Negative experience: A TOTAL WASTE OF TIME. THEY DONT UNDERSTAND HOW TO VALUE A PROPERTY. AVOID AT ALL COST AS THEY CLEARLY DONT KNOW HOW TO VALUE 16TH CENTURY GRADE 2 LISTED THATCH COTTAGES WHICH INCLUDE A DETACHED LODGE/ANNEX. I had a viewing yesterday by Savills Estate Agents, Salisbury. The person who attended said I should be looking at around £500,000 this despite the fact that my detached Lodge is worth around £150,000 (It could also generate about £12,000 per year B&B income) which suggests my 4 bed Detached Cottage is only worth £350,000. This is absolutely ludicrous as I sold it for £635,000 about 4 years ago but the buyers chain collapsed. Also when I brought my Cottage 7 years ago it was on the market for £495,000. I have also recently enquired with a better Estate Agent who said it should be on the market for £600,000. Properties are only worth what the Seller would sell them for, I will accept just £585,000.

Negative experience: Absolutely woeful experience. Do not believe a word Bertie Gready on the commercial property side says. They have an inability to be transparent, regardless of how obvious the reality is. The property also had a leaking roof, something they didn't mention and you could see the fresh paint where they had tried to cover it up, which was already damp again. They also failed to follow through on 80% of the things they claimed they would do. Don't waste your time.

This wasn't the house for us but Debbie-Anne presented another option we wouldn't have found ourselves and it was perfect! Fantastic experience: We consulted Savills in Salisbury because of their reputation and reach. Living in the country we wanted our house details to get to as many people as possible, both far and wide and we knew that Savills had a huge database. Then we met Paul Cadge who was an expert in his field and he was able to remove any fears we had about putting our house on the market. Next we met the sales team and very quickly had 30 viewings over a 2 week period. Once we had our buyer in sight, Debbie-Anne Taylor, our negotiator, very professionally managed us through the sale. Almost on a daily basis she was able to advise and reassure us through the whole process. This was the 1st time in 15 years we were moving house and a lot had changed in that time. Fantastic experience: No one in our Trust thought that Redlynch House would be an 'easy sell', despite the booming market. The general dilapidation of the buildings and grounds were always going to be off-putting to anyone other than those with imagination - and deep pockets! The position was further complicated by having two AST tenants on the estate, as well as a long time service occupant with no paperwork, or contract! The Trustees were not pre-committed to any agent, but following a brief overview of the Agency market, both locally and nationally, we did turn to the Salisbury office of Savills and in the newly arrived James McKillop and Paul Cadge we struck gold! Quickly establishing a sales value of £3,000,000 and agreeing acceptable vendor terms, James and Paul, backed by National Manager Lindsay Cuthill, set to work with enthusiasm and vigour. There were up's and down's along the way and many interactions with lawyers and beneficiaries, but at no time along the 9 month process did the Savills' team flag: constantly hand-holding, encouraging and even cajoling where necessary. After a couple of false dawns and an eventual contract race, a sale of £2,900,000 was achieved and the Trustees, beneficiaries and sitting service tenant were all happy. Quite a result!! However, it is one thing to make your client happy. It is another to have the same effect on your 'punters'. By common accord, all those approached on the shortlist spoke equally highly of the attention, courtesy and diligence that they received from the Savills' Salisbury team. That in itself is an accolade, but I and my co-trustees would have no hesitation in recommending any potential vendor of a residential property (especially one with complications) to think of Savills in Salisbury. They may not thank me for doing so, but first and foremost you will get a knowledgeable and well supported organisation, with the added desire and commitment of James McKillop and Paul Cadge.
