2025. Any delay after this date was caused by the contractor being unable to arrange access with you to the property.
Appliances
28/07/2026 - We received final confirmation from the landlord that they were unwilling to replace the oven. We were told that it is a standard oven with 6 modes that could be worked out through trial and error. We are not authorised to make purchases of new appliances on behalf of the landlord
The landlord authorised us only to throw out the kettle and microwave but not to replace them at this point.
Toilet seat – There was never anything functionally wrong with the toilet seat, there were some very minor marks on it that the cleaners were unable to remove. It was marked down and photographed on the ingoing inventory as the cleanliness being ‘good’. The landlord agreed to replace the seat after some back and forth
14/10/2025 – The landlord questioned their statement after you paid less in rent that month to cover the cost of the kettle, this was the first acknowledgement about the cost of a kettle. At that point they agreed to cover £15.00 of the value.
I explained that you can’t reduce rent payment to pay for items and that it would need to be refunded separately but you replaced a £10.00 kettle with a £64.99 which is unreasonably high.
Keys and lock
You reported issues with the keys so we cut another one from the key we hold and then provided you with a key from the office
07/07/2025 – Lock change quote requested when the key swap didn’t work
28/07/2026 – The landlord asked us to proceed with the lock change which was booked in
Lead pipes in the building
Following regulation, drinking-water supply pipes and fittings from the property boundary stopcock to the kitchen tap (and all outlets) are not lead in the property.
If you are not fully satisfied with our services you can approach The Property Ombudsman, the independent redress system that we subscribe to.

Negative experience: We had a good experience initially with viewing process with Kelly kenedy who really helped us find a good property. Keeping in mind that the agent was aware we were moving from another country and we had moved in 15 days after our tenancy start date. Still the letting manager didn’t check properly before handling over the property to us. And we found out upon reaching 1-They didn’t coordinate properly with landlord for the replacement of new bed mattress. Size of the mattress is still inaccurate to the bed size. ️ 2-Boiler didn’t work for 1 week after moving 3. property was not professionally cleaned ( toilet were dirty and balcony was all covered with moss ) 4- The pre inspection report was sent after 1 month when asked by us 5 -Even after many emails Door locks and few lights are still not got fixed 6- Email response time is very poor. We are having quite a disappointing experience.

Please find below a timeline of the events:
The portfolio Manager introduced himself and letting them know I was in the process of taking over as asking them to send me some pictures of the lights.
WE assessed the issues and deemed them to be low priority (Some are clearly simply bulbs needing changing).
On the 28th tenants sent through the pictures I had requested. We responded on the 30th stating we would follow up with those issues.
They then emailed on the 30th, reiterating the mattress point in their previous email. We spoke to them on the phone on the 1st. Updating them that these were low priority issues and whilst we will endeavour to have them fixed it will not be in the next couple of days as they had hoped.
2nd February (after working hours) they replied asking for the details of the meters and asking if the meter could be replaced.
They emailed again on the Wednesday 4th (after hours) asking for the meter readings again.
Wereplied on Thursday 5th (8:34) apologising for the delay and informing them that we cannot guarantee an immediate response promising that I would locate the inventory for them and send it to them that morning which should have the details of the bills they requested.
We made contact at 10:01 on Thursday 5th with the inventory. Unfortunately it was an old inventory that had been uploaded and the new inventory hadn't been sent and finalised as it should have been. The correct inventory though was then sent to them, however as a backup I emailed them on Thursday 5th at 14:22 to provide them with the meter readings in text.
They then replied on Thursday 5th at 9:23pm stating they did not understand why they were being asked to sign a tenancy without seeing the contents.
We replied today informing him that as part of the signing process he should be able to see and read the entire inventory.
6. Throughout the sign in process they had been provided with updates along each step and contractors were booked in for any issues that arose along with updates as soon as we got them about deliveries. Any urgent requirements have been looked at quickly when reported with some outstanding issues still to be resolved within an adequate timeframe.
If you are not fully satisfied with our services, you can always submit the case to The Property Ombudsman, the independent redress system that we subscribe to, who will thoroughly review your case.

