Fantastic experience: This letting agent is the best I've rented from. They are efficient friendly, easy to communicate with and prompt in their responses. I look forward to continuing a happy relationship with Casson's in general and Jasmine Pittey in particular.

Negative experience: My husband and I bought a house through Charles David Casson a couple years back and they were the worst part of the process. Their communication was poor from start to finish. They recommended the worst solicitors, DO NOT go for the solicitor they recommend. They failed to adequately arrange viewings and made the process HELL. At several points I had to request their manager to intervene, who was equally useless. If you enjoy stress and headache, you can go for them. If the seller had not been so lovely and accommodating, we would not have got this sale over the line. We literally did all the work whilst they twiddled their thumbs and wasted our time. After the sale went through, they’ve been harassing me periodically to give a valuation of the house- in case I want to sell. Haunting me even to this day.

There are numerous employees who I have dealt with over the 12 years and never had a problem that they cant help me with. Everyone seemly has superb communication with one another, as they all pass on messages very well. I feel they all know their clients' needs very well too, making sure they get to know their clients on a more personal level, if thats the relationship you want. I think they have the balance between professional and friendlier level just spot on actually. Which makes me feel my opinion matters! Fantastic experience: Emily was really helpful in my experience with her, viewing, applying and the process of letting the new home for my son and I. Dawn was very helpful and patient whilst I was arranging finances. Courtney was really welcoming when we picked up the keys and signed final documents. Everybody we dealt with was so lovely and we are so grateful to have found this company, and in turn, our first home.

Negative experience: Avoid this agency! Never again! I'll outline why I consider this agency incompetent and not worth recommending. I'll start chronologically. 1. The agency is lying. Before renting, I was told the mess was due to renovations. It turned out the agency doesn't deal with tenants well. I had to ask Colchester Council for help. 2. The agency tried to charge me for rubbish removal that was there before I moved in. 3. The flush tank leaked all day for over a month. The water consumption was exorbitant. 4. They tried to charge me for cleaning the room after I moved out. The agency loses again. This is a highly incompetent agency. As for the security deposit, that's the least of my worries. You forced me to live in a filthy house where no one cared about cleanliness, especially your agency. I hope people think twice before using your services!

Negative experience: For some reason the sales progressor (Kim?) thought it apt to give misleading information to our buyer about deadlines and tried to manipulate the story of the sale which led to a huge amount of unnecessary stress. It was against all odds that the sale didn’t completely collapse for a second time at the very last minute. That was down to damage limitation by savvy solicitors elsewhere in the chain and by direct communications between buyers and sellers by-passing misinformation and building trust. Such tactics are just not ethical and thankfully not all agents in this company or others are like this.

Negative experience: Service was wonderful at first in my sales process -listing the house, great photos, board up promptly. But as soon as the house was under offer, the service fell off a cliff. The estate agents representing the house I'm buying can't get hold of CDC, even for urgent queries, so come to me. My buyer had a survey 6 weeks ago which sparked a bit of renegotiation. This could have been relatively straightforward with prompt communication but over a month of chasing CDC and we're no nearer resolution (and almost every time I call I speak to a different team member who is now covering it with no idea of background or what is going on.) I've tried establishing deadlines - those Im buying from are getting nervous- but these are ignored. I've told them since I've signed a gazeal for my purchase I need to keep moving forward, but this is ignored too. I dont know if its lack of capacity, or competence, or simple disinterest, but their inability to offer the most basic support is pushing me to the point where I'll have no choice but to walk away from an advanced sale and start again. I'm only hanging in there because were got so far down the line, and its not the buyer's fault. But that can't go on forever. I genuinely feel this process would have been less stressful and moved more quickly had these estate agents not been involved at all. Such a shame.

Negative experience: Terrible agency. The attitude towards tenants is rude. We rented an apartment on Crocus Way, for half a year water dripped from the ceiling and mold accumulated on us, the child was constantly sick, in response to our complaints and requests to solve the problem, we received an eviction letter. As a result, they also took part of the deposit, believing that we should pay them when we no longer live in this apartment. I do not recommend this agency, avoid them

Negative experience: Disappointing.. I paid my rent on time and left the property spotless, when I later needed them for a reference so I could move I found it all but impossible to get hold of them and when I finally did and asked for a reference the lady I was talking to blocked me. I left a message on the website WhatsApp and sent emails… nothing.

Negative experience: Initially they were good. But you can't rely on them providing the promised great service. I've experienced selling or rental with them and it's a horrible experience. Slow response, incompetent and lack of transparency. .. They will refute this of course but investigate first before you deal with them.

Negative experience: I solemnly and earnestly urge anyone considering renting with Charles David Casson agency to completely avoid. It was winter months, and within just the second week of renting. There was (No Heating), (No Hot Water), (No Communal Cleaner), even though all was officially declared in the contract. I called and emailed the agency as a matter of urgency due to the ice cold winter, the response was extremely slow and unbothered, they replied weeks later “we will sort it out”. A month went on and they didn’t. Still winter, Again I called and emailed, Another agent told me that my property manager had been “fired from the agency due to complaints”, didn’t surprise me in the slightest, so I told the new agent the problems with the property. After two additional months went on, an agent came and topped up the property meter, this agent said to me “the tenants had used to much heating why everything ran out”. I had never heard such nonsense in my life, it was winter and heating is a necessity. I also mentioned the cleaning, she said: “they are finding a new cleaner”. It didn’t sound sincere, it sounded like an excuse. Not to mention I also heard shuffling, like something living in the attic, I asked the another tenant who confirmed it was indeed what I thought, (RATS) living in the attic. This tenant told me that he also complained about the same issues but the agency did nothing. To cut a long story short, the property was utterly filthy and unhygienic, I’ve never seen anything like it, the same reoccurring issues happened many months after this and Casson was unbothered to fix them, they thought I was a fool, they thought wrong. So this time I called the council who came promptly to inspect the property. They found out the boiler had issues, hence no heating, no hot water. The second business director who was notified by the council was also at the property, he was simply unqualified, Unintelligent and lacking in every quality to run an agency. He tried his best to be condescending with me by making it out as if the issues were in my head, fortunately the council was there and could see the Issues, I put him in his place with words of wisdom and he went as silent as a mouse, which made me laugh Inside my head. I knew it wouldn’t be long before I left. God is great.

Fantastic experience: I called the agent today morning about the property enquiry., I checked the property consists of electric stove or gas stove? Initially I said I'm not happy with electric stove. She kindly replied that she will check with the landlord. Though I'm not interested with electric stove she called back and responded. She is so kind and pleasing. She replied gently. Negative experience: Absolutely appallingly company. You get a free probate valuation for solicitors to do probate and then they non stop call you. 6 months on I am still being hounded by calls! Nothing like letting a family morn the loss of their father. Badgering to sell the family home is much more important to this company! AVOID for valuations.