Fantastic experience: I can't praise Martin&Co highly enough! We planned to put our house on the rental market; the rentals team supported us through the entire process and found the perfect tenants in no time. However due to unforeseen circumstances outside our control, we had to pivot last minute and sell our home instead. Despite the many headaches this caused for M&Co, we received nothing but support and empathy from Maxine and the team. Instead of financially punishing us for our last minute change, M&Co pivoted with us and went on to fully support us through the sales process. Tenancy transfer – Previous tenant confirmed they were happy to start the new tenancy on 31/10/2025 on the last day of the current tenancy

There is some credit to this, as it was a tenancy transfer it wasn’t monitored as closely so we will hold my hands up and admit communication could have been better
17/09/2025 – Tenants referencing started for the new tenant and existing tenant
29/09/2025 – Reference report was completed
w/c 06/10/2025 – Team member on holiday
09/10/2025 – Report sent to landlord while team member was on holiay
17/10/2025 – Tenant chased the status
17/10/2025 – Landlord chased same day
20/10/2025 – Landlord confirmed on the Monday
21/10/2025 – Tenant sent the final payment information
‘I have waited months previously for getting the deposit back from safe deposit Scotland.’
We clarified with them that the previous deposit will be resolved on the day of the tenancy ending so funds should be with them within a few days.
‘I will now have paid rent 4x on the same property in the same month’
End of tenancy is on the 31st and their next rent payment was due on the 5th on the next month so the tenants were refunded £94.38 from their overpayment on the final month.
They paid their normal rent at the start of the month, (less £94.38) and will need to make a deposit payment that will be refunded back to them along with their first months rent payment
While we acknowledge there were some communication delays during the tenancy transfer due to staff annual leave, all key actions relating to the new tenancy were completed within appropriate timeframes, and the transition was managed in line with standard procedures. The tenant’s concerns regarding duplicate payments and the deposit have been reviewed and clarified , the final rent overpayment was refunded, and the deposit payment will be reimbursed once the SafeDeposit Scotland process is complete. Overall, while communication could have been clearer, all financial and procedural matters have been handled correctly, and no loss has been incurred by the tenant.

Negative experience: I had a flat on the market for about 9 months with Martin and Co. It didn't sell with them, which they cannot be held wholly responsible for. The manager was professional and attentive, nothing was too hard for her and I really value the work she did. Debbie in the sales team also did her best, and I appreciate all of her efforts. During my sale process, Debbie ended up on long term leave, which left the sale of my property solely in the hands of Joel from the sales team in around January 2025. From this point onwards, updates from Martin and Co were scarce and seldom seen. On what I believe was every occasion for months, I had to chase up Martin and Co to gain any form of update regardless of viewings and interest. I was placated with buzz phrases and jargon, as appose to the sale of my property actually being prioritised. It was approximately 6 months after the initial sale that the property was added to tiktok to try and generate more interest, which is very late in the day and shows a lack of initial effort. I'm not convinced the property was even on Zoopla and OntheMarket initially as Joel wasn't aware if it had been added to these sites in June 2025 when I spoke to him. All in all, the manager (Maxine) and Debbie provided good customer service and a sense of genuine commitment to assisting the sale of my property. From that point onwards however, the customer service and general professionalism nose dived.

When we collected to keys to the flat, they also gave us a bottle of wine to enjoy on our first night in our new home which we thought was such a lovely and personal touch! Never had that from anywhere else before. Overall, the whole team are extremely friendly and willing to help. They remember who you are and provide a personal experience that I have not had from other letting agents in Aberdeen. Ashley Rodrigues in particular has been brilliant at helping us, as he is the staff member we are in contact with the most. We have had a few problems with our flat since moving in and Ashley has liaised with the landlord and always kept us in the loop. He checks in regularly about any ongoing issues. He is very friendly and easy to get on with, and really gives a personal experience. We have been looking for new flats and Ashley has been great for recommending places he thinks would suit us and has been honest about places that might not. This has been so helpful for us in looking for a new home, and we really appreciate it. I could not recommend Martin and Co enough; I’ve lived and rented in Aberdeen for seven years now, and have never experienced such a caring and kind team!

Negative experience: It is the most 3rd class letting compay in Aberdeen. I have been applying for viewing for last 1 month. They don't reply to the emails you send them. They would hardly attend your call and when they do, they will let you know that they can't arrange a viewing. Worst customer experience. Not recommended at all.

We then, responded to your email, explaining that all the properties that you had enquired for (8 in total) had been taken, and that you could contact us if you wish to enquire about any other property. You never come back to us. It may be very frustrating for you to see properties being let so fast in Aberdeen. At our end, we did take reasonable and proportional steps to try to contact you and engage with you to offer alternative properties, even in a market where other agents would have never tried to contact you. Fantastic experience: Perfect if you love the thrill of wondering whether you'll ever get a reply. There's something meditative about sending emails into the void - like shouting into a well but the well is also sending you marketing emails at 11pm about properties you'll never be allowed to view.

Fantastic experience: This is the second flat I’ve rented through this estate agency, and in both cases, they’ve responded very quickly to all kinds of issues. Their communication is excellent, and they genuinely support the tenant. Our flat is a bit old, so we’ve needed quite a few repair services. For every problem, they contacted the landlord promptly and got it sorted without delay.
